Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great Location Nice compact space- right in the mix of everything. Parking was a little rough until we figured out all of the gate/door codes. You have to park on the street somewhere until you get inside the condo to get a gate remote. I'm sure it said all of that in the directions--which we missed. Everything was clean and easy to use. There's a bit of street noise on the weekend, but nothing crazy. The pool area is a nice little spot. We didn't swim, but would have if it were warmer. This is a good value- nice stay. Great spot for SXSW- close to everything The apartment was in great condition. Very clean when we arrived. Check in was simple-- the instructions were sent well in advance. The place is right in the middle of town, making it simple to get around on foot. Would stay here again for SXSW 2020.

Austin 4th st The bed was terrible. Pillowcases were rough and old. Walls need new paint marks throughout the location. Mold is starting to develop in the shower. Blinds are stained with black and brown spots. Not sure if I will book with turn key again. Other properties are usually better maintained. love love love !!!!!! I CANNOT SAY ENOUGH ABOUT THIS RENTAL PROPERTY! IT LOOKS EXACTLY AS PICTURED AND THE LOCATION IS OUTSTANDING! BRAND NEW APPLIANCES, AC UNIT AND WASHER AND DRYER. THE UNIT WAS EQUIPPED WITH TOILETRIES, LAUDRY DETERGENT AND PLENTY OF TOWELS. WE WILL DEFINATELY BOOK AGAIN FOR OUR NEXT VIST IN THE FALL! 10++++++++++

Slow start but great stay Started out a little rough. Difficult to maneuver getting the gate opener from the condo. The combination on the front door would not work. I called the helpline and they were able to change it immediately and get me in. Once I got in, the gate clicker was not there so I could not get into the parking area. I called once again (there was no office on this property) and someone came and left a clicker on the counter while I was at my first meeting. After that, everything was great. Place was nice and had everything I needed, great location, and when the things were not what they needed to be (described before), they were corrected immediately without long waits on the phone. I'll absolutely be staying there again if available. Amazing value, perfect location. This was one of the nicest places I have stayed. The outside appears a little rough but upon entry, it was wonderful. Very clean and felt like home. I was disappointed I could not stay longer. This is such a better value than staying at any of the hotels in the area.

Never again Several comments of other customers of unit 246 in Austin had claimed the door lock of the unit would not work first and needed to contact the support line. It also happened to us in our arrival. We had to spend 1.5 hours out of the unit (100ºF with our 1.5 years old daughter after 10 hours flight), phoning the assistance line to help us reach the unit. Finally someone had to come to replace the battery of the lock. <br/>The wifi signal was not strong enough, so after 4 phone calls to an american number (my number is from Spain, so international calls and no way to use skype or any other way) they installed a signal booster the third day of our stay. <br/>The TV on the dinning room would not work, and maintenance staff could not fix it. We do not watch TV, so it was not important for us.<br/>The water fountain on the fridge stopped working in the third day, and maintenance staff could not fix it either. <br/>The matress of the sofa-bed was auful, you could feel every spring in your back. Besides, the bed was sloped so your feet would be lower than your head. <br/>The qualifying certificate of the unit was expired. <br/>We had a money compensation, but the inconveniences were huge. Maintenance staff did their best, but still the experience was awful. <br/>Never again. <br/>Maintenance staff were pretty helpful and kind, but Turnkey service was auful. Great Location and Customer Service When I first arrived, there was an issue with the couch-bed. It took a few hours to straighten it out, but TurnKey was diligent in resolving it. Once the issue was resolved, TurnKey was very responsive to my stay and committed to making sure we were as comfortable as possible (i.e. extra blankets).<br/><br/>Speaking of comfort, aside from some normal wear and tear, the apartment is well maintained. It was clean, light and airy. All the appliances worked, the water was hot, and it was well stocked with things that made it a nice home away from home.<br/><br/>Edward and Aaron were godsends and were kind enough to mail something to me that a colleague left behind. <br/><br/>Beyond that, if you're in Austin and need to be downtown...you'll find it hard to beat this location. And given the location, it was surprisingly quiet. It's in the middle of everything, yet once you get inside, you feel like you're far enough away. <br/><br/>Though off to a bumpy start, the entire stay was smooth sailing. I definitely recommend this place, and if I come back to Austin, it will be the place I first look to book again! Comfortable and convenient downtown Austin location for couple My husband and I enjoyed several nights at this great downtown location. We did not rent a car so we walked everywhere. Of course Red River, 6th, Congress, Rainey St are all very nearby. SOCO was just a 20 minute walk. The capital and university not far. The condo was quite comfortable. Kitchen had everything we needed, even though we ate out mostly, there were plenty of pots/pans/cutlery and glassware. Bed was comfortable which is good as we both suffer with back problems. The place is perfect for a couple. Place was clean and secure and safe. It's a bit noisy as it's in a busy urban location, but the sound machine helps! I liked the clean décor. The TV remotes never worked quite right but we were mostly on the go so it did not bother us. The management team was very helpful and quickly responsive. That was great as we had travel woes and got in very late and I could not put my hands on the outside gate code #. Chic Digs in Downtown Austin Absolutely LOVED this place. Beautifully appointed and a great location right in the middle of downtown Austin. Evenings on the weekend can have some street noise but they even thought of that with two white noise machines that worked beautifully. Slept well. Great bathroom layout, huge shower, and fantastic kitchen. Will definitely stay here again. Only issue was that I got locked out early even after having been extended a late checkout. Austin condo Overall we had a great experience with the condo rental. It was well-located, comfortable, and had everything we needed. Two small complaints, the unit wasn't perfectly clean. The bathroom counter and towel rack had long hairs on them. The second comment is that the pictures show large flatscreen TVs, but there is no cable included (at least that I could figure out). It wasn't a big deal because we weren't in the unit much to watch TV, but I appreciate being able to flip on the news/weather while I'm getting ready in the morning. Great stay in a great location Very nice stay, cute condo in a great location - walking distance to lots of bars/restaurants. It was noisy at night because it is in such a prime location. A very noisy condo with a difficult parking process. When a condo comes with a year's supply of earplugs and two noise cancelling white noise machines, you know there is a problem. It sounds like the trucks are coming through the living room. The parking process needs revision. Upon arrival you have to pay to park on the street and go get the clicker. Upon check out you go park on the street once again and go back in and drop off the clicker in the condo. This could be eliminated by an entry code much like the walk in gate and the condo door. There is no daily maid service. The parking instructions are out of sync with the property. The info in the condo says 3 digit numeric and the spaces are numbered alpha numeric. GREAT place to stay in Austin Easy, easy, easy. They sent all the details before check-in so I didn't have to think about a thing. Had a couple of questions checking in and the phone help was friendly and on point. <br/><br/>Parking was simple and secure - way easier than dealing with hotel valet. Quick walk to 2nd Street district and a few minutes drive to South Congress. <br/><br/>Overall we agreed it was easier than staying at a large hotel and great to have the extra room for our 3 night stay. Great Location! The location of this rental was ideal for a conference at the Convention Center!<br/>Instructions for access were excellent.<br/>I found it strange that I was instructed to start a load of laundry (towels) and take out the garbage before leaving, especially considering that there was a housekeeping charge.<br/>The apartment is just as pictured. The kitchen is nicely stocked, but there isn't a table to sit at to eat a meal (other than the couch/coffee table).<br/>All of that aside, I would still rent again if I'm in the area. Nice Stay We had a nice stay at this location. The rental had all of the basics and was nice and clean. Nice restaurants and markets were within walking distance and we took a Lyft to other restaurants and bars. The decorations are really nice and clean, the apartment is considered and efficiency so there are no doors between the living room and bedroom, which is great for one couple or a small family. <br/><br/>A few comments:<br/><br/>-Directions for where to park, how to enter the building complex and where the particular unit was located once inside the building complex were not included in the text messages. This was really problematic. I was unable to access my e-mail while driving around the downtown area and trying to figure out how to get in. I called TurnKey and they were able to help me, but it was really inconvenient walking around the street in 100* degree weather, with all of my luggage, no elevator and no way to get in.<br/><br/>-The parking situation is not very convenient if you need a car and it is confusing if you aren't prepared. Again, this information was not included in the text, but is buried in the confirmation e-mail - which may not be very accessible. You have a designated parking spot with your rental fee, but you first have to park somewhere else, access the unit to get the garage opener, return to your car and then access the garage. To check out, you have to remove your car from the garage, park it somewhere else and then go back in and return the garage opener. If you don't need a car and have a Lyft, Uber or other driver, this is not a big deal and the location is convenient.<br/><br/>-The location is fairly busy and even with a noise maker, you can hear partiers and emergency vehicles throughout the night. I wish i had brought my ear plugs. The pool is closed from 10pm - 8am, so that does not add to the noise. My new "home" I live in Minneapolis and have an office in Austin... I travel frequently and was tired of the hotels downtown, so I tried something different - WOW I am glad I did... The pre-arrival communication and follow-up once I was settled was terriffic and the condo was absolutely perfect. It had all the amenities I needed, plus easy parking. The decor was tranquil and clean and I felt at home immediately. Since I stayed over the weekend as well, I had the chance to walk about downtown anytime and was never more than a few blocks from "home". The only issue to note is that you are in the heart of downtown and 6th Street can be loud at night. The condo had a box of earplugs, which blocked out all the sound and I slept through the night each day. I have found issues with noise even in the hotels... so it is simply a fact of staying downtown. I wholeheartedly recommend this particular unit.

Nice Interior We loved the interior design of the unit. The owner should provide guests with ear plugs. On Friday and Saturday nights, the street noise doesn't stop until 4:00am. (And it's loud!) The foldout couch is really uncomfortable. Other than that we enjoyed the proximity and walking distance to a number of restaurants and bars.

Perfect place for two This apartment is in a great location and was immaculate. Though small (same size as a hotel room) you get much more than a hotel (washer, dryer, full kitchen, etc) and it was much more inexpensive than any hotels in the area. I would recommend this to any couple traveling to the Austin area. The location can't be beat (centrally located in the middle of everything) and I'll definitely be back.

Awesome place, would definitely stay again <br/><br/>The condo looked exactly like the picture, clean, modern, though maybe a bit smaller than it portrays in the photos. Behind the two chairs and the longhorn sculpture you can find the bed, which makes it a perfect little studio. It was a bit difficult to get cooking going, because there were no basic spices, herbs or sugar, which I ended up buying. It feels like most people don't take the effort to cook at this apartment because of it, though the Austin food scene is excellent :)<br/><br/>One downside is that it's very close to 6th street, which is the main drag of Austin. There were several nights where people were having conversations just outside of the room, which could be easily overheard because of single paned glass. However, this problem could be easily resolved with double paned glass for better isolation<br/>

Good Place to stay in AUSTIN Basically I am satisfied with the service. Its very good and efficient. I like the system, the location and the safety. <br/>The only drawbacks are the place is very noisy especially on the weekend, you can almost can hear anything happening on the street. And the internet speed is very slow. we need faster internet speed and better Wi-Fi coverage in every room.<br/><br/>I would like to make some suggestion such as cleaning service, it would be nice if there is a cleaning service to be done at least once a week.<br/>Make or install sound proof windows so the noise from the street can be reduced significantly.<br/>Provide some kind of Care Taker in the premises so we have some one to communicate with when we need it for instance to drop the clicker when we checking out.<br/><br/>overall I like this place......and I will comeback to stay when I am back in Austin.

not quite right The apartment was beautiful and in a great location, but the pullout sofa was so slanted that sleeping in it wasn't possible. Check before renting if the sofa has been fixed. A perfect base in downtown Austin! We loved our stay in this very stylish and comfortable apartment. The bed was blissfully comfortable, the towels and linens luxurious,and the parking secure and convenient. Based on other reviews we expected it to be noisy, but although we were there at the weekend we found it far enough away from the 6th street cacophony and slept very well. (There's a little traffic <br/>noise before midnight, but this is a city centre.) The position is perfect for access to all of downtown Austin, and it's only a short walk to the river and SoCo. (There's a little traffic <br/>noise before midnight, but this is a city centre.) The position is perfect for access to all of downtown Austin, and it's only a short walk to the river and SoCo. We would definitely book this again. Another success from Turnkey rentals, who were also a pleasure to deal with.

The apartment was beautiful and in a great location, but the pullout sofa was so slanted that sleeping in it wasn't possible. Check before renting if the sofa has been fixed. The other bed was also not very comfortable. The shower was great and the kitchen area was very nice.

Basically I am satisfied with the service. Its very good and efficient. I like the system, the location and the safety. <br/>The only drawbacks are the place is very noisy especially on the weekend, you can almost can hear anything happening on the street. And the internet speed is very slow. we need faster internet speed and better Wi-Fi coverage in every room.<br/><br/>I would like to make some suggestion such as cleaning service, it would be nice if there is a cleaning service to be done at least once a week.<br/>Make or install sound proof windows so the noise from the street can be reduced significantly.<br/>Provide some kind of Care Taker in the premises so we have some one to communicate with when we need it for instance to drop the clicker when we checking out.<br/><br/>overall I like this place......and I will comeback to stay when I am back in Austin.

<br/><br/>The condo looked exactly like the picture, clean, modern, though maybe a bit smaller than it portrays in the photos. Behind the two chairs and the longhorn sculpture you can find the bed, which makes it a perfect little studio. It was a bit difficult to get cooking going, because there were no basic spices, herbs or sugar, which I ended up buying. It feels like most people don't take the effort to cook at this apartment because of it, though the Austin food scene is excellent :)<br/><br/>One downside is that it's very close to 6th street, which is the main drag of Austin. There were several nights where people were having conversations just outside of the room, which could be easily overheard because of single paned glass. However, this problem could be easily resolved with double paned glass for better isolation<br/>

We loved the interior design of the unit. The owner should provide guests with ear plugs. On Friday and Saturday nights, the street noise doesn't stop until 4:00am. (And it's loud!) The foldout couch is really uncomfortable. Other than that we enjoyed the proximity and walking distance to a number of restaurants and bars.

This apartment is in a great location and was immaculate. Though small (same size as a hotel room) you get much more than a hotel (washer, dryer, full kitchen, etc) and it was much more inexpensive than any hotels in the area. I would recommend this to any couple traveling to the Austin area. The location can't be beat (centrally located in the middle of everything) and I'll definitely be back.

I live in Minneapolis and have an office in Austin... I travel frequently and was tired of the hotels downtown, so I tried something different - WOW I am glad I did... The pre-arrival communication and follow-up once I was settled was terriffic and the condo was absolutely perfect. It had all the amenities I needed, plus easy parking. The decor was tranquil and clean and I felt at home immediately. Since I stayed over the weekend as well, I had the chance to walk about downtown anytime and was never more than a few blocks from "home". The only issue to note is that you are in the heart of downtown and 6th Street can be loud at night. The condo had a box of earplugs, which blocked out all the sound and I slept through the night each day. I have found issues with noise even in the hotels... so it is simply a fact of staying downtown. I wholeheartedly recommend this particular unit.
