Ideal for friends or families holidaying together, golfing parties or a single large group. The living quarters based on two levels, comprise a total of 4 bedrooms, each sleeping up to 3 guests and there are 2 large living rooms each possessing a sofa bed and able to sleep an additional 4 guests. There are 4 bathrooms (2 ensuite) and each floor also has its own self contained, fully equipped kitchen. Within the walls of the 1500m2 property, you will find landscaped gardens sporting mature palms, Conifers and pine trees. There are also hammocks, rope swings and a trampoline, plenty to keep the kids amused. Enjoy a swim with complete relaxation around the large pool and when you have had enough of soaking up the sunshine, you can try out the games room, including table tennis, full sized snooker, pool table and darts. There is even a set of boules for your early evening entertainment. Why not eat alfresco utilizing the barbecue grill house with patio area and seating, listening to your favorite tunes all provided by our remote friend Alexa. Or should you prefer, relax in the comfort of the villa's private sun terrace. The views from here, are simply stunning. 'A hidden oasis of enjoyment' as described by one guest, the property is situated just 2 miles from Falesia beach, voted the 12th best beach in the world. This bespoke, palatial looking villa is surrounded by orange groves and fields, with the nearest neighbour some 100 yards away. If you are looking for a private tranquil vacation, close to both countryside and coast, then you need look no further. The villa can be found in the quiet area of Pata Village situated between Vilamoura and Albufeira, only 5 miles from either of these two popular tourist destinations and only a 3 minute drive to the smaller holiday resort of Olhos de Agua. The property is designed in such a way that it will stay cool throughout the summer months, however, all bedrooms are fully air conditioned. Eco friendly- as the villa has reduced its carbon footprint. A large proportion of all electricity used is created from autonomous wind and solar sources. The large 10m x 5m pool has a solar heat cover, ensuring water temperatures are in the late 20's early 30's, in high season. Sorry, no Hen or Stag parties allowed. Smoking is only permitted outside in the gardens or on the sun terrace - balcony using the ashtrays provided. Smoking is strictly prohibited inside the Villa.

Booking Deposit
The booking is confirmed with a deposit of 30 percent of the rent.
Payment Balance
Balance of payment is due 28 days prior to arrival.
Cancellation Policy
If you cancel anytime, the booking deposit is non-refundable.
Security or Damage Deposit
A refundable security/damage deposit of 250 GBP is due 28 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 10 days of departure., Groups of young adults may be subject to a larger deposit.

Cleaning on Departure is included in the rent Guest is expected to remove the garbage & recycling on departure. If property is left in unreasonable condition, extra cleaning fee will apply. Guest is asked to leave soiled linens & towels in the bathtub or shower.
