This is a traditional stone farmhouse in the rolling hills of the Languedoc, just above the Mediterranean. It is more than a holiday rental; it is peaceful retreat for you, your family, and your friends. With five bedrooms and a private, heated pool, the house sleeps ten or more in comfort and style. A large French farmhouse, the home is renovated with everything you might need for a relaxing and comfortable holiday in the hills of southern France. The garden borders a year-round stream and the house is surrounded by the protected forest, orchards, and mountains of the High Languedoc Natural Park. Just over an hour’s drive from the Mediterranean coast, the house gives you easy access to the sea as well as the rivers, lakes, mountains, and wineries of the Languedoc. The medieval village of Olargues, only a few kilometres away, is officially listed as one of the most beautiful in France. The rustic house is part of a small hamlet of three houses, situated on their own a short drive from the village. Nestled in the hillside, the house and garden are completely private, and the result is a quiet and secluded natural setting. The large stone house can easily sleep ten to twelve people, so it is perfect for big families, extended family get-togethers, or multiple families. With two separate living areas, there is plenty of room for everyone. Three bedrooms downstairs share a large family bathroom. One room has two single beds, one has a super king bed, and one has a traditional, king-sized bed. The first floor features two large master suites, each with a WC and shower. One suite has a double bed, and the other has a super king bed. The two suites are connected by a large salon, which itself has a comfortable sofa bed and two large armchairs--a perfect room for reading or playing games. The house is completely self-catering, but pillows, sheets, and bath towels are provided. The house is easily accessed by air or by road from the UK, with flights available to several airports within an easy two-hour drive: Beziers (75 km), Carcassonne (85 km), Montpellier (135 km), and Toulouse (150 km).

In the heart of France’s Minervois region, nestling at the foot of the Black Mountain, lies the village of Agel. Its Château is one of a line of fortified castles where the vassals of the Count of Toulouse resisted the Albigensian crusade in the 13th century. This superb medieval castle dates from the 12th century onwards, and consists of the main building, four towers and a dovecote. Its extensive terraced gardens covering 2 hectares (5 acres) offer extensive views over the Cesse valley and the Pech mountain: the ideal setting for a quiet walk or a relaxing dip in the swimming pool. This indeed is an exceptional region in every way and visitors would be correct in thinking that they have arrived in one of the most fascinating areas in France. Stretching from Spain and the majestic Pyrenees mountains in the south to the Rhone Valley and the Mediterranean Sea to the east you will not run out of things to do or places to visit. Our gite is situated 30 minutes from Carcassonne, Narbonne and the sunny Mediterranean beaches.It is 5 km from the market town of Legiznan-Corbieres. It consists of 5 ensuite bedrooms one of which has a private entrance. There is plenty of room for everyone to have there own private space. The kitchen is fully equipped and the living room is specious and has a fireplace insert. The private garden with its ground pool and tiled deck offers space an oasis to relax and cool off and is totally enclosed. The areas around us has around 2,800 km2 of vines and is the single largest wine producing region in the world being responsible for more than a third of France's total wine production. The landscape is a magical patchwork of vines and sunflowers providing some of the most beautiful scenery year round. It is easy to plan for things to do in our area. There are hiking trails, cycling, swimming, white water rafting, skiing to name a few. With over 300 days of sunshine, 241 kilometers of coastline with three major mountain ranges and nine ski resorts it is no wonder that the Languedoc-Roussillion is the up and coming jewel of the south of France. There are 25 Michelin starred restaurants in our region of which 11 are in the Aude. We are known for our amazing local cuisine and you can enjoy a wonderful meal in many local establishments so don't forget to bring your appetite. Our gite is less than a two hour flight from London. Besides the international airports of Nimes, Toulouse and Montpellier offers many connecting flights to international destinations. Carcassone, Beziers and Pergignan airports offer low cost Ryan Air flights year round. Paris is five hours by TGV and if you prefer to travel by car the motor ways are very good serving the region and linking the Languedoc-Roussillion to Spain. Believe me, the view is really perfect - we bought the house for it! Our house will comfortably accommodate a family of 10 (up to 13 if you are close)or 2 smaller families. But it is also perfect for 3-4 couples traveling together and is cozy enough for just 2. It is a good place for anyone who wants to avoid the expense and bustle of Nice or Chamonix.

The house is an 18th century 'maison de maître', and we are trying to preserve its character (albeit with modern bathrooms etc!). The village of Cruzy has a boulangerie/patisserie, an épicerie, a butcher's shop which also does take away meals, a pharmacy and a café-tabac. The sister village of Quarante (2.5 km away) has a wider range of food shops and two restaurants. The Canal du midi is about a 5 minute drive away, with its excellent restaurant 'L'Auberge de la Croisade' being a must. The town of Capestang, with several cafes and restaurants in its lively square, and a market and supermarket, is 10 minutes drive away (or a bus ride on the Cruzy to Béziers bus route); enquire about local activities at the tourist office by the Canal, such a wine walks and tastings. For those who like to explore the region, the village is well placed, between hills and the Parc du Haut Langudeoc on one side and the coast (40 min drive) on the other. Narbonne and Béziers are both historic towns, worth visiting: the former has a wonderful covered market, a majestic Cathedral & Palais des Archevêques, and an impressive, recently opened Roman museum. There are plenty of interesting villages around, or you can walk or cycle along the Canal or on quiet roads between the vineyards (bike hire in Capestang). For those who want to go further afield, there are the amazing Cathar castles and of course Carcassonne. If your thing is seafood, there are plenty of places on the coast selling fresh fish and shellfish. If you like to eat in, the kitchen is fully equipped, if you prefer to go out, the choice is wide. Whether you are a family, or will have family members visiting, or a group of friends travelling together, you will find the the house offers you plenty of space, and a good base for visiting the area. The villa occupies an impressive location overlooking the village of Maureillas yet is less than 10 minutes walk away. A detached, 2-storey villa with 5 bedrooms, 4 bathrooms set in 2000m3 of garden. All bedrooms are spacious doubles. The kitchen is large and modern and the living room is also huge. Doors from both kitchen and living room lead out onto the terrace from where there are panoramic views . Swimming pool is 4m x 10m and located just below the house on the next terrace. The space The villa has been completely renovated and modernised over the last 3 years. There is underfloor heating to all rooms at ground level and bedroom 3 on the upper level. A huge fireplace in the living room creates extra heat when needed. The garden is on 3 sides of the house and the pool is on the terrace below accessed by fairly steep stone steps. Views from upper terrace and pool terrace are fantastic. There is a built-in outside barbeque on the dining terrace.

Why “l’Hirondelle” – because each year in the summer swallows visit Capestang and is area and can be seen performing their aerobatics against the back drop of an Azure sky. We started off with a stone built house just over 100 years old and over a period of 4 years we have lovingly restored it into luxurious maison de village in southern France, which sleeps 6, comprising of three double bedrooms, fully fitted kitchen, spacious open plan lounge/diner, two bathrooms and a ground floor toilet, terrace, garden, BBQ, spa pool, garage and is situated in a calm area of the village. It is in an ideal spot to wind down after the hustle bustle of everyday life, yet with plenty of attractions in the area you can do as much or as little as you wish. THE REGION: It is in a village called CAPESTANG (population approx 3,500), which is close to the PYRENEES, the MASSIF CENTRAL and just 25 minutes from the MEDITERRANEAN SEA. Why is it called Capestang? Prior to the Middle Ages the village was on land jutting into a lake or etang, so became known as Cap d’Etang. The lake was drained but remnants of it can still be seen from the top of the nearby L’Oppidom d’Enserune, which was a Roman settlement where many artefacts still exist, showing a dartboard appearance from the shape of the fields below. It is a village which is popular with tourists but is not spoiled by them. The essential character of a southern French village still being retained. It is an area is full of antiquity and items of historical interest dating back to 3,000 BC. This village has been in existence for at least 1,000 years and parts of the old village wall and other buildings still exist. It is a centre of the Languedoc viticulture region where the local wines have become exceptionally good over the last few years. There facilities for walking, lazing on the beach (some of which are family orientated, such as Valras Plage, where there is a kiddies playground and sheltered areas to make safe areas for the children and it is patrolled by lifeguards). There is swimming in the sea, lakes and nearby swimming pools with other water sports. You can hire a boat for a leisurely ride along the canal, or hire cycles for a ride. It is a very good area for cycling and walking. For the motorcyclists, there are some excellent roads for riding hereabouts but beware of the speed traps. There are even areas where you can do some light aircraft flying. Wine tasting, eating out and exploring old relics are also good options. In fact with such a good choice of restaurants which can be reached on foot the car can rest in the garage at night. The locals are so very cheerful, friendly and helpful and overall it has a calm and peaceful atmosphere and is an ideal place to wind down. It is also makes an excellent base for touring the region. Our house is situated within 300 metres of the village centre where there are a number of shops, cafe's, restaurants, a very striking church and other amenities. At the eastern end of the village, there is an InterMarché Supermarket with a Lidl supermarket at the western end. This area is blessed with a Mediterranean climate meaning that it is hot and dry in the summer and the winters are relatively mild, with lovely comfortable spring and autumns in between. LE CANAL DU MIDI crosses the northern part of the village and is about 500 metres from the house. ABOUT OUR HOUSE: Our house is mostly stone built and terraced. Having good modern insulation it is comparatively cool in the summer and warm in the winter. This is augmented by a “green” system which provides heating and cooling to the main living area and the three bedrooms. A wood burning stove gives added heat and comfort in the coldest months. It is built on two floors with the ground floor and is mainly open plan, consisting of a front porch, then a spacious lounge/diner extending into the kitchen giving a spacious living area. In here there is an HD multi channel flat screen satellite and local TV, an audio centre, a comfortable 3 piece suit and book shelves with a selection of books covering all interests. In the dining area there is a dining table with 6 chairs and also a dresser. There is an integral garage, large enough to accommodate most makes of car. At the rear of the garage there is the laundry area with a washing machine. There is a downstairs toilet with a wash basin with a rear porch area. The kitchen is fully equipped and includes an electric cooker, dish washer, fridge freezer, micro wave oven and a granite surface work top. To the rear of our house there is an outdoor terraced area with a barbeque and garden furniture to allow for outdoor eating and beyond this a garden in which there is a spa pool. After mounting the stairs to the second floor there is firstly a double bedroom furnished with a pair of single beds, built in wardrobes with ample hanging and storage space. From here the next room is the main bathroom which is quite large and has a tub, shower, wash basin and a W/C. The next bedroom is also fitted with built in ample sized wardrobes. It has twin beds and an en suite shower room with a shower, wash basin and W/C. The final bedroom is furnished with a double bed and again ample sized built in wardrobes and drawer space. The beams have been left exposed throughout the second floor and in the single storey kitchen giving high ceilings and a pleasing ambience. In the roof there are two Veluxe skylights allowing addition daylight to the stairs and upstairs landing, giving a light and airy feeling. In the bathroom there is a heated towel rail which can also be used to provide heat. The domestic hot water system is heated via solar panels on the roof feeding a 300 litre tank. We also have a telephone and inter-net access. GETTING THERE: Capestang is about 15 minutes from the Beziers West exit of the N9 Autoroute. It is about one hour from Montpelier, Perpignan and Carcassonne Airports, two hours from Toulouse and three hours from Barcelona Airports. Alternatively, if you prefer about 12 hours driving time from the channel ports. It is also an easy day’s drive from Bilbao in Spain. There is also a Motor-Rail terminus at nearby Narbonne and the journey by EuroStar, TGV and SNCF should take about II hours to Beziers from St Pancras, London. RyanAir fly from Stansted to Carcassonne and Perpignan, to Beziers, Nimes & Gerona from Luton Airport - EasyJet Gatwick to Toulouse & Barcelona– Babybmi East Midlands to Toulouse.

The house is entered from the driveway and its private terrace, through an elegant wooden front door into the entrance hall. The property occupies two floors with the master bedroom downstairs which makes it wheelchair accessible. There is also an en-suite bathroom with walk in shower and a bath. This also includes a walk in dressing room and access to the terrace overlooking the pool and garden. On the other side of the house, there is a large lounge with a dining area and a TV Snug area. From the lounge one can approach the fully equipped kitchen. This includes an American fridge, an island with an integrated wine fridge and granite surfaces. The kitchen opens to the terrace which is south facing, and there is also a private rear garden which offers shade in the hot Summer months. Both outdoor areas are equipped with furniture and sun loungers.
