Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great little bungaloq This little bungalow was very cute, clean and comfortable.<br/><br/>Though I will say the master mattress was too firm for me, the other 2 beds were very comfortable. There's a blow up queen mattress if extra beds are needed, plenty of pillows and blankets, toiletries, dishes and space.<br/><br/>We had a bit of trouble unlocking the door when we checked in, but we called the help number and they were able to help us get in in a timely manner, and sent someone over immediately to check the door for us.<br/><br/>I would definitely stay again! Great location The house is in a great location very close to downtown and with several restaurants and bars close by and near to wholefoods for groceries etc. The area felt really safe and easily walkable to many areas.<br/>Check-in and check-out were seamless with Turnkey providing the details in advance and reconfirming on the day prior to our visit. With 6 people arriving at different times the key-code lock was great and also perfect for when we were out at night. Turnkey also advise you 24 hours in advance regarding early check-in/late check-out which is a nice feature, although we didn&#x2019;t have to take advantage. We had one query beforehand which was responded to promptly. <br/>The house itself is comfortable enough but could definitely do with a face-lift as it is showing signs of wear - It is an older property and this is starting to show in spots. It also needs more attention to cleaning. With such a high cleaning fee, one should not see dust on the pile of books on the bedside or under the furniture. <br/>The house generally was fairly well stocked albeit a bit mismatched. However would suggest adding some more hand towels and washcloths &#x2013; with 6 people, there were not enough of either. Also for the kitchen, a dishrag for wiping counters and another dishtowel/ dish draining rack and a sweeping brush would be useful. <br/>As the rental contract has a steep charge for any sign of smoking on the property, the downstairs tenant should be advised to &#x201C;smoke&#x201D; outdoors as we encountered the aroma very strongly inside the house on a number of occasions. <br/>In all we had a good stay and would probably stay again as the location was ideal and the house itself was fine with just a few things that could be improved.<br/> Response from TurnKey Vacation Rentals; Monday, March 16, 2020 Hi E, Thank you so much for the feedback and we're so happy to hear that you loved our place so much that you would return! Good location, not child friendly This is a great location for going out. Near lots of cute restaurants, quick access to downtown. The pictures make it look much larger than it actually it. DO NOT recommend this property for children- lots of corners to run into. <br/><br/>Management provided us with two expired parking passes and were not at all helpful in helping us resolve the issue. Review of stay Our experience was less than desirable. When we arrived we found the master bedroom unkempt. The shower curtain was full of black mold, the trash can was not emptied, their was sequence and glitter on the floor and lipstick marks on the counter of the sink. The vents in the ceiling had condensation dripping onto the kitchen floor and counter top. The couch has black dirt stains all over and we chose to not even sit on it. To top it off we had to leave in the middle of the night on our 4th day due to very large cockroaches running in the kitchen and out of the master bedroom. We killed 2 in a matter of 5 minutes and saw 2 more as we hurried to pack and leave. These were about 3 inches in length. The renter downstairs was also very rude and argued about the parking. This is the worst travel experience I have had. Strong marijuana smell The house was very charming and the location was great. However, it smelled of marijuana the entire time from the residents downstairs. If you are not 4/20 friendly, I do not recommend staying here. Not for us.......... Great location, extremely clean, air conditioner worked great. We have stayed in multiple VRBO homes from California to Texas, this property would rate at the bottom of our list. You are not renting a one level house but a split level with at 3 maybe 4 college students and their guests, permanently living below you. Our problems started at 12:30 a.m. with a man and lady sitting on the porch you see in the picture, and just under a bedroom window, drinking cussing and yelling at each other. We got them to move along to "their" portion of the house, that's when the loud talking and continued partying of their friends began. The management company was quick to respond with every text I sent them. Our house mates finally settled down around 3:30. I should mention this was the middle of the week not a weekend. Also, be prepared to take everything you need in the kitchen, we had 1 wine glass. You should also note that although the back yard looks nice, there are some holes hidden under the mown grass. One of our ladies went to investigate the horseshoes game, when she stepped off the stair case onto the yard she stepped into a hole causing her to fall and twist her ankle. As for parking, be aware, you are assigned one parking spot, out of two, next to the house the other spot and the street is filled with cars of your house mates. We ended up leaving a night early for which the mgt. company reimbursed us. Business Trip to Austin The vacation rental was very nice. Clean, quint, and roomy. Cozy and Great Location Came here for a bachelorette with six other girls. The location of the house is perfect - walkable to lots of areas or a quick Lyft ride. House was clean and management responded quickly to a couple small issues we had with squeaky doors and unopened vents. The only negatives I found were that the house is old and very creaky which means it's kind of noisy. The living room area is also small and there wasn't enough couch/lounge area for all seven of us to sit at once. If you're not planning to be in the house much this isn't an issue! Great location! The house is very cute and in an excellent location. Close to bars and restaurants. The Uber down to 6th street was under $10. The only downfall of the house was that we walked in to a dirty toilet, the microwave and dryer did not work but other than that, it was a great stay. There is a restaurant very close by called 24 Diner which my friends and I HIGHLY recommend. Austin Charming Bungalow A group of 8 of us stayed her for a bachlorette party! It was a GREAT place! When we got there it was very clean, and in the PERFECT location! It was right by rainy street and 6th street! There were also tons of places that were accessible to eat that were only about 5 min drive away! The only downfall is that parking isn't ideal especially if you are going to have more then 2 cars! Other then that I would stay here again! WE LOVED IT! Nice location but several inconveniences House was clean and in a great location - walkable to a large Whole Foods and an easy Uber from great restaurants and bars. However, the owners did not pay their AT&T bill so we were left without TV or WIFI. Shower in master bedroom only had cold water, so everyone had to use the hall bathroom. Also, the parking pass was no where to be found. Overall, it was a great house, just wish they were more prepared for guests. Charming, great location, but needs some love This home is in a fantastic location, near shops and restaurants in Clarksville, playgrounds, pool, amd splash pad, and easy to get downtown or anywhere else in Austin. The house is used for rentals only, however, and left a little to be desired. No coffee, sugar, salt, pepper, kleenex, etc. - things to make it feel like home. The bathroom faucets are cool, but so old and not working properly. They need to be replaced. Lots of dust under and behind furniture. I've maker doesn't work. Basically, it's just a bit run down. Besides water waste, that's not terrible, bt I didn't think it was a good value for what we paid. Noisy tenants, not a private home Unfortunately I've had a horrible experience with Turnkey. Communication is deplorable. Customer service was dry and uncaring.<br/><br/>Our weekend started out pretty rough. I booked a home four months in advance, and at 8 p.m. on the night before our reservation, I was informed that our home was no longer available due to a maintenance issue. Customer service found a replacement home for us that evening -- ok.<br/><br/>The morning of our check-in (at noon), I was informed that the new home would be having construction going on all weekend -- installing/re-staining of a deck, both Friday and Saturday. That was not acceptable for me and my all-female party. This home should never have been presented as an option for us. Customer service told me, rather rudely, that they never ask their homeowners to reschedule maintenance, so if I wanted to move, it would be my choice. Obviously I asked to move because I did not want men coming in/out of the house all weekend, or listen to construction noises.<br/><br/>The worst part of our weekend was that it was not made clear that final home #3 was a duplex with full-time tenants below. The tenants partied until 5 a.m., both Friday and Saturday. It was awful. Yelling, music, the smell of marijuana. No one slept a wink.<br/><br/>When I called Sunday morning to complain, I asked to be comped one night's expense for the entire inconvenience of the weekend and the horrible tenants. A supervisor told me the best they could do was a $150 refund, since the move was "my choice," and I didn't call to report the incident immediately (at 4 a.m.??!).<br/><br/>This is completely unacceptable in my opinion and I will never be doing business with Turnkey again. Be advised if you rent from them, you may have construction going on unannounced, nightmare neighbors and/or marijuana fumes, and Turnkey will think this is acceptable for it's guests. Charming as advertised! This home comfortably accomadated 5 adults during a long weekend stay. We arrived in Austin mid-morning and were allowed an early noontime entry to this charming home and found it to be very home-like; clean, cozy and nicely decorated, It is very conveniently located within walking distance to many downtown hotspots. We even tried the Metro bicycle sharing program one day and checked out the walking/biking trails close by. Highly recommend the food truck tour by Austin Eats and Rainey Street beer stops. There is a wonderful 24-hour diner close by, too, that is a must! I highly recommend this charming bungalow!

Charming craftsman, 1 Mile to downtown, clean & private! Complimentary early check in and late departure was much appreciated. Everyone had their own room and the communal hangout spaces were grown up and comfortable. I recommend adding a hair dryer to the bathroom but we found an iron when we needed it! The no key access security pad worked well for our group.

Great location Spent the week in this great rental near/in downtown Austin. Location was fantastic with a number of great restaurants in walking distance. Also, the street, though close to a lot, is actually somewhat quiet which was a nice plus for being downtown. This is a duplex, so there is a "downstairs" neighbor but never really saw that person during the stay. Overall a great place.

Nice location but... This house is in a great location close to downtown which makes it great for sightseeing! The cons: small living room, noisy tenant downstairs at night with barking dog. Vents in kitchen leaked from air conditioner on to counter and table. Place could use some updating and maintenance. Great space and location with one downside Great house, great location, responsive managers. Generally very pleased. One very important note is that that there are tenants downstairs. We rented this house instead of an apartment to not have to worry about coming home late, making noise and disturbing anyone. Without fail, each and every night we'd get (rightfully) frustrated knocks on the door - even just walking around and talking at normal volume is loud enough to be a disturbance. If you're not out late, this place is fantastic; if you enjoy a little more night life, might be best to look elsewhere. Great Walkable Location!! During a recent trip to the area for the Austin Marathon, a couple girlfriends and I had the opportunity of staying in this cute bungalow. The location was fantastic as we were able to walk to numerous restaurants, area shopping, entertainment, Whole Foods and the River. No rental car needed! The unit resembles the photos nicely. Overall it was well kept and spacious enough for our group of 3. I did notice a few of the dishes were chipped, bathroom towels miss-matched and a leak around the base of the toilet in the master bedroom. At the time of booking we were not aware that the property was a top and bottom duplex, so there are tenants that reside below. We never saw them, but heard them each night coming home from work around 11:00pm-12:00pm. They weren't purposely loud, but the walls are fairly thin so we could hear them walking around and talking each evening. The property management company was absolutely fantastic!! Excellent communication, prompt with check-in and check-out procedures and extremely accessible. They really made our stay a breeze. I would book another property with them again in a heartbeat! Weekend in Austin Great! Easy to book. Allowed to check in early and check out late. Excellent communications from rental agency. The house was clean and well-furnished. Great Bungalow We came to town for the New Year and a wedding. The house was very clean and comfortable for three couples. Parking was difficult because there are only two parking passes and the tenants below had two cars in the driveway (only room for two cars in driveway). You can't beat the location. We originally booked a different house to stay in, but someone was in that house and it was a mess! But then we were moved to this house right away, and we were so happy. It was perfect for us 6 girls on a bachelorette party weekend. We were in a great location and fell in love with the house. We would rent this place again!

Perfectly located, comfortable, modern, downtown Austin 3 bedroom bungalow. Located in Austin's first historic district in the heart of Austin. Walking distance to some of the best restaurants, bars, and shopping!. Our 3BR/2BA home has all the comforts of home while also having amazing access to the city, hike and bike trail, and Lady Bird Lake. Our home has the perfect amount of privacy combined with a prime location. The main living space of our home is open and spacious with a large combined family room and dining space. The family room has an oversize couch and large flat screen cable TV with sports package. The fully-equipped kitchen has everything the master chef of the group needs to cook a family style meal; however, our home is just steps away from some of the finest restaurants in Austin. We have a small coffee nook overlooking the back balcony with beautiful views of the tree tops and downtown Austin. The master bedroom comes with a deluxe queen bed, walk-in closet, and attached bathroom with shower/tub combo. The two guest bedrooms are located off the main living space; both bedrooms have two comfortable queen beds. There is a full bathroom located in the hallway with shower/tub combo. We have a queen size air mattress for extra guests. Our back balcony overlooks the massive fenced in backyard and downtown Austin. This is a great spot to grill up dinner and play horse shoes with friends and family. Please be mindful that we have tenants occupying our downstairs unit.

Every home on my street is labeled as a historic home, and it is fun to walk down our street and check them out. The Old West Austin neighborhood has something for everyone to enjoy up and down 5th Street, 6th Street and West Lynn, in the heart of Clarksville. Ranked one of the top ten neighborhoods in the country by the American Planning Association, Clarksville has a unique blend of historic craftsman-style homes mixed with modern architecture. From some of the City's top restaurants and wine bars to the oldest soda fountain in Austin (Nau's Pharmacy); we have a variety of great things all walking distance from my home.
