1 King Bed (sleeps 2). The master bedroom has elegant Chinese decor. The bed has the highest quality mattress, sheets and pillows with a luxurious silk comforter and matching pillow cases. Above the bed is a four paneled painting from China. The dresser and armoire are authentic Chinese lacquered and gold hand-painted pieces. The room has a spacious walk-in closet. Enjoy a movie on the flat screen TV with DVD player or relax on the lanai, taking in the many views - ocean, mountains, parks and native lava rock. Our lanai is touted to be the best location in the area for viewing the beach resorts' fireworks. 1 Queen Bed (sleeps 2). This bedroom has a more Japanese flavor. The top quality mattress sits in a handmade rosewood and mahogany bed-frame which is adjacent to its matching side table. The bedroom is framed by a thatched bamboo wall-covering. 1 Queen or 2 Singles Trundle Bed (sleeps 2). The third bedroom has a Hawaiian flair with a Tommy Bahama style solid wicker day-bed and chest of drawers and an antique Asian dresser. The two twin mattresses are also of the highest quality. This room can be doubled as a children's play room. The floor plan of our unit is perfect for couples, singles or families as the beds can be placed together, or apart. Kids can enjoy the children’s swimming pool, games, videos and the Hawaiian children’s books and music we have made available for their education and pleasure. There is also a crib/ play-pen that can be utilized in this room, or in the adjacent master bedroom. 1 Queen Air Mattress (sleeps 2). The AeroBed air mattress and box spring auto inflates for instant set-up. It is extremely comfortable. Additionally, this Living Room is a call to be in the ‘Aloha Spirit’. It feels sumptuous with its 19’ ceiling and its Polynesian sea-grass extra deep couch - comfortable enough for a good night’s sleep! However, our favorite spot for total relaxation is the zero gravity Perfect Chair. This exotic Living Room is also rich with Asian antiques, such as the settee, the armoire and the entertainment center. Yet it has the modern conveniences of Cable TV, DVD/VCR, stereo, and a variety of books, games, videos, DVD cassettes, and local music CDs.

Bathroom 1 is an en suite and has toilet, bathtub, shower, hair dryer and two basins.
Bathroom 2 has toilet, bathtub, shower and one basin.
Bathroom 3 has toilet and one basin.

Conveniently located in the new, private, gated community of Waikoloa Colony Villas which is on the 15th fairway of the Beach Course, we are only a stone’s throw from the waterfall pool and lava rock jacuzzi, and steps away from the fitness center and tennis courts. From the master lanai there are views of the ocean, mountains and golf course.

• Golf: The unit is located on Kings Course 15th fairway.
• Shopping and Dining: can be reached by walking for 20 minute(s). There is also a local shuttle that takes you to many hotel restaurants and to the King's resort shopping center, where there are art galleries, fine dining, markets, Starbucks, fast food and wonderful local Big Island entertainment.
• Ocean is located within a 5 minute(s) walk. Beach gradient is gradual for a long distance. Beach surface is sand and rocks. The beach at A'Bay is a 20 minute walk [5 minute drive] away. However, it is a short walk to rocky ocean cliffs. Beach Equipment: Rentals Nearby.
• Nearby Attractions: The Tennis Court and Fitness Center are steps away from our villa. You can walk to the petroglyphs. Take a Shuttle at the complex entrance to: the Dolphin Petting Zoo, shopping and dining.

40% of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 500 is required.

Cancellation Policy. If tenant cancels: -More than 60 days from date of occupancy - tenant will have 85% of initial payment returned. -60 days or less from date of occupancy - tenant will forfeit 100% of initial payment. -60 days or less from date of occupancy - tenant will forfeit 100% of total rental cost. Reservation is not confirmed until: Initial payment has cleared and Vacation Rental Agreement has been initialed, signed and completed by Tenant and received by Owner.

• No smoking is allowed.
• Children are allowed. A Crib, High Chair and a Play Pen can be provided.
• Check in after 3:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
