Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great house and location! Awesome rental nestled in the perfect location of South 1st Street. Easy and convenient to get around in South Austin. Only issue I had was the WiFi wouldn't connect, and when I tried to get it fixed, no one responded to me. Didn't stay here. Ranking the substited property This reservation was canceled because the owner took the home off the market. Turnkey provided an admirable substitute. Great location! Very nice home, clean and had everything we needed. Just had to buy extra toilet paper. Prior to each stay, we stock dish soap, laundry detergent, a roll of paper towels, toilet paper, a dish brush to wash dishes, a few trash bags, dishwasher detergent, bar soap, and the standard bathroom amenities you might find in a hotel. Great location, nice house This place was great, the location was perfect, the house was clean, felt like home, and had plenty of space. <br/>My only complaint is that I had to call 2 days prior to our arrival, because the door code information had not been sent 10 days prior to arrival as stated. The person on the phone said that they were waiting on phone verification before they sent it, yet no one had called me to do the verification. We did the verification, then 6-8 hours later, I still had not received anything, and had to call again.<br/>The only issue at the house was that the day bed upstairs was broken, as per the note in the closet. There was a queen sized air mattress provided, which would have been just fine, but the pump for the air mattress didn&#x2019;t work. When you advertise being able to sleep a certain number of people, you need to make sure you have enough beds.<br/>Overall great experience, and would pick this house over again. Close to downtown Great location and large home for our group of five. It was equipped with everything we needed to be comfortable. When we arrived we noticed leaves in the interior floor of the living room and stairs leading up to laundry closet. We also noted the carpet on the stairs was in bad need of a shampoo as well as the throw carpet in the living room. (Also throw carpet is not the same as in pictures you look at before renting. (Owner, please update your pictures to reflect current accommodations). There were a few other minor issues like a loose facet upstairs bathroom and a small bug problem in the kitchen. We say 2 cockroaches in the kitchen sink in the AM of our second day. We did contact the management company about not being clean when we arrived and they offered to send a cleaner over however we cleaned it ourselves. One other thing that may be helpful to future guests please have cleaning people sweep the sidewalk and from main floor deck of leaves etc and wipe down the chairs for renter comfort. This was done by us and only took 5 minutes...Overall not a bad place that needs some TLC to be perfect. Austin Getaway When we arrived the home was in excellent condition (clean, tidy). Anything we noticed that wasn&#x2019;t supplied was dealt with by a phone call to TurnKey or letting the very friendly owner (who lives in other half of duplex) know. Rooms were spacious. Excellent availability of appliances, including washer & dryer. Due to the height of the 1st level ceiling, adjusting the temp of heat to be an acceptable temp for both floors was difficult. (It was cool in Feb. when we stayed). Location is great to have quick access to main routes through and out of the city. Driving to the &#x201C;best of South Austin&#x201D; was more appropriate than walking. We tried several of the recommended local restaurants .... Thai Fresh is great (must try their ice cream), Wine Belly has great tapas, ABGB (Austin Brewery Gardens) is close by on Oltorf and good for a tasty lunch. Magnolia Café on South Congress has a great overall easy menu.

Beautiful home, but bring your own toilet paper All of the amenities of home, except toilet paper. We rented this home for four days for a bachelorette party. The home itself is very beautiful, with a large living room, perfect for everyone to hang out in. There were just two things that kind of put a damper on the weekend, one being that apparently once you run out of the "starter pack" of two rolls (not even full rolls) of toilet paper, you are on your own. The instructions book left in the home tells you that there is extra tp in a few different places, so we figured we were set. However, upon running out of tp in the evening, I contacted the host and they said we were on our own. This information would have been nice to know going into the weekend, so we could have planned accordingly. Also, the smoke alarm that is located at the highest point of the ceiling started beeping in the wee hours of the morning as the batteries were low. Since it was so high, there was nothing we could do to turn this off. This continued to occur for the next 10 hours before checking out of the home. We also discovered cockroaches in the downstairs restroom upon arrival. <br/><br/>Location is on a quiet street and pretty close (driving wise) to most of Austins attractions. Great Central Austin Spot The house was great and in a perfect location. My group was in town for ACL so we had a full house and were looking for something close to the park and other attractions. It was so pleasant having patios and a large living room to hang out in while we were at the house. Only downsides: the pullout mattress in the couch desperately needs to be replaced- it's very worn and flat and creaky. Also the upstairs trundle bed didn't seem to be put together entirely properly and could use a look at- it was difficult to make that bed work for 2 people. All in all, a great experience. The location of the house was fantastic too- 10 min drive to the park, 10 min to South Congress. Not super walkable but great by car or lyft. Great Place for the Crew This was a great place to stay. We had three couples visiting for the weekend. Plenty of room and the place was quiet. Water was very hot for showers which is always nice! Awesome place to stay! Great place to stay in Austin! We were able to get an early check in without even asking. Nice porch outside where you can enjoy the great Austin weather. The only issue was transportation. We were a little far from everything to walk after the first day, but it was nothing a $10 uber couldnt fix! Great stay, great time, would go back again!! Taste of South Austin Great. The place was clean. Instructions were clear. The location was perfecto--5 minutes from everything it seemed. But it was on a quiet street, tucked away in a small grove of oaks. Like we all do, they have got to get up there and clean those ceiling fans. HOWEVER, this was a minor, minor issue--and the only one I can think of. Real Austin-y feel. GREAT towels. clean!!! Great support from Turnkey (I'll be back. . .). Yes, the customer support made me want to just deal with them every time I can. Superb. Good place Everything was great. Only real criticism is that the A/C took a long time to cool down in the summer on the first day. Also the trash was full when we went to take it out. Heavenly stay!! We were extremely pleased from beginning to end with this beautiful, spotless, very well maintained vacation rental. The location was very close to wonderful restaurants, activities and attractions. The owner went above and beyond to make our stay just like being at home. Everything we needed was provided for us. She also welcomed any questions we might have regarding restaurants, groceries, etc. We couldn't have been more pleased and we look forward to returning again!!

Best place to stay in Austin My husband and I met up with a group of my college friends to attend a concert at Austin 360. The house was perfectly located close to both the amphitheater and the shops and restaurants on South Congress. It was everything we wanted to do during our 2 night stay. We would definately stay again and recommend the house to everyone.

Congress and allowed for easy access to downtown for some nightlife. Our main reason though for choosing this unit was the relation distance to Zilker Park and Barton Springs; did some kayaking on Ladybird, swimming at Barton Springs, hiking along the greenbelt, this unit also allowed for east parking of two full size cars. Plenary of room for six adults, didn't do any cooking this trip as there is plenty of interesting places to dine in the area.

Our newly built 3BR/2BA house has cathedral-like ceilings and ample space for up to 8 guests. Convenient to all the shopping, dining, and entertainment of South Austin!. There’s ceiling height to spare in our breezy 3BR/2BA duplex, with a stunning open-concept living space and a relaxed balcony area. Best of all We’re central to everything South Austin has to offer.

INSIDE THE HOUSE

The open-concept main floor is truly jaw dropping, with atrium-style high ceilings and lots of natural light thanks to its floor-to-ceiling windows. Relax in the upscale living area, with elegant furnishings, a fireplace, and wall-mounted flat screen TV.

The kitchen, just off the living area, features granite countertops and lots of cabinet space. It’s fully equipped with gas range, garbage disposal, coffee maker and other appliances and tools.

When dinner’s ready, enjoy a shared meal in the dining nook just off the kitchen, with seating for up to 4. Or sit at the kitchen bar with room for 3.

Our house accommodates up to 8 guests. The master bedroom, with private balcony access, is furnished with a king-sized bed and flat screen TV, plus its own en suite with tub/shower combo. The cozy 2nd bedroom has a daybed that folds out into a queen, while the 3rd bedroom, located on the main floor, has a modern queen-sized bed and elegant hardwood floors. The sectional in the living space folds out into a queen to accommodate 2 more guests.

THE LOCATION

We’re in South Austin, close to all the dining, drinking and shopping on South Lamar and So-Fi, and minutes from South Congress.

That means you’re moments away from delicious local eats. Tapas at Winebelly is only 4 minutes away by car. Try some delicious Ethiopian at The Flying Carpet, 5 minutes away, or treat yourself to the out-of-this-world tasting menu at Michelin star restaurant Barley Swine, 5 minutes away in South Lamar.

As for shopping, keep it weird by picking up a souvenir at one of the hip boutiques on South Congress, just a 5-minute drive from our door.

When you decide to venture farther out, Downtown and UT Austin are only 13 minutes away by car.
