The original beach house with knotty pine paneling still exists in the living room and 2 downstairs bedrooms. The upstairs addition is all new. Recent remodels include a new kitchen with granite counter tops, chef's range, french door refrigerator which opens to the living room. The living room has high vaulted ceilings, a gas fireplace and a large screen TV mounted above the fireplace. Downstairs there are 2 bedrooms. One bedroom has a double bed and the other bedroom has 2 single beds. There is a full bathroom downstairs which has been completely updated with honey onyx tiles. There is a sun room area which leads to the upstairs bedrooms. Upstairs there is an expansive master suite with a king bed with a full bathroom and plenty of room to sit and read or relax. The sofa is expansive and can easily seat seven. The plasma TV is large and nice for movie watching in the evening. The bedrooms are strategically and CONVENIENTLY situated at the back of the retreat allowing vacationers who want to rest to be undisturbed by those desiring to remain in the living and kitchen areas. The three large bedrooms each have an adjoining full bath, plasma televisions, ceiling fans, and built in, spacious closets for your additional traveling CONVENIENCE. All bed linens and bath towels are provided. The back bedroom is called the 'Sunset Room'. It has a King bed and is decorated in shades of Reds, Oranges, and Yellows. The middle room, the 'Balboa Room' boasts browns and light blue and contains black and white artwork of 'Old Balboa'. We call the front bedroom the 'Fun Zone'. It serves as a third sleeping room with two futons that convert into double beds. In the daytime it serves as a game room and is stocked with board games and video games alike a great CONVENIENCE for the youth or the young at heart. The kitchen is stocked with all of the CONVENIENCES of home; you will not need a thing. It even has a wine refrigerator, for the wine enthusiasts. The counter tops are granite and the appliances are all stainless and new. The retreat flooring is tile and stone in the hallways, living room, and kitchen areas with complimenting, bright, and decorative area rugs throughout. The bedrooms are carpeted in a neutral plush. A Private deck off of the living room provides for a comfortable courtyard feeling perfect for barbecuing. Restaurants are plentiful throughout downtown Balboa and Newport Beach, and CONVENIENTLY located within a short walk or bike ride from the Rogina Balboa retreat. The Rogina retreat comes equipped with three bikes for your CONVENIENCE and use. Parking is key in Balboa and this retreat has it. A two car garage and public, overnight parking just steps away for any additional guests. Bring your fishing poles. The Pier is just steps away and a popular fishing site. The pier is also world famous for skim boarding and crabbing. The Pavilion at the harbor rents electric boats, motor boats, paddle boats, and kayaks. The Catalina Flyer departs for Avalon (Catalina Island) each day around 9:00 A.M. And returns at approximately 6:00 P.M. Market, pharmacy and Hoag Hospital located within five minutes from our home. Great shopping at nearby Fashion Island, Balboa Island and South Coast Plaza. Located on the large corner lot of 38th and Seashore with direct ocean views from the balcony. There is also a deck located off the fourth bedroom which is great for soaking up the sun or just relaxing with a good book. Our lot is 50% larger than other properties with parking for up to 3 cars. You will find many of the amenities of home. The house has a separate laundry room with all laundry supplies included. Non coin-op washer and dryer, so leave your quarters at home.
