Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Tranquility House Nice home good location close to everything in town. The house was not homey at all and felt dated like the renters put everything away. The heat was set way to high and we had all the heat on 2nd floor off to help with the heat set to 70 downstairs. We used the hot tub 1 time because there was so much chlorine everyone was itchy. The hot tub was missing a panel with nails sticking out and one of our guest was cut... cost me $500 at the walk in clinic for amoxicillin. If you need pictures I can send them. All in all a nice home but not up to what we usually get on our yearly trip out west.

A Week at Tranquility House This was our second stay at Tranquility House near Goose Pasture Tarn south of Breckenridge. The location is excellent for us - outside of downtown so it's quiet and secluded yet only about 2 miles from shops, restaurants and the ski area. We often have our young grandchildren stay with us and this house is very child friendly. Not too many knick-knacks to worry about with the kids but plenty of room and games for them to keep entertained. The heated 3 car garage is a real blessing on those cold, windy days when we're packing up for a day of skiing, snowshoeing or hiking. The owners just added a new, huge dining room table which easily seats 12 comfortably. The house is very close to route 9 but you cannot hear traffic much at all. The kitchen could use a large pot for pasta type meals, a cheese grater, upgraded pots and pans and a variety of sauce pans. Great Stay in Breckenridge We were very pleased with our stay at Tranquility House.<br/>It was very spacious and everyone in the family could find there own space. Nice location too away from all of the crowds in Breckenridge but convenient for shopping and hiking.<br/>It had all of the amenities you could want, a nice deck and grill, good wifi etc.

Tranquility House Great folks to deal with, easy to locate initially and within a 5 min drive to Breckenridge. Ample kitchen to feed the army and a great room to fit us all. On top of that a beautiful neighborhood! We found the house exactly as described and would definitely return for another stay.

Beautiful, Convenient Location - Less Than Desirable Beds We rented the house for 11 family members coming into town for a wedding. Ages everywhere from 17 to 70. This place is beautiful and I don't think you could ask for a better location. However, there were barely enough towels and covers for 11 of us - so I am not sure what would have happened if we maxed out the occupancy at 15. The worst part was the sleeping arrangements. If you are looking to evenly split the cost of this with friends, it is certainly NOT fair. The master suite is MASSIVE. There are 3 other much smaller bedrooms with equally tiny beds in it. (Full sized beds that are hard as a rock expected to comfortably sleep 2?). But given that you put two in every bed upstairs and one on the pullout - you only sleep 9 up there. That means 6 have to sleep on couches and the world's worst pullout sofas. You can make 15 TECHNICALLY work, but the beds that are there are terrible and then you have to fit 6 other people somewhere. All while whomever gets the comically large master suite is sleeping like a king. If you were looking for a place to fit a bunch of young people who just need a place to sleep, it absolutely works. But if you are older, are sick, pregnant, or suffering from Fibromyalgia (which was the case with different people of our party) the beds leave a lot to be desired.

Tranquility House From the moment we drove up we were in a winter wonderland. The house was spectacular by view and inside was warm and cozy. Perfect accommodations for our 10 member crew. Tranquility house It was nice, clean, and beautiful place. We just felt that the renters really singled us out for the swatika sign with us being all minorities, we would never do that. Weekend Getaway Overall property was awesome and we would definitely stay there again. Only feedback is that their water filter needs replacing as green stringy gunk was coming from the faucet and fridge. This four-bedroom plus den, four-bathroom home in Blue River — just minutes from downtown Breckenridge — offers a quiet, affordable getaway for your family or group up to 15. The living room offers lots of seating with two large couches and two comfortable chairs. After a long day out on the town or hitting the slopes, everyone can relax by watching a movie on the large LCD TV in the den. Or, take a dip in the indoor hot tub.

The living room opens to the fully equipped kitchen where seating is never a problem — there are 12 seats at the table and six more at the bar. The upper level, overlooking the living room, boasts four bedrooms. The master suite features a king bed, gas fireplace and a private bathroom with a corner tub and stand-up shower. There’s also a queen suite with a private bathroom, two more bedrooms each with trundle beds, and a full bathroom in the hall with a tub and shower.

The three-car garage gives everyone a parking space out of the snow, and there’s a spacious mud room for putting on and storing outdoor gear.
