Short-Term (<60 days) Rental Agreement

SUMMARY
=========
1. Minimum 50% deposit is required to confirm a reservation.
2. Full payment is due 60 days prior to arrival.
3. Full payment is due at time of reservation for arrivals within 60 days.
4. Primary renter must be at least 21 years of age to rent a unit.
5. Check In / Check Out
a. Check In: 5:00 p.m. (or later)
b. Check Out: 10:00 a.m. (or earlier)
c. $150 extra cleaning fee will be charged for failure to follow "Check Out Instructions" and return unit to a tidy condition (remove trash from unit, strip beds, wash dishes, etc.) $500 security deposit to be collected at time of booking. (See details below).
7. Cancellations Policy
a. Reservations cancelled more than 60 days prior to arrival will receive a full refund of deposit ($100 cancellation fee will apply)
b. Reservations cancelled more than 30 days prior to arrival will receive a 50% refund of the deposit paid ($100 cancellation fee will apply)
c. Reservations cancelled less than 30 days prior to arrival will NOT be entitled to a refund. If Travel Insurance is purchased, a refund must be approved and processed directly through the Travel Insurance Policy.
d. If cancellation is a concern, we strongly recommend purchasing travel insurance.
8. Travel Insurance is offered to safeguard your travel investment against unforeseen circumstances, such as sudden illness or death in the family, in addition to coverage for lost baggage, delayed flights, and medical emergencies while traveling.

For stays longer than 60 days a separate lease agreement is required.


RENTAL QUOTE
=============
The rental quote includes the basic rental fee, all utilities, furnishings, bed/bath linens, housewares, standard check in / check out, wireless broadband Internet and premium TV package, final cleaning at check out with linen service, and all required taxes/fees. Mid-stay maid service can be scheduled for an additional fee.


PAYMENT
========
50% of the total reservation amount is required to confirm a reservation, with full payment due 60 days prior to arrival. If arrival date is less than 60 days from the reservation date, full payment is due at the time of reservation. Payment may be made by credit card (Visa, MasterCard, American Express, Discover) or eCheck drawn on a US bank account. PayPal or Bank Wire may be used as method of payment for an additional fee. (Full payment is required at time of reservation when paying by PayPal or Bank Wire.)

Please note that dates are not confirmed until the required deposit has been received and the guest has acknowledged agreement to these rental terms. Guest providing method of payment for initial deposit will constitute agreement to these rental terms.

Any outstanding balance on the reservation shall be charged to the guest’s credit card or bank account 60 days prior to arrival without further notice. If guest’s method of payment is declined and guest does not make alternate arrangements to pay the required balance within three days of notice, the Property Manager may consider the reservation null and void. Arrival and check in instructions will not be released unless payment in full has been cleared by guest’s bank.


SECURITY DEPOSIT or RENTAL DAMAGE PROTECTION
======================================================
A $50 Rental Damage Protection insurance policy has been included in lieu of a traditional $500 security deposit. This $50 insurance policy provides more cost effective damage protection in most cases. Guests may request to forgo the insurance, and will be charged the $500 security deposit upon booking.

This Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. You will still be responsible for any damages that exceed $3,000 or are not covered under the Plan and associated damages will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this plan or assignment. The Rental Damage Protection must be purchased, or alternate security deposit arrangements made, before the Property Manager will confirm a booking.

In the event that damages exceed $3,000 or the damage was not reported to management prior to check out, guest agrees to compensate the Property Manager for this damage. This payment may be made by the credit card on file or by other legal means of collection.


CANCELLATION POLICY
====================
We highly recommend that guests purchase travel insurance if cancellation issues are a concern.

Either party may cancel a reservation with written notice if provided more than 60 days prior to arrival. If guest notification is received more than 60 days prior to arrival, the Property Manager will refund all deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest notification is received less than 60 days, but more than 30 days prior to arrival, the Property Manager will refund 50% of the deposits paid to date, less a $100 cancellation fee. Refunds will be issued to the credit card or bank account used to pay the deposit.

If guest cancels a reservation within 30 days of arrival, the Property Manager will NOT provide a refund. However, if travel insurance is purchased, insurance reimburses the guest directly for pre-paid, non-refundable deposits as described in the “Travel Insurance” section below.

Property manager will not cancel a reservation with less than 60 days notice unless the property reserved becomes unavailable due to property sale, fire, mandatory evacuation, eminent domain, construction delays, lack of utilities, unexpected scheduling circumstances, or acts of nature. the Property Manager will make reasonable efforts to assist guest in finding alternative accommodations and upon notification of cancellation, guest may request a full refund or to have the paid balance applied to available alternative accommodations.

Again, we highly recommend that guests purchase travel insurance if cancellation issues are a concern. Please read the “Travel Insurance” section below for the many benefits of the insurance policy.


TRAVEL INSURANCE
=================
Guests who choose travel insurance will have CSA Guest Protect Vacation Rental Insurance included in the reservation and it will be part of the initial deposit. This insurance adds just 6.95% to the reservation price but reimburses the guest for pre-paid, non-refundable deposits if they must cancel the trip due to sudden illness in the family, loss of employment or other covered reasons. CSA Guest Protect also provides significant benefits during the vacation such as reimbursement for expenses due to lost luggage, travel delays, medical illness, and identity theft. In addition it offers 24hour Emergency Services and On Demand Medical services during the trip. The Property Manager recommends that our guests consider purchasing this valuable coverage to safeguard the investment in their vacation.

OCCUPANCY AND EVENTS
=======================
The property shall be occupied by no more than the number of listed adults and/or children on the reservation. Visiting friends are welcome, however the establishment of obvious residence by such persons is not permitted. A $100/person/night penalty will be assessed for guests over and above the maximum stated on the Reservation.

Parties, large gatherings, or group events are absolutely not allowed in or around the property. Upon discovery by any member of our management team that an event is taking place, or has taken place during your stay, a minimum $500 fee will be assessed and guests may be asked to vacate the property. Any additional cleaning expenses that are required to return the property to condition suitable for the next guests are the responsibility of the guest.

Guests shall not violate any ordinance or state law in or about the property. If a complaint is made by a neighbor, and/or the police are called, a $500 fee will be assessed. The property is rented for residential purposes only and may not be used by guests for any other purpose.


CHECK IN / CHECK OUT
====================
Guest agrees to abide by the stated check in time of 5:00 p.m. (or later) and check out time of 10:00 a.m. (or earlier). Requests for early check in or late check out may be authorized on a case-by-case basis at an additional charge and at managements discretion. No guarantee is made as to the ability to grant early check in or late check out.

Guests who do not receive authorization for a late check out and have not vacated the property by 10:00 a.m. will be charged $100/hour for each hour, or portion thereof, that the unit is not empty and available to be cleaned.

Prior to Check Out, the unit must be returned to a tidy condition in order to facilitate a quick cleaning and turn-around for the next guest’s arrival. Specifically, guests must do the following before vacating the property:
a) Remove all trash from unit and place in trash & recycle containers outside the unit
b) Wash all dishes (loading the dishwasher with dirty dishes and starting the wash cycle is sufficient)
c) Clean up any large spills or mess caused by guest negligence
d) Strip all beds and place used sheets and towels in the bathtub.

Failure to complete these simple tasks prior to vacating the property will result in a $100 extra cleaning fee charged to the payment method on file.


PETS
=====
We do have a limited number of units that can accommodate small pets with a reasonable incremental rent charge to offset additional wear and tear. Please inquire before booking.

The recommended Vacation Rental Damage Protection plan will cover pet damage as long as the guest is staying in a pet friendly unit and the pet has been disclosed to management prior to check in. Bringing an unauthorized pet into a unit will incur a penalty charge of $500 in addition to any fees assessed to cover damage caused by the pet.


NO SMOKING
===========
All units are NON SMOKING. Some units do have outdoor space to accommodate smoking. Please inquire prior to booking.

A $250 extra cleaning fee will be assessed to any guest that allows smoking of any kind in the unit during their stay.


LONG-TERM RENTALS
==================
Properties does rent units for longer stay. Discounted pricing may apply for off-season and long-term rentals depending on availability at the time the reservation is confirmed. For stays of 60 days or longer a deposit of two months’ rent and fees is required to confirm a reservation. Additional monthly payments are due 30 days in advance of the applicable period. A separate rental lease is also required.

Convent location Pros: great location to get around Boston, but not be in fray of downtown, no noise, nice local neighborhood, clean, lots towels,<br/>Cons: creaky beds-every time you move beds creak! Tv- come on basic direct tv and not smart so you can’t even sign in to your Netflix or other accounts, what if you have children and want to separate, really not so swank? Need some upgrades to bedding and parlo furniture had a burn from some previous stay, sorry I hate to give poor reviews but I want you to succeed by making small changes. Boston stay We had a great time! The place was clean and roomy. We loved the back porch! We did think there would be a grill but did not see one out back. The AC was ok. Didn't seem to cool effectively. The front small room was pretty warm. The shower curtain needs to be replaced. Mold. Parking was good and location was good. Neighborhood was nice. Boston fun The house is in a nice quiet neighborhood and is clean with all the things you need. We had a great time and it is close to the subway station to get into Boston.

Nice, quiet place We stayed here for 4 nights. It was myself, my boyfriend, his son and my daughter. The place was a good size for all of us. It was in a very quiet neighborhood. We loved the screened in porch off the kitchen. I was a bit disappointed that the place wasn't as clean as other reviews made it out to be. There were also numerous broken items in the apartment. The towel bars in the bathroom were all broken, so no place to put wet towels or even a hand towel. There were only 5 dining chairs, and one was wobbly. The garbage disposal didn't work at first. Nice Home In A Good Location The apartment was very nice. Tastefully decorated, great kitchen, plenty of space. The neighbourhood is very nice and is a short walk to the metro that takes you directly into Boston. Also, plenty of air conditioning that helps on humid summer days. The only minor concern - very minor - is that the wattage of the bulbs in the dining room and the kitchen were very low and may visibility in the evening pretty bad (perhaps I missed a subtle dimmer switch somewhere). I had to take a lamp from the bedroom in the dining room at dinner so we could see properly.<br/><br/>Compliments also to the property managers, Swank. Very professional outfit. They have their own app which they make great use of. All access codes, password and check out details were provided.<br/><br/>When we arrived we discovered that the cleaner had not showed up. Dirty towels, sheets, etc. It was very easy to get to Swank after hours and they were able to rapidly organise clean sheets and towels. They also promptly refunded the cleaning deposit.<br/><br/>We've used VRBO/HomeAway frequently and for many years. Sometimes mistakes happen. Spacious apartment in West Roxbury We thoroughly enjoyed our stay in this convenient West Roxbury location. The apartment was updated, but still maintained the charm of an older home. Spacious living quarters, along with a very well equipped kitchen, allowed us to entertain Boston relatives during our visit. Quiet W.Roxbury Getaway We picked this W. Roxbury location for its easy highway and public transportation access plus street parking. The upper floor unit was clean, spacious and the kitchen fairly well equipped. There's a Roche Bros. within walking distance. We travelled with our dog and there's a great dog friendly park nearby. Summer in Boston We've just returned from a great week in Boston visiting friends. The apartment was in a good location for us and for a family of 5 was quite spacious. It had all the necessary amenities and well maintained. On the downside the WiFi connection was poor and very intermittent. Also the blinds were difficult to manage as some of the springs were gone so it meant the apartment was dark at times. However having said that we had plenty of towels, kitchen ware well stocked and all the small items like soap, detergent etc were there which isn't always the case in rentals. Lance my contact was very professional, helpful and easy to work with at all times. Overall I would recommend this apartment. Wife was impressed with my rental skills We took a week in Boston the 5 of us and my aunt. The place was in a great neighborhood. Close to food, stores, and coffee!! Easy access to main interstates. Nice apartment, not perfect, fond of “extra” fees Nice flat, good location, clean, mostly well-furnished. The couches were not comfortable or in good repair. The internet was poor, almost impossible to retrieve from the foyer (to get lockbox code). Once in the apartment, the service dropped regularly especially in the living room. Given the answer to our query, it’s clearly not a new problem. Given the cost of the flat, that it’s advertised with WiFi and that they clearly knew it was an issue already, the internet should have been fixed before we got there. <br/>What is annoying, and it is not limited to this company, is the fees for “extras”. We were charged $125 for cleaning. There are 3 problems with that: (a) cleaning should be part of the up front price, it’s not as if it’s optional, (b) if I’m paying $125 for cleaning, why is there a long list of things I have to do before leaving that look an awful lot like cleaning if I want my $250 damage deposit returned? (c) I’d have cleaned a place of this size and nature two or three times for $125 (and I’m very well paid in my day job). Of course, the company wants the price to look attractive on the listing so the “extras” get left out, but that just means everyone’s being a bit shady. <br/>The second problem was the $50 “damage protection” fee. Again, not optional, so why was it not in the daily rate? There’s no good answer to that. What is the $50 fee, which is not optional, if not just another money grab? And if I’m paying a $50 damage protection fee, why am I paying $250 for the deposit? Oh, right, they need the deposit in case I don’t do all the pre-cleaning clean-up that I’m paying $125 for the privilege of doing myself.<br/>All things considered, a fine apartment, but practices that while, not unique to this company, are still pretty deplorable. Great, comfortable apartment in wonderful neighborhood We stayed in this apartment for four nights while touring Boston. The apartment was sparkling clean and very comfortable. It is in a quiet, suburban neighborhood outside of Boston. An easy, 10 minute walk from the apartment brings you to a grocery store, several casual restaurants and a 24 hour 7/11 store. Be aware that travel into Boston can be expensive and time consuming from this location. We took Uber, although one can walk to a bus stop that will take you to a subway or train station (we didn't try this, since as a family of five it was easier and no more costly to take Uber). A fabulous plus was the laundry room in the basement. There are two washers and dryers available free-of-charge! The beds have wonderful, high-end sheets and there are lots of large towels provided. This property has a cozy back porch off the kitchen, perfect for enjoying morning coffee or a nightcap. Another very nice surprise was a $20 Uber credit and a $25 restaurant credit provided by Swank Properties, the property manager. Overall we were highly satisfied, and highly recommend this apartment! Lovely upper duplex I stayed at this lovely duplex at the last minute since I had a family member in the hospital (Brigham and Women's) and live too far away to visit regularly. It is a very sweet, attractive, well-cared-for and well-furnished upper duplex, larger than it looks in photos. It was in an ideal place for access to the Longwood area, and had good restaurants (we liked Misono) and a supermarket in walking distance. Free laundry (out of the unit) was a plus. The neighborhood feels safe and people were friendly. I stayed there with two dogs. If I have a criticism, and it is a tiny one, it would be that the lock on the front door is pretty flimsy; I would have been nervous staying there as a single female. It also would have been nice to have a door at the top of the stairs, it would not be difficult to fall down a long steep flight. But I would recommend the place to the fussiest of my friends and I would stay there again in a heartbeat.Thanks for making an otherwise difficult time a whole lot easier. Not as Good as We Expected, but OK Although this property was relatively well maintained and the location convenient to restaurants, shopping, and the like, we were less than completely satisfied with our stay. The location is a bit complicated to get to, and travel to other locations in the Boston area more time consuming than expected. The instructions from management that we park in only limited specific spaces on the street was kind of hard to comply with when other cars in the neighborhood occupied those spaces. We received a supposedly clean towel that was dirty, and we were not informed that the washer and dryer were in an unfinished basement. When we went to use those appliances, others had left laundry in both. Finally, the kitchen was not as well equipped as we expected, based on the description. Some basic cooking utensils were missing. Still, we mostly enjoyed our stay. The beds are confortable, heat and hot water plentiful, and the kitchen appliances worked well. Do note that there is only one bathroom and it lacks towel bars and has only one hook on the door.

Just as it looks! We were in town for a race. There are five in our family. Three kids, aged 9, 7, and 5. The place was plenty big, but the bathroom is small. It was clean and comfortable. Just average Our stay started on a bad note as the key that was supposed to be in a lock box...was not. We waited 2.5 hours for this to be resolved and a key provided to us so we could enter the apartment. This would not have been so bad except we arrived at 10 pm and did not get in until 12:30 am. By the time we unloaded our bags and settled down we didn't get to bed until about 2 am. The first night the place was muggy and hot, the windows did not open and there was one small fan for the whole place. The next day window air conditioners were installed, but were so noisy we didn't use them. The kitchen was not well appointed, and we did cook in a fair amount but did get by. There was trash in one of the drawers in our bedroom, very dusty on the floors under furniture. We had 4 in our party and each had a room, one room quite small with a futon, but in order to have an air flow we had to leave all the doors open...therefore no privacy. We spent so much time exploring the Cape and Boston that we weren't there except breakfast and sleeping. A Family Celebration Our family celebrated a graduation and stayed at Alameda2. We thoroughly enjoyed the home away from home and found the space to be welcoming and restful. A charming stay This property was so charming and it was all about the 'welcome home!'<br/>Everything was in great shape and spotless. Windows in every room! really loved this duplex and the location. We had the top floor. 2 bedrooms, 1 bath, kitchen, dining room and living room. Great bedding and sheets as well! only thing was the wifi was not working but sure it is something they can fix. Our first visit to Boston! Our visit was to celebrate our daughter receiving her Masters of Science from Northeastern University. The property was in a perfect location with amenities close by (groceries, starbucks, etc.)After long days and tons of sight seeing, our party of 7, was able to sit down and relax in a comfortable space. 25 Alameda We stayed here with 2 other couples. Working with just 1 bathroom was at times a challenge, but we managed. Instructions for everything are posted inside the house, which is in a very clean, quiet and safe neighborhood 20 to 30 minutes from downtown Boston, depending on how and when you drive there. We would stay here again, which is to say that Yes, I do recommend this rental.

Boston Washer/Dryer was in the basement. Not very clean and difficult to find the lighting. ALso a bit dangerous navigating the stair wells. A small banister would be helpful. The weather was quite warm and additional unit in the first bedroom would have been helpful.Other than that the property/neighborhood was wonderful.

Vacation Rental The property was very clean and spacious. Parking was easy. Property management was very easy to contact and replied immediately to any questions and concerns. Since we were there during the beginning of a heatwave it would have been nice to have one additional air conditioning unit in the bedroom. Otherwise everything was fine.

Pleasant home We, a swiss family with three teenage kids stayed 4 days in the appartement. It is better than the pictures suggest. The kitchen is very well equipped (looks like new) and everything clean and useful. Every room is on first floor and the layout of the appartment is a bit strange for us but large. The house itself is old but it all hase a nice New England atmosphere. The neigborhood seemed to be very safe and friendly - we had some nice talking with people on the street. The owner live next door and was very helpful and friendly. We took us 30 min drive to Boston downtown and we found parking place at Boston Common parking garage to a reasonable price.<br/>We all loved to stayed at that place and can higly recommend it.

Delightful property in West Roxbury Very efficient kitchen; plenty of counter space and large 'fridge and freezer. The kitchen was well furnished. Beautiful floors and woodwork.<br/>The 2" foam on the beds made for comfy sleeping:)<br/>There were plenty of outlets to plug in our phones, iPad and etc. <br/>The fixtures in the bath were in great condition and the shower head rotated to accommodate different heights.<br/>A washing machine, laundry detergent and dryer were available in the basement. You will need a flash light to get to the basement until the lighting situation is taken care of.<br/>There is no stair rail along the front stairs to the second floor.<br/>The screened in porch was a delight.<br/>This is a great location. The neighborhood was quiet; parking was easy; it was easy to get downtown with public transportation. We caught a bus at Central and Corey, then took the orange T the rest of the way.<br/><br/><br/>

Alameda If you need access to the West Roxbury/Jamaica Plain/Roslindale side of Boston, consider this roomy comfortable property for your stay. We had a great time! The place was clean and roomy. We loved the back porch! We did think there would be a grill but did not see one out back. The AC was ok. Didn't seem to cool effectively. The apartment was very nice. Tastefully decorated, great kitchen, plenty of space. The neighbourhood is very nice and is a short walk to the metro that takes you directly into Boston. Also, plenty of air conditioning that helps on humid summer days. The only minor concern - very minor - is that the wattage of the bulbs in the dining room and the kitchen were very low and may visibility in the evening pretty bad (perhaps I missed a subtle dimmer switch somewhere). I had to take a lamp from the bedroom in the dining room at dinner so we could see properly.<br/><br/>Compliments also to the property managers, Swank. Very professional outfit. They have their own app which they make great use of. All access codes, password and check out details were provided.<br/><br/>When we arrived we discovered that the cleaner had not showed up. Dirty towels, sheets, etc. It was very easy to get to Swank after hours and they were able to rapidly organise clean sheets and towels. They also promptly refunded the cleaning deposit.

We stayed here for 4 nights. It was myself, my boyfriend, his son and my daughter. The place was a good size for all of us. It was in a very quiet neighborhood. We loved the screened in porch off the kitchen. I was a bit disappointed that the place wasn't as clean as other reviews made it out to be. There were also numerous broken items in the apartment. The towel bars in the bathroom were all broken, so no place to put wet towels or even a hand towel. There were only 5 dining chairs, and one was wobbly. The garbage disposal didn't work at first. Despite these minor issues, we did enjoy our stay and would stay again.

I stayed at this lovely duplex at the last minute since I had a family member in the hospital (Brigham and Women's) and live too far away to visit regularly. It is a very sweet, attractive, well-cared-for and well-furnished upper duplex, larger than it looks in photos. It was in an ideal place for access to the Longwood area, and had good restaurants (we liked Misono) and a supermarket in walking distance. Free laundry (out of the unit) was a plus. The neighborhood feels safe and people were friendly. I stayed there with two dogs. If I have a criticism, and it is a tiny one, it would be that the lock on the front door is pretty flimsy; I would have been nervous staying there as a single female. It also would have been nice to have a door at the top of the stairs, it would not be difficult to fall down a long steep flight. But I would recommend the place to the fussiest of my friends and I would stay there again in a heartbeat.Thanks for making an otherwise difficult time a whole lot easier.

Nice flat, good location, clean, mostly well-furnished. The couches were not comfortable or in good repair. The internet was poor, almost impossible to retrieve from the foyer (to get lockbox code). Once in the apartment, the service dropped regularly especially in the living room. Given the answer to our query, it’s clearly not a new problem. Given the cost of the flat, that it’s advertised with WiFi and that they clearly knew it was an issue already, the internet should have been fixed before we got there. <br/>What is annoying, and it is not limited to this company, is the fees for “extras”. We were charged $125 for cleaning. There are 3 problems with that: (a) cleaning should be part of the up front price, it’s not as if it’s optional, (b) if I’m paying $125 for cleaning, why is there a long list of things I have to do before leaving that look an awful lot like cleaning if I want my $250 damage deposit returned? (c) I’d have cleaned a place of this size and nature two or three times for $125 (an

We've just returned from a great week in Boston visiting friends. The apartment was in a good location for us and for a family of 5 was quite spacious. It had all the necessary amenities and well maintained. On the downside the WiFi connection was poor and very intermittent. Also the blinds were difficult to manage as some of the springs were gone so it meant the apartment was dark at times. However having said that we had plenty of towels, kitchen ware well stocked and all the small items like soap, detergent etc were there which isn't always the case in rentals. Lance my contact was very professional, helpful and easy to work with at all times. Overall I would recommend this apartment.

We picked this W. Roxbury location for its easy highway and public transportation access plus street parking. The upper floor unit was clean, spacious and the kitchen fairly well equipped. There's a Roche Bros. within walking distance. We travelled with our dog and there's a great dog friendly park nearby. We would stay here again.

We stayed in this apartment for four nights while touring Boston. The apartment was sparkling clean and very comfortable. It is in a quiet, suburban neighborhood outside of Boston. An easy, 10 minute walk from the apartment brings you to a grocery store, several casual restaurants and a 24 hour 7/11 store. Be aware that travel into Boston can be expensive and time consuming from this location. We took Uber, although one can walk to a bus stop that will take you to a subway or train station (we didn't try this, since as a family of five it was easier and no more costly to take Uber). A fabulous plus was the laundry room in the basement. There are two washers and dryers available free-of-charge! The beds have wonderful, high-end sheets and there are lots of large towels provided. This property has a cozy back porch off the kitchen, perfect for enjoying morning coffee or a nightcap. We stayed here with 2 other couples. Working with just 1 bathroom was at times a challenge, but we managed. Instructions for everything are posted inside the house, which is in a very clean, quiet and safe neighborhood 20 to 30 minutes from downtown Boston, depending on how and when you drive there. We would stay here again, which is to say that Yes, I do recommend this rental.

The property was very clean and spacious. Parking was easy. Property management was very easy to contact and replied immediately to any questions and concerns. Since we were there during the beginning of a heatwave it would have been nice to have one additional air conditioning unit in the bedroom. Otherwise everything was fine.

Washer/Dryer was in the basement. Not very clean and difficult to find the lighting. ALso a bit dangerous navigating the stair wells. A small banister would be helpful. The weather was quite warm and additional unit in the first bedroom would have been helpful.Other than that the property/neighborhood was wonderful.

This is the second Swank Property we have stayed in. We loved it. Our adult daughter who was with us says she wants to move to the area. The apartment was beautiful and comfortable. We want to stay in all the Swank Properties. They are much nicer than any hotel.
