Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Nice house Overall the stay was great. We had a few issues with dirty sheets, and the sink had a fishy smell and the countertops hadn’t been wiped down. But the turnkey tram responded quickly and everything was taken care of. Would definitely recommend this house. Wonderful property in Austin, Texas This was the perfect rental for our Thanksgiving getaway. The property was well equipped and very roomy. My suggestion would be that they upgrade the beds as we tended to roll to the middle but we would rent again. It is a quiet neighborhood close to everything we would want. A great stay!

Very nice house! This house was fantastic for our purposes. The location was great and electric bikes and scooters were two blocks away and we could go anywhere from there - great bike paths nearby. The area felt very safe and it was quiet. The house was clean and well maintained. The street and driveway are extremely steep, be aware if you have any trouble walking. There is a good coffee shop within walking distance (Buzz Mill). There seemed to be a slight disconnect with the management company. The house is clearly rated for 8 (and with a pull-out - 10) but there were only 6 plates and 5 coffee cups. When mentioned to the management, they brought over more dishes, but should I have to ask? Also, we grilled the 2nd night and the gas ran out and we had to finish cooking our dinner in the oven. Their response was to go to Home Depot and refill it and they would reimburse us! We didn't have a car. They did bring another tank out the next day, but we didn't grill again after that. All the notices said trash day was Wednesday, so when we saw the garbage truck on Tuesday, we weren't ready for him. Also, they tell you to use the unsecured TurnKey wi-fi but there is a house wi-fi with password available in the kitchen. I feel like the management company should be aware of these things. All of these things were minor in the big picture - overall, we had a good time in a nice house! Perfect Location The house was perfect in size for four women attending Advocacy Day at the capitol. We were able to Lyft and Uber to great bars and restaurants easily and enjoyed the house in the evening.

Austin family weekend Our family of 7 adults stayed in Austin for a long weekend, Easter 2019. Our stay at 1511 Inglewood was very satisfying since we all arrived at different times, but really liked that we could assemble there, make plans for the day, and bring/prepare food for our large group. The location was close to downtown & we could walk to the Boardwalk along the river/lake. <br/> An Uber ride to/from downtown was easy and short. The beds and bedroom space were appreciated. We even used the backyard patio and enjoyed sitting out there mornings and evenings. We did not use the garage, but did park a couple of cars in the street as needed, but not overnight. It was very clean, but if you are planning on a big cooking project there are not a lot of pans/utensils.<br/>We received an immediate response to a text message and even had someone come out to help with the overhead fans on Easter Sunday.

Wonderful House for Girls Weekend in Austin! A group of my girlfriends stayed at this property for a girls weekend in Austin, Texas and it was the perfect layout! The two living rooms were spacious and comfortably fit 8 people. The cable for the television in the downstairs living room did not work and the owners were difficult to communicate with so we had to move upstairs to watch television. The property is located in a quiet neighborhood but not too far from the main attractions of Austin. We were just a short, 6 minute ride from downtown and 6th Street, about 10 minutes from South Congress Street and near beautiful running trails. The property is well maintained, although it can use a fresh coat of paint on the walls and fixing of some of the furniture (one of the bar stools was broken and the foot rest upstairs was wobbly). The house could also use more wash cloths and towels. Additionally, the house lacked several basic necessities like tissues and an iron. Since there was an ironing board but no iron, my friends and I bought an iron and left it for future renters to use. Overall, my friends and I enjoyed staying at this property and would recommend it to anyone traveling to the city! Extended weekend trip with four couples. This was the second time we have used this particular rental. Plenty of room for four couples. The property also has a large kitchen that we used every morning to prepare breakfast before we started our day. The garage has enough space for four motorcycles so they don’t have to be parked on the street. Both times the house has been clean, neat and ready to go. Perfect for our extended weekend stay. Uber Trips to restaurants were quick, cheap and convenient.

Lovely home in Austin This was a wonderfully comfortable, very clean home. It was nice that there were two living spaces so the couple upstairs could do as they pleased without bothering the couple downstairs. A few things to keep in mind, there were only 3 washcloths so bring your own, there were only 2 large trash bags so bring some from home unless you want to purchase some and leave them there. We really didn't do any cooking as we were out and about during the day and went out for dinner in the evening, and breakfast was yogurt etc. However, there is cookware, utensils etc. There was an extra pillow but no pillow case. I asked about a hair dryer, but was told there wasn't one, but there is one hairdryer. Shower pressure was great! The location is perfect to get around town. We used uber/lyft a couple times to go downtown and it was great. Very close to lady bird lake so we could go walking. We actaully rented electric bikes to travel the whole lake. We couldn't have done it with regular bikes due to hills etc. We enjoyed the patio for drinks at night and coffee in the morning. We came for a golf vacation and would definitely stay again. GAP Meeting in Austin The house is beautiful. It was very comfortable and very clean! We had a cooking experience for work and then all sat down for dinner and it was fabulous. The only thing I would suggest is upgrading the dinning room chairs. The location was fantastic to our office and all around a great experience. Nightmare!! AC upstairs never worked properly the entire3 days there. Every day notified service department and no one ever showed up to the end of the day to add Freon.. unbearably hit upstairs and we were all getting ready for wedding events.<br/>The owner was in dispute over her warranty and did not want to spend any more money. They could not move us since everything was booked. Spent hours on the phone much less had to argue to get some of my money back. I have never had a problem in other cities with Vrbo. Shame on Austin and the homeowner.<br/>They both knew there were issues and still rented the house. Easy place to stay Main floor master with large bath plus half bath on this floor. Large kitchen dining with patio off the space which was quite usable. 3 bedrooms and 2 baths up with also a tv seating area plus a small balcony. Walk to coffee shops and we walked into downtown Austin from here although it&#x2019;s about a mile or so. We were five woman and this house worked well for us.

Perfect Location with Everything You Need The house wasn’t perfect for my family weekend getaway in Austin. Plenty of space and getting to locations around the city was a short uber away. Wonderful place to stay! Rented this place for a mini reunion of high school classmates. We like this house fir its spacious and welcoming vibes. It is well maintained and very clean. This property is equipped with a big refrigerator, dishwasher, washer and dryer. Very convenient and short distance from all of the places you want to visit in downtown Austin. 15 minutes away from the airport.

Perfect Home For our Stay We enjoyed our stay in this house. We had 6 girls stay here and we all had plenty of room. Renting this house really made the whole weekend experince amazing. This was modern, clean, decorsted perfectly. They also had everything we needed. We enjouyed the i heart radio on the TV. The wifi was awesome. I really liked hving 2 sinks in the kitchen. Lady Bird Lake house The location was great, the house was very clean and spacious! We loved the décor and aesthetics. One issue was the constant construction next door, they were working and hammering early hours over the weekends (including Sunday) and the construction was directly next to the bedrooms. Also the WiFi was very patchy and most of us had trouble connecting to it and you had to connect multiple times so we did not have that utility while we were there. Other than that, we had a great stay. Nice House; Good Location but not a home As two families with four kids combined, this was an ideal house for us, with a few minor tweaks. The house is big, gorgeous and conveniently located.<br/>It's easy to figure out this house isn't an individual's home, but built exclusively for short-term rental. While well-appointed and spacious, it lacked some of the creature comforts one enjoys from the VRBO experience. We would totally stay here again, but there could be some tweaks for a better guest experience. In some ways it felt more like a hotel than a home. Examples: <br/><br/>* No pantry staples (spices, oils) or cooking knives. We planned to prepare several meals and ended up having to make several store runs for basics (dish soap, garlic salt, paper towels, cooking spray, coffee sweetener, laundry detergent, etc.). We certainly didn't expect to be provided with food, but I've never rented a home that didn't at least have paper towels and a sufficient knife to cut a tomato.<br/><br/>* The upstairs balcony needs a top-mounted safety latch. We couldn't allow the children to play alone upstairs for fear they would just open the door to the balcony (All four children at some point opened deadbolt and walked outside.) A $5 Home Depot fix.<br/><br/>* The upstairs bathrooms didn't have bathmats and the shower curtains lacked liners. INSIDE THE HOUSE

Take advantage of one of the many uniquely Austin eateries within easy walking distance, too. Try Baby A’s for Mexican and Churro Co., an Austin staple for—what else—flaky Churros, an ideal pastry dessert.
