Short-Term (<60 days) Rental Agreement

SUMMARY
=========
1. Minimum 50% deposit is required to confirm a reservation.
2. Full payment is due 60 days prior to arrival.
3. Full payment is due at time of reservation for arrivals within 60 days.
4. Primary renter must be at least 21 years of age to rent a unit.
5. Check In / Check Out
a. Check In: 5:00 p.m. (or later)
b. Check Out: 10:00 a.m. (or earlier)
c. $150 extra cleaning fee will be charged for failure to follow "Check Out Instructions" and return unit to a tidy condition (remove trash from unit, strip beds, wash dishes, etc.) $500 security deposit to be collected at time of booking. (See details below).
7. Cancellations Policy
a. Reservations cancelled more than 60 days prior to arrival will receive a full refund of deposit ($100 cancellation fee will apply)
b. Reservations cancelled more than 30 days prior to arrival will receive a 50% refund of the deposit paid ($100 cancellation fee will apply)
c. Reservations cancelled less than 30 days prior to arrival will NOT be entitled to a refund. If Travel Insurance is purchased, a refund must be approved and processed directly through the Travel Insurance Policy.
d. If cancellation is a concern, we strongly recommend purchasing travel insurance.
8. Travel Insurance is offered to safeguard your travel investment against unforeseen circumstances, such as sudden illness or death in the family, in addition to coverage for lost baggage, delayed flights, and medical emergencies while traveling.

For stays longer than 60 days a separate lease agreement is required.


RENTAL QUOTE
=============
The rental quote includes the basic rental fee, all utilities, furnishings, bed/bath linens, housewares, standard check in / check out, wireless broadband Internet and premium TV package, final cleaning at check out with linen service, and all required taxes/fees. Mid-stay maid service can be scheduled for an additional fee.


PAYMENT
========
50% of the total reservation amount is required to confirm a reservation, with full payment due 60 days prior to arrival. If arrival date is less than 60 days from the reservation date, full payment is due at the time of reservation. Payment may be made by credit card (Visa, MasterCard, American Express, Discover) or eCheck drawn on a US bank account. PayPal or Bank Wire may be used as method of payment for an additional fee. (Full payment is required at time of reservation when paying by PayPal or Bank Wire.)

Please note that dates are not confirmed until the required deposit has been received and the guest has acknowledged agreement to these rental terms. Guest providing method of payment for initial deposit will constitute agreement to these rental terms.

Any outstanding balance on the reservation shall be charged to the guest’s credit card or bank account 60 days prior to arrival without further notice. If guest’s method of payment is declined and guest does not make alternate arrangements to pay the required balance within three days of notice, the Property Manager may consider the reservation null and void. Arrival and check in instructions will not be released unless payment in full has been cleared by guest’s bank.


SECURITY DEPOSIT or RENTAL DAMAGE PROTECTION
======================================================
A $50 Rental Damage Protection insurance policy has been included in lieu of a traditional $500 security deposit. This $50 insurance policy provides more cost effective damage protection in most cases. Guests may request to forgo the insurance, and will be charged the $500 security deposit upon booking.

This Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. You will still be responsible for any damages that exceed $3,000 or are not covered under the Plan and associated damages will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this plan or assignment. The Rental Damage Protection must be purchased, or alternate security deposit arrangements made, before the Property Manager will confirm a booking.

In the event that damages exceed $3,000 or the damage was not reported to management prior to check out, guest agrees to compensate the Property Manager for this damage. This payment may be made by the credit card on file or by other legal means of collection.


CANCELLATION POLICY
====================
We highly recommend that guests purchase travel insurance if cancellation issues are a concern.

Either party may cancel a reservation with written notice if provided more than 60 days prior to arrival. If guest notification is received more than 60 days prior to arrival, the Property Manager will refund all deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest notification is received less than 60 days, but more than 30 days prior to arrival, the Property Manager will refund 50% of the deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest cancels a reservation within 30 days of arrival, the Property Manager will NOT provide a refund. However, if travel insurance is purchased, insurance reimburses the guest directly for pre-paid, non-refundable deposits as described in the “Travel Insurance” section below.

Property manager will not cancel a reservation with less than 60 days notice unless the property reserved becomes unavailable due to property sale, fire, mandatory evacuation, eminent domain, construction delays, lack of utilities, unexpected scheduling circumstances, or acts of nature. the Property Manager will make reasonable efforts to assist guest in finding alternative accommodations and upon notification of cancellation, guest may request a full refund or to have the paid balance applied to available alternative accommodations.

Again, we highly recommend that guests purchase travel insurance if cancellation issues are a concern. Please read the “Travel Insurance” section below for the many benefits of the insurance policy.


TRAVEL INSURANCE
=================
Guests who choose travel insurance will have CSA Guest Protect Vacation Rental Insurance included in the reservation and it will be part of the initial deposit. This insurance adds just 6.95% to the reservation price but reimburses the guest for pre-paid, non-refundable deposits if they must cancel the trip due to sudden illness in the family, loss of employment or other covered reasons. CSA Guest Protect also provides significant benefits during the vacation such as reimbursement for expenses due to lost luggage, travel delays, medical illness, and identity theft. In addition it offers 24hour Emergency Services and On Demand Medical services during the trip. The Property Manager recommends that our guests consider purchasing this valuable coverage to safeguard the investment in their vacation.

OCCUPANCY AND EVENTS
=======================
The property shall be occupied by no more than the number of listed adults and/or children on the reservation. Visiting friends are welcome, however the establishment of obvious residence by such persons is not permitted. A $100/person/night penalty will be assessed for guests over and above the maximum stated on the Reservation.

Parties, large gatherings, or group events are absolutely not allowed in or around the property. Upon discovery by any member of our management team that an event is taking place, or has taken place during your stay, a minimum $500 fee will be assessed and guests may be asked to vacate the property. Any additional cleaning expenses that are required to return the property to condition suitable for the next guests are the responsibility of the guest.

Guests shall not violate any ordinance or state law in or about the property. If a complaint is made by a neighbor, and/or the police are called, a $500 fee will be assessed. The property is rented for residential purposes only and may not be used by guests for any other purpose.


CHECK IN / CHECK OUT
====================
Guest agrees to abide by the stated check in time of 5:00 p.m. (or later) and check out time of 10:00 a.m. (or earlier). Requests for early check in or late check out may be authorized on a case-by-case basis at an additional charge and at managements discretion. No guarantee is made as to the ability to grant early check in or late check out.

Guests who do not receive authorization for a late check out and have not vacated the property by 10:00 a.m. will be charged $100/hour for each hour, or portion thereof, that the unit is not empty and available to be cleaned.

Prior to Check Out, the unit must be returned to a tidy condition in order to facilitate a quick cleaning and turn-around for the next guest’s arrival. Specifically, guests must do the following before vacating the property:
a) Remove all trash from unit and place in trash & recycle containers outside the unit
b) Wash all dishes (loading the dishwasher with dirty dishes and starting the wash cycle is sufficient)
c) Clean up any large spills or mess caused by guest negligence
d) Strip all beds and place used sheets and towels in the bathtub.

Failure to complete these simple tasks prior to vacating the property will result in a $100 extra cleaning fee charged to the payment method on file.


PETS
=====
We do have a limited number of units that can accommodate small pets with a reasonable incremental rent charge to offset additional wear and tear. Please inquire before booking.

The recommended Vacation Rental Damage Protection plan will cover pet damage as long as the guest is staying in a pet friendly unit and the pet has been disclosed to management prior to check in. Bringing an unauthorized pet into a unit will incur a penalty charge of $500 in addition to any fees assessed to cover damage caused by the pet.


NO SMOKING
===========
All units are NON SMOKING. Some units do have outdoor space to accommodate smoking. Please inquire prior to booking.

A $250 extra cleaning fee will be assessed to any guest that allows smoking of any kind in the unit during their stay.


LONG-TERM RENTALS
==================
Properties does rent units for longer stay. Discounted pricing may apply for off-season and long-term rentals depending on availability at the time the reservation is confirmed. For stays of 60 days or longer a deposit of two months’ rent and fees is required to confirm a reservation. Additional monthly payments are due 30 days in advance of the applicable period. A separate rental lease is also required.

Comfortable home away from home. We had a great stay at the Mayhew apartment. It was clean, airy, and had everything we needed to be comfortable for our 4 night stay. Very roomy, and with so much charm in the old wooden floors and ornate knobs and light fixtures. We used public transportation all week and didn't rent a car and it worked out perfectly for us. There is a bus stop right outside the front door, and 2 T stations within a 10 minute walking distance. There is also a Target about 10 mins away, which was handy. The property managers were quick to respond to all our needs. The building was quiet, and there was some noise on the street below but this wasn't bothersome to us at all and didn't hinder us getting a good night's sleep. It is on the 3rd floor and no elevator access, which was fine for us but would understandably deter others. We would definitely stay here again if we return to the area! Winter 2016 First time I use Home away and I reslly like it!! Only problem, no washer and dryer, and no change of sheets, we stayed two weeks and I asked for clean sheets and towels, they charge $25.00, we pay for laundry, why not provide clean sheets and towels at least evey week if you stay more than 1 week for free? We would love to provide an in-residence cleaning for free, but in order to keep prices down for everyone, we do have to charge a nominal amount for linen service for during a stay. Guests staying in units without a washer dryer do get linen service at no charge when staying for monthly stays. And we are always ready and happy to do more often, for the minimal fee. Boston/New Mexico The property itself was nice, the location not so much. every night the sound of gun shots could be heard. the AC controls although we had control on the SWANK app still ran alot. the third room claim as a bedroom that is really a closet is a little overstated. Gunshots? Nope. Fireworks... yes. As Boston rolls up to the 4th of July it gets a bit feisty with backyard fireworks. Your last day was July 1, but if you were here a couple days longer you would have heard the same thing but 10x. And there was no armed invation of hostile forces to make all that noise. Sorry that you had thought it was anything other than people having backyard fun. Also, I ran the police blog for "gunshots" in our precinct over your dates of stay and there were none. I can totally understand that you might have been mistaken by the sounds, but making an inaccurate and damaging statement like that is a bit disappointing. Our location is extremely safe and we are surrounded by half million dollar condos... they don't exist is areas of crossfire. :-)

Better than expected! My rental experience was great. The place was pretty, clean, and had everything we needed. I like the location and the French restaurant next door was amazing. My only bad experience was getting our car towed the first morning there. I failed to see the sign on our side of the street and the sweeper days are different for the other side of the street - so make sure you check for signs on the side you are parked on. South Boston Stay We really enjoyed the use of the property in South Boston. It was well cared for, convenient and comfortable. There were not a lot of attractions or places within walking distance, it was easy to manage with UBER and public transportation for reasonable cost. Fantastic Accomidations in Boston Perfect for a family! We loved our stay in the heart of the Dorchester neighborhood. Close to public transportation and fantastic shopping area. Our First Visit To Boston I was surprised about the lack of communication from parties with Swank properties. They're good at sending emails relating to the property and sharing information with the tenants. However,they were poor on responding to my communication related to concerns. We were not able to park near the property, which became a concern because of the property being near a school and for street cleaning. I was not aware of our unit requiring us to climb three staircase landings. The blinds became a nuisance. They actually needed to be replaced. I had to stand on a chair to fix two of them. The furniture in our unit was soiled or stained. Some of the pictures are true to scene, a few were not. Not all windows have screens, so we weren't able to raise them for fresh air. I loved the wood floors. They were clean and felt good to bare feet. We did not cook because the basics were bare minimum. The coffee pot leaked everytime we used it. We did leave the unit as clean as it was when we arrived. We enjoyed the TV, internet connection, and the quiet atmosphere minus the traffic noise every morning. This was my 1st experience of a "so-so" stay with HomeAway. I've always experienced good communications with the Owners and my concerns or needs were addressed. I submitted a request for a fan since one of the guests had medical issues. I never heard from anyone. Our stay was for 4 nights. Foreman Trip to Boston Great value. Good location. Lots of street noise, but I'm not used to being in a city. Ear plugs took care of that. The mattresses are extremely firm, but I prefer firm over soft, so that was no problem. Internet worked easily and was fast. TV allowed us to catch some of the Cowboys game. Mayhew apt Dorchester Charming apartment, with good amenities. Just as described. Its on the 3rd floor, so stairs may be difficult for some. A busy street, so a little noisy, but close to subways, coffee shop, restaurants, grocery. Property well maintained. Had a little difficulty getting internet connections, and therefore controlling the temperature, but property management was very responsive to emails, and fixed the heating right away. Wifi was also available at the coffee shop a block away. Loved the 224 Boston St restaurant next door, and the Dorchester Brewing around the corner. They have a caterer/food trucks each night to get dinner along with craft beers. It looks to be in a neighborhood being regenerated. Felt safe walking to the JFK/Umass subway station (13 mins). Nice, but with some issues to take into account Cosy and nice apartment. 15-minute walk plus 2 subway stops to reach downtown Boston. There are two queen sized beds, no additional twin bed as promised (only a matress on the floor in a tiny room). I complained about it, but got no answer. It's on the third floor and there's no lift. We had no problemswith the check in, although it's done online and a bit complicated

Very nice Very nice apt, very cute and clean. The only two complaints I have were the beds were memory foam so very hard (some May like hard beds, I have trouble sleeping on hard mattresses) and it was noisy in the mornings (could hear traffic, people, etc). The place was very clean, very nice, big bedroom and wonderful amenities (internet, tv). Nice bathroom and even a dining area. Management disappointment We asked for early check in, due to the red eye, didnt get the code for 4 hours after I paid for the early check in. Other renters finally let us in, after we stood in the rain outside the rental. They did not try to contact us and overall I found them unapproachable. A nice holiday in Boston The holiday in Boston has been a great experience for my family beginning from the apartment: it was nice, big and with all the necessary also to cooking at home.<br/>It was in a quite place and close to the transport: the bus stop is near home and also the subway station is only a few minutes on foot.<br/>Finally the only problem (a very great problem) has been with the door code when we got at the apartament (it was the 11:00PM with 2 children after a long flight from Italy).<br/> Response from Swank Properties; Wednesday, October 29, 2014 Thanks for the feedback! Das könnte daran liegen, dass keine persönliche Übergabe erfolgt. Die Lage des Hauses ist etwas abseits, zwar mit der U-Bahn sehr gut erreichbar (Fußweg ca. 10 min), aber man läuft nicht unbedingt durch die beste Gegend. Abends bzw. bei Dunkelheit sind wir lieber zusammen geblieben, obwohl wir die vier Tage nie unangenehme oder verdächtige Begegnungen hatten. Great for our group This is a lovely unit in a beautiful, old building. Swank properties was kind enough to set up an air mattress so that we could easily accommodate four adults and two kids. The neighborhood was a little concerning when we first arrived, but we soon grew comfortable and had no concerns walking to the T at night. Th furnishings are comfortable, the beds are great, and there were plenty of linens, towels, and toilet paper! <br/><br/>The road noise was a problem, as the street outside is busy. We happened to stay during resurfacing, so the road was tore up which resulted in city buses loudly bumping along all night. The adults all failed to sleep well as a result. I <br/><br/>I would recommend a guide to the closest T and grocery be left on the unit. We got directions from the kind folks at the neighboring restaurant, and then found an even more direct route to the T on our last day while driving out. Having this info would be very helpful.<br/><br/>Our entry code didnt work at arrival, but a quick call to Swank has us in the unit immediately. There was no noise from other tenants, and the space the unit provided was very appreciated! We would stay here again. This apartment worked for us - We arrived by taxi and was a little concerned about the area near Andrew T station, it was a bit of a run down area,but we used the JFK Umass T and that was better. There is a very nice large Star market near this T stop that people should know about. Also a Laundromat on Dorchester just down from Columbia Street. The lighting needs to be addressed as it is quite dim. Our major concern really. Busy street if you are a light sleeper. Euro deli on Dorchester too - great sandwiches. 224 Restaurant next door was quite good. Knitting/fabric store on Dorchester too. We were sisters sharing this apartment and we enjoyed our stay! boston in august Cute condo in South Boston. Rooms are nice size, bathroom large enough, kitchen equipped with all cooking needs. Very close to downtown Boston- a few miles. Very close to logan airport- about six miles. Dunkin donuts only three min walk from the condo. Would recommend. Very satisfied! Our stay was very nice. We spent 15 days (my wife and me and our two small dogs). The place is good, very well furnished, with good appliances and clean! We had necessity of some technical support during our stay and it was given promptly and the problems were solved in a very fast way! I would strongly recommend this property for those on vacation and for those as I that was there for a 2 week period until finding / rent a definitive apartment. Spatieux, près des transports en commun (bus et métro). Nous sommes satisfaits. Une fois comprise la démarche pour accèder aux clefs, les lieux s'avèrent très adéquats: en face du bus,à 5 minutes de marche du métro, 10 de l'épicerie, un bon restaurant de quartier à côté. Outre les pôeles et chaudrons usés, et le fait de devoir marcher 2 minutes pour la buanderie, le tout nous a pleinement convenu (2 adultes, 2 adolescents et 2 enfants en bas âge). Ceci dit, il importe de planifier ses déplacements dans Boston (un quartier par jour, 5 jours) afin de se déplacer en métro. L'usage de la voiture est à proscrire en raison du traffic. Le parking près de la résidence est parfois difficile mais 5 minutes suffisent pour se garer à proximité. L'achat d'un billet hebdomadaire de transport en commun est donc la solution.<br/>En espérant le tout utile.<br/>E.C.

Excellent for famly stays in Boston Spent one week in Boston and New England. Apartment is excellent for families who want to avoid the downtown buzz. Neighbourhood is quiet...almost too quiet with relatively few places to eat and shop. Easy downtown access by public transportation and easy access to freeways + plenty of free paring if travelling by car. Property management was efficient and helpful with our very few questions.

Comfortable stay We stayed in Mayhew apartment for 4 nights in June, 2012. In general, the apartment is very nice and the furniture is of good quality. It's very spacious, so there is more than enough place for 4 persons. The location was fine. We used the red line of the subway to get to the city center. It takes about 15 min to get to the JFK station and then 3-4 stations ride to the center. As an alternative we sometimes used taxi (app.12-15 dollars to the center). The big grocery store was quite far from the apartment - 20 - 25 min walk, but it was ok for us. What we didn't like was that the climate controle system was set up on too low temperature and it was not possible to change the settings. Besides, the owner was unreacheable: we messaged him and called him once - he never replied. The check-out instructions were not that clear. Also, it was said that we had to clean the apartment before we leave, take all the dirty sheets and towels to the laundry box, take out the garbage (where - was not clear). We were on vacation and it was a bit annoying to finish the trip by making that cleaning, especially as it was mentioned that right after our check-out the cleaning team will come. I wonder what their responsibilities are...

It was a lovely apartment! It was a really nice stay and we couldn't have asked for better... especially for that price! The only complaint was that we had a three bedroom, and alas, only two blankets. But besides that, the apartment was clean, beautifully decorated and well located. We most definitely recommend staying here!

Overall a Great Stay! Our stay lasted 7 days, from the Sunday before Labor Day to the next Sunday; and with the exception of a couple of frustrations, the stay was enjoyable. First frustration was trying to obtain entry. We spent 15 minutes trying to get past the front door. The emailed directions are very confusing and poorly written. Once we were upstairs, there was no air conditioning. In fact, during this unusually warm Boston weather, we had no air conditioning Sunday or Labor Day Monday. The apartment was exceptionally clean and very well provided! It has a very homey and relaxed feeling about it. One suggestion...a clock! Just a inexpensive, battery-operated wall clock in the front area could make a big difference. Love the Dorchester area and I had easy access to the Boston sights by the MTBA. I would definitely stay there again.<br/>PS- Had a great time at the restaurant, 224, right next door!

Boston bonanza!! Having stayed at Swank Properties, we<br/>Would all highly recommend this place in Boston. Located across the street fr the bus to train or a short walk in lieu of the bus when heading into downtown. The rooms were nicely appointed a s spacious with a view of Boston's skyline from the dining room. It was so much better than a hotel and much less expensive too! Boston Family Vacation We looked at many vacation rentals. There were so many that seemed so skeetchy to deal with.Swank Properties were responsive and easy to get more details about the property. Beautiful! Apartment is very nice. Old wood floors and updated doors, moldings, paint and appliances. The bed in the second bedroom is a double (not a queen). Quite close to bus stop, and about a 15-20 minute walk to the T. Getting into downtown Boston was easy and quick. <br/><br/>We were there during hurricane Sandy, and were forced to stay inside one day because all public transportation was shut down. Despite the storm the house was snug and dry (but for one leak in a window that stopped when the rain stopped).<br/><br/>When we got there one of the window blinds was on the floor and the bathtub was full of water. After we drained the tub it appeared not to have been cleaned (dirt and a few hairs remained). Management responded very quickly, however, which was nice. There were plenty of towels and blankets. <br/><br/>It's right next door to a wonderful restaurant/bar. Free parking on the curb was handy. Decent neighborhood, too. We felt safe walking to and from the subway.<br/><br/>Because of the weather we were given a free late checkout, but didn't need it after all. Overall, a very nice stay, hurricane and all!

Well maintained property and comfortable appartment This appartment is located 30 minutes from downtown Boston (15 minutes walk + 15 minutes T train). It is a good start point to visit this beautifull city. <br/><br/>The beds were very comfortable. The appartment was well furnished and squeaky-clean. The rental price was fair.<br/><br/>When we arrived, the key box code that was sent to us was not working. Fortunately, Shawn, the manager came quickly to fix the problem.<br/><br/>We also found 3 window shades on the dining table. We had to replace them by ourself. <br/>We would have like to find few spare blankets, and newer pots and pans.<br/><br/>In general, we are very satisfied of our stay.

eh Swank was very slow at replying to my calls and emails (over 2 days in delay), which was very disappointing once we were staying there to make decisions. Also the "sleeps 5" is very deceiving, as one "bed" is nothing more than a double sized mat on the floor with a pillow on top of it.

Very nice property! My fiancee and I planned a weekend in Boston for his 30th birthday. We had originally planned for about 5-6 people, but it ended up just being the 2 of us. We were very pleasantly surprised with the property (you never know what you're going to get with internet photos!). The property is a big house that is split into 4 units. The whole house is secure, only tenants can use a key to get in, and then each individual unit can also be locked. Our unit had 2 full bedrooms and a smaller room with a fold out bed. The house was clean and the furnishings were very nice. It definately had that historic charm kind of feel =)<br/><br/>Parking was conveniently located across the street. However, the week we went they had part of the street shut down due to construction.... So we had to park 2 blocks away, big whoop! <br/><br/>Downtown Boston is really close, we took a taxi to & from the city for about $10-15 each way (did't want to risk drinking & driving!!), public transportation is also very close. <br/><br/>Overall, we had an amazing time. We would recommend this property to everyone!

Clean and spaceous, but strange neighborhood We found the apt to be very clean and quite large. We had plenty of space for our two families, including three children. The lighting was rather dim, so I'd recommend the management company invest in some brighter lighting, especially in the bathroom. And the neighborhood is very residential and borderline industrial in parts, so it's not a great area for walking or trying local restaurants. We were hoping for some cute boutiques or pubs in the area, but this apt is not ideal for that.<br/><br/>Overall, we were very pleased with the size and cleanliness and would stay there again and recommend it to friends.

4 Day stay in Boston.... Truly appreciated the great value that the home offered to 3 single adults, each of whom needed their own sleeping quarters. Logan Airport was only a 18 minute drive away and the Andrew Square subway stop was an easy walk.

230 Boston Street Stay We really enjoyed our stay at 230 Boston Street. The apartment is lovely and gave us plenty of room for the 5 of us. The "T" into Boston is only a few blocks away and so is the Stop and Shop grocery. I found the phone app somewhat cumbersome and thought it would have been nice if a general map of the area with the "T" stop, grocery, restaurants had been included in the apartment. Otherwise a great place to stay in Boston with FREE street parking - always a plus!

generally satisfied Parking was annoying - permit parking only from 10 to 2 and lots of construction that limited the other spaces available.<br/>I really think you need a car. It was too hot to walk to a T stop (and not a particularly pleasant walk) and there was no grocery store nearby. <br/>A car also helped for getting to restaurants.<br/>Getting information during our stay was trying - I don't yet have a smart phone and until this past weekend, I didn't feel the need of one.<br/>The apartment itself is lovely. It needs only a few small things (a dish towel in the kitchen, a few more hooks in the bathroom, some more teaspoons).

The property itself was nice, the location not so much. every night the sound of gun shots could be heard. the AC controls although we had control on the SWANK app still ran alot. the third room claim as a bedroom that is really a closet is a little overstated. The overall experience of the place was OK. Would i recommend this place, if it was in a different location yes.

First time I use Home away and I reslly like it!! Only problem, no washer and dryer, and no change of sheets, we stayed two weeks and I asked for clean sheets and towels, they charge $25.00, we pay for laundry, why not provide clean sheets and towels at least evey week if you stay more than 1 week for free?

We had a great stay at the Mayhew apartment. It was clean, airy, and had everything we needed to be comfortable for our 4 night stay. Very roomy, and with so much charm in the old wooden floors and ornate knobs and light fixtures. We used public transportation all week and didn't rent a car and it worked out perfectly for us. There is a bus stop right outside the front door, and 2 T stations within a 10 minute walking distance. There is also a Target about 10 mins away, which was handy. The property managers were quick to respond to all our needs. The building was quiet, and there was some noise on the street below but this wasn't bothersome to us at all and didn't hinder us getting a good night's sleep. It is on the 3rd floor and no elevator access, which was fine for us but would understandably deter others. We would definitely stay here again if we return to the area!

Charming apartment, with good amenities. Just as described. Its on the 3rd floor, so stairs may be difficult for some. A busy street, so a little noisy, but close to subways, coffee shop, restaurants, grocery. Property well maintained. Had a little difficulty getting internet connections, and therefore controlling the temperature, but property management was very responsive to emails, and fixed the heating right away. Wifi was also available at the coffee shop a block away. Loved the 224 Boston St restaurant next door, and the Dorchester Brewing around the corner. They have a caterer/food trucks each night to get dinner along with craft beers. It looks to be in a neighborhood being regenerated. Felt safe walking to the JFK/Umass subway station (13 mins). Only 3 stops from the major subway hub downtown. Would definitely recommend and visit here again.

I was surprised about the lack of communication from parties with Swank properties. They're good at sending emails relating to the property and sharing information with the tenants. However,they were poor on responding to my communication related to concerns. We were not able to park near the property, which became a concern because of the property being near a school and for street cleaning. I was not aware of our unit requiring us to climb three staircase landings. The blinds became a nuisance. They actually needed to be replaced. I had to stand on a chair to fix two of them. The furniture in our unit was soiled or stained. Some of the pictures are true to scene, a few were not. Not all windows have screens, so we weren't able to raise them for fresh air. I loved the wood floors. They were clean and felt good to bare feet. We did not cook because the basics were bare minimum. The coffee pot leaked everytime we used it. Great value. Good location. Lots of street noise, but I'm not used to being in a city. Ear plugs took care of that. The mattresses are extremely firm, but I prefer firm over soft, so that was no problem. Internet worked easily and was fast. TV allowed us to catch some of the Cowboys game. Overall, I'd recommend it.

We really enjoyed the use of the property in South Boston. It was well cared for, convenient and comfortable. There were not a lot of attractions or places within walking distance, it was easy to manage with UBER and public transportation for reasonable cost. The small restaurant next door was welcoming and had great food.

If going to JFK Presidential Library, Plimouth Plantation, Blue Hills Reservation or other places to the south of central Boston, it saves time to be located here. The walk to JFK/UMass subway station for trips to central Boston felt close enough too.

My rental experience was great. The place was pretty, clean, and had everything we needed. I like the location and the French restaurant next door was amazing. My only bad experience was getting our car towed the first morning there. I failed to see the sign on our side of the street and the sweeper days are different for the other side of the street - so make sure you check for signs on the side you are parked on.

The holiday in Boston has been a great experience for my family beginning from the apartment: it was nice, big and with all the necessary also to cooking at home.<br/>It was in a quite place and close to the transport: the bus stop is near home and also the subway station is only a few minutes on foot.<br/>Finally the only problem (a very great problem) has been with the door code when we got at the apartament (it was the 11:00PM with 2 children after a long flight from Italy).<br/>

Very nice apt, very cute and clean. The only two complaints I have were the beds were memory foam so very hard (some May like hard beds, I have trouble sleeping on hard mattresses) and it was noisy in the mornings (could hear traffic, people, etc). The place was very clean, very nice, big bedroom and wonderful amenities (internet, tv). Nice bathroom and even a dining area.

Are stay was great close to the T and to shopping and to breakfast and coffee, . We felt very safe in this neborhood , it is a very old neborhood<br/> .the house is great,,the only thing is ,it states that it sleeps 5 it has 2 queen beds and a love seat that my 11 yr old grandson could hardly fit on ,also bring towels with u as they supply 1 set per person . We asked for early check in, due to the red eye, didnt get the code for 4 hours after I paid for the early check in. Other renters finally let us in, after we stood in the rain outside the rental. They did not try to contact us and overall I found them unapproachable.

Cosy and nice apartment. 15-minute walk plus 2 subway stops to reach downtown Boston. There are two queen sized beds, no additional twin bed as promised (only a matress on the floor in a tiny room). I complained about it, but got no answer. It's on the third floor and there's no lift. We had no problemswith the check in, although it's done online and a bit complicated

Truly appreciated the great value that the home offered to 3 single adults, each of whom needed their own sleeping quarters. Logan Airport was only a 18 minute drive away and the Andrew Square subway stop was an easy walk.

We found the apt to be very clean and quite large. We had plenty of space for our two families, including three children. The lighting was rather dim, so I'd recommend the management company invest in some brighter lighting, especially in the bathroom. And the neighborhood is very residential and borderline industrial in parts, so it's not a great area for walking or trying local restaurants. We were hoping for some cute boutiques or pubs in the area, but this apt is not ideal for that.<br/><br/>Overall, we were very pleased with the size and cleanliness and would stay there again and recommend it to friends.

Parking was annoying - permit parking only from 10 to 2 and lots of construction that limited the other spaces available.<br/>I really think you need a car. It was too hot to walk to a T stop (and not a particularly pleasant walk) and there was no grocery store nearby. <br/>A car also helped for getting to restaurants.<br/>Getting information during our stay was trying - I don't yet have a smart phone and until this past weekend, I didn't feel the need of one.<br/>The apartment itself is lovely. It needs only a few small things (a dish towel in the kitchen, a few more hooks in the bathroom, some more teaspoons).

We really enjoyed our stay at 230 Boston Street. The apartment is lovely and gave us plenty of room for the 5 of us. The "T" into Boston is only a few blocks away and so is the Stop and Shop grocery. I found the phone app somewhat cumbersome and thought it would have been nice if a general map of the area with the "T" stop, grocery, restaurants had been included in the apartment. Otherwise a great place to stay in Boston with FREE street parking - always a plus!

My fiancee and I planned a weekend in Boston for his 30th birthday. We had originally planned for about 5-6 people, but it ended up just being the 2 of us. We were very pleasantly surprised with the property (you never know what you're going to get with internet photos!). The property is a big house that is split into 4 units. The whole house is secure, only tenants can use a key to get in, and then each individual unit can also be locked. Our unit had 2 full bedrooms and a smaller room with a fold out bed. The house was clean and the furnishings were very nice. It definately had that historic charm kind of feel =)<br/><br/>Parking was conveniently located across the street. However, the week we went they had part of the street shut down due to construction.... So we had to park 2 blocks away, big whoop! <br/><br/>Downtown Boston is really close, we took a taxi to & from the city for about $10-15 each way (did't want to risk drinking & driving!!), public transportation is also very close. <br/><br/>Overall, w

Swank was very slow at replying to my calls and emails (over 2 days in delay), which was very disappointing once we were staying there to make decisions. Also the "sleeps 5" is very deceiving, as one "bed" is nothing more than a double sized mat on the floor with a pillow on top of it.

This appartment is located 30 minutes from downtown Boston (15 minutes walk + 15 minutes T train). It is a good start point to visit this beautifull city. <br/><br/>The beds were very comfortable. The appartment was well furnished and squeaky-clean. The rental price was fair.<br/><br/>When we arrived, the key box code that was sent to us was not working. Fortunately, Shawn, the manager came quickly to fix the problem.<br/><br/>We also found 3 window shades on the dining table. We had to replace them by ourself. <br/>We would have like to find few spare blankets, and newer pots and pans.<br/><br/>In general, we are very satisfied of our stay.

Apartment is very nice. Old wood floors and updated doors, moldings, paint and appliances. The bed in the second bedroom is a double (not a queen). Quite close to bus stop, and about a 15-20 minute walk to the T. Getting into downtown Boston was easy and quick. <br/><br/>We were there during hurricane Sandy, and were forced to stay inside one day because all public transportation was shut down. Despite the storm the house was snug and dry (but for one leak in a window that stopped when the rain stopped).<br/><br/>When we got there one of the window blinds was on the floor and the bathtub was full of water. After we drained the tub it appeared not to have been cleaned (dirt and a few hairs remained). Management responded very quickly, however, which was nice. There were plenty of towels and blankets. <br/><br/>It's right next door to a wonderful restaurant/bar. Free parking on the curb was handy. Decent neighborhood, too. We looked at many vacation rentals. There were so many that seemed so skeetchy to deal with.Swank Properties were responsive and easy to get more details about the property. The location was perfect. We stayed 9 nights and the apartment was great, clean, maintained every day; <br/>Location is generally good, close to JFK station, but some industrial zones nearby; Parking: it is a little bit annoying to follow the limits for the street parking, but, with some effort, it is still possible quite easily park on the streets nearby

Our stay lasted 7 days, from the Sunday before Labor Day to the next Sunday; and with the exception of a couple of frustrations, the stay was enjoyable. First frustration was trying to obtain entry. We spent 15 minutes trying to get past the front door. The emailed directions are very confusing and poorly written. Once we were upstairs, there was no air conditioning. In fact, during this unusually warm Boston weather, we had no air conditioning Sunday or Labor Day Monday. The apartment was exceptionally clean and very well provided! It has a very homey and relaxed feeling about it. One suggestion...a clock! Just a inexpensive, battery-operated wall clock in the front area could make a big difference. Love the Dorchester area and I had easy access to the Boston sights by the MTBA. I would definitely stay there again.<br/>PS- Had a great time at the restaurant, 224, right next door!

Having stayed at Swank Properties, we<br/>Would all highly recommend this place in Boston. Located across the street fr the bus to train or a short walk in lieu of the bus when heading into downtown. The rooms were nicely appointed a s spacious with a view of Boston's skyline from the dining room. It was so much better than a hotel and much less expensive too! We Purchased food from the old Polish market down the street a and cooked up a<br/>Great meal! Terrific place!!!! Thank you, Lance!

Nous sommes satisfaits. Une fois comprise la démarche pour accèder aux clefs, les lieux s'avèrent très adéquats: en face du bus,à 5 minutes de marche du métro, 10 de l'épicerie, un bon restaurant de quartier à côté. Outre les pôeles et chaudrons usés, et le fait de devoir marcher 2 minutes pour la buanderie, le tout nous a pleinement convenu (2 adultes, 2 adolescents et 2 enfants en bas âge). Ceci dit, il importe de planifier ses déplacements dans Boston (un quartier par jour, 5 jours) afin de se déplacer en métro. L'usage de la voiture est à proscrire en raison du traffic. Le parking près de la résidence est parfois difficile mais 5 minutes suffisent pour se garer à proximité. L'achat d'un billet hebdomadaire de transport en commun est donc la solution.<br/>En espérant le tout utile.<br/>E.C.

Spent one week in Boston and New England. Apartment is excellent for families who want to avoid the downtown buzz. Neighbourhood is quiet...almost too quiet with relatively few places to eat and shop. Easy downtown access by public transportation and easy access to freeways + plenty of free paring if travelling by car. Property management was efficient and helpful with our very few questions.

We stayed in Mayhew apartment for 4 nights in June, 2012. In general, the apartment is very nice and the furniture is of good quality. It's very spacious, so there is more than enough place for 4 persons. The location was fine. We used the red line of the subway to get to the city center. It takes about 15 min to get to the JFK station and then 3-4 stations ride to the center. As an alternative we sometimes used taxi (app.12-15 dollars to the center). The big grocery store was quite far from the apartment - 20 - 25 min walk, but it was ok for us. What we didn't like was that the climate controle system was set up on too low temperature and it was not possible to change the settings. Besides, the owner was unreacheable: we messaged him and called him once - he never replied. The check-out instructions were not that clear. Also, it was said that we had to clean the apartment before we leave, take all the dirty sheets and towels to the laundry box, take out the garbage (where - was not clear). We were on vacatio

It was a really nice stay and we couldn't have asked for better... especially for that price! The only complaint was that we had a three bedroom, and alas, only two blankets. But besides that, the apartment was clean, beautifully decorated and well located. We most definitely recommend staying here!
