This Villa, a recently built house, together with other near villas is part of a small residential area situated in wonderful hilly position surrounded by greenery and spotted with olive groves. The facade is enhanced by the stone patio from which one can enjoy a stunning view on the valley underneath. On the several levels in the outer space there is the swimming pool, an outer cooking space with BBQ and wood-burning oven and, on the lower level, a covered park (1 car). The house, sleeping up to 11 people, is developed on four floors. On the ground floor the sunny living area gives access to the garden both from the sitting room with sofa and fireplace and the fully-equipped kitchen, connected to the pergola, ideal to comfortably eat in the open air. On the same floor there is also a double bedroom and a bathroom with shower. 2 double bedrooms, each with private bathroom, are located on the first floor from which it is possible to enjoy an evoking view on the Valdichiana. An additional twin bedroom (2 single beds) with bathroom with tub, ideal for kids, is at guests' disposal in the attic.The Taverna on the ground level is composed of a double bedroom plus an extra bed, with bathroom with shower. All the windows are equipped with mosquito nets and all rooms dispose of air conditioning, except for the cool basement room, accessible from the sitting room, where one can find a double bedroom, a kitchenette and a small bathroom with shower. WE'RE located in the Tuscan countryside only 15 minutes from Florence. Very independent apartment finely restored and furnished on two levels. On the first floor there are 2 double bedrooms, 1 smaller room/studio with a sofa bed and 2 bathrooms, one with a shower, and the other featuring a shower and bathtub. Living room, dining room, kitchen and bathroom are on the ground floor that opens onto an exclusive garden. The access from the main road as well as the car park are independent. The large shared pool, open from June to September 15th, is surrounded by vegetation and not visible from the house. Personal transportation is advised. Public transportation, (bus and train) are available at the bottom of the hill in the village of Caldine. It is a 10/15 minute walk through the hilly bucolic countryside. The train, a 12 minute ride from the Fiesole /Caldine station (with free parking) to Santa Maria Novella station in the center of Florence, runs approximately every hour. The buses, a 30 minute ride, also take you into Florence. There is little public transportation after 8pm. Caldine has a supermarket as well as post office and bank. House is in Pescina of Seggiano, on Monte Amiata , in Podere Barbaglia, an old country small-holding dating back to the 19th century. Built entirely in stone it has been renovated respecting the typical architectural characteristics of the area blended with touches of artistic masonry. The result is a small ‘village’ whose rustic hospitality has grown over the years so that an ‘agriturismo’ or farmhouse accommodation , has been created. It is on the top of a hill (1400 feet above sea level) with a magnificent 360 °view. The rustic-style house features a terrace, a pizza oven, an outdoor BBQ and a covered terrace with darts board, where you can have your morning coffee, looking down the lake. The kitchen includes a dishwasher. Our driveway is approximately 1.3 kilometers in length from the main road to Priello. Paved in bits and gravel in others it's a fun road you will learn to love. The road winds up to two farms, woods, over a little waterfall, past our neighbors around a corner, past hayfields and right when you think "is this the right road?" you will see our classic cypress lined drive and you have arrived. It is less than a mile to the main road but it seems a world away with peace and quiet you can only dream of. This part of the Tiber Valley is right in the middle of the Italian peninsula; in Tuscany, but borders on the counties of Umbria, Marche and Romagna, regions with varied characters which at different times have influenced its history, culture and landscape leaving marks which can still be felt today. It is an area which is between the Tyrrhenian and Adriatic seas. It has a complex story, as it is not only the valley where the river Tiber has its source, a river which has shaped the fertile plain for thousands of years; but it is also mountainous. Actually it is more mountainous than flat, but even in this case it is impossible to give a unanimous definition to the hills and mountains of this area.

In a panoramic position on a hillside affording breathtaking views of the Tuscan landscape, Villa Adelina is just five minutes walk from the little hill town of Chianni, which boasts three good restaurants and a couple of bars where you can have a drink and engage with the locals. This cottage is in the grounds of the Villa and will accommodate just 6 people. It is therefore ideal for smaller parties or as an overspill facility for parties of up to 18. The cottage is a more rustic building but has been recently modernized and has a luxurious master bedroom and ensuite bathroom. There are also two further bedrooms - one double and one twin. Our policy is not to rent both properties to different groups at the same time, but only to rent out the cottage when there is not a party using the Villa. We believe the cottage may be of particular interest out of season when families or smaller parties wish to explore Tuscany. Chianni is a great centre from which to explore the art of Tuscany. Visible from the cottage on a rocky promontory is the ancient city of Volterra famously written about by D H Lawrence in Etruscan Places. Also within a short drive is the magnificent San Gimignano - whose towers can be considered the first skyscapers. Florence, Lucca and Siena can be reached in an hour and a half. The Pisan Hills Wine Route (Strada del Vino) runs through Chianni and takes in a number of other delightful places such as Lari, Terriciola, and Palaia. There are wine producers and vendors within a short distance of the villa. The beautiful spa town of Casciana Terme is just 7 km from Chianni and there you can enjoy a variety of massages and spa treatments which can be booked in advance. It also boasts one of the best ice cream parlours in Tuscany. Tuscany is a great place for a cycling holiday. Also within a short drive is the magnificent San Gimignano - whose towers can be considered the first skyscapers. Florence, Lucca and Siena can be reached in an hour and a half. The Pisan Hills Wine Route (Strada del Vino) runs through Chianni and takes in a number of other delightful places such as Lari, Terriciola, and Palaia. There are wine producers and vendors within a short distance of the villa. The beautiful spa town of Casciana Terme is just 7 km from Chianni and there you can enjoy a variety of massages and spa treatments which can be booked in advance. This cute apartment is located on Via Toscanella, in the heart of Oltrarno zone, close to the famous Palazzo Pitti and the antique stores on Via Maggio. From there you will be able to reach all the artistic attractions by foot, such as Palazzo Vecchio and Uffizi. Palazzo Pitti is a Renaissance palace in Florence. It was originally the residence of Luca Pitti, an ambitious Florentine banker. The apartment is not far from bus stops and the central railway station Santa Maria Novella. The building that houses the apartment is a 15th century building completely restored. The apartment is located on the third floor with a lift and it has been completely renovated. There is nothing to spoil the view and to witness a morning here is truly magnificent – the light has a wonderful brilliance and luminescent quality which never fails to enthrall. The living area is comfortable with sofas and individual armchairs, a hardwood dining table and chairs and occasional furniture. The kitchen area is finished and equipped to a high standard by an exclusive Italian designer and manufacturer. There is a wood-burning stove for the cooler evenings and the whole suite is centrally heated for winter use. The bathrooms(s) feature large high quality shower cubicles with ‘power shower heads’, wash hand basins and WCs with bidet showers.
