Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great Location. Great location. Layout of the home was nice and amenities comfortable. Only downside was a few of the kitchen appliances and outdoor grill didn't work properly. Mgmt was helpful but the problems were not fixed while we were there do to no availability of a technician with specialized understanding of appliances. Loved my stay in this home! I was absolutely amazed at how clean, and even more spacious the home was compared to the pictures online. From the master bedroom to the bedrooms upstairs accommodated everyone comfortably. The place alone was well decorated, including a Christmas tree that gave it a homey feeling. If I ever travel anywhere I will definitely book through turnkey again! They never disappoint.

Weekend Ski Trip The place was absolutely perfect. Clean. Modern. Luxurious Colorado home. Loved that the rooms were large and spread out. Each room having its own bathroom was great. The hot tub in the snow was amazing after a day on the slopes.

Didn't Want to Leave Our stay was outstanding! We were a bit concerned about being out of town, but it wasn't a problem. The home was roomy and full of amenities. We found out that mid-May is "mud season", due to the melting snow, which hindered us hiking. However, we had no problem making ourselves comfortable here. No regrets.

Beautiful mountain home! The house is gorgeous! Great new neighborhood with wonderful biking/walking paths. Very nicely equipped kitchen with Viking appliances. The hot tub, fire pit, and master bathroom were nice perks. The living room really needs some upgraded furniture, most specifically a new couch. The outdoor grill unfortunately wasn’t usable as it wouldn’t get hot enough to cook and the flames shot directly out the front. The bed sheets were poor quality and wouldn’t stay on the bed. Nice home, good location, but some weird quirks The home was very nice, and it was very clean when we arrived. The kitchen is stocked with everything you could ever need which was great for our family who likes to have at least one meal at home a day. And there were tons of board games for the kids to play which was awesome. <br/><br/>However, I am not sure I would stay here again. The beds were not very comfortable. There&#x2019;s no air conditioning which is not a big deal in Colorado; however, there are also no ceiling fans so it got stuffy. You could open the doors for a cross flow of air which was nice but the sliding glass doors do not open easily and they are even harder to lock. The one couch in the living room is small and not very comfortable and the chats in the living room were not either. So in the evenings when we were home there was not a good place for the family to lounge. Also, not the biggest deal, but there is only one tv, and it&#x2019;s in the living room with the not so comfortable seating. Finally, there&#x2019;s a little opening in the screen in front of the fireplace and when we came home one day there was a chipmunk in the living room waiting for us. As soon as he saw us, he ran back to the fireplace and left. And while chipmunks are super cute, I don&#x2019;t wang them or any other rodent in my home. With all the rentals in Breck, there are probably better choices for my family&#x2019;s next visit.

Beautiful home for our family This property was beautiful and exactly as seen in the photos. We loved the well stocked kitchen (except for the very small trash container). The layout was great for our family and the location was very convenient. This is my first time renting through Turnkey but I will do so again- they made it all so easy. Colorado We had a wonderful stay and n this beautiful home. The only issue was the master bedroom didn&#x2019;t have a top sheet and the bottom sheet was dirty. Unfortunately we didn&#x2019;t discover this until bedtime after a long day of travel. Had to call Turnkey twice to get the problem resolved. Amazing Place at Breckenridge Biking, shopping, dinners out or in, hiking, soaking in hot tub to view the planets and stars....the list can go on. The place is amazing, great location to get right on bike path or to head into town. Right by the city bus if you don't want to drive, walk or bike in to Breck. Mountain views, while sipping coffee at upstairs balcony or out front in the adirondack chairs. Great family dinners grilling and staying in too. Second time here and can't wait for the third!

Wonderful Dulex We spent the weekend here with two other couples and it was a beautiful place. The entire home is well appointed and lovely. We had a problem with the second floor toilet and it was immediately fixed. Enjoy your stay here!

Nice vacation home This home was beautiful and in the perfect location! Everything was clean and the sleeping arrangements were perfect for our needs. I would definitely recommend this home to our friends and family. The only issue we had was getting in the home. We did not realize that the box was on the garage as there was another box near the front door and we were trying to get in with that one. We sat on hold with the management company for over 20 minutes before someone addressed our issue and if they had just told us the box was on the garage the problem would have been solved. They did eventually send someone out and it worked out fine but it took us over an hour to get into the property. Beautiful Home Minutes from Downtown Breckenridge The home is located just a few miles from downtown Breckenridge, probably a 5 minute drive or less. It is exactly as pictured and described. The property overall was well maintained and clean, the only thing we weren't completely satisfied with was the rug in the living area. It hadn't been vacuumed well upon our arrival so we vacuumed it but it also shed its faux hair throughout our stay. Not a deal breaker by any means, just a minor inconvenience with an infant on the floor. The house is located in an upcoming subdivision so other properties are being built. We never heard construction going on and it did not interfere with our stay at all. We enjoyed the heated floors and hot tub. The kitchen was well stocked with pots, pan, all the dishes we needed, as well as a drawer full of spices. We didn't have the code to the garage when we initially arrived but with a quick phone call to TurnKey we had it in no time. They were very helpful! Its a gorgeous home and we would stay here again. Truly a luxe home The property was not cleaned to expectations--garbage can full, dusty floors, vacuum cleaner full. Otherwise it was a great house--beautiful, well-appointed and served our needs. The location is a few miles from town in a development that is still being built out. We had a wonderful vacation using this house as a base for mountain activities! Summer Getaway Our family of 6 enjoyed 4 nights in this beautiful home. Photos are accurate and the home was comfortable and clean. The hot tub was a highlight for us, and the kitchen was great (except for the dull knives). We were able to check in early, and check out later. Property management was helpful, except the dishwasher gave us a shock when programmed. Hopefully that issue has been resolved. We would recommend this home for a family vacation. However, beware of the final cost! The property management will add a steep housekeeping fee,service fee, property damage protection, tax and service fees which added almost $200 per night! Great Home to Stay In Very pleased with experience. Home was very clean and all the necessary amenities. Great location, quite neighborhood. Needed high ceiling light replaced-same day service. Drive way a little slippery with snow. Definitely will stay here again. Beautifully Appointed Home - Winter Wonderland Escape From the moment we entered the home, we were in love. The home was very clean. You could tell it was a vacation home only. We have stayed in other rentals that have family pictures and all kinds of ‘lived-in’ features. This always makes us feel like we are invading someone else’s privacy. The layout of the home was perfect for our family. There is one master downstairs/1.5 bath and two bedrooms/2bath upstairs. The steam shower in the master was an added bonus. With the dry air, daily use of the steam shower helped every family member. The outdoor space was perfect. It had a fire pit, grill and hot tub. The kitchen was beautiful with ample space and amenities. It had nice appliances with plenty of cookware, dishes and utensils. Getting in and out of the home was a breeze with the keypad. Turn Key was available via text or phone at any time we had a question or concern. We would love to rent this home again.

Nicest property we’ve ever stayed at! Over the years, we’ve stayed at many ski town properties & this one tops the list! Truly, everything about it is so nice and high end! Plus the location you cannot beat, only a quick drive to downtown Breck maybe five minutes. Ten minutes to Frisco.<br/><br/>The house was well equipped, there wasn’t anything we wished they had. The hot tub was super clean. The steam shower, enough said right! Truly, I cannot say enough good things, staying here made our vacation! We’ll definitely be back!

Fantastic Breckenridge getaway Spent a weekend here for my wife's birthday. Everything about the house was top notch. Minutes from everything in Breckenridge and fully equipped. We had an amazing weekend here and definately will book the same place again in the future.

This home was beautiful and in the perfect location! Everything was clean and the sleeping arrangements were perfect for our needs. I would definitely recommend this home to our friends and family. The only issue we had was getting in the home. We did not realize that the box was on the garage as there was another box near the front door and we were trying to get in with that one. We sat on hold with the management company for over 20 minutes before someone addressed our issue and if they had just told us the box was on the garage the problem would have been solved. They did eventually send someone out and it worked out fine but it took us over an hour to get into the property.

INSIDE THE HOUSE

Pull onto the driveway with parking for 2. A door inside the property’s garage leads into a large mudroom with washer and dryer.

Kick off your boots and walk straight into the sprawling Great Room. Dark wood floors, vaulted ceilings, and floor-to-ceiling windows with mountain views make this the true heart of the home.

Gather for meals at a chunky counter-height dining table for 8.

Is there a cook in your group Right off of the dining area, a kitchen will entice with granite countertops, stainless steel appliances, lots of room, and a 5-seater island for socializing.

Just beyond is the sitting area, which has a mountain lodge feel. There’s a 46" flat-screen TV mounted above a stone fireplace, with comfy seating for 6 between a plush sofa and armchairs.

From the dining area, gain access to a back deck, where a patio table seats 3. Grill steaks and veggies over the built-in gas grill, soak in your private hot tub, then huddle around the fire pit to toast marshmallows.

Off the dining area on the left, a spacious master bedroom has a king-size bed, its own fireplace, and access to the deck. A large tiled en suite bath features a dual vanity, walk-in shower, and separate soaking tub.

To reach the remaining bedrooms, walk past a half bath (next to the mudroom) and head upstairs.

The first door on your left leads to the 2nd bedroom with a queen-size bed and mountain views.

Opposite, a stylish guest bathroom has a dual-sink vanity and a large walk-in shower.

Sprawl out in a king-size bed in the 3rd bedroom, which also enjoys a private balcony. After a day of outdoor adventures, enjoy a hot soak in an en suite with shower/tub combo and a dual-sink vanity.

Drive 5 minutes to historic Main Street and walk among 100-year-old buildings, quaint shops, boutiques, book stores, and art galleries. Or leave the car behind and catch a free ride on the Summit Stage shuttle—just a 5-minute walk from the house.
