Very beautiful Villa furnished in trad. Thai style - with a great view over the tropical garden to the pool and the beach. Closed and also guarded area with mostly upmarket clients that are tired to live in hotels but want the same services and luxury ambient -on a bigger area inside and outside- as a Five Star hotel can offer... Normally you cannot hear and see too much from your neighbours if you don't want to meet them .... We try to take care of our guests in a personal, familiar and individual way offering services that can easily compete to the services of a 5 Star hotel (We have also dish washing in our daily cleaning program ). We, the Owners, are here direct on site every day, all day long. This makes it very easy for our customers to decide spontaneously what they intend to do. Our job is to fulfill their dreams, without charging money out of every little favor that we do for the guests. And that is the reason why our most customers are repeating guests…. The Royal Living Residence have also received the QUALITY SELECTION AWARD 2013 from the biggest European hotel evaluation company, Holiday Check, with a score of 5.9 out of 6 possible stars!

Airport Transfer Services & Fees

One-time fee of 18.00 USD for stays of any number of nights or occupants. A guest must request this optional service. Fees are based on a one way transfer.

Property Heat/ Elec/ Energy Fee

A metered fee is collected on departure. Electric per KW 0.24.

Smoking Policy

Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).

Check In/ Out Times Policies - Property Access

Check IN: 12:00 AM Check OUT: 11:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.

The quiet time is from 10:00 PM To 7:00 AM

Pet Policy, Deposit & Fees

Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Booking Deposit

The booking is confirmed with a deposit of 30 percent of the rent.

Payment Balance

Balance of payment is due on arrival. 30% Deposit are required to confirm the booking. The payment has to be done to one of our accounts at Krung Thai bank / Koh Samui branch or to our account in Germany (kreissparkasse Lauffen). The bank details can be sent after your confirmation. This deposit is not refundable, That's why we always propose a Travel insurance. The rest / balance could be done on arrival by credit card in our office (signed and proved in our office).

Security or Damage Deposit

A refundable security/damage deposit of 200 USD is due on arrival.

Cancellation Policy

You will receive a 100% credit on a future booking if you cancel 30 or more days prior.
