My place is located on the north coast of Koh Samui and is a short stroll from Big Buddha Beach, Our villa conveniently located in Bang Rak, central to all island attractions and only a mere 15 minute stroll to the beach and a 10 minute commute to Chaweng. Set amidst a lush coconut groves, . You’ll love my place because of the location and the neighborhood. My place is good for couples, solo adventurers, business travelers, and families (with kids). If you require a early check in or late Checkout please advise, let us know as this is subject to availability.

Terms And Conditions
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 50 percent of the rent.
Cancellation Policy
Cancellation within 30 days of arrival, the booking deposit is non-refundable.
Payment Methods
For payments made via credit card and/or Paypal, there is a 3.00 percent surcharge. PayPal, Direct Bank Deposit, Cash
Payment Balance
Balance of payment is due on arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Security or Damage Deposit
A refundable security/damage deposit of 10000 THB is due on arrival.
Check In/ Out Times Policies - Property Access
Check IN: 02:00 PM Check OUT: 11:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Quiet Time Policy
The quiet time is from 09:00 PM To 09:00 AM
Smoking Policy
Smoking is allowed, but outside only.
Children Policies
Children of all ages are welcome. Children under the age of 10 must be supervised at the pool/hot tub.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 18 years or older., Allow groups of families or couples., Maximum of 4 Adults., Maximum of 2 Children.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
