Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Nice condo in downtown Austin Great location! Close to many restaurants, bars, shops, and other sights. Condo was cozy, clean, and perfect for 4 adults. Only complaint was that the "quiet hours" were not followed by other tenants. Absolutely Awful My sisters and I traveled to Austin to celebrate birthdays (70 & 60) We're seasoned travelers, and have had decent luck with STR's. This location 301 E 4th St. #302 was disgusting. While the photos online and reviews looked good, it was not representative of the experience we had. The floors were filthy, there was BLACK MOLD under the bed, mold on shower curtains, and some kind of red stuff (spaghetti sauce) on the cupboards. We booked for 3 nights, but bolted after first night to a hotel. The dirt and mold made the place uninhabitable. The Turnkey representative had the cleaning staff "re-clean" and still we found dirt and mold. We refused to stay another night and requested a refund. Also, while the photo makes the location seem bright and cheery, the facility is dark and kind of creepy. ... Broken fans! ... Broken fans! I called Turnkey for help with a broken ceiling fan and a broken portable fan that were inside the unit. This was on our first day of our stay. They said they would send someone out to fix it immediately... When we left two days later they had never responded to fix it or offered any reason why they did not fix it before the end of our stay. Great Place to Stay in Austin Great location and all the comforts of home at this condo. We have stayed here two years in a row and hope to stay here again next year for our annual conference in February. The only negatives were: We wanted to (2) 2BRM/2Bath condos and we were given (1) that was 2BRM/2Bath and (1) 2BRM/1Bath--we had no idea that we only had one bathroom in one of the condos that we had rented several months in advance until we arrived. It made for crowded situation in the bathroom with our 4 people that were staying there. We will confirm this ahead of time next year--didn't notice on one of our confirmations because it was not really obvious in the paperwork that it only had one bathroom so we didn't notice until we arrived. Also, we loved the complimentary check out at noon instead of 10:00 am but wasn't notified until the day before we checked out late that this was an option so we packed and got out early our last day not knowing about this option until it was too late to plan on it. Convenient location but needs some fixes The location of this condo was very convenient and it was clean. It smelled musty/moldy however, one of the tub drains was clogged so the tub didn't drain, and the wifi didn't work even after we restarted the modem. Terrific Location. Nice Accommodation. Great location, couldn't ask for a better spot. <br/>Nice 2 bedroom apartment. Comfortable beds. Good pull out couch. Great kitchen with amenities. Unfortunately the walk-in wardrobe had a mould problem with associated smell due to the proximity of the bathroom and no exhaust fan but otherwise no complaints! Misguided Code did not work to get in. There were no clear instructions on which box to use and 10 am check out is ridiculous.We were told there was a place to leave our luggage and that was not the case. We had to leave pur bags at the Marriot. Wish I could get my money back. Great Stay Located right across from the Marriott Courtyard, Starbucks, and Austin Convention Center...walking distance to pretty much whatever you need. We received early check-in AND late check-out. All the codes were texted to me in plenty of time. Parking directions were easy to follow. Overall a great stay.

Perfect for Conference Stay I attended a 4-Day conference at the Convention Center June 12-15. I wanted to stay close to the conference, have plenty of space, and not deal with the crowds of the hotel scene. This was the perfect answer. We received excellent, detailed instructions prior to our arrival regarding entry and parking. The place was clean and roomy. We received notification before we arrived of the option of an earlier check-in time and then an email the day before checking out of late checkout time. A two minute walk to the conference allowed for easy breaks. Great location for walking for food and entertainment. We will return.

Worked perfectly for my needs. Pros: <br/><br/>- Everything from booking to departure was smooth and easy, really great communications with the property manager (responsive and informative but not intrusive).<br/>- Very conveniently located for my conference attendance at the convention center. Close to lots of great restaurants and bars - lively area.<br/>- Very reasonable rental price.<br/>- Roomy, clean, and comfortable condo: full kitchen, two full baths, lots of towels, great wifi and entertainment (three shelf DVD library, and books as well).<br/>- Furniture provided for a good work space.<br/>- Washer/dryer in the unit.<br/>- Private, gate-protected on-site parking.<br/>- Secure and safe access to the building and the condo itself. <br/><br/>Cons:<br/>- This unit is ground level in a busy commercial area and consequently there was a fair amount of street noise (I carry ear plugs - which were helpful for sleeping).<br/>- There was also more evening noise from the upstairs tenant than I would have liked. That tenant might also have been a temporary renter.<br/>- This is an older building/complex and the common areas were a bit run-down. The rental unit itself also shows some age, but not really in any bad way.<br/>- I prefer more light and would have liked brighter bulbs.<br/>- I like to cook and the kitchen was a little sparse in the way of utensils and accessories. 2BR/2BA Incredible Downtown Condo in Austin Although the condo was a fantastic location, we were very disappointed with the level of outside noise. We hardly slept at all. Between the sirens and the people walking by until 5 a.m. each morning, it was hard to sleep. The unit was overall in good, clean condition except all 3 comforters were filthy. The comforter in the master bedroom was yellowed up at the top and had stains all over the rest of it. I don't think it had ever been cleaned. One of the twin comforters had a blood stain on the inside. Quite disappointing as we paid alot of money. However, the management was excellent and very helpful when we had some questions. This is why I keep coming back This was the second time that we spent at the same complex. The handling of everything is always impeccable. From the moment my plane touched down when I received a phone call just welcoming me to Austin and letting me know the apartment was ready, and interim phone call to make sure the The apartment was cleaned properly and if anything could be done, and the prompt aftercare to make sure my visit was good and everything to our expectation. 4th street Nice place, really convenient to everything. One thing to know is this seems to be an older building, this is my beat guess as to why the bathroom doors do not lock. You can lock them, but they do not latch closed. There are a few rules and expectations they don't let you know about until right before you arrive. Nothing too big, I just felt like they were hiding this info by waiting so long to tell me. Great Stay for a Conference I was in town for a conference and the location could not have been any better. The condo was good -- nice and clean with everything you would need to stay. The twin beds were kind of low to the ground but they were comfortable. I would definitely stay here again. Great location! The property was very central to all the fun things to do in Austin. Note that there are a lot of bachelor and bachelorette parties and other big groups that rent out spots in the complex or are walking around outside - so this ground floor unit can be noisy until about 3am. <br/><br/>TurnKey was a little unresponsive. They did not send us our access information until we called them and asked for it. They also agreed to email us about the availability of late checkout but we had to follow up on that a couple of times as well (regular checkout is at 10am, late checkout is at noon). Great property, ideal for smaller groups. We were very happy with turnkey's booking procedure and the condition of the condo when we arrived.<br/><br/>The condo was clean and had more than enough clean towels/toiletries. The kitchen had needed amenities including a coffee maker.<br/><br/>Great location, a few blocks away from the bars at 6th street and nice restaurants. It was also close to the highway so getting in & out of Austin was very easy.<br/><br/>Although the condo is listed for up to 6 guests we felt it was a bit small for our group and would be more suitable for up to 4 people. <br/><br/>That being said we had a great time and the condo was as described and I'd stay here again/recommend. very, very noisy and lacking privacy The condo windows are right at street level. Many, many people are walking by and all can (and *do*) look right inside your window. So you either have to keep the curtains closed all the time or be on display for the world. This means, also, that there is intense noise from the outside, especially on weekend nights. The kids' room is right next to where loud drunks are walking by. Certainly not close to worth the price.

Downtown condo When we arrived in Austin the property we rented was not cleaned and ready so we were moved to another location. The gate opener was not in the unit so basically from arrival to actually getting into a unit was 2 hours. The staff was helpful but overall this was not a very good experience. The dishwasher had water in it and did not work, the shower curtain kept falling down, the bath mat was very slippery, and the towels/washcloths ran red water when you used them. I don't think I would use Turnkey again.

Perfect Home Away from Home This place and company (TurnKey) are wonderful. I felt more comfortable renting through a company and this one didn't disappoint. The place was in tip top shape when we arrived and only seemed to be lacking toilet paper! But I called to inquire (a real person answered the phone immediately) and sent someone out just a couple of hours later to replenish our supply. As for the condo, it's WONDERFUL! So happy we stayed here for SXSWedu instead of at a hotel, especially given that my mom and 19 month daughter were also staying with me. The rooms were lovely and all well kept. It was awesome to have a full (decent size) kitchen. I was worried about the noise given the condo is ground level, but it wasn't an issue at all. The master bedroom actually doesn't face the street (windows only within the condo complex), but even the second bedroom was quiet enough that my daughter had no trouble falling or staying asleep. The condo building itself was great and so convenient, including the parking spot. I would 100% stay here again.

Code did not work to get in. There were no clear instructions on which box to use and 10 am check out is ridiculous.We were told there was a place to leave our luggage and that was not the case. We had to leave pur bags at the Marriot. Wish I could get my money back.

Great location, couldn't ask for a better spot. <br/>Nice 2 bedroom apartment. Comfortable beds. Good pull out couch. Great kitchen with amenities. Unfortunately the walk-in wardrobe had a mould problem with associated smell due to the proximity of the bathroom and no exhaust fan but otherwise no complaints!

Great location and all the comforts of home at this condo. We have stayed here two years in a row and hope to stay here again next year for our annual conference in February. The only negatives were: We wanted to (2) 2BRM/2Bath condos and we were given (1) that was 2BRM/2Bath and (1) 2BRM/1Bath--we had no idea that we only had one bathroom in one of the condos that we had rented several months in advance until we arrived. It made for crowded situation in the bathroom with our 4 people that were staying there. We will confirm this ahead of time next year--didn't notice on one of our confirmations because it was not really obvious in the paperwork that it only had one bathroom so we didn't notice until we arrived. Also, we loved the complimentary check out at noon instead of 10:00 am but wasn't notified until the day before we checked out late that this was an option so we packed and got out early our last day not knowing about this option until it was too late to plan on it.
