Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Spacious House w/ A View We had a seamless, wonderful stay @ the Silverview at Highlands property. The interior was spacious and offered lots of privacy via different corridors of the house. Conversely, the living room, den, and kitchen/dining areas were open and great for large groups. We enjoyed relaxing in the hot tub, cooking dinner in the massive kitchen, and enjoying the hilltop views the house had to offer. The house is equidistant to Breckenridge and Frisco for nighttime activities, and centrally located for easy access to a number of ski resorts. Would recommend!

Wonderful vacation at Silverview We stayed at Silverview for almost 2 months. We absolutely love the house, location and everything about. The house very clean and stocked with all necessary dishes, pots, pans, etc. The management was very attentive and helped us with any questions that we had.

Group ski trip Very nice home! Well layed out for our diverse group! Beautiful decor and very comfortable. Heated floors made it cozy. You can use one side of the garage which is nice. Location is close enough to all. 10 minutes to lifts and food! The home was fantastic! Wifi was slow however. And management/maid service needs to leave more towels and pillow cases as well as shampoo for multiple day stays. Birthday Getaway with Friends (Round 2) This is the second year in a row we have come back to Breck for my birthday. Just like last year, everything was great. We had 8 friends total stay at this location and everyone was amazed by the size, amenities and comfort of the home. Summit Mountain Rentals is best place to find any lodging in Breck. Review of Silvervirw We absolutely loved the house! It was perfect for our group. There was 7 of us (3 couples and 1single). The floor plan of the house worked really well. The only “complaint” would be the information stated there were 3 king sized rooms. However, there were only 2king sized beds and then 2 queen. You might want to update the description. The living room-dining room-kitchen set up worked perfect. We would defiyckne back to stay.

Perfect Home for a Family Celebration! 14 people gathered in this beautiful home to celebrate birthdays, retirement, and most of all, family. Beauty, Comfort, Serenity all in one Silverview was a excellent, well appointed property. We had an excellent family vacation here over the labor day weekend. Exquisite Overall, extremely upscale rental. Only negative was that there was NO hot water for the showers, which made it a bit uncomfortable. This was brought to the attention of the management company, and hopefully fixed for the next renter. I doubt they shall reduce the cost of rental though for this inconvenience.

wonderful vacation Our vacation stay at Silverview was wonderful. The home is beautifully decorated and comfortable with a great location only minutes from Breckenridge. Our family was able spend time together and yet each couple had separate sleeping and bathroom areas. The home is designed with lots of windows overlooking the mountains and an expansive deck area. We would recommend this home to others wanting to vacation in Breckenridge.

fabulous place and just far enough away from the resort. Incrediable home and great for kids to have their own space and the adults can relax and still know what is going on with the kids. Great for two families, and/or bring grandparents along that want to enjoy what Breck/Frisco have to offer, but may not want to ski. True mountain hide-a-way with friendly neighbors. Have to have one or two vehicles to make it work. Best if you have a few folks that are not skiing and can drop you off at the Gondola or desired starting point. Can see it would be amazing in the summer!! Well worth the money!

We LOVED this Beautiful home with Spectacular views Our 4th year in the Keystone/Breck Colorado area and second time renting a home. Rental, check-in and check-out was simple. The home was easy to find and gave that secluded feeling without being in the back country. The views were priceless. Almost every window gave a view of the mountains and let in tons of natural light. The kitchen was equipped with all the basics. The hot tub was crystal clear and a great way to start or end your day with a view of the stars. The master bed was so comfy I wanted to take it home! The decor was BEAUTIFUL!!! The fireplace warmed the room in the morning. The decks were wonderful places to hang out and BBQ. We took the Lower Flume hiking path, right next to the property, up to Mike's trail to get a fabulous view of Dillon's Reservoir and the surrounding mountains. The house was spotless with the exception of chandeliers, mounts and plant arrangements (hard to reach stuff) that needed some dusting. Furniture was very comfy. I personally loved the loft with it's collection of books and the comfiest chair (had a footstool) in the house that overlooks the deck and mountains. Our children loved their bedrooms-- ceiling fans, lots of windows and on suite bathrooms as well as, the hot tub and the big TV room with space to sprawl out. Their only disappointment was the inability to hook their ipods to the sound system--great sound system by the way. Overall, if you are looking for a place that has gorgeous views, clean, comfy accommodations, hot tubbing and grilling opportunities with trails to hike right out your door---this is the place! We also went to the Peak 8 fun park and spent the day riding the Alpine slides and the Gold Run Coaster---had a blast! Plan on bringing your own food, tho, 3 bags of single serving Cheetos cost over $8.00. A bit on the expensive side for the junk food but the all day pass at $73/ adult person was worth it for us.

We thoroughly enjoyed our accommodations. We skied several of the nearby mountains and found the location amenable to getting to the various mountains. We love to cook and loved to cook in the kitchen. Everything was delightful. We did encounter a few minor problems, such as a plugged garbage disposal, TV problem etc, but all problems were addressed promptly by management. A very relaxing vacation.

3rd year and counting Our family, The Schulze's, Lankford's and Plavney's, LOVE Silverview! It has become our Thanksgiving TRADITION and we hope to continue this tradition for years to our disappointment this year the property was not as well kept as in years past. The first thing we noticed was that there had been a pet in the house, and if we're not allowed to bring our pets we'd prefer not to put up with other's pet hair. The other thing we felt we had to mention was the was less than clean this year...However, on the bright side, when the dishwasher quit on us, it was called in to Summit and it was handled efficiently and in a very timely manner!!! Thank You!!!! I do believe the young man's name was Mark...thanks again!

Enjoyed our stay I think the kitchen utensils need a second visit. Most of the dish-ware set is old. The cooking utensils are in good condition but the dish-ware (eating) needs a little upgrade. <br/><br/>Property location s just awesome. The picture frames from the family was a constant reminder that this was someone's house. I could have done without the reminder but they did not trouble me much.<br/><br/>
