Short-Term (<60 days) Rental Agreement

SUMMARY
=========
1. Minimum 50% deposit is required to confirm a reservation.
2. Full payment is due 60 days prior to arrival.
3. Full payment is due at time of reservation for arrivals within 60 days.
4. Primary renter must be at least 21 years of age to rent a unit.
5. Check In / Check Out
a. Check In: 5:00 p.m. (or later)
b. Check Out: 10:00 a.m. (or earlier)
c. $150 extra cleaning fee will be charged for failure to follow "Check Out Instructions" and return unit to a tidy condition (remove trash from unit, strip beds, wash dishes, etc.) $500 security deposit to be collected at time of booking. (See details below).
7. Cancellations Policy
a. Reservations cancelled more than 60 days prior to arrival will receive a full refund of deposit ($100 cancellation fee will apply)
b. Reservations cancelled more than 30 days prior to arrival will receive a 50% refund of the deposit paid ($100 cancellation fee will apply)
c. Reservations cancelled less than 30 days prior to arrival will NOT be entitled to a refund. If Travel Insurance is purchased, a refund must be approved and processed directly through the Travel Insurance Policy.
d. If cancellation is a concern, we strongly recommend purchasing travel insurance.
8. Travel Insurance is offered to safeguard your travel investment against unforeseen circumstances, such as sudden illness or death in the family, in addition to coverage for lost baggage, delayed flights, and medical emergencies while traveling.

For stays longer than 60 days a separate lease agreement is required.


RENTAL QUOTE
=============
The rental quote includes the basic rental fee, all utilities, furnishings, bed/bath linens, housewares, standard check in / check out, wireless broadband Internet and premium TV package, final cleaning at check out with linen service, and all required taxes/fees. Mid-stay maid service can be scheduled for an additional fee.


PAYMENT
========
50% of the total reservation amount is required to confirm a reservation, with full payment due 60 days prior to arrival. If arrival date is less than 60 days from the reservation date, full payment is due at the time of reservation. Payment may be made by credit card (Visa, MasterCard, American Express, Discover) or eCheck drawn on a US bank account. PayPal or Bank Wire may be used as method of payment for an additional fee. (Full payment is required at time of reservation when paying by PayPal or Bank Wire.)

Please note that dates are not confirmed until the required deposit has been received and the guest has acknowledged agreement to these rental terms. Guest providing method of payment for initial deposit will constitute agreement to these rental terms.

Any outstanding balance on the reservation shall be charged to the guest’s credit card or bank account 60 days prior to arrival without further notice. If guest’s method of payment is declined and guest does not make alternate arrangements to pay the required balance within three days of notice, the Property Manager may consider the reservation null and void. Arrival and check in instructions will not be released unless payment in full has been cleared by guest’s bank.


SECURITY DEPOSIT or RENTAL DAMAGE PROTECTION
======================================================
A $50 Rental Damage Protection insurance policy has been included in lieu of a traditional $500 security deposit. This $50 insurance policy provides more cost effective damage protection in most cases. Guests may request to forgo the insurance, and will be charged the $500 security deposit upon booking.

This Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. You will still be responsible for any damages that exceed $3,000 or are not covered under the Plan and associated damages will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this plan or assignment. The Rental Damage Protection must be purchased, or alternate security deposit arrangements made, before the Property Manager will confirm a booking.

In the event that damages exceed $3,000 or the damage was not reported to management prior to check out, guest agrees to compensate the Property Manager for this damage. This payment may be made by the credit card on file or by other legal means of collection.


CANCELLATION POLICY
====================
We highly recommend that guests purchase travel insurance if cancellation issues are a concern.

Either party may cancel a reservation with written notice if provided more than 60 days prior to arrival. If guest notification is received more than 60 days prior to arrival, the Property Manager will refund all deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest notification is received less than 60 days, but more than 30 days prior to arrival, the Property Manager will refund 50% of the deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest cancels a reservation within 30 days of arrival, the Property Manager will NOT provide a refund. However, if travel insurance is purchased, insurance reimburses the guest directly for pre-paid, non-refundable deposits as described in the “Travel Insurance” section below.

Property manager will not cancel a reservation with less than 60 days notice unless the property reserved becomes unavailable due to property sale, fire, mandatory evacuation, eminent domain, construction delays, lack of utilities, unexpected scheduling circumstances, or acts of nature. the Property Manager will make reasonable efforts to assist guest in finding alternative accommodations and upon notification of cancellation, guest may request a full refund or to have the paid balance applied to available alternative accommodations.

Again, we highly recommend that guests purchase travel insurance if cancellation issues are a concern. Please read the “Travel Insurance” section below for the many benefits of the insurance policy.


TRAVEL INSURANCE
=================
Guests who choose travel insurance will have CSA Guest Protect Vacation Rental Insurance included in the reservation and it will be part of the initial deposit. This insurance adds just 6.95% to the reservation price but reimburses the guest for pre-paid, non-refundable deposits if they must cancel the trip due to sudden illness in the family, loss of employment or other covered reasons. CSA Guest Protect also provides significant benefits during the vacation such as reimbursement for expenses due to lost luggage, travel delays, medical illness, and identity theft. In addition it offers 24hour Emergency Services and On Demand Medical services during the trip. The Property Manager recommends that our guests consider purchasing this valuable coverage to safeguard the investment in their vacation.

OCCUPANCY AND EVENTS
=======================
The property shall be occupied by no more than the number of listed adults and/or children on the reservation. Visiting friends are welcome, however the establishment of obvious residence by such persons is not permitted. A $100/person/night penalty will be assessed for guests over and above the maximum stated on the Reservation.

Parties, large gatherings, or group events are absolutely not allowed in or around the property. Upon discovery by any member of our management team that an event is taking place, or has taken place during your stay, a minimum $500 fee will be assessed and guests may be asked to vacate the property. Any additional cleaning expenses that are required to return the property to condition suitable for the next guests are the responsibility of the guest.

Guests shall not violate any ordinance or state law in or about the property. If a complaint is made by a neighbor, and/or the police are called, a $500 fee will be assessed. The property is rented for residential purposes only and may not be used by guests for any other purpose.


CHECK IN / CHECK OUT
====================
Guest agrees to abide by the stated check in time of 5:00 p.m. (or later) and check out time of 10:00 a.m. (or earlier). Requests for early check in or late check out may be authorized on a case-by-case basis at an additional charge and at managements discretion. No guarantee is made as to the ability to grant early check in or late check out.

Guests who do not receive authorization for a late check out and have not vacated the property by 10:00 a.m. will be charged $100/hour for each hour, or portion thereof, that the unit is not empty and available to be cleaned.

Prior to Check Out, the unit must be returned to a tidy condition in order to facilitate a quick cleaning and turn-around for the next guest’s arrival. Specifically, guests must do the following before vacating the property:
a) Remove all trash from unit and place in trash & recycle containers outside the unit
b) Wash all dishes (loading the dishwasher with dirty dishes and starting the wash cycle is sufficient)
c) Clean up any large spills or mess caused by guest negligence
d) Strip all beds and place used sheets and towels in the bathtub.

Failure to complete these simple tasks prior to vacating the property will result in a $100 extra cleaning fee charged to the payment method on file.


PETS
=====
We do have a limited number of units that can accommodate small pets with a reasonable incremental rent charge to offset additional wear and tear. Please inquire before booking.

The recommended Vacation Rental Damage Protection plan will cover pet damage as long as the guest is staying in a pet friendly unit and the pet has been disclosed to management prior to check in. Bringing an unauthorized pet into a unit will incur a penalty charge of $500 in addition to any fees assessed to cover damage caused by the pet.


NO SMOKING
===========
All units are NON SMOKING. Some units do have outdoor space to accommodate smoking. Please inquire prior to booking.

A $250 extra cleaning fee will be assessed to any guest that allows smoking of any kind in the unit during their stay.


LONG-TERM RENTALS
==================
Properties does rent units for longer stay. Discounted pricing may apply for off-season and long-term rentals depending on availability at the time the reservation is confirmed. For stays of 60 days or longer a deposit of two months’ rent and fees is required to confirm a reservation. Additional monthly payments are due 30 days in advance of the applicable period. A separate rental lease is also required.

Grand View on Jomes Hill I found Swank Management personnel helpful and responsive. The house is in the suburbs on a hill. Being from CA we did not have proper shoes for walking on the wet, slippery sidewalks to a grocery several blocks away. Best to comw with a car. The heat was inconsistent from room to room. Beds were comfortable and there were ample towels.

So disappointed We arrived to a coffee pot with used coffee and grounds, dirty refrigerator, cupboard doors falling off, towel rack, tile and electrical outlets exposed. The beds were at least 20 years old . The wall paper was peeling and most rooms had terrible water damage to the ceiling and walls. So disappointing and at times felt dangerous. We payed an average of $450 a night and definitely should be refunded part of that. We love Boston but this home almost ruined our visit!!

Beautiful but had some minor issues The house is beautiful and we had the first and second floors. It was comfortable and had plenty of room. Issues: air conditioners in the bedrooms only. Windows could be opened but most didn't have screens. Two cabinet doors literally fell off each time you tried to open them. Water damage, wall paper damage, broken pocket doors to one bedroom, spout issues in the upstairs bathroom. Having said all that, most of those issues didn't take away from our time there, except for the tub spout, door and cabinets. Perfect location and fairly quick response to a power loss issue we had. Parking was never an issue and really, it was something special to be in this home. Rooms are larger than they seem in the photos and are fantastic sleeping.

Great Victorian House We stayed at this home with 6 ppl (3 adults, 3 kids ages 8-10) and enjoyed our stay very much. Good location in a quiet neighborhood. T stop at Savin Hill is walkable, though the distance made us opt for Uber most of the time. <br/>Spacious home with lots of nooks and crannies and thoughtful touches and very nice for the whole family. Swing set in the backyard. Some smaller instances of water damage on the ceilings. <br/>Very responsive management company.<br/>We would happily come back.

Great Week In Boston The rental was very convenient for us. We found it best to get around using the subway and the Savin Hill stop was convenient. Our group enjoyed the walking required to get to and from the stop and the system is very easy to navigate. The location also worked well for us to spend a day in Cape Cod - easy drive that avoids the traffic of the city. The rental was what we expected - clean, roomy, and comfortable.

Our annual get together(Boston 2018) Overall the residence did what it needed to do. Just a couple of small things-,The small bedroom had no bed dressing- blankets, sheets? The door handle on that same room was broken when we got there. I know we caught a an extremely warm week, but the down stairs was quite warm do to no a/c downstairs. But that was about it- there was plenty of room and we enjoyed the space a lot!!

6 State Vacatioin We enjoyed our stay at the Grand View on Jones Hill. We used it as the center of a wheel that ran spokes out as we traveled to all 6 states in New England. There were great views of downtown from the porch area and the rooms were nice and large. The neighborhood was quiet with friendly people who walked their dogs every morning.

A Grand Experience at Grand View Grand View on Jones Hill was a perfect fit for our family vacation. The property was as advertised, well maintained and very clean. We all had a very comfortable bedroom along with a great space to sit around and visit together. The location close to the MBTA Red Line was excellent so we could easily get to the places in Boston we wanted to see. The management was also very helpful and responded immediately when we had a problem with the lights in a room. We will return to use this property again when we need a place to stay in Boston. 14 Peverell It was very nice. The property was large and comfortable. Close to Boston and Clark se to public transportation. <br/><br/>It was an older property with some damage that was mostly cosmetic. BU grad House has lots of character but not well maintained. Problems / deficiency noted during our stay incl: lower floor thermostat not functioning; emailed about it and promised to correct but unaddressed till the last day. Loose faucet fixtures and towel rack in the upstairs bathroom; dead light in the microwave room; loose floor boards in the ding room; peeling wall paper;some towels are yellowed ; inadequate kitchen tools and supplies compared to other vrbos we stayed in before

Nice historical home in a friendly neighborhood! The four queen bedrooms and one single was perfect for the seven of us. Plenty of room to sit and visit, play cards, and generally just hang out and visit. 1/2 mile walk to the subway train, but downhill all the way! (That does come with an "uphill all the way home, however!") one down-side is there are room air conditioners in the bedrooms, but none in the living/dining/kitchen areas. Lucky for us the weather turned cool on our second day there!

Grand House Surpasses Expectation I rented this property for some out of town artists our theatre company was presenting at Hibernian Hall. Boston celebration We stayed at this property to celebrate my husbands birthday and military retirement. This property was located in a very nice neighborhood. Easy to access the subway and small shops. The house worked perfect for three couples, a toddler and a baby. We all had enough space to join together and also enjoy our privacy. family vacation My family stayed in this house for 6 days. The house was in great condition and was very ready for us. The beds were fairly hard, and the carpet in the dining room was treacherous, as we slipped on it every time we walked on it. I would recommend the owners remove it, in fact. The kitchen wasn't as well-stocked as other vacation rentals we've stayed in, but it was fine. The location was fine. I would recommend driving to the subway station and then using the subway for city travels. The walk isn't far, but the location of the home is up a hill and feels a little sketchy at night. Property was very clean. Property description was accurate. We slept 7 very comfortably and could sleep more if necessary. Amenities of wi-fi, washer/dryer, dishwasher were nice. Boston Marathon Weekend Family supporting marathon runner loved the location and size of house and bedrooms! Restaurants close by were great. Walk to transit station a breeze and we got to see our runner three times without moving our car. JFK Library very close and well worthwhile. Clean, inviting, and beautiful view of Boston. Perfect! A Lovely House with ample parking. We enjoyed our stay in this lovely property which suited our family needs very well and was well-equipped throughout, with great views over Boston. A car is must though. We discovered that two doors to the outside staircase weren't able to lock and this was attended to the next day but we were charged a $50 service fee for this, which was not clearly specified in the Ts&Cs and is proving problematic to refund from the Property Management. For this reason we would hesitate to recommend renting this property. Response from Swank Properties; Monday, August 29, 2016 Unfortunately, the guest claimed that the door locks do not work. Of course, we explained that they do but the guest wanted us to investigate anyway. It is hard to imagine how a guest could think that the door locks of a vacation property do not work, especially a wonderfully maintained Victorian gem such as this one! But, the guest wanted us to come prove that the locks worked... which they could have done themselves by having one person step outside to check. For service calls such as this and also concierge calls, a minimum charge is required and is noted in the Guest Agreement. Having staff at the ready for emergency and non-emergency calls costs the business money and we choose to charge the guest appropriately for non-emergency request rather than raising our prices for everyone. Great stay at Grand View on Jones Hill The Grand View Home on Jones Hill is within walking distance of the T line so it wasn't necessary to drive in Boston traffic. There is off the street parking which is a plus. The home was clean and provided adequate amenities, including nice laundry facilities, for an away from home stay. The management group was easy to contact and responded quickly. Our security deposit was refunded within two weeks of our stay. There is a view and wildlife, turkeys foraging in the yard. Fabulous Property We loved this house - spacious, comfortable and well placed for getting into the centre of Boston. The house has plenty of character and is spotlessly clean. There are several good restaurants in easy walking distance. If getting groceries, I would recommend stopping one stop back on the metro as there is a good supermarket there and it was hard to find anywhere nearby that sold basic fruit and veg. Overall I would really recommend it.

6 Friends on Vacation Our stay on at the Jones Hill property was very nice. The house was beautifully decorated with antiques and located within walking distance from the subway. We were a little nervous about the neighborhood tho. Our cab driver from the airport recommended not going out alone at night and as we turned the corner to go up the hill to our rental...there was a property surrounded by crime tape, policemen everywhere, and a hazmat crew! We learned the next morning via the morning news that human remains had been found in the house! Needless to say, we were a little nervous about going out in the evening.

BU Graduation We wanted a place the whole family and some friends could relax in and when the festivities ended enough space for the family to sleep comfortably. We spent last year in a cramped apartment in Fenway and we loved the access to bars and restaurants but need more space and really just wanted to spend time with each other (we all live in separate cities and travel for work so bars and eating out at restaurants is old news).<br/><br/>This was the perfect place! <br/><br/>- The kitchen had plenty of plates, glasses and quality pots and pans for all our cooking needs. <br/>- The dining room came in handy when ten extra people showed up for dinner.<br/>- The living room had enough seating for nursing a hangover while watching the Preakness.<br/>- The neighborhood is nice and anything we forgot to purchase was a quick five minute drive to Shaw's grocery or the Rite Aid at the bottom of the hill. The neighborhood is quite and the neighbors were very nice. Add in the parking for two cars and we really enjoyed our stay. Family Vacation Grand View on Jones Hill was just as described. A beautiful home with wood floors throughout and very spacious. Access to the city is just a 10 minute walk straight down the street to Savin Hill station. There's also a supermarket within a 10 minute drive. The house was stocked with linens and dishes, though a couple of the plates were chipped. It easily accommodated all 9 of us and the management company provided an extra cot. Lovely Property This was a lovely, spacious place in Dorchester. Our only complaint was that it was a bit farther from the city than we had planned. Friends in Boston were concerned about the neighborhood, but we felt safe. I would recommend this, but would have like to have been closer to the city. But when referring to the historic or financial district, it is a 10-15 minute subway ride to the center of the city. We love managing this unit as large groups can stay at an incredibly affordable price and enjoy staying in a Victorian Mansion. The equivalent in the historic or financial district would be over $1000/night, which is unaffordable to the 99% of our visitors. So although this unit is a 10-15 minute subway ride to the center, this is a great option for those that want to save some of their travel budget for things other than their accommodations.

Great location, perfect for our family reunion! My family thoroughly enjoyed our stay in this lovely house, located close to the Savin Hill station (easy 10 minute walk), close to the church , Rite Aid, liquor stores. We had 2 parking spots; Nice quiet neighbourhood, we felt very safe.<br/>Overall, the house and bedrooms were elegantly decorated and clean.<br/>We appreciate the air conditioning in each bedroom; however, it would have been nice to have a fan in the living and/or dining rooms to get the air circulated better. Grand View at Jonas Hill - Boston, MA Everything during our stay was fine, the house was just as described in the listing, and we receive it in great conditions.<br/><br/>The only thing I can mention is that it is located kinda far from the T station (and the city main areas), and I don't think that was specifically told in the listing. So, for people visiting Boston in a flash trip that may be an issue.<br/><br/>Everything else was really fine, I would definitely stay with them again. Spacious charm and old world charm in Grand View Condo Staying in this property was a wonderful experience, from the moment we opened the front door and wandered through spacious rooms with over stuffed furniture and warm wood throughout.<br/>The bedrooms were huge and the beds were comfortable. We heard nothing from the outside, once we were inside with the front door closed. It was nice to have it be so quiet, we slept like babies.<br/>It was very close to the T, we ate breakfast and dinner out one day within walking distance and the food was superb.<br/>The home is in a nice neighborhood, everyone was very friendly and welcoming.<br/>I loved all of the little touches, from maps to books and magazines. Girls' weekend at Grand View My sisters and I gathered in Boston to celebrate my daughter's shower. Grand view offered enough sleeping space, a comfortable gathering space, and a kitchen. Rental was exactly as described. Checkin and checkout was very easy. Parking was limited especially with snow storm but we knew that going in. Walk and driveway were cleared by staff after overnight snow. Awesome! The little things that needed attention were handled promptly by staff. I would definitely stay at Grand View again!!! Beautiful, spacious home with views We really enjoyed our stay at the Grand View house. My husband and I brought our five children and our son-in-law to Boston for the week, making a total of eight of us. The house was spacious and absolutely beautiful, with views from of the harbor and city. So here's the downside: there is a rental above Grand View that, when occupied is quite noisy. We had a group of 5 men above us for 5 nights who kept unusual hours. We could hear every footstep and a lot of their conversations. The other downside is that the rental was not stocked for a party of 8 staying for 6 nights. We probably called Swank every day to ask for: trash bags, toilet paper, dish soap, paper towels, etc. The property manager lived next door and always brought what we needed very promptly. All of that aside we loved staying and would recommend this rental. Boston in the snow Came during the big snow storm for business meetings in Boston with 3 colleagues. Driveway and steps were always kept clean of snow during stay, close to train station (although walking in blizzard is no fun!), nice and quiet location, great house. A Great Week in Boston and Grand View We had a great family week in Boston staying at the Grand View on Jones Hill - a Swank Properties rental unit - lots of room, very comfortable house in a great neighborhood close to everything we needed - the house was as described - the pictures are accurate - as short walk to Savin Hill metro station and local restaurants and businesses, but also easy to get around with a rent car - we discovered on the second day that you can park at the station for like $5 a day making the trip to and from the train even more convenient - landed at Logan at 3pm, waited for baggage, rented a car drove to the house, checked in with the mobile app, dropped off the luggage, caught the train and were at Fenway for a game by 5pm<br/><br/>I highly recommend Swank Properties if you are ever in need of a rental in Boston - and Grand View would be a great location to use for home base Response from Swank Properties; Tuesday, June 16, 2015 Thank you for staying with Swank Properties, Brandon! Jones Hill The place was very large and renovated. Beds were very comfortable. A few concerns were:<br/>- location was sketchy; drove into Boston each day, would not walk in area at any time especially at night<br/>- there was no soap nor shampoo - easily could have been supplied or at least told it was not supplied prior to arrival<br/>- no coffee filters<br/>- people upstairs were very very noisy, small child or children running nonstop back and forth from 6 am to 10 am<br/>- check in and out could be improved - not sure why it is necessary to call prior to arrival and prior to departure<br/>- Boston was great<br/>- if large number of people would perhaps recommend, otherwise would stay much closer to Boston Response from Swank Properties; Wednesday, September 9, 2015 Thank you for staying with Swank Properties, Debbie! Great Place, Would Stay Again It was an amazing place. Huge and beautiful and nice quiet location but close to the T and buses to get downtown. Would definitely stay there again. Only downside is there are only window AC units in some of the upstairs bedrooms, so remainder of house can get hot in the summer.

First Time Boston Visitor The property served its purpose for us--a family of 4 (2 teenage daughters). It was comfortable, clean and gave us the "space" that a normal hotel room could not. The location from downtown was okay, and the Red Line T station was less than a 10 minute walk away. The only "negative" was the walk back at night from the T station to the property--it was a bit "sketchy" walking through the surrounding neighborhood in the dark. All-in-all, the experience was good, especially not having to park or pay for parking in downtown Boston!

Grand View on Jones Hill Me and 3 of my friends were in Boston for 2 weeks for work. The house was the best part of our stay. There are 3 bedrooms, plus a nursery, so we each had our own room, and there is TONS of space in the house, so we could stay out of each other's way. The only downside is that you have to walk up a fairly large hill (as evidenced in the title of the property) to get home from the T- stop --this was highly annoying at 11 pm when we were getting home from work.

Family trip to Boston We had a great stay in Boston and the property we stayed in was absolutely lovely. Lots of space for all of us. The appartment was huge! My only criticism is that when we did try and contact Swank properties with a quick question about the wifi connection we were put through to their answering service ( it was the weekend) and no one frim the company rang back. Hope they wouldnt behave like this if you had a significant problem. Also would have liked a kettle! Otherwise great place to stay. Try ice cream from Savin scoop on the way from the station.

Beautiful Home, Nice views, poor cancelation policy we almost had to cancel due to weather, but we made it after all. We inquired about cancelation and were dismayed at the no refund policy (only real negative about the property). The property is a gorgeous home with a lot of original wood trim and floors and lots of space. The neiborhood is quiet, but a car is needed, T's are too far for walking, especially with elderly guest and some may have issues with the neighborhood, but we didn't. we felt safe at all times. One bathroom shower was not cleaned properly, but otherwise, entire house was very clean. finally, I would recommend they add more cookware that is suited for the guest allowed in the property. overall, except for the lack of a reasonable cancellation policy, we would definitely rent this property again on another visit.

Gorgeous house! Gorgeous house. We didn't stay long enough to fully appreciate all it has to offer. Amazing kitchen!!! Great that it has two bathrooms. A/C units in the bedrooms helped for great nights sleep. It was warm when we stayed but all those beautiful windows allowed the air to flow right through in the downstairs areas. This house kept all its old beautiful features, but has been updated to make any stay very comfortable. We absolutely loved it. Only complaint was that the internet didn't work very well, we ended up disabling our Wi-Fi on our phones because it was so slow! And the address of the house should be made plainer, we were actually searching for the address I had of the rental office. It wasn't until the code for the key box was sent to me that we realized we were looking for the wrong address. Otherwise, great house!!

Excellent property We really enjoyed the propoerty. Lots of space, well equipped and clean. We were in Boston during a heat wave and the window AC units worked really well to keep the bedrooms cool and comfortable for sleeping. We were there with 3 children and it was really nice to have all the space, make our own breakfasts and bring back take out for supper. The location was also very handy to the Savin Hill T station. All in all it was a great experience.

family gathering for a birthday party The property was ideal for a large family gathering as it was so spacious and the property was elegant and generally nicely furnished. Plenty of nicely laundered towels were supplied.<br/>The downside: 1. check-in procedure via an app seemed a bit tortuous although realise that the neighbourhood was slightly 'edgy'<br/>2. no decent supermarket within easy walking distance<br/>3. both baths were blocked very early in our stay and we phoned the office and the manager but got no call back. Fortunately someone was servicing the upstairs apartment and managed to clear the blockage

Hidden Treasure This house is a true find for families. We had 5 adults and one infant staying for an extended weekend. The furnishings and interior architecture are lovely. We stayed on one of the hottest weekends Boston has ever had and we learned to keep the whole house adequately cool using the bedroom air conditioners and closing the downstairs drapes and blinds. Having the washer and dryer was very convenient. Two full baths was very convenient. Close to restaurants, stores, the metro. Felt very safe walking in this quiet neighborhood. The house is on a hill, but this was not a problem for our group, even with the heat. Management was easy to work with. Would definitely stay here again.

My Boston Stay on the Hill the location was excellent, the house was lovely. The stay was problem free.<br/><br/>HOWEVER - renting the upstairs unit to a family with three small children that engaged in Olympic gymnastic activity and spent hours each night jumping off furniture and beds was a tactical error that I consider unacceptable. families with out of control small children should be held to 1st floor locations only. After returning from a long trip in Europe we needed our sleep on schedule to counter act the Lag. Otherwise a stellar trip.

Grand Vacation This property was perfect for us, 4 adults acting as tourists in Boston! We loved the spacious rooms. Everything was spotless. The beds were very comfortable with memory foam tops on the mattresses. Off-street parking was a major convenience for us as we drove to Boston in a big pickup truck (parking is a problem everywhere in Boston.) I had only 2 minor issues-the internet connection was slow, and there were no glass serving bowls in the kitchen (which meant I served food from the cooking pots). I would recommend this property to anyone.

Grand View on Jones Hill was a perfect fit for our family vacation. The property was as advertised, well maintained and very clean. We all had a very comfortable bedroom along with a great space to sit around and visit together. The location close to the MBTA Red Line was excellent so we could easily get to the places in Boston we wanted to see. The management was also very helpful and responded immediately when we had a problem with the lights in a room. We will return to use this property again when we need a place to stay in Boston.

We enjoyed our stay at the Grand View on Jones Hill. We used it as the center of a wheel that ran spokes out as we traveled to all 6 states in New England. There were great views of downtown from the porch area and the rooms were nice and large. The neighborhood was quiet with friendly people who walked their dogs every morning.

The house was great for us. We had 7 middle aged guys who like there own space. Everyone had a great bedroom and we had plenty of room to hang out and catch up on any work that needed to be done. WiFi was excellent.

The Grand View Home on Jones Hill is within walking distance of the T line so it wasn't necessary to drive in Boston traffic. There is off the street parking which is a plus. The home was clean and provided adequate amenities, including nice laundry facilities, for an away from home stay. The management group was easy to contact and responded quickly. Our security deposit was refunded within two weeks of our stay. There is a view and wildlife, turkeys foraging in the yard.

We enjoyed our stay in this lovely property which suited our family needs very well and was well-equipped throughout, with great views over Boston. A car is must though. We discovered that two doors to the outside staircase weren't able to lock and this was attended to the next day but we were charged a $50 service fee for this, which was not clearly specified in the Ts&Cs and is proving problematic to refund from the Property Management. For this reason we would hesitate to recommend renting this property.

My family stayed in this house for 6 days. The house was in great condition and was very ready for us. The beds were fairly hard, and the carpet in the dining room was treacherous, as we slipped on it every time we walked on it. I would recommend the owners remove it, in fact. The kitchen wasn't as well-stocked as other vacation rentals we've stayed in, but it was fine. The location was fine. I would recommend driving to the subway station and then using the subway for city travels. The walk isn't far, but the location of the home is up a hill and feels a little sketchy at night. Property was very clean. Property description was accurate. We slept 7 very comfortably and could sleep more if necessary. Amenities of wi-fi, washer/dryer, dishwasher were nice. For the most part, we definitely enjoyed this house.

We stayed at this property to celebrate my husbands birthday and military retirement. This property was located in a very nice neighborhood. Easy to access the subway and small shops. The house worked perfect for three couples, a toddler and a baby. We all had enough space to join together and also enjoy our privacy. This home is very spacious and attractive. If you enjoy old homes, this will be a great experience. <br/>If you don't walk often, use one of Boston's car services. A few concerns were:<br/>- location was sketchy; drove into Boston each day, would not walk in area at any time especially at night<br/>- there was no soap nor shampoo - easily could have been supplied or at least told it was not supplied prior to arrival<br/>- no coffee filters<br/>- people upstairs were very very noisy, small child or children running nonstop back and forth from 6 am to 10 am<br/>- check in and out could be improved - not sure why it is necessary to call prior to arrival and prior to departure<br/>- Boston was great<br/>- if large number of people would perhaps recommend, otherwise would stay much closer to Boston

We had a great family week in Boston staying at the Grand View on Jones Hill - a Swank Properties rental unit - lots of room, very comfortable house in a great neighborhood close to everything we needed - the house was as described - the pictures are accurate - as short walk to Savin Hill metro station and local restaurants and businesses, but also easy to get around with a rent car - we discovered on the second day that you can park at the station for like $5 a day making the trip to and from the train even more convenient - landed at Logan at 3pm, waited for baggage, rented a car drove to the house, checked in with the mobile app, dropped off the luggage, caught the train and were at Fenway for a game by 5pm<br/><br/>I highly recommend Swank Properties if you are ever in need of a rental in Boston - and Grand View would be a great location to use for home base

We really enjoyed our stay at the Grand View house. My husband and I brought our five children and our son-in-law to Boston for the week, making a total of eight of us. The house was spacious and absolutely beautiful, with views from of the harbor and city. So here's the downside: there is a rental above Grand View that, when occupied is quite noisy. We had a group of 5 men above us for 5 nights who kept unusual hours. We could hear every footstep and a lot of their conversations. The other downside is that the rental was not stocked for a party of 8 staying for 6 nights. We probably called Swank every day to ask for: trash bags, toilet paper, dish soap, paper towels, etc. The property manager lived next door and always brought what we needed very promptly. All of that aside we loved staying and would recommend this rental.

Came during the big snow storm for business meetings in Boston with 3 colleagues. Driveway and steps were always kept clean of snow during stay, close to train station (although walking in blizzard is no fun!), nice and quiet location, great house. My sisters and I gathered in Boston to celebrate my daughter's shower. Grand view offered enough sleeping space, a comfortable gathering space, and a kitchen. Rental was exactly as described. Checkin and checkout was very easy. Parking was limited especially with snow storm but we knew that going in. Walk and driveway were cleared by staff after overnight snow. Awesome! The little things that needed attention were handled promptly by staff. I would definitely stay at Grand View again!!!

Staying in this property was a wonderful experience, from the moment we opened the front door and wandered through spacious rooms with over stuffed furniture and warm wood throughout.<br/>The bedrooms were huge and the beds were comfortable. We heard nothing from the outside, once we were inside with the front door closed. It was nice to have it be so quiet, we slept like babies.<br/>It was very close to the T, we ate breakfast and dinner out one day within walking distance and the food was superb.<br/>The home is in a nice neighborhood, everyone was very friendly and welcoming.<br/>I loved all of the little touches, from maps to books and magazines. Grand View on Jones Hill was just as described. A beautiful home with wood floors throughout and very spacious. Access to the city is just a 10 minute walk straight down the street to Savin Hill station. There's also a supermarket within a 10 minute drive. The house was stocked with linens and dishes, though a couple of the plates were chipped. It easily accommodated all 9 of us and the management company provided an extra cot. Overall, the house was perfect for a family getaway.

We wanted a place the whole family and some friends could relax in and when the festivities ended enough space for the family to sleep comfortably. We spent last year in a cramped apartment in Fenway and we loved the access to bars and restaurants but need more space and really just wanted to spend time with each other (we all live in separate cities and travel for work so bars and eating out at restaurants is old news).<br/><br/>This was the perfect place! <br/><br/>- The kitchen had plenty of plates, glasses and quality pots and pans for all our cooking needs. <br/>- The dining room came in handy when ten extra people showed up for dinner.<br/>- The living room had enough seating for nursing a hangover while watching the Preakness.<br/>- The neighborhood is nice and anything we forgot to purchase was a quick five minute drive to Shaw's grocery or the Rite Aid at the bottom of the hill. The neighborhood is quite and the neighbors were very nice. Add in the parking for two cars and we really enjoyed our stay.

We loved this house - spacious, comfortable and well placed for getting into the centre of Boston. The house has plenty of character and is spotlessly clean. There are several good restaurants in easy walking distance. If getting groceries, I would recommend stopping one stop back on the metro as there is a good supermarket there and it was hard to find anywhere nearby that sold basic fruit and veg. Overall I would really recommend it.

Our stay on at the Jones Hill property was very nice. The house was beautifully decorated with antiques and located within walking distance from the subway. We were a little nervous about the neighborhood tho. Our cab driver from the airport recommended not going out alone at night and as we turned the corner to go up the hill to our rental...there was a property surrounded by crime tape, policemen everywhere, and a hazmat crew! We learned the next morning via the morning news that human remains had been found in the house! Needless to say, we were a little nervous about going out in the evening.

The property was ideal for a large family gathering as it was so spacious and the property was elegant and generally nicely furnished. Plenty of nicely laundered towels were supplied.<br/>The downside: 1. check-in procedure via an app seemed a bit tortuous although realise that the neighbourhood was slightly 'edgy'<br/>2. no decent supermarket within easy walking distance<br/>3. both baths were blocked very early in our stay and we phoned the office and the manager but got no call back. Fortunately someone was servicing the upstairs apartment and managed to clear the blockage

We really enjoyed the propoerty. Lots of space, well equipped and clean. We were in Boston during a heat wave and the window AC units worked really well to keep the bedrooms cool and comfortable for sleeping. We were there with 3 children and it was really nice to have all the space, make our own breakfasts and bring back take out for supper. The location was also very handy to the Savin Hill T station. Gorgeous house. We didn't stay long enough to fully appreciate all it has to offer. Amazing kitchen!!! Great that it has two bathrooms. A/C units in the bedrooms helped for great nights sleep. It was warm when we stayed but all those beautiful windows allowed the air to flow right through in the downstairs areas. This house kept all its old beautiful features, but has been updated to make any stay very comfortable. We absolutely loved it. Only complaint was that the internet didn't work very well, we ended up disabling our Wi-Fi on our phones because it was so slow! And the address of the house should be made plainer, we were actually searching for the address I had of the rental office. It wasn't until the code for the key box was sent to me that we realized we were looking for the wrong address. Otherwise, great house!!

We had a great stay in Boston and the property we stayed in was absolutely lovely. Lots of space for all of us. The appartment was huge! My only criticism is that when we did try and contact Swank properties with a quick question about the wifi connection we were put through to their answering service ( it was the weekend) and no one frim the company rang back. Hope they wouldnt behave like this if you had a significant problem. Also would have liked a kettle! Otherwise great place to stay. Try ice cream from Savin scoop on the way from the station.

we almost had to cancel due to weather, but we made it after all. We inquired about cancelation and were dismayed at the no refund policy (only real negative about the property). The property is a gorgeous home with a lot of original wood trim and floors and lots of space. The neiborhood is quiet, but a car is needed, T's are too far for walking, especially with elderly guest and some may have issues with the neighborhood, but we didn't. we felt safe at all times. One bathroom shower was not cleaned properly, but otherwise, entire house was very clean. finally, I would recommend they add more cookware that is suited for the guest allowed in the property. overall, except for the lack of a reasonable cancellation policy, we would definitely rent this property again on another visit.

Me and 3 of my friends were in Boston for 2 weeks for work. The house was the best part of our stay. There are 3 bedrooms, plus a nursery, so we each had our own room, and there is TONS of space in the house, so we could stay out of each other's way. The only downside is that you have to walk up a fairly large hill (as evidenced in the title of the property) to get home from the T- stop --this was highly annoying at 11 pm when we were getting home from work.

The property served its purpose for us--a family of 4 (2 teenage daughters). It was comfortable, clean and gave us the "space" that a normal hotel room could not. The location from downtown was okay, and the Red Line T station was less than a 10 minute walk away. The only "negative" was the walk back at night from the T station to the property--it was a bit "sketchy" walking through the surrounding neighborhood in the dark. All-in-all, the experience was good, especially not having to park or pay for parking in downtown Boston!
