CHECK-IN: 4 p.m.
CHECK-OUT: 10 a.m.


DEPOSIT POLICIES:

50% of total rental cost is due at time of booking.
Balance of total rental cost is due 60 days prior to arrival.
Total rental costs are due upon booking on reservations made within 60 days of arrival.

Note: All advance deposits shall be held in a non-segregated Escrow Account by the Property Manager, and no interest shall be paid on returned funds.


CANCELATION & REFUND POLICIES:

A 20% per unit handling fee will be charged on cancellations made more than 60 days prior to arrival.
There is no cancellation within 60 days of arrival.
There is no cancellation over major Holidays (Christmas, New Years, Presidents Week)
Sorry, partial or pro-rated refunds are not available in cases of weather, lack of snow, poor skiing conditions, health issues or transportation delays. We strongly recommend you obtain “travelers’ insurance.”


MINIMUM STAYS & LATE CHECK-OUTS:

A minimum night stay may be required on reservations made during certain periods. The minimum nights may be reduced for an additional “early check-out charge.”
Late check-outs must be approved in advance by the Property Manager. An additional “late check-out fee” will be assessed.


HOUSEKEEPING SERVICES:

Daily or additional housekeeping service is available to the guest at an additional charge.
We provide a starter of fine soap, shampoo and body lotion. We do not restock these amenities during your stay or midweek clean so please plan accordingly.
Each bathroom is stocked with towels. Additional towels can be provided for a small additional fee.
No requested cleans will be scheduled on Sundays or Holidays.
Monthly rentals will not receive housekeeping included in the rate.

ADDITIONAL PERSON CHARGES:

Each home has an occupancy level based on actual bedding.
Some homes can accommodate additional people for an additional $50 per night.


ASSUMPTION OF RISKS:
There are risks inherent in and associated with the use of any property, including the rental property, which may include risks of injury to person or property, or death. Certain risks may be more likely to occur in high altitude locales with severe climates, such as where the rental the property is located. Call the rental company immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or “freshening” products; allergic or other reaction to man made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical devise; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances.

Pregnant females (or women who suspect they may be pregnant) may be subject to particular risks and should consult a physician before using a hot tub or spa. Alcohol and other state-altering substances should not be used in or around a pool, hot tub, bath tub or sauna.

I assume these risks, whether enumerated or not, known or unknown, on my own behalf and on behalf of any person under any legal incapacity for whom I may be responsible.


LIMITATION OF LIABILITY:
The Property Manager liability shall in no event exceed the amount of the rental payment received regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. The owner’s liability shall in no event exceed the lesser of the rental payment received or the liability insurance then in place regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. Renter agrees to the foregoing and waives all right to claim damages in excess of the foregoing amounts, and agrees to be limited for all purposes to such amounts.


SPECIAL POLICIES:

Smoking is not permitted in any residence. A $500 will be charged if smoking in the unit is detected.
Pets are not allowed in any residence. A $500 fee will be charged if pets are found to be in the residence.


Security Deposit Insurance:

The Renter will be charged a one-time fee of $39.00 for Security Deposit Insurance in lieu of Renter providing a security deposit. This provides the renter with up to $3,000 of coverage should any damage occur to the unit. It is the Renter’s responsibility to notify the property manager of any damage that occurs so that a report can be submitted. It is extremely important to have compliance with this issue so that repairs can be taken care of promptly


Internet Service:

Many of the properties that we represent have wireless high speed internet service or Wifi. These properties use Comcast or Charter as their service provider. We make every effort to ensure that the internet is functioning properly prior to your arrival, however we make no representations or guarantees that the internet will work all of the time. If the internet is not working properly, we provide contact information for Comcast or Qwest and we suggest that you contact them directly, as their could be a problem with their service. If you are still having problems, please contact our office during business hours and we will do our best to assist you. If there is a technical problem that can not be solved, the Property Manager will not be responsible for any internet service provider or any other technical problem. Furthermore, the Property Manager will not refund you any money if there is any type of problem with the internet service.

Back again We returned to this unit after staying at it in June. It was in pristine condition then and still very nice but did have scars of sad to see. Overall, this property offers us about everything we look for in a get-a-way and we will return. Great stay! 213 Water was a great find in Boyne City. The suite itself looks to be newly remodeled with a modern decor that we enjoyed. The view of the Lake right out the slider and deck was beautiful. And the short walk to restaurants and retail shops was convenient. We will be back for more! Pam Friedline We fell in luv with the place as soon as we pulled in the the parking lot. The grounds/building were beautiful and very well kept up. Then we walked into until 213 we were blown away by the view and the unit itself. Was just updated few years but also very very clean . Post Tax Season Getaway My wife and I try to take a 3-4 night getaway once tax season is over. We have been to many places across the State and try to stay at a new place each year. great Great. Only problem was door slamming very hard in unit above us due to the wind blowing through from the front sliding glass doors and catching the entry door when it was opened. Love Water Street Inn!!! We have been staying here (at Water Street Inn) for 13 years, in October, for color tour and Charlevoix Applefest. It is my FAVORITE trip of the year. This year was the first time we stayed in a single-floor unit (back troubles), and we LOVED it!! Will be requesting the same condo again for future October visits. Everything was updated, clean and comfortable. Wish we could visit more than once a year, but as with many other trips, it’s an “annual” for us (anniversary time). Great Location It was very comfortable using the rental as a home base to explore Charlevoix, Petoskey, and Harbor Springs. Each night we returned home to sit in chairs on the beach in front of our unit, toes in the water, having a cocktail before walking to Cafe Sante for dinner. The unit was clean, had plenty of space, and the decor was fresh and delightful. A downside, we rented a unit on the first floor but were given one on the second. The entry closet door was broken and did not close; it was just propped up against the contents of the closet. There were many vacant units, so I do not understand why we were given one that was not in good repair. We did not complain. The office had closed, and we had unpacked. guess I would suggest inspecting the unit before lugging up your luggage. My Favorite Vacation Spot Unit 213 at the Water Street Inn is a lovely apartment, totally upgraded and remodeled. It could well be featured on an HGTV show! The view from the balcony is second to none and Boyne City is such a pleasant place to vacation, not too crowded, with just enough restaurants (Cafe Sante, for instance) and things to do. The WSI staff people are a joy to work with and the property is in excellent condition. I try to come back every summer. It was all we hoped for. We rented this townhouse with a view of Lake Charlevoix from the living room window. It was very clean, with up-to-date appliances and decor. The staff was friendly and helpful. The wifi was fast. It is located right downtown, so we were able to walk to restaurants and shops. Since we visited this rental in early November, the weather wasn't great. We were actually glad about it though because the place was so warm and inviting, we chose to spend a lot of time hanging out in it. The location is great because Boyne City is a cute little town. We also visited Young State Park, which is only minutes away, and spent some time in Charlevoix, which is about 15 minutes away and well known for their mushroom-house architecture. We had a wonderful stay! Brink Stay Very nice somewhat updated unit compared to some. Nice kitchen and bathroom. Furniture a little dated but comfortable. Really wish it had room darkening shades in the bedroom, lights on all night in hallway and if your not an early riser (with the sun) you will be. All in all we would rent it again but not as a first, second or third pick. I'd give it a B-. Incredible View! I would highly recommend Condo 213! This unit is beautiful and the view incredible. You are within walking distance of all the restaurants and bars in Boyne City yet out of the way enough not to hear traffic or noise from the street. Annual Fall Trip We love staying at Water Street Inn, and have made it an annual visit for about 15 years (anniversary/fall color tour). The past 2 years we’ve stayed in 213 (previously 313]. We decided after several years of the 3rd floor, that we wanted a single level condo. Checked out rooms online and chose 213 because of the upgrades and blue tones- my favorite color. We love it!!!! Wonderful get away spot! We loved our time here! The condo is up to date, bright, welcoming and has a fabulous view of the lake! We spent lots of time sitting on the deck overlooking the lake. There are many restaurants and stores within walking distance. And many more a short drive away! Would come back and would highly recommend staying here. Weekend getaway in Boyne The condo was very nice, did not have any problems at all. It is a beautiful area in Boyne with lots to do. We took some drives to Walloon lake and Harbor Springs. We were right on Lake Charlevoix with a beach right there. great fall get-away A number of friends stayed for four nights and five days to experience Boyne City and the surrounding area. The condos were easy to get to, within walking distance of everything you would need for a relaxing time. The view was magnificent from the deck! Best Vacation Ever I have stayed at the Water Street Inn almost every year since 2002. Situated on Lake Charlevoix, every suite has a balcony overlooking the water. Watching the sunset from the beach each evening is a must. I was lucky this year to have rented a totally remodeled unit which made my stay even nicer. There is a laundry on the 3rd floor for guests to use. There are stores and restaurants near by and we especially enjoyed Cafe Sante right around the corner. My grandkids rented paddle boards, went zip lining and rock wall climbing, and visited the indoor water park at Boyne Mountain. They also swam every day. We will definitely return next year. An additional note: these are 1 bedroom units with a sleeper sofa in the living room, so more or less comfortable depending on how many people are in your party. Waterfront Inn Have been staying here every year during morel mushroom season in spring and fall color season and have always found it a very pleasant experience. Updated cation living and views straight up the lake! Visiting Boyne City for annual family reunion, this was a great place to get away on our own. Walked to everything in town, our daughter and grandson stayed a night on the pullout sofa and slept great. Well appointed kitchen, great layout,quiet and gorgeous views! Please consider a mattress topper in master bedroom. Mattress very hard! Our only complaint. It was very comfortable using the rental as a home base to explore Charlevoix, Petoskey, and Harbor Springs. Each night we returned home to sit in chairs on the beach in front of our unit, toes in the water, having a cocktail before walking to Cafe Sante for dinner. The unit was clean, had plenty of space, and the decor was fresh and delightful. A downside, we rented a unit on the first floor but were given one on the second. The entry closet door was broken and did not close; it was just propped up against the contents of the closet. There were many vacant units, so I do not understand why we were given one that was not in good repair. We did not complain. The office had closed, and we had unpacked. guess I would suggest inspecting the unit before lugging up your luggage.

I have stayed at the Water Street Inn almost every year since 2002. Situated on Lake Charlevoix, every suite has a balcony overlooking the water. Watching the sunset from the beach each evening is a must. I was lucky this year to have rented a totally remodeled unit which made my stay even nicer. There is a laundry on the 3rd floor for guests to use. There are stores and restaurants near by and we especially enjoyed Cafe Sante right around the corner. My grandkids rented paddle boards, went zip lining and rock wall climbing, and visited the indoor water park at Boyne Mountain. They also swam every day. We will definitely return next year. An additional note: these are 1 bedroom units with a sleeper sofa in the living room, so more or less comfortable depending on how many people are in your party.
