Short-Term (<60 days) Rental Agreement

SUMMARY
=========
1. Minimum 50% deposit is required to confirm a reservation.
2. Full payment is due 60 days prior to arrival.
3. Full payment is due at time of reservation for arrivals within 60 days.
4. Primary renter must be at least 21 years of age to rent a unit.
5. Check In / Check Out
a. Check In: 5:00 p.m. (or later)
b. Check Out: 10:00 a.m. (or earlier)
c. $150 extra cleaning fee will be charged for failure to follow "Check Out Instructions" and return unit to a tidy condition (remove trash from unit, strip beds, wash dishes, etc.) $500 security deposit to be collected at time of booking. (See details below).
7. Cancellations Policy
a. Reservations cancelled more than 60 days prior to arrival will receive a full refund of deposit ($100 cancellation fee will apply)
b. Reservations cancelled more than 30 days prior to arrival will receive a 50% refund of the deposit paid ($100 cancellation fee will apply)
c. Reservations cancelled less than 30 days prior to arrival will NOT be entitled to a refund. If Travel Insurance is purchased, a refund must be approved and processed directly through the Travel Insurance Policy.
d. If cancellation is a concern, we strongly recommend purchasing travel insurance.
8. Travel Insurance is offered to safeguard your travel investment against unforeseen circumstances, such as sudden illness or death in the family, in addition to coverage for lost baggage, delayed flights, and medical emergencies while traveling.

For stays longer than 60 days a separate lease agreement is required.


RENTAL QUOTE
=============
The rental quote includes the basic rental fee, all utilities, furnishings, bed/bath linens, housewares, standard check in / check out, wireless broadband Internet and premium TV package, final cleaning at check out with linen service, and all required taxes/fees. Mid-stay maid service can be scheduled for an additional fee.


PAYMENT
========
50% of the total reservation amount is required to confirm a reservation, with full payment due 60 days prior to arrival. If arrival date is less than 60 days from the reservation date, full payment is due at the time of reservation. Payment may be made by credit card (Visa, MasterCard, American Express, Discover) or eCheck drawn on a US bank account. PayPal or Bank Wire may be used as method of payment for an additional fee. (Full payment is required at time of reservation when paying by PayPal or Bank Wire.)

Please note that dates are not confirmed until the required deposit has been received and the guest has acknowledged agreement to these rental terms. Guest providing method of payment for initial deposit will constitute agreement to these rental terms.

Any outstanding balance on the reservation shall be charged to the guest’s credit card or bank account 60 days prior to arrival without further notice. If guest’s method of payment is declined and guest does not make alternate arrangements to pay the required balance within three days of notice, the Property Manager may consider the reservation null and void. Arrival and check in instructions will not be released unless payment in full has been cleared by guest’s bank.


SECURITY DEPOSIT or RENTAL DAMAGE PROTECTION
======================================================
A $50 Rental Damage Protection insurance policy has been included in lieu of a traditional $500 security deposit. This $50 insurance policy provides more cost effective damage protection in most cases. Guests may request to forgo the insurance, and will be charged the $500 security deposit upon booking.

This Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. You will still be responsible for any damages that exceed $3,000 or are not covered under the Plan and associated damages will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this plan or assignment. The Rental Damage Protection must be purchased, or alternate security deposit arrangements made, before the Property Manager will confirm a booking.

In the event that damages exceed $3,000 or the damage was not reported to management prior to check out, guest agrees to compensate the Property Manager for this damage. This payment may be made by the credit card on file or by other legal means of collection.


CANCELLATION POLICY
====================
We highly recommend that guests purchase travel insurance if cancellation issues are a concern.

Either party may cancel a reservation with written notice if provided more than 60 days prior to arrival. If guest notification is received more than 60 days prior to arrival, the Property Manager will refund all deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest notification is received less than 60 days, but more than 30 days prior to arrival, the Property Manager will refund 50% of the deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest cancels a reservation within 30 days of arrival, the Property Manager will NOT provide a refund. However, if travel insurance is purchased, insurance reimburses the guest directly for pre-paid, non-refundable deposits as described in the “Travel Insurance” section below.

Property manager will not cancel a reservation with less than 60 days notice unless the property reserved becomes unavailable due to property sale, fire, mandatory evacuation, eminent domain, construction delays, lack of utilities, unexpected scheduling circumstances, or acts of nature. the Property Manager will make reasonable efforts to assist guest in finding alternative accommodations and upon notification of cancellation, guest may request a full refund or to have the paid balance applied to available alternative accommodations.

Again, we highly recommend that guests purchase travel insurance if cancellation issues are a concern. Please read the “Travel Insurance” section below for the many benefits of the insurance policy.


TRAVEL INSURANCE
=================
Guests who choose travel insurance will have CSA Guest Protect Vacation Rental Insurance included in the reservation and it will be part of the initial deposit. This insurance adds just 6.95% to the reservation price but reimburses the guest for pre-paid, non-refundable deposits if they must cancel the trip due to sudden illness in the family, loss of employment or other covered reasons. CSA Guest Protect also provides significant benefits during the vacation such as reimbursement for expenses due to lost luggage, travel delays, medical illness, and identity theft. In addition it offers 24hour Emergency Services and On Demand Medical services during the trip. The Property Manager recommends that our guests consider purchasing this valuable coverage to safeguard the investment in their vacation.

OCCUPANCY AND EVENTS
=======================
The property shall be occupied by no more than the number of listed adults and/or children on the reservation. Visiting friends are welcome, however the establishment of obvious residence by such persons is not permitted. A $100/person/night penalty will be assessed for guests over and above the maximum stated on the Reservation.

Parties, large gatherings, or group events are absolutely not allowed in or around the property. Upon discovery by any member of our management team that an event is taking place, or has taken place during your stay, a minimum $500 fee will be assessed and guests may be asked to vacate the property. Any additional cleaning expenses that are required to return the property to condition suitable for the next guests are the responsibility of the guest.

Guests shall not violate any ordinance or state law in or about the property. If a complaint is made by a neighbor, and/or the police are called, a $500 fee will be assessed. The property is rented for residential purposes only and may not be used by guests for any other purpose.


CHECK IN / CHECK OUT
====================
Guest agrees to abide by the stated check in time of 5:00 p.m. (or later) and check out time of 10:00 a.m. (or earlier). Requests for early check in or late check out may be authorized on a case-by-case basis at an additional charge and at managements discretion. No guarantee is made as to the ability to grant early check in or late check out.

Guests who do not receive authorization for a late check out and have not vacated the property by 10:00 a.m. will be charged $100/hour for each hour, or portion thereof, that the unit is not empty and available to be cleaned.

Prior to Check Out, the unit must be returned to a tidy condition in order to facilitate a quick cleaning and turn-around for the next guest’s arrival. Specifically, guests must do the following before vacating the property:
a) Remove all trash from unit and place in trash & recycle containers outside the unit
b) Wash all dishes (loading the dishwasher with dirty dishes and starting the wash cycle is sufficient)
c) Clean up any large spills or mess caused by guest negligence
d) Strip all beds and place used sheets and towels in the bathtub.

Failure to complete these simple tasks prior to vacating the property will result in a $100 extra cleaning fee charged to the payment method on file.


PETS
=====
We do have a limited number of units that can accommodate small pets with a reasonable incremental rent charge to offset additional wear and tear. Please inquire before booking.

The recommended Vacation Rental Damage Protection plan will cover pet damage as long as the guest is staying in a pet friendly unit and the pet has been disclosed to management prior to check in. Bringing an unauthorized pet into a unit will incur a penalty charge of $500 in addition to any fees assessed to cover damage caused by the pet.


NO SMOKING
===========
All units are NON SMOKING. Some units do have outdoor space to accommodate smoking. Please inquire prior to booking.

A $250 extra cleaning fee will be assessed to any guest that allows smoking of any kind in the unit during their stay.


LONG-TERM RENTALS
==================
Properties does rent units for longer stay. Discounted pricing may apply for off-season and long-term rentals depending on availability at the time the reservation is confirmed. For stays of 60 days or longer a deposit of two months’ rent and fees is required to confirm a reservation. Additional monthly payments are due 30 days in advance of the applicable period. A separate rental lease is also required.

Not too bad. Cute apartment in Boston. Close to transit, which is really helpful. Close to a Dunkin Donuts, and there's a restaurant next door, though we never went there. The unit really needs updating, but for the price it is sufficient. Overall appearance is a little shabby: the couch in the living room is stained, the coffee table is shaky and pretty unstable, and some of the floor mats are frayed and/or stained (presumably from a bleach spill). Some of our towels were also stained. Furniture in pictures is completely different from what's in the apartment. That being said, it was clean and being on the second floor of the building felt pretty safe. The owner was easy to get in touch with, although when we had issues with the temperature and they said they'd come the next day, they didn't come for two days. There are no extra linens or blankets on the property, so if you're cold it can be tough. The blinds didn't always work. The street is EXTREMELY loud. EXTREMELY. I can't say this enough. If you are the type of person who needs quiet while you're sleeping, this isn't the place for you (I'm talking jack hammers at 8 am on a Saturday). The advertisement says there's a DVD player; there isn't one. Overall, a cute apartment, that's a great inexpensive option if you're traveling on a budget. If not for the loudness of the surrounding area, I would stay here again.

Family Weekend Everything about this rental was very good and easy. This was my first time reserving and it was done with ease. Great communication electronically. The apartment was exactly how advertised. The only negative we had was that we felt the check in time of 6pm was too late. We had to pay extra once there to get in earlier.

Roseclair at Upham corner The positive: the apartment came with all of the essentials you need (coffee pot, hair dryer, etc). It was as clean as hotels you stay in. Parking was tight but we were able to park within a block each day of our week stay. We used the laundry service on the concierge page and that was very convenient and not too expensive. There is a nice little restaurant next door. <br/><br/>The negative: It is on a very busy street, lots of traffic noise which we are not use to. I had arranged to check-in at 4pm but when we arrived the code we received was for the inside door not the outside door, I called and 20 minutes later we got through the outside door, then tried the inside door and the code did not work, it as 4:51 before we got into the unit. The furniture is not that in the pictures. The person who you email with is not professional, does not actually answer questions, and does not make you feel like a valued customer.<br/> <br/>Things I wish I would have known in advance: traffic noise is right outside your windows and on the weekends includes very loud, booming car radios. As was noted in all of our correspondence regarding the door codes: "The code that you receive upon booking is the code for the unit and it becomes active at your check-in time. The common door code will be sent to the "Message Center" in the Guest Portal at check-in time. As you will be able to log into the internet at the building, simply log into the Guest Portal and see your common door code." The common door code will not work on the unit door and the unit door code will not work on the common door. Although we present that in our correspondence with guests, it is worth taking the time to repeat here since this guest had trouble and mixed up the codes. We understand that traveling is hard and folks show up tired and sometimes overwhelmed. And we are sorry if we missed the mark with this particular guest. But we will always be there to assist and help in any way we can!

Great apartment We really enjoyed the Roseclair. Nice apartment, location, furniture, appliances. The property managers were responsive and attentive. Decent home, but management lacking. The house was nice and clean but the area seemed a little sketchy. Parking was a challenge. Although we had prearranged for an early check in, the codes we were given did not work. The management team also did not refund our $250 security/cleaning deposit on time as promised. I had to contact them again to get it. The best part of our stay was the restaurant next door. Response from Swank Properties; Sunday, August 20, 2017 Sadly, Sheri potter is correct that the deposit was tardy on the return. Without getting into the weeds, there was an issue with the guest's bank that did not immediately post the credit to her account. We are sorry that this happened but it isn't something we know about as it was the receiving bank. If the security deposit isn't seen in your account when it is supposed too, let us know! We will hunt down the issue and correct it! As far as the neighborhood being a "little sketchy," that is a ridiculous and malicious statement. Next door is a hip and fun pub/restaurant. On the other side we have an amazingly successful charter school. A few blocks away is a nice shopping center with grocery and TGI Fridays and other great stores. We are sorry that she felt that way but we did all we could to make her stay wonderful and relaxing.

Clean and convenient The apartment was clean and well equipped. We were able to walk 10 minutes to the subway each morning and back each evening. We found a great coffee a block away. <br/>We did not spend any amount of time here other than first thing in the morning and at the end of the day.<br/>There is only one bathroom which is not ideal. We were three adults and it was a bit tricky. Had we been two couples or more, it really would not have worked. <br/>We found it very noisy through the night. There is constant traffic noise. The windows do not have any sound-muffling ability; sound-blocking blinds or drapes would make a huge difference. For future guests we would like clarify a couple things... as this is an urban home, there is noise and traffic outside. However, the windows are double pane and do muffle sound greatly, just open a window to check. Also, the wall insulation is blown in foam insulation so is sound deadening as well. But again, this is the city so there is outside noise to some degree at all times. We do have other city units that are in locations that are far away from traffic, so let us know if you are a light sleeper!

Enjoyed our stay I would give five stars except the bed where my wife and I slept was too mushy. If you want to get a good feel of living in the city this is a good spot. I would not describe the area as quiet because of the never ending sound of traffic. But we did not mind the level of noise because we wanted to experience something other than the hotel life of Boston. The few minor problems we had were quickly resolved at no inconvenience. We never felt the neighborhood was unsafe. We were able to park our rental car with no problems on the street and had easy access to public transportation. TERRBILE I requested a place in Boston and had asked many questions, but never got answers. Questions like do I need a car? Is parking available? What is the address as we are trying to meet with another couple and want to give them an idea of our location. We found out the address just before we left and it was NOT IN BOSTON. The location was in Dorchester and it was terrible! I contacted Swank by email twice stating I didn't feel safe at this location and never got a response. I rang the door bell as I believe the owner lives and was in the building by no response. I called SWANK properties and spoke with someone who said she would have the owner call me ...... but that never happened. Dorchester has a VERY high crime rate and we were scared to stay there. The neighborhood was not the cup of tea for this guests, but they wanted to spend in a certain budget range and this lovely unit was available for the two nights. Clean, comfortable, tasteful and SAFE. By the way, Dorchester IS Boston. Just another neighborhood like Fenway, BackBay, South Boston, etc. We have properties in all the different neighborhoods in Boston, so let us know what you would like and a realistic budget range and we will find it for you!

Nice place Good location and comfortable accommodation. The beds were comfy. The place was clean except for the rug in the living room that needed more attention.I would gladly stay there again if Swank properties would just return my deposit as promised in our agreement, it's been 21/2 weeks since check-out and they haven't responded to 2 e-mail inquiries. Sometimes the receiving bank is slow to post the credit to the guests account, but we process within 10 days. Regarding the emails, we got the two on the same day and responded the day after, as that was a Monday. Ms. Miller was very confrontational throughout the 48hrs she was with us, so our guess is that there is were other issues going on.

Our stay in Boston The rental unit was clean and nicely decorated. There was plenty of room for our family and pets; however, the pet policy wasn't clearly communicated and there is a high fee if your pets make any noise so plan accordingly if they'll join you. The street below tends to be very noisy because it's on an ambulance route & the neighborhood was a bit sketchy in certain areas. To hide behind "clearly communicated" and "any noise" is disingenuous at best. The dogs (one was authorized and the guest brought 2!) barked constantly and caused great discontent to the other occupants of the building. As I'm sure most guests can understand, we cannot have that. Yet, we refunded the pet fee as the guest begged forgiveness for the infraction. And this is what is written as a subtle slap to us and our great efforts to keep everyone happy. We love pets, but pet people such as this guest group give all a bad name. Inconsiderate, untruthful and we would never rent to these guests again. And there is no such thing as an "ambulance route" and the neighborhood is in no way "sketchy."

Boston Get Away This was our first time using a VRBO and we had a wonderful experience.<br/>The property was well maintained both inside and out. There were 5 in our party and we appreciated 3 bedrooms, a kitchen and gathering space in the TV room. We were about a 12 minute walk to the subway and felt safe walking through the neighborhood. Because the building is quite old and the windows single paned we could hear the road traffic easily but it didn't keep us awake. Some squeaky floorboards added to the quaintness of our apartment. Overall, a great place that I would revisit.<br/>There was an excellent restaurant right next door with other options within a couple blocks. Convenient Boston Unit This three bedroom, one bath second-story unit was as described. All queen beds with lots of closet space. Minutes from Andrews Station on the Red Line walking or bus available. Lots of foot traffic in the neighborhood. Lance and Swank were the best, definitely available 24/7 for anything. The only thing missing in the kitchen was a tea kettle - we had a tea drinker in our party. There is a mall a 10 minute walk away with grocery, restaurants, and stores. Too many great restaurants to name, sites to see, etc., after all it is Boston. It is a second story walk-up for someone who can't do stairs. There were five of us and we never felt like we were on top of each other - large living room and kitchen. The only drawback is lots of traffic noise if you aren't used to a big city, and it is a "cut-through" at rush hour if you are trying to take a taxi or Uber allow extra time. Roseclair2 in May We enjoyed staying at Roseclair2. Close to the T and was fun living like a Bostonian. The apartment was fairly well stocked. There was not many spoons or a measuring cup. The roller shades in living room and bedroom were old and difficult to let back up. Good value compared to having to pay for 3 rooms at a hotel! Perfect for our needs This place was perfect for our vacation needs. There was plenty of space and the kitchen was well-stocked for us to cook our meals. There was a bus stop right outside the unit, but we usually walked to the subway, which was about 1/2 mile away. We had some issues with being able to adjust the thermostat, but the problems were resolved quickly through email. The floors were a little creaky so hopefully we didn't disturb anyone below us. The neighborhood felt safe, even walking back from the subway after a Red Sox game at night. There was a yummy Polish deli just a few blocks away with the best salami. Great stay! Very nicely furnished and clean. Neighborhood felt safe walking to dinner at night. The Avenue Grille one block away has great Grille food and lots of locals eat there. Only one bathroom for 3 bedrooms is a drawback but otherwise the place is just as advertised and I would definitely stay there again. Sirens and more more sirens I was traveling with my two children. I asked explicitly about the safety of the area. I was assured it was VERY safe. Well, the uber driver drove us past a burned out apartment building on our way there which made me wonder. But, the apartment looked nice and we needed a place to land for the night. Oh what a miserable night. Sirens, mostly police, ALL NIGHT! Clearly there's a crime problem in the area, When I wasn't listening to sirens, I was listening to all the non-stop, all night traffic or the upstairs neighbors. The walls were paper thin. Further, there was no way to adjust the AC so it was hot.. With no air, the kitchen was like an oven when I cooked breakfast in the morning. I was SO HAPPY when we left that place! Please note our hundreds of positive, glowing reviews before taking this one seriously 1) Very safe neighborhood with literally 100's of positive reviews about such. 2) If you want to be in the city, its going to be noisy occasionally. Yes, there are sirens as well. 3) The walls are filled with sound blocking Icenene insulation and outfitted with double pane windows... so the claim of "paper thin walls" is complete fiction and ridiculous. 3) Guests have full control over the cooling of the unit. The instructions are posted on the wall, in our Guest Mobile App and available 24/7/365 anytime a guest wants to adjust the temperature. 4) Due to the claimed issues, this guest wanted a full refund for the night stay. As we couldn't do that as the claims were out of our control, this guest decided to "punish" us with a review of fiction. I would wager that this guest often stays for free and is part of her "plan."

230 Boston Street The place is great! Felt like a real Boston resident for the weekend. It is in Dorchester, which is a cab ride away from the city and if you are looking to get away at night this is the right place. There are only stairs so anything up and down was a workout. You could hear the neighbors a little too well, especially in the stairways. Nice neighborhood but a lot of street noise so opening a window was really not an option for long periods or overnight when we got too warm. Had more than enough amenities and space for our needs. I would return with a car to be able to explore the area better and get to the city. The 224 restaurant is right next door, food was great but pricey and slow service. We didn't get to wander much past our immediate block since spent most time in city and dark when back in area but appeared to have some areas of retail not far from what seen on bus. Bus stop across from place not for city access but other bus stop well within walking distance. Transportation slightly confusing at first. Good price, average location This apartment is located in north Dorchester in a decent working class neighborhood. It has reasonable access to the subway (1/2 mile) and a small grocery/convenience store nearby. I think this is a great place for an extended stay, particularly if renting a car and traveling outside of downtown Boston. For those looking to be primarily downtown, it's a decent deal for a family.

Good base to explore Boston. The apartment is very nicely finished and presented. Only comment is that kitchen supplies are on the short side i.e there were four of us but there were only 2 cereal bowls, so we thought a closer look needs to be taken at what it is provided in the kitchen based on the number of people who can be accommodated.<br/>The windows are single glazed there is quite a bit of road noise, especially in the front bedroom.<br/>Key and entry/departure system is very efficient. Neighbourhood is fine, no issues with the walk to the T.<br/>All in all enjoyed the stay.<br/>

Boston Trip 2013 The apartment was an excellent base for a short stay in Boston. Close to the city centre and well served with local shops, restaurants, etc. The apartment itself is very well furnished, roomy enough for 3 adults and a child, good equipment (although a few obvious things were missing!) and very clean. Highlight is the restaurant next door, really good food and great to have so close by. Only negative was the noise and disruption caused by roadworks - not Swank's fault and really appreciative of their response to the problem. Overall would recommend both Roseclair and Swank for a stay in Boston.

Definitely not a good location, average property Although i was not expecting an extraordinary rental at this price, i have been disappointed by the property management. Mr Swank should definitely rethink his call center service and could probably make great savings by simply decommissioning the current company! Unhelpful, almost rude pretending they do not understand my English ( i am French but work in an international company since 10 years and quite used to conf calls in English!). This aside, the appartment size is ok, but it is very noisy. I will not come back.

Good value for its price Staff very friendly and helpful. At first we were struggling a bit with the door lock box, but figured it out eventually. Free wireless. Next T stop (red line) within walking distance (about 15 minutes), but there also seems to be a bus (which we didn't use, so no feedback on that). Beds could be cleaner. Our bathroom did not have a door lock. Hairdryer provided. There's a nice restaurant right next door. All in all a nice place to stay.

1st BostonTrip Overall we were satisfied with the rental. The rental was very clean and met our needs for this trip. We knew we would not be spending much time in the rental. Rental sleeps 6 although there is only meal time seating for 4. Street noise was too loud, the construction noise woke us up at 6 am every morning. Construction parking was very inconvenient. Property management could have warned us and given us advanced notice of alternative parking. The response we received was ... you'll have to move your car during the construction times could have been handled better. The daily "we need to move the car and where to ?" was annoying.

Boston Conference Stay We were in Boston for a 5 day conference and were shocked with the cost of hotels. The apartment we rented was 30mins travel from the conference near the World Trade Centre and saved us a small fortune. The guys from Swank were really quick in getting the booking sorted. Apartment was large, clean and well equipped. Only problem was the really busy road outside. Otherwise I'd highly recommend.

First Trip to Boston Apartment was fantastic! Clean, comfortable, spacious. Loved the neighborhood, and the local hangouts. Apartment is just 5 min walk to the train. Just a few minor details were lacking. There were no replacement trashbags for the trashcans, no extra toilet paper. It would have been nice to have some info about the train and public transportation in Boston. But all-in-all a wonderful vacation. I would absolutely stay there again. March Break The Roseclair was clean and well stocked with the basic supplies( lots of towels) that we needed for our vacation. It was in a great location for accessing the bus and subway line to all venues we had planned on seeing. Comfortable staying in Boston The apartment is spotless clean, very good quality linens, bath towels and all kitchen amenities. The 3 bedrooms are large enought for 6 persons - not the same for the kitchen/dining space: only a small round Glass talble and only 4 seats - we were 5! Unfortunately very disappointed, not recommendable I am sorry to say that the apartment was neither thoroughly cleaned nor essentially equipped to enjoy our stay at Roseclair. Our bed linens were unclean, the dishes were dirty and not even bathroom tissue was provided. <br/>Furthermore it was always a huge problem to get hold of someone on the phone of SwankProperties. I am especially upset about another unit and their tenants situation. During our stay an italian family wasn't able to access their unit because of a wrong door code provided by SwankProperties. Only because of my persistent calls to a callcenter of SwankProperties they were given a new code after 3 hours of waiting and already sleeping in the corridor. Unacceptable! Boston, October 2014 We had a wonderful experience in our Roseclair apartment in Boston. The rooms were spacious and clean. Parking was available street side and that was very important to us. We felt the location was safe as we did quite a bit of walking to bus stops and subway. Our only problem was the Andrews station was closed the Saturday/Sunday we were there; however, it wasn't too much of an inconvenience since the couple we were traveling with were very savvy with the subway system, buses etc. Would most definitely stay there again!! A very comfortable stay I really enjoyed our stay at this apartment! It was tastefully decorated, with plenty of space and it was very clean. The kitchen came fully equipped with a large fridge and dishwasher. We were in town for a wedding so did not have much of a chance to explore the surroundings, but I felt safe in the neighbourhood. A nice stay with the family. I stayed here with my husband and 3 children and had a great time in Boston. The condo is close to the beach and Andrew train station which takes you into central Boston. There is also a friendly Polish shop nearby selling tasty sausage and cooked meats. It also sells breakfast rolls. There is a restaurant next door which we didn't visit but is rated highly on trip advisor, named 224 Boston Street. The kitchen in the condo had all the basics required to cook and clean, a large fridge and a small table to sit. The bedrooms were a good size and the living room was cozy. The condo is situated on a busy road so it could be noisy at times but we didn't mind too much. There is also free parking outside the condo. Overall the condo was clean, practical and equipped with all the basics, including towels. The location was great for out of town and close to train and bus commutes. roseclair didn't happen Response from Swank Properties; Wednesday, May 4, 2016 Unfortunately, this guest "changed her mind" the day of check-in and opted to stay in a fancy, very expensive hotel and expected the owner of this property to pay for it. Inexplicable, but we live in a world of many "points of view." :-) We have literally hundreds of thrilled guests a year for this location and we can count on one hand of this type of strangeness over the last 10 years. As a further point on this guest, VRBO dismissed her actions and claims as being without merit and closed her case and fully supported the property owner. Additionally, Better Business Bureau dismissed her complaint as well. (We have an A+ with the BBB as always!) Finally, even her credit card company would not attempt a charge back. Apparently, the final outlet left to her was to try to damage our reputation by a low rating, but smart guests will see right thru it. For all our wonderful guests, we are here to please you in every way! For those trying to scam us, look elsewhere. We won't fall prey to your tactics. We won't allow it because it would increase prices for all of our guests in the long run. And we want to be the best property manager of vacation rentals and the most affordable in Boston and beyond!

Great place to stay with shops close by The apartment was very nice and clean. Parking was always a hassle because of the restaurant right next door. In spite of hurricane Irene I would have loved to stay the extra 2 days due to flight delays but the owner was not able to accommodate until last<br/> minute but by that time I had already made other arrangements. We Got a True Boston Experience My family of 6 (wife and I with 4 teens) had a great stay at this location. We are not afraid of walking and enjoyed the 6 block (well lit and safe) walk to the Red Line. We enjoyed the ethnic deli and grocery store for breakfast and supper in our apt. and stuffed ourselves at Quincy Market for lunch. Modern mall/ grocery just 5 blocks away and next door to outstanding Boston Street Restaurant. Would do it again and glad we didn't have a car in Boston. Lance Swank gave us excellent service, was available for questions and the quaint apt was ample room for my family. Thanks again!!!

Nice property overall. Overall clean property. A couple of minor things but nothing noteworthy reporting. Convienent location to highway if you want to go to cape cod, and three minute bus to the T station stops right on the corner of the property.<br/>The only thing we want to mention is that the 2nd floor apartment does not have a kitchen table. We have four kids and cooked most of our meals which made it difficult. All the other floors have one. We assumed it had one but didn't see a description that said it didn't have one. We had a great overall visit. Professional management. We would use it again and reccomend to others.

6 days in Roseclair/Boston We stayed with 5 (2 adults 3 kids, 11-17) The Roseclair was very practical for us the location was excellent just a short walk from the subway and to the Stop&Shop. Very clean & very well maintained. The coffee machine was broken and we had replacement within a few hours - awesome. The AC was a little noisy and a full table setup was missing. Other than that we can truly recommend the Apartment.

The apartment fully lived up to its description. We needed self catering accommodation for a few nights and were delighted with the apartment. I had read previous reviews so was ready for the steep steps up to the front door, not very many and our grandchildren (3 and 6) coped fine with them. We could hear others in adjacent apartments but no-one partied all night and we made our share of noise I am sure! The air conditioning was lovely to come back to and we had fun with the giant fridge and cooker, ours at home seem very small now!

It's been a disappointing experience The apartment is a bit old, and the floor makes a lot of noise as you walk. The bath room cannot be locked from inside, no way to change the temperature in the room and the owner does not return phone calls. This is near a busy street with a lot of vehicles and is noisy at night. While it is livable, I will not take this unless I have no better option.

Great spot in Boston near Redline I had a wonderful stay in Lance's property. It was clean, well organized, thoughtful and very convenient for getting to downtown Boston and Cambridge. There is also a gem of a restaurant next door called 224 Boston Street. Overall I had a perfect stay.

Roseclair - Boston MA The apartment was very well cared for and spacious. The only drawbacks were the street noise and distance from the T. It is an approx. 3/4 mi walk, and after walking around Boston all day, it seemed like a long way when you're tired.<br/>Definitely not an upscale area of Boston, but we never felt unsafe.

Awesome Property a MUST Stay Absolutely amazing property. I took my mum and some friends to Boston on thier first visit to the States, they were blown away by this place. All 3 bedrooms were large and airy. Kitchen was fully equiped with everything you need. Was great to get back from a long day on the road and relax in the living room with a glass of wine and your friends rather than head back to a hotel room or sit in a hotel bar! Stunning restaurant next door was perfect too. I will be booking this place on a regular basis as its just a 5 minute drive to downtown Boston. Lance, this place knocked us out. Adam

I requested a place in Boston and had asked many questions, but never got answers. Questions like do I need a car? Is parking available? What is the address as we are trying to meet with another couple and want to give them an idea of our location. We found out the address just before we left and it was NOT IN BOSTON. The location was in Dorchester and it was terrible! I contacted Swank by email twice stating I didn't feel safe at this location and never got a response. I rang the door bell as I believe the owner lives and was in the building by no response. I called SWANK properties and spoke with someone who said she would have the owner call me ...... but that never happened. Dorchester has a VERY high crime rate and we were scared to stay there.

The positive: the apartment came with all of the essentials you need (coffee pot, hair dryer, etc). It was as clean as hotels you stay in. Parking was tight but we were able to park within a block each day of our week stay. We used the laundry service on the concierge page and that was very convenient and not too expensive. There is a nice little restaurant next door. <br/><br/>The negative: It is on a very busy street, lots of traffic noise which we are not use to. I had arranged to check-in at 4pm but when we arrived the code we received was for the inside door not the outside door, I called and 20 minutes later we got through the outside door, then tried the inside door and the code did not work, it as 4:51 before we got into the unit. The furniture is not that in the pictures. The person who you email with is not professional, does not actually answer questions, and does not make you feel like a valued customer.<br/> <br/>Things I wish I would have known in advance: traffic noise is right outside your wi

The house was nice and clean but the area seemed a little sketchy. Parking was a challenge. Although we had prearranged for an early check in, the codes we were given did not work. The management team also did not refund our $250 security/cleaning deposit on time as promised. I had to contact them again to get it. The best part of our stay was the restaurant next door.

Great value for the money. Good location if you have access to a vehicle. Parking was available on the street, but we had to leave our car 3 blocks away to find a space. The rooms were all very spacious and super clean. Would definitely stay here again.

The place is great! Felt like a real Boston resident for the weekend. It is in Dorchester, which is a cab ride away from the city and if you are looking to get away at night this is the right place. There are only stairs so anything up and down was a workout. You could hear the neighbors a little too well, especially in the stairways. Nice neighborhood but a lot of street noise so opening a window was really not an option for long periods or overnight when we got too warm. Had more than enough amenities and space for our needs. I would return with a car to be able to explore the area better and get to the city. The 224 restaurant is right next door, food was great but pricey and slow service. We didn't get to wander much past our immediate block since spent most time in city and dark when back in area but appeared to have some areas of retail not far from what seen on bus. Bus stop across from place not for city access but other bus stop well within walking distance. Transportation slightly confusing at first

This place was perfect for our vacation needs. There was plenty of space and the kitchen was well-stocked for us to cook our meals. There was a bus stop right outside the unit, but we usually walked to the subway, which was about 1/2 mile away. We had some issues with being able to adjust the thermostat, but the problems were resolved quickly through email. The floors were a little creaky so hopefully we didn't disturb anyone below us. The neighborhood felt safe, even walking back from the subway after a Red Sox game at night. There was a yummy Polish deli just a few blocks away with the best salami. Thanks for making our Boston trip such a great experience!

Very nicely furnished and clean. Neighborhood felt safe walking to dinner at night. The Avenue Grille one block away has great Grille food and lots of locals eat there. Only one bathroom for 3 bedrooms is a drawback but otherwise the place is just as advertised and I would definitely stay there again.

This was our first time using a VRBO and we had a wonderful experience.<br/>The property was well maintained both inside and out. There were 5 in our party and we appreciated 3 bedrooms, a kitchen and gathering space in the TV room. We were about a 12 minute walk to the subway and felt safe walking through the neighborhood. Because the building is quite old and the windows single paned we could hear the road traffic easily but it didn't keep us awake. Some squeaky floorboards added to the quaintness of our apartment. Overall, a great place that I would revisit.<br/>There was an excellent restaurant right next door with other options within a couple blocks.

I was traveling with my two children. I asked explicitly about the safety of the area. I was assured it was VERY safe. Well, the uber driver drove us past a burned out apartment building on our way there which made me wonder. But, the apartment looked nice and we needed a place to land for the night. Oh what a miserable night. Sirens, mostly police, ALL NIGHT! Clearly there's a crime problem in the area, When I wasn't listening to sirens, I was listening to all the non-stop, all night traffic or the upstairs neighbors. The walls were paper thin. Further, there was no way to adjust the AC so it was hot.. With no air, the kitchen was like an oven when I cooked breakfast in the morning. I was SO HAPPY when we left that place! I was also exhausted!

The rental unit was clean and nicely decorated. There was plenty of room for our family and pets; however, the pet policy wasn't clearly communicated and there is a high fee if your pets make any noise so plan accordingly if they'll join you. The street below tends to be very noisy because it's on an ambulance route & the neighborhood was a bit sketchy in certain areas.

We enjoyed staying at Roseclair2. Close to the T and was fun living like a Bostonian. The apartment was fairly well stocked. There was not many spoons or a measuring cup. The roller shades in living room and bedroom were old and difficult to let back up. Good value compared to having to pay for 3 rooms at a hotel!

This three bedroom, one bath second-story unit was as described. All queen beds with lots of closet space. Minutes from Andrews Station on the Red Line walking or bus available. Lots of foot traffic in the neighborhood. Lance and Swank were the best, definitely available 24/7 for anything. The only thing missing in the kitchen was a tea kettle - we had a tea drinker in our party. There is a mall a 10 minute walk away with grocery, restaurants, and stores. Too many great restaurants to name, sites to see, etc., after all it is Boston. It is a second story walk-up for someone who can't do stairs. There were five of us and we never felt like we were on top of each other - large living room and kitchen. The only drawback is lots of traffic noise if you aren't used to a big city, and it is a "cut-through" at rush hour if you are trying to take a taxi or Uber allow extra time. I highly recommend Roseclair for someone coming to Boston for business or pleasure.

I stayed here with my husband and 3 children and had a great time in Boston. The condo is close to the beach and Andrew train station which takes you into central Boston. There is also a friendly Polish shop nearby selling tasty sausage and cooked meats. It also sells breakfast rolls. There is a restaurant next door which we didn't visit but is rated highly on trip advisor, named 224 Boston Street. The kitchen in the condo had all the basics required to cook and clean, a large fridge and a small table to sit. The bedrooms were a good size and the living room was cozy. The condo is situated on a busy road so it could be noisy at times but we didn't mind too much. There is also free parking outside the condo. Overall the condo was clean, practical and equipped with all the basics, including towels. The location was great for out of town and close to train and bus commutes. I would stay here again if I visited Boston with my family.

We had a wonderful experience in our Roseclair apartment in Boston. The rooms were spacious and clean. Parking was available street side and that was very important to us. We felt the location was safe as we did quite a bit of walking to bus stops and subway. Our only problem was the Andrews station was closed the Saturday/Sunday we were there; however, it wasn't too much of an inconvenience since the couple we were traveling with were very savvy with the subway system, buses etc. Would most definitely stay there again!!

I am sorry to say that the apartment was neither thoroughly cleaned nor essentially equipped to enjoy our stay at Roseclair. Our bed linens were unclean, the dishes were dirty and not even bathroom tissue was provided. <br/>Furthermore it was always a huge problem to get hold of someone on the phone of SwankProperties. I am especially upset about another unit and their tenants situation. During our stay an italian family wasn't able to access their unit because of a wrong door code provided by SwankProperties. Only because of my persistent calls to a callcenter of SwankProperties they were given a new code after 3 hours of waiting and already sleeping in the corridor. Unacceptable!

Apartment was fantastic! Clean, comfortable, spacious. Loved the neighborhood, and the local hangouts. Apartment is just 5 min walk to the train. Just a few minor details were lacking. There were no replacement trashbags for the trashcans, no extra toilet paper. It would have been nice to have some info about the train and public transportation in Boston. But all-in-all a wonderful vacation. I would absolutely stay there again.

The apartment is spotless clean, very good quality linens, bath towels and all kitchen amenities. The 3 bedrooms are large enought for 6 persons - not the same for the kitchen/dining space: only a small round Glass talble and only 4 seats - we were 5! A little bit "tricky" the 2 codes entrance keys system. The property management was promptly answering, very professional, collaborative and frienly.

The Roseclair was clean and well stocked with the basic supplies( lots of towels) that we needed for our vacation. It was in a great location for accessing the bus and subway line to all venues we had planned on seeing. The 7 day transit pass was very economical and I would highly recommend the Boston City pass to anyone planning on visiting the museums and aquarium.<br/>I would recommend staying here to any family planning a trip to Boston!<br/>Plan on a visit to Mike's Pastry!

We were in Boston for a 5 day conference and were shocked with the cost of hotels. The apartment we rented was 30mins travel from the conference near the World Trade Centre and saved us a small fortune. The guys from Swank were really quick in getting the booking sorted. Apartment was large, clean and well equipped. Only problem was the really busy road outside. Otherwise I'd highly recommend.

The apartment was an excellent base for a short stay in Boston. Close to the city centre and well served with local shops, restaurants, etc. The apartment itself is very well furnished, roomy enough for 3 adults and a child, good equipment (although a few obvious things were missing!) and very clean. Highlight is the restaurant next door, really good food and great to have so close by. Only negative was the noise and disruption caused by roadworks - not Swank's fault and really appreciative of their response to the problem. Overall would recommend both Roseclair and Swank for a stay in Boston.

Overall we were satisfied with the rental. The rental was very clean and met our needs for this trip. We knew we would not be spending much time in the rental. Rental sleeps 6 although there is only meal time seating for 4. Street noise was too loud, the construction noise woke us up at 6 am every morning. Construction parking was very inconvenient. Property management could have warned us and given us advanced notice of alternative parking. The response we received was ... you'll have to move your car during the construction times could have been handled better. The daily "we need to move the car and where to ?" was annoying.

Although i was not expecting an extraordinary rental at this price, i have been disappointed by the property management. Mr Swank should definitely rethink his call center service and could probably make great savings by simply decommissioning the current company! Unhelpful, almost rude pretending they do not understand my English ( i am French but work in an international company since 10 years and quite used to conf calls in English!). This aside, the appartment size is ok, but it is very noisy. I will not come back.

Staff very friendly and helpful. At first we were struggling a bit with the door lock box, but figured it out eventually. Free wireless. Next T stop (red line) within walking distance (about 15 minutes), but there also seems to be a bus (which we didn't use, so no feedback on that). Beds could be cleaner. Our bathroom did not have a door lock. Hairdryer provided. There's a nice restaurant right next door. All in all a nice place to stay.

The apartment is very nicely finished and presented. Only comment is that kitchen supplies are on the short side i.e there were four of us but there were only 2 cereal bowls, so we thought a closer look needs to be taken at what it is provided in the kitchen based on the number of people who can be accommodated.<br/>The windows are single glazed there is quite a bit of road noise, especially in the front bedroom.<br/>Key and entry/departure system is very efficient. Neighbourhood is fine, no issues with the walk to the T.<br/>All in all enjoyed the stay.<br/>

We stayed with 5 (2 adults 3 kids, 11-17) The Roseclair was very practical for us the location was excellent just a short walk from the subway and to the Stop&Shop. Very clean & very well maintained. The coffee machine was broken and we had replacement within a few hours - awesome. The AC was a little noisy and a full table setup was missing. Other than that we can truly recommend the Apartment.

Overall clean property. A couple of minor things but nothing noteworthy reporting. Convienent location to highway if you want to go to cape cod, and three minute bus to the T station stops right on the corner of the property.<br/>The only thing we want to mention is that the 2nd floor apartment does not have a kitchen table. We have four kids and cooked most of our meals which made it difficult. All the other floors have one. We assumed it had one but didn't see a description that said it didn't have one. We had a great overall visit. Professional management. We would use it again and reccomend to others.

My family of 6 (wife and I with 4 teens) had a great stay at this location. We are not afraid of walking and enjoyed the 6 block (well lit and safe) walk to the Red Line. We enjoyed the ethnic deli and grocery store for breakfast and supper in our apt. and stuffed ourselves at Quincy Market for lunch. Modern mall/ grocery just 5 blocks away and next door to outstanding Boston Street Restaurant. Would do it again and glad we didn't have a car in Boston. Lance Swank gave us excellent service, was available for questions and the quaint apt was ample room for my family. Thanks again!!!

The apartment was very nice and clean. Parking was always a hassle because of the restaurant right next door. In spite of hurricane Irene I would have loved to stay the extra 2 days due to flight delays but the owner was not able to accommodate until last<br/> minute but by that time I had already made other arrangements.
