Fantastic Stay
Stayed with two couples, fantastic experience. Booking company was a tremendous help and helped to arranged everything from transportation to flights, to excursions; the house was terrific great layout and well equipped. Only partial issue we had was that the house was much further north than we realized at the time of booking. In the end was not an major issue as much as an inconvenience. Adam was a tremendous help and did everything possible to make our stay as enjoyable as it could be. <br/>We traveled in October towards the end of the rainy season, mosquitos are definitely an issue island wide, more so than we realized, back insect repellent

Fabulous Place!
This place more than lived up to our expectations! Beautiful and very relaxing home, pool, and view. Both the managers (Sunrise Property Management) and the caretaker (Adam) were very helpful. Snorkeling with Lil Alphonse was the best, followed by swimming in the pool, and relaxing on the porch!

A Wonderful Gem on Ambergris Caye
Anil Mar was so much more beautiful than anticipated. It's an extremely clean and comfy house, with everything you could possibly need. It's 7 miles north of the bridge in town, so you can have your choice of many wonderful restaurants along the way. We so enjoyed Adam, the caretaker and his lovely puppies. The private pool is large, inviting and right on the Caribbean. You can see and hear the spectacular barrier reef right from your porch. We were able to do all the tours we wanted, whether on the island or on the mainland. And if you want the best massage of your life, see Shirlene Santino (Oliver) on the beach by Hurricanes. Sunrise Property Managers, Simon Backley, was a phenomenal assistant to anything you may need.

Best vacation ever
The house was perfect. We spent theornings kayaking and fishing. The pool was always clean thanks to Adam. Adam was such a wonderful host. He helped us catch bait and assisted us when our golf cart had a flat. Adam was so helpful and kind. He made our vacation the best in Belize we have ever had. We are picking dates for next year and will certainly stay at Anil Mar.

Anil Mar
Adam was a a great caretaker both of the property and ourselves. The pool and house were perfect for our family. The house is somewhat far from town when golf carts are the transportation. Since the arrival of sargassum, there really isn't a useable sea beach at or near the property, but boat based activities are very near and accessible. Great snorkeling, diving and fishing using chartered boats.

Caribbean Gem
We really liked Anil Mar! The accommodations and location were terrific. The rooms were comfortable, and the house included everything you would need for a home away from home. The house was our base of operation for several tours fishing, cave tubing, zip lining and hiking to Mayan ruins. The caretaker took care of our every needs, and his wife is a wonderful cook! We will definitely visit Anil Mar again.

Paradise at Anil Mar
Charming, laid back tranquility at a fairly remote villa 7 miles north of San Pedro, blessed with an on-site caretaker who didn't hesitate to accommodate any request - from boat rides to town, bar hopping by boat to resorts/bars along the coast, snorkeling with sharks and spearing fresh lobster and venturing out to Caye Caulker for lunch at the Lazy Lizard. We enjoyed homemade fresh fish and lobster dinners prepared for us, and we ate evening meals we prepared over a bed of coconut coals. Lunch at nearby resorts was only a short golf cart ride away. We highly recommend Anil Mar and we thank Simon and caretaker/captain/tour guide Adam and his lovely friend Hellen for an absolutely wonderful problem-free 10 days on Ambergris Caye. We will be back.

Best Vacation EVER !!!
My family of 6 spent a week at Anil Mar in July and we truly had the best vacation ever. This property met all the expectations as advertised and we were spoiled by the extra services provided by Simon and Adam, the property managers. Adam was always available for our every need and his knowledge and personable touch were a plus for our stay. Simon contacted us by phone several times to check on our status. Be sure to visit the Palapa Bar & Grill where you can have your cocktail while floating in an innertube. Also the Blue Bayou at the Secret Beach to enjoy drinks at your table in the water!!

5-Nights at Anil Mar
My husband, two boys (ages 6 and 9) and in-laws stayed at Anil Mar January 24-29. Adam, the caretaker, was so friendly and helpful. My boys loved playing with his 4 dogs. The house is very well kept and you cannot beat the beautiful pool and private beach. By golf cart, it does take about 45 minutes to get downtown from Anil Mar so you need to plan shopping/food accordingly. Much of the drive is a dirt road with many potholes so it's a bumpy ride.

It's cut a huge amount off the trip to town, they still have a stretch of about a mile to finish before they reach the paved road but it's getting there thankfully. We hope we'll see you again!

lovely house but unbearable smell from rotting seaweed
First of all let me say , the house is lovely – beautifully maintained and exactly as described. The location too is great if you like privacy and don’t mind being a little remote , which is what we wanted. However, there is a huge problem with rotting seaweed being washed up on the beach in front of the house every day. The smell of rotten eggs was unbearable - so much so that we couldn’t sit outside at all. After a couple of days my husband and I were both feeling unwell and my silver jewelry had turned black. This is because the hydrogen sulfide gas was being released in large quantities, the water was a disgusting brown and in the end we left a third of the way through our holiday.<br/> <br/>This is a problem all over the Caribbean and Mexico at the moment so not unique to this house, but it is a real problem and the locals say it has been going on for months. Adam the caretaker( who is lovely) tried his best to keep the beach clear but it was a losing battle . The owner will not issue refunds so you should consider this issue seriously before you book.

We’re glad you found the villa and staff up to your expectations. We pride ourselves on our service and this incident certainly did not end with a satisfactory conclusion. We are certainly sorry you had an issue with Sargassum in the area. There are random periods throughout the Caribbean, Florida, and the Gulf Coast states when Sargassum ends up on the beaches. It’s unpredictable, but usually doesn’t stick around long and, as long as it doesn't decompose, there is no smell. When it does appear, we are on top of it, trying to clear the Sargassum while it's fresh and making sure the beach stays clean and odor free for our guests to enjoy! Unfortunately, there are times for a few days that it gets to be too much and begins to smell. In those cases, we can usually have it cleared out and back to normal within a few days. We are trying to find a way to allow our guests to see the beach in advance of their arrival and will do our best to have that in place as soon as possible. We would like to thank you for your infinite patience during this unfortunate incident.

Coming Back!!
From the minute we stepped on the property, we were in paradise!! The views, the ability to walk on the beach, close to several restaurants and the close enough to town to get to for supplies but away from the hustle and bustle. Simon with Sunrise Property Management was informative and very responsive! Adam, the caretaker was AMAZING!! He took us on a wonderful boat ride where we stopped for lunch. He maintained the property and was available to answer questions and make recommendations. The week could not have gone any better!! We will be back!!

Anil Mar vacation
Adam and wife Hellen were wonderful. The house was nice. The people of Ambrigris Caye are very nice. The roads are extremely rough and need the be resurfaced.

My week in Ambergris
I was charged with planning a vacation for 6 of us, 3 couples.Having personally been to the mainland before, I worried about the grit, grime & poor roads of it might be off-puting, so I searched for a villa on the very desirous Ambergris Caye. The biggest differences are: the reef is within a mile here, where from most jumpoffs of mainland its 17+ miles out at sea. Ambergris is very much like the mainland, only 2 to 3 times the price.<br/>Anil Mar is exactly like the description details. It is a 15 minute Mad-Max golf cart ride to ANYWHERE. The best restaurants are back in San Pedro. Rojo being an exception. Fya Hut at the bridge is a must.

Great stay
My vacation was fantastic. I loved the house. My only complaint would be I wish the 3rd bedroom was connected to the house. I felt excluded from the others. Everything in the house worked great. Very clean. Loved the pool. Communication from Simon was excellent.. Adam was also fantastic.. His hospitality was superb. Excellent restaurant with great food and drinks next door. Wish this property was closer to town.

Awesome!
Simon and the crew at Sunrise Property Management were absolutely the best! they took care of the flights from Belize City to the Island, took care of the golf cart's (they were waiting for us at the rental). The house was exactly as described, cleaned and well maintained, we had one issue with the air conditioner downstairs (on a Sunday) but they had it fixed the next morning. The caretaker of the property Adam took great care of us, we booked snorkeling and fishing with him and it was great! We had Helen prepared several meals for us, delicious!<br/>Overall we had a great vacation and really enjoyed our stay Anil Mar. Our experience with Sunrise Property was great and hope to use them again in the future.

Beautiful Home
We have stayed in a number of VRBO/HomeAway rentals and this is one of the nicest. It is a beautiful home and was perfect for our family of four. Adam, the caretaker, and his family were super helpful and fun. They helped us get familiar with the area, took us snorkeling, caught fish and cooked for us (wonderful fresh fish, chicken, and ceviche!!). The pool was crystal clear and clean, as was the house. The interior of the house is spacious and comfortable, with unique touches like carved doors and huge walk-in showers. This was our first trip to Belize and we had to plan it last minute without a lot of time to think about the logistics of getting to the house and getting around the island. Simon and Sunrise Property Management took care of everything for us without our even having to ask. When I think back about the trip and how much time we would have spent on arranging flights, transport to and from the airport, golf cart, tours, etc., I am so thankful that by chance and luck, we chose a house that was managed by a company which took care of all of that for us. We had one of the best and easiest experiences we've ever had getting to and from a house that was fairly remote. We prefer staying in a private home with a pool and few neighbors when we travel, but sometimes that can present some unexpected headaches in terms of security and transportation. Not so with Anil Mar. We were extremely satisfied with the house, caretakers, and management for this rental.

Paradise on Ambergris Caye
The house was absolutely perfect for our family of six. On the main floor there are two masters and three bathrooms. The kitchen comes with all the essentials. The third bedroom is downstairs and accessible from an outside door. We had a blow up mattress brought in so that each of our sons had their own room. There is a bedroom, room and large room downstairs. There is a travertine terrace that goes across the whole house overlooking the pool and ocean. The pool deck is all travertine and has lounges. The dock is straight out from the house. Anil Mar is about 7 miles north of San Pedro of which about half of the road is good and half rough. It takes about 35 minutes to get into town by golf cart. We would rent this house again when we come back.<br/>Simon and Elena are the realty people that handle all of the arrangements flawlessly. They had a cab waiting at the airport for us. They had our golf carts delivered to the house. They set up our excursions. <br/>Adam and Hellen are the caretakers that you will love. Adam is also a guide with a boat and we went out with him all but two days. You decide what you want to do each day and he does it. Fishing, snorkeling, cruising, exploring Caye Caulker or going to a beach bar. Hellen cooked for us several nights and it was delicious.<br/>Golf carts are the primary means of transportation. I would ask for a full tank of gas, as the only gas stations are in town.<br/><br/>

anil mar retreat
This property is very nice, has what you need and is right on the beach. The high point was Adam the caretaker, guide, whatever you need guy. He made everything great. The negative was the distance from town and the road to get there, if you don't go back to town often this is a great place. Also there were a lot of mosquitoes but they were all over the north end.. All in all this was a beautiful place, there is lots to do from house with Adam. We did enjoy the trip.

A true gem!
This house was PERFECT! It was out of the hustle and bustle of the city but still accessible to everything we needed and everywhere we wanted to go. The house had everything we needed and it was a very relaxing stay. The entire property was relaxing and had enough for our entire party to do. Adam the caretaker is the BEST! Belize Vacation (Anil Mar)
The house was everything we expected from the pictures and description. Adam the caretaker was an outstanding guide and helped make our stay perfect. He took us fishing, snorkeling and is a great cook, making an outstanding BBQ fish dish that was superb. Simon the property manager had everything orchestrated; from golf carts delivered to the house to arranging for a awesome birthday cake Absolutely one of our top vacations thanks to Simon and Adam!

Bad Timing?
How to describe this vacation? The worst tropical vacation in my wife's and my life. San Pedro has grown enormously in the past 2 decades, and is now crowded and noisy, as well as dirty. We chose to stay at Anil Mar because we wanted to be more remote. The price was a road so full of potholes that traveling more than 5 mph was impossible. It took us more than 45 minutes to travel the 3-4 miles of dirt road past the paved road. it took us an hour to travel the 7 miles from the airport. The Sargassum weed had "come in", and the beach was buried under up to a food of rotting, insect infested seaweed, which extended out into the sea many, many yards. Had we the tools, my brother and I could have cleaned it in a day or less, but cleanup didn't get started until we were near leaving. <br/>The house is beautiful, but you can't open the windows. The owners are afraid of "salt spray". So you are stuck with AC. And if you are stuck in the basement (the third "master suite") and on that horrible bed, forget about leaving the screen door open. The three air conditioning compressors just outside the door will really jack up the heat and the noise. And then the sewers backed up... This vacation really, really sucked. My wife and I have been all over the Caribbean, and have even been to Ambergris Cay before. This was, by far, the worst vacation ever! <br/>Caretaker Adam was great, however.

Unfortunately you're right it was bad timing. Just before you arrived we experienced the highest ever recorded amount of rainfall during the month of January which badly damaged the roads. The roads were filled, graded and rolled shortly after you departed. The Sargassum isn't an annual event to the level that we experienced during your stay, it only happens every 3 or 4 years. It also takes time to hire workers to clear it, which we did when it became unmanageable; to this day we are still cleaning. When we get it this bad you can be assured that the rest of the Caribbean is as well. Unfortunately, we can't stop "progress" and that's what makes the north end of the island that more attractive as it has very few resorts past mile 3. There is much more we could offer but we are restricted to the amount of text we can write. I hope that you are able to have a much more enjoyable vacation during your next adventure and that it comes without the issues you experienced in Belize.

First I can’t say enough about Simon, he took care of arranging our tours, having the cab at the airport and having the golf cart there for us. Adam the caretaker was so awesome. He took my husband and nephews fishing. And he took us snorkeling and swimming with the sharks. The house was beautiful and location was great. Not far from town and not far from secret beach. The place was perfect.

A++ Home and Care Taker
Our family stay was excellent from start to end.. Adam (home caretaker) was amazing to work with.. He was never invasive but always there when we needed or had questions. Adam was very good with the kids and water activities. <br/><br/>The house was very clean and well kept. Probably another indication that Adam cares about his job and visitors. The house pool was very refreshing even after being in the ocean all day. <br/><br/>I rent homes monthly for work and vacation. I will be recommending Anil Mar to all of my friends looking to get away from the US. <br/><br/>

Amazing place to stay!
The rental unit was exactly as described with beautiful view of the ocean and reef. The a/c was cold and easy to adjust. Everything was very clean when we arrived. The care taker Adam was excellent and helped us bbq over coconuts which was a cool experience. Adam was always around to help us with drinking water and supplies. Adam also brought us on a boat tour snorkeling and to another island which was so much fun! The whole experience at Anil Mar was awesome and would like to visit again. Simon was also very helpful in arranging our flights to the island, our golf carts for our stay, a couple tours we went on and any questions I had along the way.

Wonderful getaway!
This was my 5th trip to Ambergris Caye, but my first staying at Anil Mar. What a wonderful time we all had!<br/><br/>We had great communications with Simon, the property manager, who helped us tremendously with the bookings, reserving our internal flights with Tropic Air and golf carts, even answering mundane questions like mosquitoes! Thank you, Simon, for making the "details" easy to deal with.<br/><br/>We also want to give kudos to Adam, the caretaker. He was very helpful and very gracious with all our requests. Second to the last day that we were there, we asked Adam to take us out on the boat for a snorkeling adventure. He did not disappoint and took us to all the best places!<br/><br/>The house / pool / property was very well taken care of. It was clean and pretty much spotless when we arrived. We were happy with all the amenities.<br/><br/>We love the location too -- 7 miles north of San Pedro is just about perfect for us. We wanted something a little more quiet than the "downtown" area of San Pedro. And the fact that it is beachfront with the entire ocean in front of us for a view, well, that's really hard to beat.<br/><br/>We would definitely come back for a second stay!

Loving Anil Mar
Anil Mar was wonderful. The house has a great vacation flow, except the third bedroom is in a walkout basement with no interior connection. The house was clean, kitchen well equipped, and a comfortable living area. <br/><br/>Simon at Sunrise was quite accommodating and the caretaker, Adam worked to meet our needs for the week. <br/><br/>Pros: great layout in the main house, beautiful views, private. <br/>Cons: awkward 3rd bedroom, far from town, restricted access to swimming and snorkeling due to Mexico Rocks Preserve

Beautiful House/ Beautiful Scenery!!
Our crew of 6 stayed here for my 40th birthday. The house was nice and the beds were comfortable. Everything we needed was provided. Adam, the caretaker, was awesome. He had everything ready for us when we arrived and even waited until we received our golf carts before he left for town. He picked up items we had forgotten for us while he was there. He answered all of our questions and gave us all sorts of advice. He even helped us make coconut drinks in real coconuts! He took us for a fun half day spearfishing as well and then cleaned our catch for us while we went scuba diving. He secured our wet suits and gear one evening for us when a storm blew in unexpectedly. The place is extremely nice. Adam made sure we felt comfortable with everything and took great care of us. There are restaurants within a few miles to to the north and south of the house. We thoroughly enjoyed our time here and will definitely return!

Anil Mar a wonderful rental experience
Our family had a lovely vacation in this beautiful spot and spacious villa. The layout of porch, pool, and dock is ideal, and the property is located a five minute walk up/down beach in either direction from nice restaurants. The groundskeeper is friendly and helpful.

Beautiful Home - Beautiful Stay !
Home and amenities were perfect for 3 couples spending a week together! The house was as advertised with each bedroom having their own bathroom plus a 4th bathroom on main floor. All the appliances were fully functional (washer/dryer/dishwasher)and came in handy. <br/>We found everyone to be very pleasant and helpful -- both the Sunrise personnel and the caretakers, Adam and his family. Adam was always available to help with any concerns we had and was awesome on our multiple snorkeling tours! He truly appreciates "his" island and making guests aware of the dos and don'ts. We left feeling like we became a part of his family. He is a great asset both to Sunrise and the owner! <br/>This place is well worth the stay!

Fun
The best part of our stay was the caretaker Alex and his family. HE was our guide on two separate days of snorkeling. He is a fish himself and loves to show guests the incredible reef and the aquatic life that lives below. HE keeps the grounds and the pool in great shape. The ride from town to the house is a bit difficult. The road is only paved for about 3 of the 7 miles.

Paradise!
We are a family of 6 (4 kids) that stayed at Anil Mar for 6 nights. From the minute I inquired about the property Simon was quick to respond and very helpful. The property itself is fantastic. We were looking for something a little more remote and it was perfect. We were able to get to town on our golf cart if we wanted to but we enjoyed the quiet part of the island much more. The property was beautiful - even more so than the pictures! It was very clean and well maintained. We loved using the kayaks and the kids loved the pool. Adam was a fantastic resource as well. We went out on a boat with him and did some snorkeling and went to Caye Caulker. He knows a lot about the island and could answer all our questions. The only criticism we had was that we did not know the 3rd bedroom was not directly accessible from the main house. Our 17 year old was fine sleeping down there but our younger son did not feel comfortable so he had to spend the week on the pullout couch but it wasn't that big of a deal. I think we would have had groceries delivered and had them at the house when we got there but we didn't realize the effort it would take to get groceries b/c we had never been there. Hope we can get back again some day, it truly was paradise!!

WHAT A BEAUTIFUL PLACE TO RELAX
Once we landed in Belize City Simon had arranged our short flight to the island. A taxi was there to take us to the villa, even stopping to let us pick up a few things at the market for the next morning. Getting to the house was easy. Adam, the caretaker, was there to meet us and show us around. The house was beautiful, and the surprise were the doors for bedrooms and the guest bath. They were unbelievably beautiful. I won't spoil the surprise for anyone but the doors are remarkable. Sitting on the patio feeling the breeze from the ocean was one of our favorite pass times. Adam was wonderful to us. Not only did he find a boat to take us to the coral reefs for snorkling, he taught my grandson how to spearfish. His wife, Helen, but Adam cleaned and cooked our catch (well, mainly his catch!) the evening we came back. We had the boat a second day to island hop for wood carving shopping. Being there a few weeks before Christmas, we attended the San Pedro Christmas parade. Adam even took one of our guests to the Jehovah Witness service as she wanted to attend a church out of the country. Everything about the villa and services provided were extraordinary. So relaxing and fun. Simon came out as we were leaving and it was so good to meet him. He made the arrangements for our stay and he could not have done a better job. We had a young lady (and I am ashamed I can't remember her name) who was lovely to work with. She picked us up with the taxi driver and went back to the airport with us. I even had my deposit refunded before we even landed in Houston. That was amazing! The only problem I encountered was the 12 degree weather I returned to in Little Rock! Thank you Simon, and Adam for the best of vacations. Being a hotel manager I can assure any future guests that the cleanliness and maintenance of the property was excellent. And I did check! LOVE THE SHOWERS

This property is very nice, has what you need and is right on the beach. The high point was Adam the caretaker, guide, whatever you need guy. He made everything great. The negative was the distance from town and the road to get there, if you don't go back to town often this is a great place. Also there were a lot of mosquitoes but they were all over the north end.. All in all this was a beautiful place, there is lots to do from house with Adam. We did enjoy the trip.

The house was everything we expected from the pictures and description. Adam the caretaker was an outstanding guide and helped make our stay perfect. He took us fishing, snorkeling and is a great cook, making an outstanding BBQ fish dish that was superb. Simon and the crew at Sunrise Property Management were absolutely the best! they took care of the flights from Belize City to the Island, took care of the golf cart's (they were waiting for us at the rental). The house was exactly as described, cleaned and well maintained, we had one issue with the air conditioner downstairs (on a Sunday) but they had it fixed the next morning. The caretaker of the property Adam took great care of us, we booked snorkeling and fishing with him and it was great! We had Helen prepared several meals for us, delicious!<br/>Overall we had a great vacation and really enjoyed our stay Anil Mar. Our experience with Sunrise Property was great and hope to use them again in the future.

The house was absolutely perfect for our family of six. On the main floor there are two masters and three bathrooms. The kitchen comes with all the essentials. The third bedroom is downstairs and accessible from an outside door. We had a blow up mattress brought in so that each of our sons had their own room. There is a bedroom, room and large room downstairs. There is a travertine terrace that goes across the whole house overlooking the pool and ocean. The pool deck is all travertine and has lounges. The dock is straight out from the house. Anil Mar is about 7 miles north of San Pedro of which about half of the road is good and half rough. It takes about 35 minutes to get into town by golf cart. We would rent this house again when we come back.<br/>Simon and Elena are the realty people that handle all of the arrangements flawlessly. They had a cab waiting at the airport for us. I was charged with planning a vacation for 6 of us, 3 couples.Having personally been to the mainland before, I worried about the grit, grime & poor roads of it might be off-puting, so I searched for a villa on the very desirous Ambergris Caye. The biggest differences are: the reef is within a mile here, where from most jumpoffs of mainland its 17+ miles out at sea. Ambergris is very much like the mainland, only 2 to 3 times the price.<br/>Anil Mar is exactly like the description details. It is a 15 minute Mad-Max golf cart ride to ANYWHERE. The best restaurants are back in San Pedro. Rojo being an exception. Fya Hut at the bridge is a must.

My vacation was fantastic. I loved the house. My only complaint would be I wish the 3rd bedroom was connected to the house. I felt excluded from the others. Everything in the house worked great. Very clean. Loved the pool. Communication from Simon was excellent.. Adam was also fantastic.. His hospitality was superb. Excellent restaurant with great food and drinks next door. Wish this property was closer to town.

We have stayed in a number of VRBO/HomeAway rentals and this is one of the nicest. It is a beautiful home and was perfect for our family of four. Adam, the caretaker, and his family were super helpful and fun. They helped us get familiar with the area, took us snorkeling, caught fish and cooked for us (wonderful fresh fish, chicken, and ceviche!!). The pool was crystal clear and clean, as was the house. The interior of the house is spacious and comfortable, with unique touches like carved doors and huge walk-in showers. This was our first trip to Belize and we had to plan it last minute without a lot of time to think about the logistics of getting to the house and getting around the island. Simon and Sunrise Property Management took care of everything for us without our even having to ask.
