1 King Bed. 2 Single/Twin Beds. 1 Queen Bed (Lower Level of Bunk) and 1 Single/Twin Bed (Upper Level of Bunk). 1 Double Bed and 1 Single/Twin Bed. This bedroom is in the Casita (guest house), which also has a small kitchen, full bathroom, TV, VCR, and AC.

Bathroom 1 has toilet, bathtub, shower and one basin.

Bathroom 4 has toilet, shower and one basin.

The view to the east, from the back of the house is the breathtaking touquoise Caribbean Ocean. To the west, from the front of the house, is an expertly landscaped garden and pool, and beyond the front gate, on the other side of the only road in the village, is the dense, lush jungle. To the north and south are other villas, but a wall and the tall, beautiful palm trees there, provide both a georgous view and total privacy.

• Golf: can be reached by driving for 45 minute(s). The nearest golf course is about a 15 minute drive north.
• Shopping and Dining: can be reached by walking for 5 minute(s). The house is no more than a ten minute walk to two grocery stores and seven restaurants. We do recommend renting a car, however, to see all the wonderful sights in the area, ie: Mayan ruins, etc.
• Beach gradient is steep, drops off immediately. Beach surface is rocky. Our house is on the Caribbean Ocean on a private, rocky coast. There is a 5 minute walk north, to a beautiful, sandy beach (Half Moon Bay), and a 10 minute walk south to another (Akumal Bay). There are two beautiful white sugar sand beaches within walking distace on either side of the home: Akumal bay (great for swimming, snorkeling, and sunbathing) and Half Moon Bay (excellent for snorkeling and sunbathing). The beach behind the house is too rocky to swim from. However, when the sea is very calm, there are some steps two doors down to the south where you can get in and snorkel in 80 feet of crystal clear water over a beautiful coral reef. The sandy beaches are both north and south of the house (Half Moon Bay - north, and Akumal Bay - south). They are both within walking distance (2 or 3 minutes to Half Moon and 5 to 7 minutes to Akumal). You can get there by walking the shoreline, but the road is much easier and faster, especially to Akumal Bay.

50% of the rent is required to complete the booking (balance due 90 days in advance). There is no security/damage deposit required. If you cancel less than 90 days prior, there is no refund unless the unit is re-rented.

• No smoking is allowed.
• Children are allowed.
• Check in after 1:00PM and check out before 11:00AM.
• Dogs and Cats are allowed but must be approved by the Owner.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Housekeeping is provided prior to arrival and after departure. Housekeeping is provided every 3 days during a stay.
