Short-Term (<60 days) Rental Agreement

SUMMARY
=========
1. Minimum 50% deposit is required to confirm a reservation.
2. Full payment is due 60 days prior to arrival.
3. Full payment is due at time of reservation for arrivals within 60 days.
4. Primary renter must be at least 21 years of age to rent a unit.
5. Check In / Check Out
a. Check In: 5:00 p.m. (or later)
b. Check Out: 10:00 a.m. (or earlier)
c. $150 extra cleaning fee will be charged for failure to follow "Check Out Instructions" and return unit to a tidy condition (remove trash from unit, strip beds, wash dishes, etc.) $500 security deposit to be collected at time of booking. (See details below).
7. Cancellations Policy
a. Reservations cancelled more than 60 days prior to arrival will receive a full refund of deposit ($100 cancellation fee will apply)
b. Reservations cancelled more than 30 days prior to arrival will receive a 50% refund of the deposit paid ($100 cancellation fee will apply)
c. Reservations cancelled less than 30 days prior to arrival will NOT be entitled to a refund. If Travel Insurance is purchased, a refund must be approved and processed directly through the Travel Insurance Policy.
d. If cancellation is a concern, we strongly recommend purchasing travel insurance.
8. Travel Insurance is offered to safeguard your travel investment against unforeseen circumstances, such as sudden illness or death in the family, in addition to coverage for lost baggage, delayed flights, and medical emergencies while traveling.

For stays longer than 60 days a separate lease agreement is required.


RENTAL QUOTE
=============
The rental quote includes the basic rental fee, all utilities, furnishings, bed/bath linens, housewares, standard check in / check out, wireless broadband Internet and premium TV package, final cleaning at check out with linen service, and all required taxes/fees. Mid-stay maid service can be scheduled for an additional fee.


PAYMENT
========
50% of the total reservation amount is required to confirm a reservation, with full payment due 60 days prior to arrival. If arrival date is less than 60 days from the reservation date, full payment is due at the time of reservation. Payment may be made by credit card (Visa, MasterCard, American Express, Discover) or eCheck drawn on a US bank account. PayPal or Bank Wire may be used as method of payment for an additional fee. (Full payment is required at time of reservation when paying by PayPal or Bank Wire.)

Please note that dates are not confirmed until the required deposit has been received and the guest has acknowledged agreement to these rental terms. Guest providing method of payment for initial deposit will constitute agreement to these rental terms.

Any outstanding balance on the reservation shall be charged to the guest’s credit card or bank account 60 days prior to arrival without further notice. If guest’s method of payment is declined and guest does not make alternate arrangements to pay the required balance within three days of notice, the Property Manager may consider the reservation null and void. Arrival and check in instructions will not be released unless payment in full has been cleared by guest’s bank.


SECURITY DEPOSIT or RENTAL DAMAGE PROTECTION
======================================================
A $50 Rental Damage Protection insurance policy has been included in lieu of a traditional $500 security deposit. This $50 insurance policy provides more cost effective damage protection in most cases. Guests may request to forgo the insurance, and will be charged the $500 security deposit upon booking.

This Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. You will still be responsible for any damages that exceed $3,000 or are not covered under the Plan and associated damages will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this plan or assignment. The Rental Damage Protection must be purchased, or alternate security deposit arrangements made, before the Property Manager will confirm a booking.

In the event that damages exceed $3,000 or the damage was not reported to management prior to check out, guest agrees to compensate the Property Manager for this damage. This payment may be made by the credit card on file or by other legal means of collection.


CANCELLATION POLICY
====================
We highly recommend that guests purchase travel insurance if cancellation issues are a concern.

Either party may cancel a reservation with written notice if provided more than 60 days prior to arrival. If guest notification is received more than 60 days prior to arrival, the Property Manager will refund all deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest notification is received less than 60 days, but more than 30 days prior to arrival, the Property Manager will refund 50% of the deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest cancels a reservation within 30 days of arrival, the Property Manager will NOT provide a refund. However, if travel insurance is purchased, insurance reimburses the guest directly for pre-paid, non-refundable deposits as described in the “Travel Insurance” section below.

Property manager will not cancel a reservation with less than 60 days notice unless the property reserved becomes unavailable due to property sale, fire, mandatory evacuation, eminent domain, construction delays, lack of utilities, unexpected scheduling circumstances, or acts of nature. the Property Manager will make reasonable efforts to assist guest in finding alternative accommodations and upon notification of cancellation, guest may request a full refund or to have the paid balance applied to available alternative accommodations.

Again, we highly recommend that guests purchase travel insurance if cancellation issues are a concern. Please read the “Travel Insurance” section below for the many benefits of the insurance policy.


TRAVEL INSURANCE
=================
Guests who choose travel insurance will have CSA Guest Protect Vacation Rental Insurance included in the reservation and it will be part of the initial deposit. This insurance adds just 6.95% to the reservation price but reimburses the guest for pre-paid, non-refundable deposits if they must cancel the trip due to sudden illness in the family, loss of employment or other covered reasons. CSA Guest Protect also provides significant benefits during the vacation such as reimbursement for expenses due to lost luggage, travel delays, medical illness, and identity theft. In addition it offers 24hour Emergency Services and On Demand Medical services during the trip. The Property Manager recommends that our guests consider purchasing this valuable coverage to safeguard the investment in their vacation.

OCCUPANCY AND EVENTS
=======================
The property shall be occupied by no more than the number of listed adults and/or children on the reservation. Visiting friends are welcome, however the establishment of obvious residence by such persons is not permitted. A $100/person/night penalty will be assessed for guests over and above the maximum stated on the Reservation.

Parties, large gatherings, or group events are absolutely not allowed in or around the property. Upon discovery by any member of our management team that an event is taking place, or has taken place during your stay, a minimum $500 fee will be assessed and guests may be asked to vacate the property. Any additional cleaning expenses that are required to return the property to condition suitable for the next guests are the responsibility of the guest.

Guests shall not violate any ordinance or state law in or about the property. If a complaint is made by a neighbor, and/or the police are called, a $500 fee will be assessed. The property is rented for residential purposes only and may not be used by guests for any other purpose.


CHECK IN / CHECK OUT
====================
Guest agrees to abide by the stated check in time of 5:00 p.m. (or later) and check out time of 10:00 a.m. (or earlier). Requests for early check in or late check out may be authorized on a case-by-case basis at an additional charge and at managements discretion. No guarantee is made as to the ability to grant early check in or late check out.

Guests who do not receive authorization for a late check out and have not vacated the property by 10:00 a.m. will be charged $100/hour for each hour, or portion thereof, that the unit is not empty and available to be cleaned.

Prior to Check Out, the unit must be returned to a tidy condition in order to facilitate a quick cleaning and turn-around for the next guest’s arrival. Specifically, guests must do the following before vacating the property:
a) Remove all trash from unit and place in trash & recycle containers outside the unit
b) Wash all dishes (loading the dishwasher with dirty dishes and starting the wash cycle is sufficient)
c) Clean up any large spills or mess caused by guest negligence
d) Strip all beds and place used sheets and towels in the bathtub.

Failure to complete these simple tasks prior to vacating the property will result in a $100 extra cleaning fee charged to the payment method on file.


PETS
=====
We do have a limited number of units that can accommodate small pets with a reasonable incremental rent charge to offset additional wear and tear. Please inquire before booking.

The recommended Vacation Rental Damage Protection plan will cover pet damage as long as the guest is staying in a pet friendly unit and the pet has been disclosed to management prior to check in. Bringing an unauthorized pet into a unit will incur a penalty charge of $500 in addition to any fees assessed to cover damage caused by the pet.


NO SMOKING
===========
All units are NON SMOKING. Some units do have outdoor space to accommodate smoking. Please inquire prior to booking.

A $250 extra cleaning fee will be assessed to any guest that allows smoking of any kind in the unit during their stay.


LONG-TERM RENTALS
==================
Properties does rent units for longer stay. Discounted pricing may apply for off-season and long-term rentals depending on availability at the time the reservation is confirmed. For stays of 60 days or longer a deposit of two months’ rent and fees is required to confirm a reservation. Additional monthly payments are due 30 days in advance of the applicable period. A separate rental lease is also required.

Nice, modern apartment - convenient location We were a family of 3 adults and spent 10 days at this location. Overall, the apartment is very nice and welcoming. Checking in and out was very easy and the app is very convenient.<br/>Since we like cooking our own food, the found that the kitchen had the bare minimum. One of the bedroom, has no window, if the door connecting it with the master bedroom is closed. Since the apartment is on the top floor, there are a few flights of stair to climb. Nice place to stay at! We stayed at this location as the price was right for Boston. Husband , friend and I stayed here for 4 days. It was very clean, and had the basic stuff we would need. Only thing they could do better is a room darking blinds/ccurtain as it has an old school shade, and didn't make the room dark. Wish they had a smart TV for online streaming such as Netflix or other vidoes on demand.. (Not many watch live TV anymore). Wifi was very slow tho. Love the App to use to control the lock, and temp. A night at Swanks We loved this property! When we first entered the penthouse we were surprised how big it was. This is a great location for a couples get away. Public transportation is available by bus and subway , but be mindful of the bus schedule , especially on Sunday . Remember to bring soap and shampoo . Top floor appartment with deck We stayed in Boston for a week and used this 4th-floor appartment which was great. The place is a little bit noisy with traffic but that's quite unavoidable in a large city like Boston. Otherwise, the appartment was extremely clean and the pictures and description on the website were perfectly accurate. It's nice to come home to a clean and well-furbished place after a long day visiting the city. We recommend this property without any hesitation. A nice place to stay with your family Pretty comfortable apartment, nicely displayed. My family loved the terrace and its view over the city.<br/>Two points to regret : you definitely need a car to go downtown + a bit noisy (air-con in evenings from the nearby restaurant + early awakening because of the traffic). I would like to point out to others that the subway is 12 minute walk away and a quick ride to downtown. A car is absolutely NOT necessary. Boston St Penthouse Charming apartment, with good amenities. Just as described. Its on the 4th floor, so stairs may be difficult for some. But balcony with grill is nice. A busy street, so a little noisy, but close to subways, coffee shop, restaurants, grocery. Property well maintained. Had a little difficulty getting internet connections, but property management was very responsive to emails. Loved the 224 Boston St restaurant next door, and the Dorchester Brewing around the corner. They have a caterer/food trucks each night to get dinner along with craft beers. It looks to be in a neighborhood being regenerated. Felt safe walking to the JFK/Umass subway station (13 mins). Only 3 stops from the major subway hub downtown. Vacation July 16 to 23 Hi! We were incredibly happy with the house. So clean, so beautiful, impeccable service. Was very impressed with your app and the followup during our stay. Everything was perfect BUT unfortunately it is close to a very busy street. All night we could here police, fast drivers with loud music, people walking and talking, construction workers at 7am, etc. And if we wanted to eat outside, there is the big noisy fan from the restaurant beside which is very unfortunate. If you could just have this wonderful house in a quiet environment, I would recommend it to everyone. Thanks and enjoy your summer! Great stay in Boston! This was a great place for us to stay in Boston. A little bit of a walk to the subway, but felt perfectly safe and the mall was just around the corner. Great view. Just a note that this two bedroom has a pocket door separating the rooms. No big deal but it's not mentioned in the overview anywhere. Again we had a great stay and would recommend it. Hankey Good clean and warm. Toaster a bit dodgy, tended to burn toast. Getting in the property was challenging not sure how you can make it any simpler though.<br/>Everything else fine. Boston The property was clean but somewhat basic- not a home but a property fitted for rental - plastic glasses, plates etc for example. The description ? well, 'penthouse' simply meant it was on the top flour i.e. 3 flights of stairs with 4 pieces of luggage felt like a marathon! Not at all in the centre of Boston and not close to any attractions.<br/>There was no real welcome pack - just 'dos and dont's so arriving towards the evening in a strange place with no information about shops, taxis or metro stations was very uncomfortable. There is a restaurant next door and, thankfully, they gave us the information about the locality. You only have to look at the view from the balcony to know it is on a busy street in the midst of car-repair shops to get the idea that the area isn't the best. There is a shopping mall 10-15 mins walk away and the metro is 20 mins walk away at least. Once you are on the metro it's just a few stops to the city centre. There was a TV but we couldn't get it work- I guess because we were foreigners and unused to the gadgetry. The wifi would was OK. The management responded quickly to our queries. Overall impression; Too far from the city in a noisy and down-market uncomfortable area. If the owners had provided an attractive folder showing all the transport, food shopping and recommended restaurants etc and maybe a complimentary bottle of wine on arrival then it might have made all the difference<br/>

Boston-7/11-7/18/15 We absolutely loved our stay at the Penthouse at Upham's Corner. It was so nice to have the extra room that the apartment gave us, as opposed to a hotel room. The apartment was very clean and has a nice layout. The living and dining rooms have many windows each and the balcony is roomy. The restaurant next door was excellent and there is a Dunkin Donuts a mere 3 minute walk away. We felt very safe in this location. The nearest subway entrance was a little further away than we expected...about a 15-20 minute walk, but we didn't mind. Awesome! The property was exactly as stated on the website. Location was perfect and the house is well maintained. Just a side note that there is only a curtain separating the two bedrooms. Nice apartment but the sheets had not been laundered We arrived at the penthouse and were very pleased with the apartment but when we pulled the sheets back there was hair everywhere. Clearly the bed had been made but the sheets were not laundered. I searched for a second set of sheets to no avail. It was late so we ended up laying down towels to sleep on. I wanted to be understanding - mistakes happen after all - so I sent an email and made a phone call to the management asking to have new sheets delivered, and checked the option to notify us before they arrived. We went out in the morning and came back to clean beds, but without warning. In addition, I kindly asked to be issued a credit, at the very least for the cleaning fee since it wasn't clean when we arrived, but after 1 email and 2 phone calls I have heard nothing back from managment (I gave them a week after the first email/ call and now it has been 2 weeks since my 2nd phone call. I even talked to someone in the office and he assured me the owner would be in touch about the credit. So far nothing. In addition, there was no soap in the apartment - no hand soap, no shower soap so we had to go out and buy some for our short 3 day stay. The apartment is very nice (the rest of the apartment was clean), and we loved the outdoor patio, but management should work on being more responsive.

EXCELLENT STAY! Our family of 5 had a wonderful stay this past week. This property was very charming and met all of our needs. The kitchen was properly equipped and we had every thing we needed. The view from the deck was stunning, especially at sunset. The location was an easy walking distance to the JFK/Mass train station and we were able to easily visit the city and enjoy all of the sites that we came to see. This neighborhood is bustling and busy but the noise and traffic were never a problem. We felt very safe and we never worried about walking around or our vehicle being parked on the street. Perfect penthouse Excellent 4 day, action packed , stay in Boston. Apartment was well-equipped, clean and comfortable, with fine view of the city. Agent (John Vassallo) provided quick help on arrival and replied very promptly to requests. Suggestion to improve might be: lock on bathroom door and mirrors in bedrooms. Recommended! Excellent accommodation in a perfect neighborhood We thoroughly enjoyed our stay at the Penthouse. The apartment was spacious, exceptionally clean, and very well stocked with all the comforts of home. The apartment size was perfect for four adults, and the outside balcony was great for relaxing and enjoying a glass of wine. The location was wonderful, so close to restaurants, stores, and the commuter stations. Lance is a very gracious host, and always responded quickly to my inquiries. We would definitely stay here again if we have the opportunity.

Family Vacation for the Boston Marathon My family came in from out of town to run in the marathon, so we got this place for them to stay. It was very nice, newly renovated, top unit, beautiful view, fun balcony. The walk from Andrew sta is better than from JFK/Umass, more scenic, less cars. There was one snafu in that we arrived before it was cleaned so there were no clean sheets the first night, luckily i live in the area and just brought my own. The management promptly took care of it the next morning and offered a refund for the first night, so we were satisfied with the result! I'd have people stay again. It was close to the T and the highway, and easy to park on the street.

Fantastic Lovely apartment. Well situated in terms of the Andrew Metro( 8 mins walk away, but if your too lazy caught Bus 17 to the Station), Nearby Stop & Shop Supermarket. Area a little light industry but QUIET. Great furnishings in A! condition. Delightful beds with comfy mattress- you will sleep well. TV/Stereo ace. A Great Getaway... in Dorchester! Overall, we really enjoyed our stay at the Penthouse at Upham's corner. The unit was clean and the directions for entrance were easy to follow. One issue that I think would be helpful for future guests to know is that even though the property is listed as "Boston", it is technically Dorchester. This made a difference in transportation shuttle costs to and from the airport. I'm sure the property owners want to market the rental as a Boston property, but I wish they had been honest about the location.<br/>We didn't rent a car during our stay, but the walk to and from the T was pretty manageable. Anyone wanting to rely on public transportation will like this place, as long as they're willing to walk about 10-15 minutes to the T station. <br/>Another bonus that I'm not sure is mentioned on the site is the access to the roof. From the penthouse, you can climb up a short flight of stairs to the roof, which offers really great views of downtown. We spent our 4th of July up there and had unbelievable views of the fireworks show. Definitely a huge plus to this property!<br/>I contacted the property manager via email about a couple of questions while we were in Boston, and he was very prompt. Unfortunately, when I asked about a possible extended check-out time due to our delayed flight, he went ahead and charged me the $10/hour fee without getting my okay. It worked out fine, but I do wish he had waited for my authorization before charging my credit card. Just seems like proper customer service in my mind.<br/>Overall, we really enjoyed our stay in Boston, and the property worked well for us. We'd definitely consider staying there again for future visits to Boston!

When in Boston for PAX East... Great location for some sightseeing and attending the PAX east gaming convention. Easy walk to the T, restaurant right next door for the first night when we had no idea where to go, great view of the city. <br/><br/>Only downside was really dark main bedroom, the lighting made no difference to the darkness! <br/><br/>I'd definitely consider this rental again.<br/>

Shoddy amenities and lacking service complicated our trip This form does not allow enough space for me to fully explain my concerns. Thermostat was locked, we could not control. Second bed was full sized, not queen and bedroom had no windows. Window shades were missing or broken so people could see in at night. Pots and pans unusable because severely banged up and scratched nonstick lining. Street parking was not actually available because of construction and owner did not contact me to inform me and offer alternatives to getting my car towed. Toilet seat wobbly, clogged often. Every dish was chipped. Screen door torn, second door to patio didn’t close properly, making patio unusuable. I already emailed owner about my concerns two weeks ago and never heard anything from him.

Long distance travellers Initially after a journey of 23 hours, we were unable to access the property. This was due to a WIFI fault our server was incompatable to your company's. It was late evening, pouring with rain, luggage to cover a 3 week trip, standing by the roadside with no means of entering. Our mobile phones would not work either. Your good natured neighbour from the restaurant next door was our saviour. Perhaps you would like to know some feedback on a further couple of negatives. Firstly too many stairs.We were aware there was no lift, but the spiral staircase over three floors with maximum luggage is too much for anyone<br/>1. A welcome pack would have been very acceptble no tea, coffee, milk<br/>2. Toilet seat needs adjusting, moveable<br/>3. 2nd bedroom windowless and a small double bed.<br/>4. 1 mirror in the bathroom is insufficient.<br/>And due to bad timeing we had heavy construction work outside the buildindfrom 6am till late afternoon.<br/>

Boston EB show The place is clean and well furnished, with a good view of the city. Nice place to hang out.<br/>The bathroom wash basin needs to be "snaked" as it was not draining well from the get go.<br/>The Swank app for Android keeps crashing on my HTC phone making the "required" within 30 minutes check in and check out protocol a bit of a pain.<br/>The window blinds are a bit old and hard to get them to roll back up without the real possibility of tearing them.<br/>The steepness and narrowness of the stairs are not pleasant to negotiate especially with luggage.<br/>It would be great if there was soap and shampoo. We left the shampoo and body wash we purchased so maybe the next renter will appreciate.<br/>I left my pound cake that was baked by my Washington DC friend's wife in the refrigerator. It probably got tossed but I hope someone was curious enough to try it<br/>The area is nice but has a reputation from the past that makes it a bit worrisome. Our friends from Boston did not let us go back at night by the T.<br/>The atmosphere of the restaurant next door is great but that's about it - the server they have is a bit green, the bartender tend to her own flock, and in general they don't seem to express a great need for new business.<br/><br/>Would I rent this place again - depends on the purpose of my visit but I won't rule it out.

As advertised. Overall this was a great rental. The apartment was clean and comfortable. It's in easy driving distance of most things you want to see and I paid a little less than most hotel rooms in the city. <br/><br/>I was traveling w/ small children and a senior so a few things to consider: The stairs are quite steep. My kids could easily go up, my mom struggled. Going down was fairly nerve wracking whether carrying the youngest or letting her climb.<br/><br/>The stairs open directly into the living room of the penthouse and my youngest is newly out of her crib. The I wish I had brought a baby gate for the door of her room. Instead I slept on the couch in case she got out of bed in the night. <br/><br/>The apartment isn't stocked with hotel and kitchen basics. Make sure you've got soaps and shampoos. Also pack in coffee grinds, salt, and pepper if you're going to use the kitchen.

Nice View, Troubled Location The condo itself is beautiful, spacious and has all the amenities one needs to spend a week in Boston. The noise level was loud-- construction, next to a charter school, and high street flow. The walls were not thick enough protect our ears! WE WERE IN BOSTON FOR 4 DAYS 3 DAYS TO LONG BECAUSE OF OUR ACCOMODATION . 50 steps up! I would not recommend staying at this rental unless you are young and in good health due to the 50 steep stairs you must climb to enter it. The apartment itself was nice enough, but there were several things that the owner could have done to make the stay more pleasant. The bedspread in one bedroom and the mattress cover in the other were dirty, there were not enough washcloths for a 3 night stay, nor were there any kitchen linens or a bath mat by the shower. Damage had been done to the deck screen, kitchen cabinet and bathroom faucet, and a laminated notice regarding the lack of laundry facilities lead us to believe the place was not well maintained. When we contacted Swank Propertieis about problems, they said they would get to them Monday when someone was in the office. They said work orders had been submitted for the repairs needed, but a laminated note, really! There were some things in their description that were true, including ease of securing public transportation, free parking on the street in front of the building and lots of instructions for entry and exit, arrival and departure tasks. All in all, some of their advertised descriptions were misleading, their response to reported concerns were not prompt or friendly, and the threat of additional charges if we did not follow, precisely, entry and exit instructions were not particularly traveler friendly. Find another location.

Clean comfortable accommodation, convenient to city The apartment was ideal for a family (2 adults and 2 children) visit to Boston. It was furnished to a high standard and spotlessly clean. The apartment was exactly as depicted on the website. The arrangements to collect the keys worked well - using the instructions sent to the iPhone/iPod app. Without an iPhone/iPod it may not have been so simple. Access to Boston is really convenient. The "T" (subway) Red line at JFK/UMASS is just a 10 minute walk away, with a trip time of about 10 minutes to the centre of Boston. Supermarkets are just a 10 minute walk from the apartment. There was ample free car parking on the street outside the apartment - but take care to read the notices regarding restricted times for road cleaning etc. We nearly fell foul of a roadworks crew who put temporary restrictions in place, which nearly resulted in our rented car being towed. Overall, the apartment worked out really well and we would have no hesitation in recommending it to others.

NiCE bUt noiSY OVeRAll it was nice but noisy noisy noisy! Construction or no construction the noise level was pretty high. There's also the staircases to consider if you have children. <br/>The initial booking was easy but when i paid i also asked if there was a highchair and a crib available. I was supposed to get an answer within 2 days but nothing after 5 days...i tried to reach someone via the phone number but the only they do is take messages and they don't know how long it takes for a callback. I finally decided to email and got a response in 48hrs. With the same email I also asked if we could check in earlier and specifically wrote that if we did not get a response by the next evening that we would assume that the early checkin was not possible and to no charge our credit card. I wrote this because i read a review from someone that asked to checkout late and they did not get a response but they charged the credit card... Unfortunately that's exactly what happened to us, they charged our credit card without answering our email prior. Not cool. By charging our credit card we assumed we could check in early so we showed up early and Lance showed up to greet us. He said that his software did not send the response for some reason...<br/><br/>Nice place, clean and good location but noisy and communication needs to be improved.

Nice place about 4 miles out of boston, so taking the train into town is mandatory. Needs a fresh coat of paint. On the upside, awesome place, balcony big, big plus. You can sit out on the balcony on see the entire city of boston in front of you.

Would definitely stay again.... The rental unit was in a great location. Easy access to the subway/bus. Felt safe walking to rental from the subway. The unit was clean and roomy. A store for groceries was close by. Large shopping center nearby. Accessing keys was so easy. Got informative emails for days before we arrived at the unit. Also, you got lots of info on the Shank Properties App on your phone. There are lots of steps to get up to the unit, but it is on the 4th floor, so that is expected. View was nice. Would definitely stay there again. The cost was a real plus compared to the hotels in Boston, and you have a full kitchen. Also, the restaurant right next door was very good. Am looking forward to renting that property again. Enjoy a great city at a great rental unit.

A mixed experience The good parts - The apartment is clean and pleasant. It's comfortable and spacious. When we had a few minor problems on our arrival the company responded fast and dealt with most of them.<br/>The bad parts - I did not like the check-in and check-out policy which requires you to download an app. Although the apartment has a terrace, it is unusable because of the very loud and old air conditioning unit on the roof of the restaurant next door. It is literally impossible to speak to one another outside because of the noise it makes. It's very old and missing part of it's cowling, so not only is there the loud noise of the motor, but the clattering of the fan blades. Even having the door to the terrace open is unpleasant because it is SO loud. I realise that this is not the fault of the company, but if they can't get the restaurant to do something about it, I feel they should inform guests. Part of the reason we booked was because we wanted to use the terrace and we couldn't.<br/>The worst part of our stay was the water. It was always very low pressure and on a number of occasions we lost the water altogether. Both my partner and I experienced being halfway through a shower when the water stopped completely. It made us nervous about showering. Once we were unable to flush the toilet after using it and it was still not possible to do so 2 hours later when we went out for the day. Even when the water was working, the pressure was abysmal. Although not the companies fault, this was listed as an ongoing problem by the Boston Water co. website, so we should have been warned. An OK property but could be much better We booked the accomodation because we thought there were two bedrooms and an 'office' that could be used as a bedroom. We arrived to find two bedrooms and a pull-out couch with a sign telling us not to use it. After email contact with the owner, we were<br/> told we could use it. Not very welcoming. The pull out was seriously uncomfortable and my son spent the final night on the floor. Moving the heavy glass topped table to make space for the pull-out is a disaster waiting to happen. There was no hair dryer we<br/> could find. The glasses in the kitchen were unreachable even using the stool. There weren't enough glasses. With a little effort and attention to detail this could be a much much better property.<br/>

Convenient Location to Public Transit Found this to be very convenient to the MBTA. You can either can one of the two busses (#16 or #17) that pass right in front or walk the several blocks down Boston St. to Andrew Sta. and catch the red line into downtown or wherever you need to go. You are in the city so it will be noisy and you will be on the edge of some, um diverse (Andrew Square is in an old Polish part of town and up Columbia/Mass Ave has some Caribbean shops), but not unsafe, neighborhoods, but go up the side streets behind the building and the houses are real nice. That's Boston for you. Plus the building is between a Dunkin Donuts (a Boston must) and an small upscale restaurant (224 Boston), so that can't be beat. Penthouse view of the city is great, too.

Great apartment in south Boston We visited Boston for a long weekend. The apartment was exactly as described, very clean and had everything we needed. It is just a few short blocks from the subway, down the street from Dunkin Donuts, and next door to an awesome restaurant, 224 Boston. Try their lobster mac and cheese! After long days walking the Freedom Trail, it was great to come home to the apartment and relax. Only a few things to consider-we weren't used to road noise-and there are lots of stairs(to be expected in the penthouse). Don't let these deter you from renting. We thoroughly enjoyed our visit and would rent this apartment again!

Charming apartment, with good amenities. Just as described. Its on the 4th floor, so stairs may be difficult for some. But balcony with grill is nice. A busy street, so a little noisy, but close to subways, coffee shop, restaurants, grocery. Property well maintained. Had a little difficulty getting internet connections, but property management was very responsive to emails. Loved the 224 Boston St restaurant next door, and the Dorchester Brewing around the corner. They have a caterer/food trucks each night to get dinner along with craft beers. It looks to be in a neighborhood being regenerated. Felt safe walking to the JFK/Umass subway station (13 mins). Only 3 stops from the major subway hub downtown. Would definitely recommend and visit here again.

Pretty comfortable apartment, nicely displayed. My family loved the terrace and its view over the city.<br/>Two points to regret : you definitely need a car to go downtown + a bit noisy (air-con in evenings from the nearby restaurant + early awakening because of the traffic). We stayed in Boston for a week and used this 4th-floor appartment which was great. The place is a little bit noisy with traffic but that's quite unavoidable in a large city like Boston. Otherwise, the appartment was extremely clean and the pictures and description on the website were perfectly accurate. It's nice to come home to a clean and well-furbished place after a long day visiting the city. We recommend this property without any hesitation.

We arrived at the penthouse and were very pleased with the apartment but when we pulled the sheets back there was hair everywhere. Clearly the bed had been made but the sheets were not laundered. I searched for a second set of sheets to no avail. It was late so we ended up laying down towels to sleep on. I wanted to be understanding - mistakes happen after all - so I sent an email and made a phone call to the management asking to have new sheets delivered, and checked the option to notify us before they arrived. We went out in the morning and came back to clean beds, but without warning. In addition, I kindly asked to be issued a credit, at the very least for the cleaning fee since it wasn't clean when we arrived, but after 1 email and 2 phone calls I have heard nothing back from managment (I gave them a week after the first email/ call and now it has been 2 weeks since my 2nd phone call. I even talked to someone in the office and he assured me the owner would be in touch about the credit. So far noth

The property was clean but somewhat basic- not a home but a property fitted for rental - plastic glasses, plates etc for example. The description ? well, 'penthouse' simply meant it was on the top flour i.e. 3 flights of stairs with 4 pieces of luggage felt like a marathon! Not at all in the centre of Boston and not close to any attractions.<br/>There was no real welcome pack - just 'dos and dont's so arriving towards the evening in a strange place with no information about shops, taxis or metro stations was very uncomfortable. There is a restaurant next door and, thankfully, they gave us the information about the locality. You only have to look at the view from the balcony to know it is on a busy street in the midst of car-repair shops to get the idea that the area isn't the best. There is a shopping mall 10-15 mins walk away and the metro is 20 mins walk away at least. Once you are on the metro it's just a few stops to the city centre. Our family of 5 had a wonderful stay this past week. This property was very charming and met all of our needs. The kitchen was properly equipped and we had every thing we needed. The view from the deck was stunning, especially at sunset. The location was an easy walking distance to the JFK/Mass train station and we were able to easily visit the city and enjoy all of the sites that we came to see. This neighborhood is bustling and busy but the noise and traffic were never a problem. We felt very safe and we never worried about walking around or our vehicle being parked on the street. We would happily book another stay here if we should ever be in this area again.

We absolutely loved our stay at the Penthouse at Upham's Corner. It was so nice to have the extra room that the apartment gave us, as opposed to a hotel room. The apartment was very clean and has a nice layout. The living and dining rooms have many windows each and the balcony is roomy. The restaurant next door was excellent and there is a Dunkin Donuts a mere 3 minute walk away. We felt very safe in this location. The nearest subway entrance was a little further away than we expected...about a 15-20 minute walk, but we didn't mind. If we can make our way back to Boston, we would definitely consider staying here again or at another Swank property. They have earned my trust after this pleasant experience.

This was a great place for us to stay in Boston. A little bit of a walk to the subway, but felt perfectly safe and the mall was just around the corner. Great view. Just a note that this two bedroom has a pocket door separating the rooms. No big deal but it's not mentioned in the overview anywhere. Again we had a great stay and would recommend it.

Hi! We were incredibly happy with the house. So clean, so beautiful, impeccable service. Was very impressed with your app and the followup during our stay. Everything was perfect BUT unfortunately it is close to a very busy street. All night we could here police, fast drivers with loud music, people walking and talking, construction workers at 7am, etc. And if we wanted to eat outside, there is the big noisy fan from the restaurant beside which is very unfortunate. The good parts - The apartment is clean and pleasant. It's comfortable and spacious. When we had a few minor problems on our arrival the company responded fast and dealt with most of them.<br/>The bad parts - I did not like the check-in and check-out policy which requires you to download an app. Although the apartment has a terrace, it is unusable because of the very loud and old air conditioning unit on the roof of the restaurant next door. It is literally impossible to speak to one another outside because of the noise it makes. It's very old and missing part of it's cowling, so not only is there the loud noise of the motor, but the clattering of the fan blades. Even having the door to the terrace open is unpleasant because it is SO loud. I realise that this is not the fault of the company, but if they can't get the restaurant to do something about it, I feel they should inform guests. The rental unit was in a great location. Easy access to the subway/bus. Felt safe walking to rental from the subway. The unit was clean and roomy. A store for groceries was close by. Large shopping center nearby. Accessing keys was so easy. Got informative emails for days before we arrived at the unit. Also, you got lots of info on the Shank Properties App on your phone. There are lots of steps to get up to the unit, but it is on the 4th floor, so that is expected. View was nice. Would definitely stay there again. The cost was a real plus compared to the hotels in Boston, and you have a full kitchen. Also, the restaurant right next door was very good. Am looking forward to renting that property again. I would not recommend staying at this rental unless you are young and in good health due to the 50 steep stairs you must climb to enter it. The apartment itself was nice enough, but there were several things that the owner could have done to make the stay more pleasant. The bedspread in one bedroom and the mattress cover in the other were dirty, there were not enough washcloths for a 3 night stay, nor were there any kitchen linens or a bath mat by the shower. Damage had been done to the deck screen, kitchen cabinet and bathroom faucet, and a laminated notice regarding the lack of laundry facilities lead us to believe the place was not well maintained. When we contacted Swank Propertieis about problems, they said they would get to them Monday when someone was in the office. They said work orders had been submitted for the repairs needed, but a laminated note, really! The condo itself is beautiful, spacious and has all the amenities one needs to spend a week in Boston. The noise level was loud-- construction, next to a charter school, and high street flow. The apartment was ideal for a family (2 adults and 2 children) visit to Boston. It was furnished to a high standard and spotlessly clean. The apartment was exactly as depicted on the website. The arrangements to collect the keys worked well - using the instructions sent to the iPhone/iPod app. Without an iPhone/iPod it may not have been so simple. Access to Boston is really convenient. The "T" (subway) Red line at JFK/UMASS is just a 10 minute walk away, with a trip time of about 10 minutes to the centre of Boston. Supermarkets are just a 10 minute walk from the apartment. There was ample free car parking on the street outside the apartment - but take care to read the notices regarding restricted times for road cleaning etc. We nearly fell foul of a roadworks crew who put temporary restrictions in place, which nearly resulted in our rented car being towed. Overall, the apartment worked out really well and we would have no hesitation in recommending it to others.

OVeRAll it was nice but noisy noisy noisy! Construction or no construction the noise level was pretty high. There's also the staircases to consider if you have children. <br/>The initial booking was easy but when i paid i also asked if there was a highchair and a crib available. I was supposed to get an answer within 2 days but nothing after 5 days...i tried to reach someone via the phone number but the only they do is take messages and they don't know how long it takes for a callback. I finally decided to email and got a response in 48hrs. With the same email I also asked if we could check in earlier and specifically wrote that if we did not get a response by the next evening that we would assume that the early checkin was not possible and to no charge our credit card. I wrote this because i read a review from someone that asked to checkout late and they did not get a response but they charged the credit card... Unfortunately that's exactly what happened to us, they charged our credit card without answering

Initially after a journey of 23 hours, we were unable to access the property. This was due to a WIFI fault our server was incompatable to your company's. It was late evening, pouring with rain, luggage to cover a 3 week trip, standing by the roadside with no means of entering. Our mobile phones would not work either. Your good natured neighbour from the restaurant next door was our saviour. Perhaps you would like to know some feedback on a further couple of negatives. Firstly too many stairs.We were aware there was no lift, but the spiral staircase over three floors with maximum luggage is too much for anyone<br/>1. A welcome pack would have been very acceptble no tea, coffee, milk<br/>2. Toilet seat needs adjusting, moveable<br/>3. 2nd bedroom windowless and a small double bed.<br/>4. 1 mirror in the bathroom is insufficient.<br/>And due to bad timeing we had heavy construction work outside the buildindfrom 6am till late afternoon.<br/>

This form does not allow enough space for me to fully explain my concerns. Thermostat was locked, we could not control. Second bed was full sized, not queen and bedroom had no windows. Window shades were missing or broken so people could see in at night. Pots and pans unusable because severely banged up and scratched nonstick lining. Street parking was not actually available because of construction and owner did not contact me to inform me and offer alternatives to getting my car towed. Toilet seat wobbly, clogged often. Every dish was chipped. Screen door torn, second door to patio didn’t close properly, making patio unusuable. I already emailed owner about my concerns two weeks ago and never heard anything from him.

Overall, we really enjoyed our stay at the Penthouse at Upham's corner. The unit was clean and the directions for entrance were easy to follow. One issue that I think would be helpful for future guests to know is that even though the property is listed as "Boston", it is technically Dorchester. This made a difference in transportation shuttle costs to and from the airport. I'm sure the property owners want to market the rental as a Boston property, but I wish they had been honest about the location.<br/>We didn't rent a car during our stay, but the walk to and from the T was pretty manageable. Anyone wanting to rely on public transportation will like this place, as long as they're willing to walk about 10-15 minutes to the T station. <br/>Another bonus that I'm not sure is mentioned on the site is the access to the roof. From the penthouse, you can climb up a short flight of stairs to the roof, which offers really great views of downtown. We spent our 4th of July up there and had unbelievable views of the fir

Overall this was a great rental. The apartment was clean and comfortable. It's in easy driving distance of most things you want to see and I paid a little less than most hotel rooms in the city. <br/><br/>I was traveling w/ small children and a senior so a few things to consider: The stairs are quite steep. My kids could easily go up, my mom struggled. Going down was fairly nerve wracking whether carrying the youngest or letting her climb.<br/><br/>The stairs open directly into the living room of the penthouse and my youngest is newly out of her crib. The I wish I had brought a baby gate for the door of her room. Instead I slept on the couch in case she got out of bed in the night. <br/><br/>The apartment isn't stocked with hotel and kitchen basics. Make sure you've got soaps and shampoos. Also pack in coffee grinds, salt, and pepper if you're going to use the kitchen.

Nice place to hang out.<br/>The bathroom wash basin needs to be "snaked" as it was not draining well from the get go.<br/>The Swank app for Android keeps crashing on my HTC phone making the "required" within 30 minutes check in and check out protocol a bit of a pain.<br/>The window blinds are a bit old and hard to get them to roll back up without the real possibility of tearing them.<br/>The steepness and narrowness of the stairs are not pleasant to negotiate especially with luggage.<br/>It would be great if there was soap and shampoo. We left the shampoo and body wash we purchased so maybe the next renter will appreciate.<br/>I left my pound cake that was baked by my Washington DC friend's wife in the refrigerator. It probably got tossed but I hope someone was curious enough to try it<br/>The area is nice but has a reputation from the past that makes it a bit worrisome. Great location for some sightseeing and attending the PAX east gaming convention. We thoroughly enjoyed our stay at the Penthouse. The apartment was spacious, exceptionally clean, and very well stocked with all the comforts of home. The apartment size was perfect for four adults, and the outside balcony was great for relaxing and enjoying a glass of wine. My family came in from out of town to run in the marathon, so we got this place for them to stay. It was very nice, newly renovated, top unit, beautiful view, fun balcony. The walk from Andrew sta is better than from JFK/Umass, more scenic, less cars. There was one snafu in that we arrived before it was cleaned so there were no clean sheets the first night, luckily i live in the area and just brought my own. The management promptly took care of it the next morning and offered a refund for the first night, so we were satisfied with the result! I'd have people stay again. It was close to the T and the highway, and easy to park on the street.

The penthouse was very nice and clean. It took me less than 15 minutes to drive to Back Bay where I attended a conference. I would suggest having televisions in the bedroom but that's a personal preference. Otherwise I had a great stay.

We booked the accomodation because we thought there were two bedrooms and an 'office' that could be used as a bedroom. We arrived to find two bedrooms and a pull-out couch with a sign telling us not to use it. After email contact with the owner, we were<br/> told we could use it. Not very welcoming. The pull out was seriously uncomfortable and my son spent the final night on the floor. Moving the heavy glass topped table to make space for the pull-out is a disaster waiting to happen. There was no hair dryer we<br/> could find. The glasses in the kitchen were unreachable even using the stool. There weren't enough glasses. With a little effort and attention to detail this could be a much much better property.<br/>

Found this to be very convenient to the MBTA. You can either can one of the two busses (#16 or #17) that pass right in front or walk the several blocks down Boston St. to Andrew Sta. and catch the red line into downtown or wherever you need to go. You are in the city so it will be noisy and you will be on the edge of some, um diverse (Andrew Square is in an old Polish part of town and up Columbia/Mass Ave has some Caribbean shops), but not unsafe, neighborhoods, but go up the side streets behind the building and the houses are real nice. That's Boston for you. Plus the building is between a Dunkin Donuts (a Boston must) and an small upscale restaurant (224 Boston), so that can't be beat. Penthouse view of the city is great, too.
