    Welcome to the Cottage by the Park. This is a perfect home base for exploring Austin. Overlooking Pease Park, you are just north of downtown and a short walk to the UT campus, Blanton Museum of Art, Ransom Gallery, Bob Bullock Texas State Museum and 1M.. The house was built in 1931 for Llewellyn and Mary Paterson Rose, a young couple in the ranching and insurance business. Some 70 years later we bought the house. Now that we have moved on for a while we hope that you will enjoy it as much as we have. Not much has changed since the Roses' time, with the exception of a few creature comforts such as new AIR CONDITIONING, a dishwasher, washer/dryer, etc. House is just a beautiful as ever, great for any occasion. This classic 4BR/3BA town-and-country estate is located on 80 acres in Driftwood. It's hard to believe you're just 20 minutes from downtown Austin. Step into an open floor plan, with kitchen/dining/living area decorated in exotic mounts, bookshelves, and stained glass windows. You’ll love the open floor plan and high ceilings. And don't forget to look up: lofted above the dining space is another sleeping space that includes a double futon for 2 adventurous people. Do note that the stairs leading to the loft are steep, so this space is not suitable for kids or elderly guests. The kitchen has all the utensils and cookware you’ll need. The living area has two large brown leather love seats, two oversized brown wicker chairs, and a large flat screen. A well-stocked book shelf completes this space. We have a wooden table dining table that seats 8. Just around the corner is the master bedroom. This distinguished rustic room has a queen bed, flat screen TV, and two closets. Our second bedroom, with an attached bathroom with an antique porcelain tub, has two twin size beds. The third bedroom has two twin beds. The shared bathroom is between the first and second bedrooms and has a walk-in shower. The “West Wing,” as we affectionately call it, is the guest house. Here you'll find a full bed and a large dresser and closet for your luggage. The bathroom has a full shower. Also in the "West Wing," you’ll find a weight room, treadmill, large leather sofa, fireplace, sauna, flat screen TV, and a sofa sleeper and a cot in the closet for extra guests. We also have a basketball hoop outside and a working air-hockey table in the loft. Head outside and you’ll see the awe-inspiring 360-degree view of the surrounding property. A small pond is just to the left. A rock pathway leads to the partially covered patio, where there is a brand new ping pong table, a clay fire pit, gas BBQ grill, and a fireplace. The house is helicopter accessible, so you don’t have to worry about parking. Escape from the bustle of the city onto a gorgeous Texas Estate. THE LOCATION Located in Driftwood, we're a quick drive to the Solaro Estate and Bell Springs Winery. From the exterior your will get a unique cottage feel but then when you step in the front door you will be astounded by all our modern amenities. Our open living area connects with the dining room and comes complete with a flat screen TV, TiVo cable, and WiFi. We have a screened in porch next to the living room which is our favorite spot to enjoy a glass of wine while watching the golfers across the street at Hancock Golf Course. Our wonderful kitchen has a fun modern style with a classic twist, with black and white checkered floors and colorful accents. We have all new stainless steel appliances and the kitchen comes fully equipped for a family style meal. Two of our bedrooms are on the first floor, the first comes with a cozy queen bed and direct access to the screened in porch. The second bedroom has two twin beds and overlooks the backyard. Austin is rich in history and so is our studio, which sits on the old Bouldin family farm. The Mill house is in its original condition and has a historical marker. The Bouldins were one of the first families to settle in the Austin area in the early 1850s and they acquired a considerable amount of property. Our property is one of the original buildings built by the Bouldins. The property is located just steps away from South Lamar but when on our property it is almost like you stepped back in time to a different era. Our distinctive studio, which we call the Carriage House, faces out into a little creek bed surrounded by trees and greenery. When you walk in the front door you will be amazed by the beautiful original stone walls and vintage decor. Our comfortable queen sized antique bed is highlighted by a rustic chandelier. The distinctive bathroom is decorated with old-fashioned fixtures from the claw foot bath tub to the Victorian pull chain toilet. While staying at the Carriage House you will have access to our large flat screen TV with Direct TV (we are currently working on getting Wi-Fi into the home). We have a kitchenette complete with a mini-fridge, Keurig coffee maker, microwave and dishware. When out in the garden don't miss an opportunity to follow the short path to our pet donkeys, they love attention. The boy's name is Bang and the little girl's name is Ruth. They love to nibble on grass or leaves, feel free to rub their heads. We should mention that part of the charm of our property is being downtown and we do have a train that runs past the property at different times; I don't mind the train but not everyone will find it as charming as I do. Our property sits on 1.5 acres with a wet weather creek, gas grill, fire pit, hammock, miniature donkeys and relaxed seating/dining areas from which to enjoy the spirit of another time and place. If you ever actually want to leave our amazing retreat you will find you are only steps away from South Lamar and a short 3 minute drive from downtown Austin. South Lamar is the epitome of ‘Keep Austin Weird’ with its affordable, low-key lifestyle which is exemplified by its cheap eateries, cool thrift shops and dive bars. A primary home during winter and spring, the home is furnished as such. The main house offers four bedrooms, two kings and two queen, and four bathrooms, two en-suite. Each bedroom enjoys views of the private grounds. The luxurious master has a 6-foot jetted tub and separate shower, and overlooks a secluded lawn. An office and two desk spaces with comfortable chairs cater to those mixing work with pleasure. A disc player system complements the living room grand piano.     Our home includes everything Austin has to offer. You have access to the lake, a boat slip, water toys, and more!. Our 3BR/3BA home has been uniquely designed for convenience, accessibility, and enjoyment. Each of our three bedrooms was built like a master suite with a connected bathroom. Our home has two large outdoor areas for you to enjoy. One deck off the living room has a table and four chairs. We have another covered deck off of the kitchen that has a fan to help keep you cool during the Texas heat. When you are ready to jump into the lake, you just walk down to the dock (shared with the next door neighbor) where you will have access to two kayaks, two stand-up paddle boards, and a boat slip. Please note that only one boat is allowed on the premises. We are located on a quiet cove on Lake Austin and there is a boat launch location just 5 minutes away. Just 10 minutes from downtown Austin, you have easy access to many other desirable parts of the city as well. The Hula Hut, an Austin original, is directly across the lake from you and only a short drive. The Grove, a local wine bar and kitchen, is just a few miles away. You are nestled in the Hills of Westlake--a wooded neighborhood just west of town with unique shops and spots. At our luxury contemporary lake home you are just minutes from everything Austin has to offer. The next renters often arrive five hours after you leave. We would like them to have the same fresh air experience in the house that you had upon arrival. Please avoid cooking with anything in the kitchen that will leave a strong lingering odor after you leave. Fish and heavily spiced hot oil cooking are examples of cooking that can leave lingering odors for up to two weeks. You are welcome to use the outdoor grill to prepare those meals. Because this home is located in a quiet residential community, it is not the place for a loud, large and boisterous gathering. In order to maintain the peacefulness and respect our neighbors, we do have some restrictions, quiet hours from 10pm to 7am that restrict activity outside, no music outside the house or around the dock, restrictions on the number of overnight guests (7), and the number of vehicles that may be parked at the residence (6). In order to keep our dock barefoot friendly, we only allow cans and plastic on the dock. The City of Austin limits occupancy to six unrelated adults.
