RENTAL POLICIES

1) Deposit & Payment Policy: The security/damage deposit is due within 5 days of making the reservation. Deposit to be returned within two weeks after rental unit is vacated. Verbal confirmation and total balance is due 60 days prior to arrival.

2) Payment Terms: Check, money order, credit card.

3) Check-in/out: The Guest(s) acknowledges and understands that check-in time is no earlier than 3:00pm and check-out time is no later than11:00am. These times are strictly enforced and charges may be accessed if prior approval has not been granted. If you desire a late check out please contact our office after arrival. We are very willing to accommodate you up to 3:00 pm at no charge if the unit is available. Late checkouts may be guaranteed in advance for a half day rental fee.

4) Occupancy: Use of premises shall not be such as to disturb or offend neighbors or residents. No house parties or wedding receptions are permitted. In the event a party is reported, the Agent has the prerogative to terminate the Rental agreement and to ask disruptive Guests to vacate the premises without refund.

5) Information: Information regarding individual listings is believed accurate but cannot be guaranteed. Guest(s) inspection of the premises is encouraged.

6) Supplies: A start up amenities package provided for our guests includes: dish, automatic dish washer and hand soap, a limited supply of toilet paper, paper towels and laundry detergent. Any supplies beyond the initial start up amenities package provided by the Property Manager are to be supplied by the guest.

7) Access to Property: Access code to Property will be sent with Arrival Package one week before Arrival.

Perfect vacation house for active of passive types This may be the best vacation property we've stayed at (of several). Perfect for a family of 4-6 people. Super-nice kitchen, dining and living areas and beautiful lanai with lots of seating and outdoor grill.<br/><br/>We were very happy with how vacation ready the property was. The showers had full-size shampoo/conditioner/shower gel. The kitchen had plenty of dishes, glasses, pots, pans (incl cookie sheets) for everything we wanted to cook. We made a Christmas prime rib in the oven that turned out perfect and made breakfast at home everyday of our visit.<br/><br/>We watched a few football games on the huge TV in the living room. We also connected an appleTV without much hassle. The picture was amazing and sound system impressive.<br/><br/>The house was comfortable enough that we didn't mind spending time there on a rainy day. On nice weather days, we enjoyed the salt water lap pool and beach access (rocky shore so we didn't get in or out here but the view is nice, especially at sunset). Alii Dr is also a great place to run.<br/><br/>We liked the privacy of the gated drive and ability to park in the garage (conveniently, they provide a remote for both).<br/><br/>The garage has lots of useful items, including cooler, boogie boards, beach chairs and mat (also some basic snorkel gear but we brought our own so we didn't use).<br/><br/>We liked the location. Far enough from town to avoid crowds and traffic like when a cruise ship was in port but near enough that everything was convenient. The outdoor shopping village across the street was nice - we bought some things there and ate once at TJ's BBQ (we also really liked Da Poke Shack about 1/2 mile south on Alii).<br/><br/>Considerations: Wifi was decent but varied based on which room you were in (suggest owners invest in a mesh wifi system like orbi to eliminate some of the dead spots downstairs). Could also use a 3rd bathroom but was managed fine since we were all family.<br/><br/>Overall exceptional property - super-

Extraordinary home and setting Serene setting, beautiful home with ocean and tropical garden view. Comfortable, well maintained home with everything you need available. Quiet, but centrally located. Great pool. A wonderful way to enjoy the surprising and welcoming big island.

Ironman Love! This was an exceptional property and met virtually all of our expectations. While one more bathroom would have been good, it did not detract from a well appointed and outfitted home. We were there for Ironman week and found it a bit far from town (2 miles) but hey, we are Ironmen and walked there a number of times. The upstairs master bedroom is enormous and perfect for parents looking for a family stay. The other two bedroom are reasonable size but the disparity of room size compared to the master makes sharing the house with three couples a challenge. Wayne at Kona Sunsets was fantastic in attending to any of our questions and in facilitating access. We could not have been more happy. To the owners, you have a wonderful property, in a beautiful enclave and should be very proud of your home. We would certainly return!

Beautiful and convenient We try to visit Kona annually, we have stayed in several different homes. This house is in the top 2 for sure. Clean, beautiful, so convenient to town, snorkeling, fishing, the highway, you name it. I'm listing what we considered negatives, but would not keep us from returning. No twin beds for multiple kids in two extra bedrooms, not ideal. Only two baths, both connect to the bedrooms. The very easy close beach access is not safe to even walk on the lava to explore. These are small negatives, just a heads up. We definitely recommend! Beautiful/peaceful location for sure, it was a pleasure staying here!!

Alii Point stay Our entire 10 day stay at the Alii Point home was without flaw. The excellent online photos do not do justice to the home itself. Quality materials and workmanship are the hallmark of the home. My only regret is that it is a little too small to accommodate our large family under one roof.

Our repeated stays at #15 Alii Point Once again our Thanksgiving week stay at Alii Point #15 was perfect in every way. THANKSGIVING FAMILY REUNION AS USUAL, THE HOUSE WAS VERY NEAT AND CLEAN AND BEAUTIFUL.<br/>THE ONLY COMPLAIN I HAVE IS THE PEOPLE TWO DOOR DOWN WITH<br/>3 SMALL DOGS THAT LET THEM ROAM AROUND AND WE THOUGHT THEY<br/>WERE LOST. THEY HAD TAGS FROM OREGON AND LOCAL, AND CALLED<br/>THE OWNERS. A YOUNG WOMAN CAME TO PICK THEM UP. THIS HAPPENED TWICE. I TOLD THE WOMAN, MOTHER OF THE YOUNG ONE,<br/>THAT THEIR DOGS WERE A NUISANCE, ALWAYS OFF THE LEAGE, AND SHE IN TURN TOLD ME "GO BACK TO WHERE YOU CAME FROMK". FOR<br/>THAT REASON ALONE, I WOULD NOT RENT THE HOUSE AGAIN. DO NOT<br/>WANT TO BE INSULTED BY THESE PEOPLE.

Kona Retreat My partner and three kids just spent 10 days at this location for the Kona Ironman Event. The executive property was great. Large and spacious for our adult family with a great views. The outdoor backyard was so relaxing to have morning breakfast or sunset cocktails. the house was well equipment with everything that we would expect which made our stay much more pleasant not having to worry about this or that. We all had a positive experience.

Almost Oceanfront, Kailua Kona , Hawaii This is a wonderful house. You feel as if you are in a rain forest.Wake up to lovely birds singing outside the Master BR. Yet you look out from your lanaii to a beautiful ocean experience. House is immaculate and gorgeous, with a kitchen any chef would enjoy. In a gated community. Very safe and drivable to anywhere in Kona . Local craft marketplace across road. We rate it A- Plus!!

Lovely property The home is beautiful and comes very well equipped with excellent furnishings. It is in a perfect location, between the shops and restaurants in town and Magic Sands, the best boogie boarding beach on that part of the island.
