VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Studio conveniently located Cabana at Waikiki<br/>3-story building with 5 studio apartments in each floor. Be warned that there is no elevator at all and you will carry your luggage through the stairs.<br/>The parking lot consists of 8 stalls only and their use is not included with the rental of the unit. Two sets of coin-operated washer and dryer machines located in the lobby. Each load costs 1.25$ and the machines only work with 25 cents coins.<br/>The self check-in / check-out processes were smooth and easy.<br/>Building location was very convenient, in a quiet zone for good sleep. It is close to the restaurants, shopping center, convenience stores and steps to/from the beach, parks and zoo. If you plan to cook your meals and do not have a car, there are groceries stores at walking distance such as &#x201C;The Food Pantry&#x201D; and &#x201C;ABC&#x201D;.<br/><br/>The Apartment<br/>The studio was clean.<br/>Plenty of thick, white, fluffy towels for your showers and colorful ones for your use at the beach. <br/>The condo is stocked with a boogie board, beach chairs, umbrella, snorkeling gear and a cooler that will make your beach day easy and fun with your kids.<br/>The kitchen had everything required for our cooking needs, however there was no dishwasher.<br/>The beds were comfortable. The linens were clean. I suggest to change the pillows, as they seemed to be a bit old.<br/>Thanks to the owners for letting us stay at their condo. 10 days in Hawaii Waikiki The property was old and it was difficult for me to carry my bags up the stairs. The laundry facility as down stairs using paid washing & drying machines which worked but I thought when booking it would be in the apartment. Access was clearly explained in my welcome pack but because I did not have an American sim card until I arrived it made it difficult to contact the agency and I was unable to book the transport & luggage company prior to my arrival. I worked it all out by going straight to the agency office and working out a solution the staff were very helpful.<br/>The unit was an older style but very clean with fresh linen. the location was close to the beach and about a 15-20 min easy walk from one end of Waikiki to the other. Lots of public transport available close by at all times. Response from Alii Beach Rentals ; Friday, July 20, 2018 in the end it sounds like it all worked out and a good trip was had by all! A quick tip for all, especially international travelers, please print the welcome package before flying to Hawaii!! We enjoyed our stay at this property. We enjoyed our stay at this property. It was easy access to beach, shopping and eateries. Clean, with comfy beds. The door has an electronic lock which was very convenient for each person to go in and out on their own schedule. The only knock would be the lack of light enterring the unit. Would stay here again.

A very nice place to stay in Waikiki! The cabana vacation rental condo is an awesome place to stay in Waikiki. It is so close to everything and makes multiple trips to the beach by foot possible each day. Close to all the great restaurants in the area without having to rent a car. <br/> The room was well stocked and very clean and I was impressed by the mattresses, they were very comfortable. Also the kitchen was stocked with all the necessary dishes and silverware. For the money I would recommend this condominium as a great place to stay. Great Stay for family We had a lovely time staying at Cabana Waikiki. The suite was clean & tidy. It was spacious enough for a family of four (children 3 & 5). Of course that doesn't mean there was tons of space to play but the kids were happy. The kitchen was well stocked. Only two seats at table so kids ate at coffee table. Plenty of linens, not the softest bed linens but good enough. Bathroom large for a condo which was very handy with young children. There was quite a bit of noise at night but after a long day at the beach that didn't seem to bother anyone. The noise is to be expected since the suite is on the third floor only a couple blocks from the beach. The least convenient part of the stay was the lack of an elevator. Climbing the stairs isn't a big issue for an adult or children but when you have a large stroller and beach supplies it becomes quite cumbersome. I personally didn't think this was a big issue. We were informed about this prior to booking so it was no surprise. The only thing I was displeased with was the lack of Wi-Fi service. The system they are using must be very outdated because we could only get one device to have poor Wi-Fi quality at a time and sometimes nothing at all. When I called management they quickly had maintenance call. Maintenance was kind but couldn't do anything because it was the actual service to the room that was the issue not something that could be "fixed." The room should probably be described without internet service because it is so unreliable. All that being said, we still had a great vacation and would definitely stay here again and recommend it to others.

Very satisfied! Best points: centrally located; quiet; VERY clean! I was especially pleased that I was able to cook meals for my visitors - family and my best friend. The only thing I did not like was the position of the stove, but not much one can do about that. The full-size refrigerator was a nice plus. Didn't mind going up and down stairs (I was on the third floor), but I could see how that might influence the decision for some to stay.

Comfortable, Cozy, and Conveniently located My first impression was not that great, there's a big puddle of water at the entrance gate you have to walk around (always there), then there's the narrow stairs to hike with our luggages, the apartment number doesn't ties with our booking - 3rd floor C is actually 305 (???), the place looks a bit dated.<br/><br/>Then it grew on me - the apartment is well equipped, beds are really comfortable, water pressure is good, good wifi, laundry machines on site, good neighbours and security, location is great! - close to beach, bus stops, great parks nearby, and relatively quiet at night .. we like it!<br/><br/>Couple of Cons - Microwave turns but doesn't cook, it can be stuffy if you don't like air conditioner, and there's a lot of fees like the previous reviewer said (damage insurance, processing fees, cleaning fees, taxes) - they all add up quite substantially if you're only staying a few days as they are mostly one offs, so you can end up paying almost double the advertised rate.<br/><br/>Waikiki is expensive anyway, we definitely prefer this to a hotel room for sure.

Good Value Rental This condo was nothing fancy but it was clean, comfortable and secure and just a short walk to Waikiki beach. The parking lot is a bit tight and they were not able to provide us a spot on our first night even though there seemed to be a number of vacant spots in the lot . This left us scrambling a bit as we arrived late in the evening with nowhere to park.

Downtown Waikiki This is a great rental. Everything was clean and it was nice to have the beach towels and body boards and not have to buy them. If you are traveling with children or you are a light sleeper I would not choose this. There are outside clubs that are loud in a number of places in Waikiki. Luckily they stop at about 10:30 on Wednesdays. On the weekends its closer to 12. If you don't want to rent a car it is very conveniently located to a lot of options for things you might need like food and incidentals.

Not great We weren't happy with this place at all. It was grubby with food stains all over the kitchen and inside the cupboards. The utensils were dirty and several forks had big sticky stains on them. The coffee maker had brown stain caked on to the inside of the water receptacle (I had to pick at them with a fork). There was a massive clump of hair in the bathroom wall and the drain in the bathtub was clogged. There was no top sheet on the bed, so we had to make our bed before sleeping. The TV and the internet worked for 2 days and then stopped completely. It was quite loud too as there is a bar right behind it where people gather outside. However, the internet, when it worked, was fast, and the location (aside from backing onto a bar and being in an area with many homeless people) was great as it was a 2 minute walk to the beach. Cabana at Waikiki 305 Convenient to restaurants, the beach, and shopping. Small, but worked for my 2 children and myself. The kitchen had almost everything we needed but there was only one cereal spoon and no hot mitts. If you cannot walk up and down stairs easily, you probably don't want to rent here. The porch light (that could not be turned off) was so bright, I had to buy my daughter a sleeping mask. The vertical blinds would not close, so the light could not be blocked even a little. We had a maintenance issue with a horizontal glass just falling out and breaking in the front. I called the phone number, but the worker did not fix it. I had to call him again and finally had to call the guest relations to have it taken care of. The maintenance worker said he was going to charge me for this accident. I have seen a "bill" yet, but this was no fault of mine that it fell out and broke. If you rent a parking spot, make sure your car is a small one, as the spots are very tight and small. Would not stay again 1. first, I was emailed parking pass after payment and reservation, which I wanted; however, we came back only to find 5 people yelling and angry at us for 'taking up one spot' which we thought was our assigned stall, but come to find out the office made an error sending me the parking pass, claimed parking was full even though entire lot was nearly empty entire time, I had to pay extra and park several blocks away then walk back.<br/>2. pictures are not accurate of all decor NOR is condition; slightly varies. most frustrating, ceilings are old and moldy, been wet, crackling and have hanging particles as it is peeling and falling off. clearly this unit should be repaired.<br/>3. my biggest issue with this cabana property overall is that there IS NO HELP or ELEVATOR. YOU must solely be able to carry and LIFT all your luggage up flights of stairs, to third floor, and unless you're in physical peak shape like my husband - who struggled even so - consider another place with elevators. You have to lift up your luggage, bags, groceries up each and every step, flight after flight, no rolling or tugging, it was completely awful. if II were traveling with girlfriends we'd have to forfeit our upfront payment and stay elsewhere.<br/>4. no pool or anything, laundry is on ground floor only and it is expensive plus our clothes were ruined completely after washing/drying as everything had black dirty/spots all over both loads. <br/>5. we were very displeased with this particular unit Response from Alii Beach Rentals ; Thursday, October 29, 2015 Future guest please call us if you have any questions regarding this stay. This is not the typical experience for our guest. Our website, external booking engines, property descriptions, and Reservation Department clearly inform potential guest that the Cabana property has no elevator and is a 4 story walk up. For some people the hotel experience fits them better, but if you're reading this you probably know the value of a vacation rental over a hotel room. It's not as good as it appears in pictures. This condo is old with minimum upgrades. We found blood on the bedding sheet as well as on the pillow. Several light bulbs were out when we arrived. Sofa bed pillows looked very dirty. Great location! My family and I enjoyed our stay here. It was a cute little one bedroom with a little living room and kitchen. The location is amazing and less expensive than the hotels with only about 2 blocks away from the beach! I would love to book this same rental next time I go back to Hawaii!

Close to everything Comfortable stay for three adults and generally clean. Close to beaches that weren't as busy, park, zoo and shopping. No view, but a short walk to the beach made up for that.

Large studio, great location, near beach, no elevator Great location, quiet street, short walk to the beach, near the zoo. It's easy to get in/out of Waikiki without driving through Waikiki traffic! 3rd floor unit, bldg. has no elevators. The unit is advertised as a 1-bdrm, but is actually a large studio, as no door/wall separates the "bedroom" from the living area. Glass block wall in tub area, so no full privacy while in the shower - make sure you are comfortable with the people you travel with! Unit is clean, but needs some updates. Tub drain was clogged, but maintenance was quick to respond. Overall, good stay. Property description on website reads, "Note: Make sure everyone in your party is able to go up and down the steps. It is required to get into this condo. We can look at adding a partition and suggest it to the owner of the unit.

Home away from Home My Sister and I really enjoyed our stay in Cabana at Waikiki. We stayed at several other places on other occasions and would definitely book again with Ali'i beach rental, we thought it was a very good price-performance ratio. The property we stayed at is in a good location and in good condition. It was equipped with everything we needed and the staff was very helpful and efficient, we could arrange a rental car and get additional parking in short notice, and also decided to have a late check out. We really felt at home and would have loved to stay longer.

BEST vacation spot ever!!! This was my first visit to Hawaii, and was so very HAPPY with everything. The location was perfect, so close to everything, but not on the main street, which made it a little quieter. The condo had everything I needed, I know next time not to pack as much as there is a laundry facility on site. Rita who I dealt with was GREAT, she answered all my questions promptly. I already plan on coming back next year with my husband.

Awesome The Cabana at Waikiki is a great place to stay. location is perfect. It's near the beach, 3 minutes by walking really slow, but far away from the main road for car noise! However if you are allergic to pets, this is a place you would stay away from. The property is supposed to be pet free but since there's no lobby or people to check you in, people can bring their pets without notifying to rental companies. It's clean and they provide everything that you need.

Wonderful condo! The two most important features for us were a comfortable bed and the location just 2 blocks from the most beautiful beach! The condo is simple but all you would need. Nice kitchen utensils etc to cook if you want. A grill would have been nice but not necessary. The microwave needs to be replaced but we were able to make use of it. The frig is nice size. The parking was a little tricky since it is a tight spot and other folks had difficulty parking across from us. Having plenty of towels was really nice too. But overall I would stay there again tomorrow if I could! I would definately recommend. If you just want to stay in Waikiki it is ideal. If you want to explore the island it is great to have parking for a car. Very pleased overall!

Great place I like this place very much. Very nice, clean and conveniently located. However be aware of that posted rental price includes no reservation fee, no car parking fee, no cleaning fee and no tax. So my total amount got increased from $1100 for 2 weeks stay to $1700.

Convenient location with all the amenities! Our rental experience has been excellent. It's a very good location and 2 blocks from the beach. The unit even has floaties, snorkel gear, beach mat, beach towels, and boogie boards to use. With all the amenities such as cook wear, refridgerator, excellent wifi (very fast!), washer dryer, iron & ironing board, and much more, we definitely saved lots of money and would definitely recommend to others!<br/><br/>BTW: For those who have rental cars and know you'll be gone all day, there is free street parking at night after 6pm and even parking in the day is $1/hr at the Zoo parking lot (around the corner)<br/>Property Management was friendly and very responsive.

Perfect for Us For us the property was perfect. Self contained condo, private, clean, roomy. Loved the beach going extras. Secure and safe. Minutes from everything including departure points for tours. The standout feature of this style of property is freedom to live as you would at home, cook, drink, whatever, not locked in to main stream hotel prices, conditions and restrictions.

everything was good except for the parking policy You should make the parking first come first serve with paid reservations per day and get rid of the numbered spots, it seems to me that you could make more money off the spots by "oversubscribing" them to guests that are staying in the building (just don't start getting too greedy and start selling spots to the public), just put in a disclaimer that tells your customers that you're not guaranteed a spot even if you paid for it for that day. <br/><br/>The fact is, there were almost always 2-3 spots open *all the time*, 8AM, Noon, 5PM, 1AM, 3AM. It seems that not everyone who stays here parks here all the time so spots can be shared by multiple folks going in and out throughout the day. The worst was on Saturday night where nearly every parking garage in Waikiki was full. and by full I mean they would only allow guests/residents to park and not the public. Unfortunately, I couldn't park in the Cabana lot that night even though there were 3 open spots because I wasn't sold a reservation for that night since it was already "full/reserved" (those spots were still empty 4:30AM in the morning). I finally recalled the zoo parking and got a spot there for the night. If you're going to be driving around the island all day and only need parking overnight just park at the zoo, it's cheaper if you need it for less than 15 hours per day, rather than paying $15 for one of the all day lots. In the end, the parking fee's are a blip on the total amount you'll spend in Hawaii on everything else. The inconvenience and time wasted finding other parking or walking back and forth between the Cabana and the car was more of a pain. <br/><br/>Btw, you don't need a car if you're just staying in Waikiki, but if you want to go exploring around the island, finding awesome views along the Pali, beaches, meeting locals etc, you definitely want to get a car. The bus is ridiculously slow as I had expected, don't waste your time on it unless absolutely necessary or if you're just going short/medium

Would stay again.. Great location I was very happy with the location of the condo & it was clean & comfortable. The biggest drawback was parking the first few days of our trip, it was very difficult. I feel parking should have been made available for the duration of our stay. The only other drawback was dragging luggage up the stairs .. Elevators would have been nice . Other than that, it's smaller than it looks in pictures but a fantastic location. I would stay again if I was able to get parking for my entire stay.

Great Location The room was great value for the money although I couldnt use the fan above the bed because of the noise it made, I reported this on my first night but nobody contacted me to fix it.<br/>The only other things I found wrong was hair in the bath and the couch was unconfortable and I booked a massage but the therapist was unable to park because of the 3 day prking fee rule so this cause dramas I could not understand it as 4 parks for free the whole time I needed the space for just 2 hours and was happy to pay the day rate in advance but was told no I would have to pay for 3 days. as I paid and stayed fro 12 nights I thought this was unfortuniate.<br/>Close to busses, beeach, main shops, everthing at your finger tips but considering how close it is very quite.<br/>Perfect for a couple or a single.<br/>I defentely would stay again

Thoughts from a visiting local... 2 adults 1 child 1 infant, worked out well for our stay. Good location on east side of Waikiki with easy access to Kapahulu where there are local restaurants and shops. 2 blocks from zoo and 2 blocks from beach. If you are a visiting local easy access to H1 to get away from it all. The room has all the amenities is small and a bit outdated and be aware of 2 flights of stairs. 2 security gates 1for parking and an additional gate before the stairway. Overall great bargain for what we paid for and will recommend.

Good Location but very noisy and quite small Location of the place is the best part of it, it is about 2 blocks from the Waikiki beach with lots of things within walking place. The place was pretty clean and the kitchen had majority of the stuff that was needed on daily basis with the exception of good cutting knives and can opener. The place is adequate for a family of 4 or singles but there is no partition between the room and the living room. The place is much smaller than what it seems in the online pictures. The worst part is that it is quite noisy there late at night and first thing in morning, so you have to be a deep sleeper to have a good night sleep. Overall we would rate it as an average.

Fantastic stay We had a fantastic stay in this apartment - the best part was the location. This is a great part of Waikiki - close to snorkelling at Sans Souci beach, the beach around the corner, even a Safeway within walking distance (if you don't mind walking 20 mins, which I don't). Snorkel Bob's is close by too. Everything you need close by.<br/><br/>The apartment itself was great. Although it's a studio, the sitting/kitchen area felt separate from the bedroom area. We had everything we needed. The apartment was clean and simply decorated. The bed was very comfortable. The chairs on the small lanai and the "dining room" weren't all that comfortable, but we never sat in them anyways. <br/><br/>The hostel behind the apartment could get loud in the evenings, but the people staying there were respectful of the time and moved on after 10 or 11 pm. The location is close to the action so some noise is to be expected, of course. Otherwise with the lanai opening onto a courtyard, it was relatively peaceful.<br/><br/>Communication with the management company was great - fast, open and responsive. Getting into the apartment was easy. I thought there was an issue with the water temperature (there wasn't), and the company responded very quickly to my request. <br/><br/>Overall, I strongly recommend this apartment. I would definitely stay here again.

305 at cabanas at wakiki It was a great location and easy to get in and out of. The only thing that was disappointing was the deco and linens was nothing like the pictures which is one of the reasons I booked that condo. As well as the instructions said there was 2 keys and we only found one key and got no responds when I emailed. Other than that I would reccommended it with that information. Nice Rental/Bad parking experience The property was ok, the location was nice as well.<br/>The room was nice and the a.c. worked very well.<br/>When I made our reservation the property stated it had parking available for $15 a night. I signed up for 4 nights.<br/>I got an email stating that the parking had already been rented for that stall. I emailed Alii and they said that parking in the area was very accessible and the same price at near by hotels. This was NOT the case. Parking was full in all the hotels for their guest only and the zoo meters are on 4 hours only but also full.<br/>After a worried email someone returned my email stating they could only allow me to park in stall 4 for 2 nights even though "policy" is usually at least 3 nights. We were staying for 4! <br/>We would get in late and leave early in the morning I payed close attention to the parking lot and stall 1 and 5 were open the entire time we stayed at this location.<br/>We ended up getting towed and the cost to get the rental car was $200.<br/>I would not stay here again or rent through Alii rentals again.<br/>If you do be wary of parking being offered.

Wonderful stay as always! A comfortable and convenient location in Waikiki. I've stayed at the exact same suite once before. The only qualms I had with the rental on this stay was that I kept finding other people's hair on the sheets which is a little worrying. It makes me question whether or not the sheets were changed/washed from the previous guests. The only other issue was the noise coming from the hostels that butt up to the property from the other side of the block. <br/><br/>Besides those two things, it's a really great location and the suite itself has everything you need. If you are definitely going to need a parking spot for your stay here, I'm not sure I would recommend this rental as they cannot guarantee you a spot and you can't request it until the week before I think. They also cannot guarantee late checkout for those of you with later flights. Response from Alii Beach Rentals ; Sunday, August 2, 2015 There is no way our linens would not be cleaned between guests however the cleaners should have checked the sheets for hair after they came out of the dryer. We'll make them aware. Waikiki like other large cities is a bit noisy from time to time, but you'll get that at just about any place you stay unless is has really thick double paned windows, but sorry for the inconvenience. Parking can be booked as far out as you want unless you need it for less than 3 nights and we will do our best on late check outs, but we won't be able to if we have another guest coming into that particular condo later that same day. Close to beach, clean and fully stocked!! We could not be more satisfied. From the moment I checked into availability the guest relations were on top of this. Since I waited till the last minute they had to coordinate two different units and with this in mind we were allowed to leave our baggage and groceries in Cabana Waikiki even tho checkout was 10:30 and check into our next unit was not until 3:30. We had a fully stocked unit from dishes to linens, wifi, beach towels and chairs and a laundry facility if needed. We were less than two blocks fr Waikiki beach and in the midst of everything convenient. Chloe Broqn was our contact person and she was on top of everything. She got back to me in a timely manner every time I called her and was able to take care of our every need!! The cost to rent at the Cabana still amazes me and we will definitely go back. Great Location, Great Service This is the second time we have stayed at the Cabana at Waikiki. The location was perfect for us, on the Diamond Head edge of Waikiki, allowing us to walk to the quieter Diamond Head and Gold Coast beaches while still being able to join the parade when we wanted but not be stuck in the middle of it.<br/><br/>Unit was nicely furnished and had all the amenities we needed for a short stay. Folding beach chairs are a big plus. Extra points for empty power strip that made charging all our electronics a breeze.<br/><br/>We had a couple small matters that came up and management was just really responsive and helpful. <br/><br/>Tip: electronic key fobs are pretty small so once you arrive attach them to your larger key ring -- just don't forget to take them off and return them at end of your stay!<br/><br/>Management was just spectacular!

Nice little condo -on side street near the beach! Cabanas at Waikiki #305 is a nicely decorated, well-equipped little condo on a side street near the quiet end of Waikiki. Very clean, well managed unit -- we needed a few items replaced and the request was handled in a day. Customer service and maintenance staff were friendly and efficient. Check-in/check-out was easy. Not a very good stay We couldn't sleep at night since there were somuch noise from next door bldg. We wanted to have a late checkout and that wasn't allowed. We rented a car and didn't get a parking spot event though we were willing to pay for it. Also one neighbor in 301 was very threatening when we parked outside the property asking us "was that our parking space"? Overall we didn't have a good experience at this location. Only positive thing was the manager responded quickly when we had plumbing problems on the first day, it got fixed fast. Other than that no,I wouldn't recommend this to any of my friends

Potato Great location at a reasonable price. The ability to cook and not have to deal with hotel staff is priceless, and given that it was even cheaper than most hotels, I'd say it was a good deal all the way around. The unit was clean upon arrival, and had everything as advertised. I would definitely stay here again.

First rental experience with Alii Beach Rentals Location was great. Booking experience was also great. Would have preffered if onsite parking was available, but was able to find one next hotel building for $15/day. Towels were all new, which is nice, but have never been washed. They left tons of lint+++ all over your face/body and throughout the unit. We all ended up breaking out with our skins pores clogged with lint. All of the towels were in the same condition. Would have expected to have the towels washed before hand. Extra set of sheets for the bed would have also been nice. On our last night, neighbours above us had a violent and loud domestic fight that involved breaking of windows and furniture in the middle of the night. Very frightening experience to say the least. Glass and blood left all over the common walkway in the morning. Not a very good experience with regards to this. Don't know if the unit upstairs was rental or privately owned.<br/><br/>Otherwise, good value for room and location.

Cabana #305 Cabana is in a great location for the beach and we would stay there again. We did feel that for the cleaning fee that guests are required to pay that the unit would have been cleaner and it would have been nice to have a broom with a dust pan to clean up the sand that gets tracked in.

Waikiki at the Cabana 2012, Springbreak My sons enjoyed the convenience of being soooo close to the beach and a favorite ABC store for their ice cream and slurpee (icee). It was nice to have most meals at the Cabana the exception of an odd meal out as our treat. The beds in this unit was quite comfortable an exchange for public noise and construction around the building. (just the time of the year I guess) Small things<br/>needed to be improved but overall we wished we could have stayed there for our <br/>15 nights instead of 10 and had to move somewhere else for the other 5 nights.<br/>The company should try harder to keep them in the unit for their stay or closer<br/>for the convenience and business of both parties. Nice place Okay, so my only issue was that there was supposed to be 3 rolls of toilet paper and there was only one. Anyway, no big deal. We had a great time. But, my very best friend who stayed in room 303, had an issue with bed bugs, where he and his family had to move out for a couple of days and had to pay for their stay in an expensive hotel, because by this time everything else was booked. Anyway, Alii Beach Rentals didn't pay for that at all. That wasn't a good move. That would be the only reason why I'd hesitate to recommend this place. Plus the bed bugs.

Hawaiian Dream! Wonderful apartment with all the amenities you could need. Only 5 minutes away from the beach, bars and restaurants. Nicely decorated with a little balcony, great wifi, nice big tv and comfy sofa. Fully equipped kitchen which was handy but can be cheaper to eat out as we found. Waikiki is beautiful but you must get out and see the rest of Oahu.

A great place to stay Staying here was definitely better than staying in a hotel. The room was very clean and just the right size for two people to stay. It was very convenient to have a fridge as we picked up some food so we didn't have to go out to eat all the time...especially breakfast. Other than sleeping we didn't really spend much time in the room because we were out enjoying the sites!<br/>My only complaint is that at night time it was very loud outside. The noise was coming from another building next door but we couldn't quite figure out where. With the windows closed and the A/C on it wasn't too bad though.

Eveything You Need We stayed 3 nights and the place was immaculate! Perfect for a couple like us who wanted to do our own cooking. Handy little beach mats and towels and even chairs that we used and appreciated.<br/><br/>Half a block walk to Waikiki Beach, which is important if you are LAZY like me and don't want to walk far! Right near park and you can see Diamond Head from the alley entrance. There is no view from patio, do not expect one.<br/><br/>Bed is super comfortable and linens are high quality. Shower water pressure is great. <br/><br/>There *is* noise from the surrounding properties, but that's a given for anywhere you stay on Waikiki--just get some earplugs at ABC store like I did!<br/><br/>Kitchen is fully stocked with all cooking utensils and TV, DVD, free Wi-Fi, all worked perfectly.<br/><br/>My only tiny comment would be, if I'm paying $100 for cleanup after I leave, it's kind of a bummer to have to wash my own dishes on my vacation. :(<br/><br/>Shelly is super helpful and responsive when booking.<br/><br/>Parking at the Ewa Hotel next door just went up to $20 so don't bother, go across the street to Waikiki Banyan for $10! (IF you don't get a spot in the Cabana lot cos you don't plan ahead--like I did! That was my fault.)<br/><br/>I would definitely recommend this place and Alii in general, they are awesome. We had a great time!

Awesome and Excellant LOCATION!!!! We stayed at the Cabana Waikiki for 7 days, flew to the outer islands and came back to the Cabana Waikiki for another week. LOVE LOVE LOVE the location..all attractions,beach, Ala Moana Shopping Ctr, Intl Mkt Place, Zoo, Diamond Head, Koko Head all nearby. Shannon, Shelly and everyone at Alii Rentals are AWESOME! Convenient little condo in Waikiki We travelled with 2 children, so the kitchen and the daybed with trundle worked out really well. Be aware that there is no door between the living area and the bedroom - more like a studio suite. Close enough to Waikiki activities that some noise from late evening revelers is unavoidable. Convenient and affordable laundry. If you need parking, try to get a spot on site, it's very handy.

Great Stay and Would Do It Again! Our condo was the perfect place to stay for our week long vacation. The condo's location was off of a side street, a very short walk from Kalakaua st (the main drag on shopping in Waikiki). Very convenient to be surrounded by ABC stores in case you forgot something or need to pick up something quick. The condo had everything you would need though for a vacation in Hawaii. There are enough towels for 4 people as well as beach towels. They even provide an iron, blow dryer, and vacuum if needed. The A/C worked great and having the DVD player and nice flat screen tv was a plus. Everything you would need to have in a kitchen is provided too, even a rice cooker! <br/>My only complaint would be about parking. If you don't make prior arrangements, parking can be a pain to find and pay for. We only had parking at the Cabana for one night and for the other nights we parked just 2 blocks away in another parking structure. It would have just been nice to walk from the car right up to the condo after doing a lot of shopping instead of walking with all the bags. Other than the parking, I definitely recommend staying at the Cabana in Waikiki! It's less expensive, and you feel right at home!

Leaking Air Conditioner The air conditioner was leaking water badly throughout our stay. Property management came twice attempting to fix but it continued ot leak, we had to put towels on the floor to prevent slip and falls. Then came the weekend, we left another message for the maintenance but nobody showed up on Saturday and Sunday. We thought that he will come on Monday-no luck. We checked out on Tuesday at 10.30am -still nobody inquired about the leakage. Seems like they did not general, unit # 305 was clean but very dark, felt like a cave or a dungeon. Being in Hawaii, you want to get all the sun you can-but not in this corner unit. I will not rent in this building again. No front desk,hard to reach anybody over the phone in case you lockout yourself or if you forget the magnetic key in your room. So I would not recommend this property to anybody else.

Better than a hotel but can use some improvements Had a great time in Cabana 305 and would go back but there are some things that can be improved upon. The TV was not audible, we had the volume all the way up and couldn't hear it while in bed. This was very annoying as we expect to watch TV as we wind down from our busy vacation days. A simple speaker will fix this problem... Also, we never saw the e-mail with the instructions so were scrambling when we arrived in HOnolulu. It would be nice if there was a way for you to confirm if people have their reservation. Other than those two things we thought the place was super clean and convenient. And very well stocked! I was so happy that you had the basic kitchen supplies like salt and pepper so I didn't have to go out and buy some for just a use or two. A good supply for you to add to the rental would be a beach umbrella. I got scorched and there were no umbrellas available for rent.

Pretty good! Overall our experience was pretty good, with the situation just as expected from the advance pictures of the place. <br/>The view was mostly of other buildings with a few palm trees in between. The kitchen was spartan but adequate with only salt and pepper left for us to use. Some more staples like that would have been very helpful.<br/> The balcony was very small, with a tall table and tall wooden chairs - not comfy for sitting on for more than a short while.<br/>The king size bed was very comfortable!<br/> The literature left by the condo people said that the property was non-smoking but someone next door in 304 smoked on the balcony. OK by me except the smoke came directly over to our balcony and sometimes into our room - yuck! Serious drawback for me as I hate cigarette smoke, and had to go inside and close the door if she was smoking next door.<br/><br/> It was a fairly noisy place also, as there are a number of large busy hotels surrounding you. The delivery trucks and the banging that goes with it was very noticeable at first. At night we had to close the windows to get sleep - the air conditioner's sound acted as white noise but it had a bit of a musty smell.<br/> <br/>The beach was only a few minutes walk away - and almost everything you needed to buy was quite close. The grocery store was a long walk away or a short bus ride away - no big deal. We ate quite a few meals at home and saved a lot of money doing so.<br/><br/>The strolls in the evening down the main street were very enjoyable, even though they were packed with people. Nice atmosphere and we felt very safe all the time. Next time we visit Hawaii we will go to a quieter island for most of the visit, with only a few days in Waikiki. It's so comfortable in Hawaii - people, weather, food, culture, scenery; we didn't want to leave.<br/>

Christmas Vacation Overall this was a great location, size, and comfortable for the price.<br/>The only draw back was on our last night, a new check-in next door decided to have a party which went on until 4am, and because this was a privately owned condo, the management team couldn't help. A little tired but good value. We stayed at 305 for four nights. Overall we were fine with it and recognize that you get what you pay for. The unit is in an excellent location and very close to the Beach. It is tucked in between a couple of newer high rises so it gets lost a bit with no views to speak of. The room was fine for two people but the day bed/couch was uncomfortable and not something to lounge on for very long. They were painting while we were there so obviously the owners are trying to spruce things up. The caulking around the tub is moldy and disgusting so needs to be replaced. Bottom line is that everything that was stated in the ad is accurate but this is a bargain hunters until so don't go in with high expectations. We would go back because of the value as really, there is so much going on in Waikiki that you don't spend a lot of time here anyway. Shelly was excellent to deal with so no complaints there at all. Again this is a bargain and worth what you pay. Not sure we would be happy with $300 per night anywhere else!!

first Hawaii trip for 4 of Us! Cabana 305 was nice. it was smaller than i thought but served us well. It is very nice to be able to cook while on vacation. we left s few amenities. Olive oil cooking spray, sandwich bags, toilet papet, large cold storage bag to pack lunches. we parked a block away whuch wad nice the paining of the rails was in process but did not interfere with our stay. would recommend.

Great Location! Exactly what I was looking for! I stayed at Cabana at Wakiki February 2013 and was please with the rental. The location was extremely close to the beach and anything I needed (grocery stores, ABC stores and other hotels for easy to find pick up and drop off locations for tours). There is a nearby hostel that could get rowdy at night, but with the air conditioning on and being a heavy sleeper I heard nothing too late. The kitchen had everything I needed (except condiments or spices so if you are planning on making your own meals and like these kinds of things bring your own or plan on buying them). Washroom had two hair dryers which was a bonus and a large balcony complete with mini fridge which was a nice touch.

An Escape for Two So many pluses for this cozy, off the main street location starting with the beach which is less than 2 blocks, the variety of shops, restaurants, and even the bus stops, made this an ideal spot for us. Walking was our mode of transportation and we saw and did plenty.<br/>If you have lots of $$$ and want to eat every meal out, don't stay here. The kitchen is ideal for breakfasts, packing a lunch to take to the beach or fixing a basic dinner. Laundry facilities were an added bonus; inexpensive compared to others. Furnishings in the unit were just right and made us feel like we were at home; not too fancy but comfortable. Though we are not TV watchers, but the TV system allowed us to enjoy many music options.<br/>Overall, I would highly recommend this place to vacationing couples. <br/><br/>Side note: The staff at Alii rentals were always available and supportive. Girls Trip was a Success! Me and two girlfriends stayed at the Cabana at Waikiki at 305 and had a very pleasant stay. The location is perfect for someone who is not renting a car and wants to stay close to Waikiki. I feel like most of Honolulu is slightly ghetto anyways, but never felt unsafe. The cabana is in a somewhat alley way and you come across some interesting characters but never do they do harm. With a couple blocks between you and the beach, around the corner from an ANC store, a short walk to great restaurants and bars, and a clean place to stay the cabana is definitely for you!

Good choice in Waikiki The Cabana at Waikiki is a great value apartment building just a couple of blocks from Waikiki Beach. The rental company was very responsive when I had a problem with the tv. The unit (#305) is very cute and just the right amount of space for me, traveling solo.

My first impression was not that great, there's a big puddle of water at the entrance gate you have to walk around (always there), then there's the narrow stairs to hike with our luggages, the apartment number doesn't ties with our booking - 3rd floor C is actually 305 (???), the place looks a bit dated.<br/><br/>Then it grew on me - the apartment is well equipped, beds are really comfortable, water pressure is good, good wifi, laundry machines on site, good neighbours and security, location is great! - close to beach, bus stops, great parks nearby, and relatively quiet at night .. we like it!<br/><br/>Couple of Cons - Microwave turns but doesn't cook, it can be stuffy if you don't like air conditioner, and there's a lot of fees like the previous reviewer said (damage insurance, processing fees, cleaning fees, taxes) - they all add up quite substantially if you're only staying a few days as they are mostly one offs, so you can end up paying almost double the advertised rate.<br/><br/>Waikiki is expensive any

Best points: centrally located; quiet; VERY clean! I was especially pleased that I was able to cook meals for my visitors - family and my best friend. The only thing I did not like was the position of the stove, but not much one can do about that. The full-size refrigerator was a nice plus. Didn't mind going up and down stairs (I was on the third floor), but I could see how that might influence the decision for some to stay.

We had a lovely time staying at Cabana Waikiki. The suite was clean & tidy. It was spacious enough for a family of four (children 3 & 5). Of course that doesn't mean there was tons of space to play but the kids were happy. The kitchen was well stocked. Only two seats at table so kids ate at coffee table. Plenty of linens, not the softest bed linens but good enough. Bathroom large for a condo which was very handy with young children. There was quite a bit of noise at night but after a long day at the beach that didn't seem to bother anyone. The noise is to be expected since the suite is on the third floor only a couple blocks from the beach. The least convenient part of the stay was the lack of an elevator. Climbing the stairs isn't a big issue for an adult or children but when you have a large stroller and beach supplies it becomes quite cumbersome. I personally didn't think this was a big issue. This was my first visit to Hawaii, and was so very HAPPY with everything. The location was perfect, so close to everything, but not on the main street, which made it a little quieter. The condo had everything I needed, I know next time not to pack as much as there is a laundry facility on site. Rita who I dealt with was GREAT, she answered all my questions promptly. My Sister and I really enjoyed our stay in Cabana at Waikiki. We stayed at several other places on other occasions and would definitely book again with Ali'i beach rental, we thought it was a very good price-performance ratio. The property we stayed at is in a good location and in good condition. It was equipped with everything we needed and the staff was very helpful and efficient, we could arrange a rental car and get additional parking in short notice, and also decided to have a late check out. We really felt at home and would have loved to stay longer.

Great location, quiet street, short walk to the beach, near the zoo. It's easy to get in/out of Waikiki without driving through Waikiki traffic! 3rd floor unit, bldg. has no elevators. The unit is advertised as a 1-bdrm, but is actually a large studio, as no door/wall separates the "bedroom" from the living area. Glass block wall in tub area, so no full privacy while in the shower - make sure you are comfortable with the people you travel with! Unit is clean, but needs some updates. Tub drain was clogged, but maintenance was quick to respond. Overall, good stay.

This condo is old with minimum upgrades. We found blood on the bedding sheet as well as on the pillow. Several light bulbs were out when we arrived. Sofa bed pillows looked very dirty.

Convenient to restaurants, the beach, and shopping. Small, but worked for my 2 children and myself. The kitchen had almost everything we needed but there was only one cereal spoon and no hot mitts. If you cannot walk up and down stairs easily, you probably don't want to rent here. The porch light (that could not be turned off) was so bright, I had to buy my daughter a sleeping mask. The vertical blinds would not close, so the light could not be blocked even a little. We had a maintenance issue with a horizontal glass just falling out and breaking in the front. I called the phone number, but the worker did not fix it. I had to call him again and finally had to call the guest relations to have it taken care of. The maintenance worker said he was going to charge me for this accident. I have seen a "bill" yet, but this was no fault of mine that it fell out and broke. If you rent a parking spot, make sure your car is a small one, as the spots are very tight and small.

1. first, I was emailed parking pass after payment and reservation, which I wanted; however, we came back only to find 5 people yelling and angry at us for 'taking up one spot' which we thought was our assigned stall, but come to find out the office made an error sending me the parking pass, claimed parking was full even though entire lot was nearly empty entire time, I had to pay extra and park several blocks away then walk back.<br/>2. pictures are not accurate of all decor NOR is condition; slightly varies. most frustrating, ceilings are old and moldy, been wet, crackling and have hanging particles as it is peeling and falling off. clearly this unit should be repaired.<br/>3. my biggest issue with this cabana property overall is that there IS NO HELP or ELEVATOR. We weren't happy with this place at all. It was grubby with food stains all over the kitchen and inside the cupboards. The utensils were dirty and several forks had big sticky stains on them. The coffee maker had brown stain caked on to the inside of the water receptacle (I had to pick at them with a fork). There was a massive clump of hair in the bathroom wall and the drain in the bathtub was clogged. There was no top sheet on the bed, so we had to make our bed before sleeping. The TV and the internet worked for 2 days and then stopped completely. It was quite loud too as there is a bar right behind it where people gather outside. However, the internet, when it worked, was fast, and the location (aside from backing onto a bar and being in an area with many homeless people) was great as it was a 2 minute walk to the beach.

This is the second time we have stayed at the Cabana at Waikiki. The location was perfect for us, on the Diamond Head edge of Waikiki, allowing us to walk to the quieter Diamond Head and Gold Coast beaches while still being able to join the parade when we wanted but not be stuck in the middle of it.<br/><br/>Unit was nicely furnished and had all the amenities we needed for a short stay. Folding beach chairs are a big plus. Extra points for empty power strip that made charging all our electronics a breeze.<br/><br/>We had a couple small matters that came up and management was just really responsive and helpful. <br/><br/>Tip: electronic key fobs are pretty small so once you arrive attach them to your larger key ring -- just don't forget to take them off and return them at end of your stay!<br/><br/>Management was just spectacular!

A comfortable and convenient location in Waikiki. I've stayed at the exact same suite once before. The only qualms I had with the rental on this stay was that I kept finding other people's hair on the sheets which is a little worrying. It makes me question whether or not the sheets were changed/washed from the previous guests. The only other issue was the noise coming from the hostels that butt up to the property from the other side of the block. <br/><br/>Besides those two things, it's a really great location and the suite itself has everything you need. If you are definitely going to need a parking spot for your stay here, I'm not sure I would recommend this rental as they cannot guarantee you a spot and you can't request it until the week before I think. They also cannot guarantee late checkout for those of you with later flights.

We could not be more satisfied. From the moment I checked into availability the guest relations were on top of this. Since I waited till the last minute they had to coordinate two different units and with this in mind we were allowed to leave our baggage and groceries in Cabana Waikiki even tho checkout was 10:30 and check into our next unit was not until 3:30. We had a fully stocked unit from dishes to linens, wifi, beach towels and chairs and a laundry facility if needed. We were less than two blocks fr Waikiki beach and in the midst of everything convenient. Chloe Broqn was our contact person and she was on top of everything. She got back to me in a timely manner every time I called her and was able to take care of our every need!! The cost to rent at the Cabana still amazes me and we will definitely go back. It was a great location and easy to get in and out of. The only thing that was disappointing was the deco and linens was nothing like the pictures which is one of the reasons I booked that condo. As well as the instructions said there was 2 keys and we only found one key and got no responds when I emailed. Other than that I would reccommended it with that information. The paradise onhans transportation you reccommended was helpful.

The property was ok, the location was nice as well.<br/>The room was nice and the a.c. worked very well.<br/>When I made our reservation the property stated it had parking available for $15 a night. I signed up for 4 nights.<br/>I got an email stating that the parking had already been rented for that stall. I emailed Alii and they said that parking in the area was very accessible and the same price at near by hotels. This was NOT the case. Parking was full in all the hotels for their guest only and the zoo meters are on 4 hours only but also full.<br/>After a worried email someone returned my email stating they could only allow me to park in stall 4 for 2 nights even though "policy" is usually at least 3 nights. We were staying for 4! <br/>We would get in late and leave early in the morning I payed close attention to the parking lot and stall 1 and 5 were open the entire time we stayed at this location.<br/>We ended up getting towed and the cost to get the rental car was $200.<br/>I would not stay here again

We had a fantastic stay in this apartment - the best part was the location. This is a great part of Waikiki - close to snorkelling at Sans Souci beach, the beach around the corner, even a Safeway within walking distance (if you don't mind walking 20 mins, which I don't). Snorkel Bob's is close by too. Everything you need close by.<br/><br/>The apartment itself was great. Although it's a studio, the sitting/kitchen area felt separate from the bedroom area. We had everything we needed. The apartment was clean and simply decorated. The bed was very comfortable. The chairs on the small lanai and the "dining room" weren't all that comfortable, but we never sat in them anyways. <br/><br/>The hostel behind the apartment could get loud in the evenings, but the people staying there were respectful of the time and moved on after 10 or 11 pm. For us the property was perfect. Self contained condo, private, clean, roomy. Loved the beach going extras. Secure and safe. Minutes from everything including departure points for tours. The standout feature of this style of property is freedom to live as you would at home, cook, drink, whatever, not locked in to main stream hotel prices, conditions and restrictions.

Location of the place is the best part of it, it is about 2 blocks from the Waikiki beach with lots of things within walking place. The place was pretty clean and the kitchen had majority of the stuff that was needed on daily basis with the exception of good cutting knives and can opener. The place is adequate for a family of 4 or singles but there is no partition between the room and the living room. The place is much smaller than what it seems in the online pictures. The worst part is that it is quite noisy there late at night and first thing in morning, so you have to be a deep sleeper to have a good night sleep. Overall we would rate it as an average.

The room was great value for the money although I couldnt use the fan above the bed because of the noise it made, I reported this on my first night but nobody contacted me to fix it.<br/>The only other things I found wrong was hair in the bath and the couch was unconfortable and I booked a massage but the therapist was unable to park because of the 3 day prking fee rule so this cause dramas I could not understand it as 4 parks for free the whole time I needed the space for just 2 hours and was happy to pay the day rate in advance but was told no I would have to pay for 3 days. as I paid and stayed fro 12 nights I thought this was unfortuniate.<br/>Close to busses, beeach, main shops, everthing at your finger tips but considering how close it is very quite.<br/>Perfect for a couple or a single.<br/>I defentely would stay again

2 adults 1 child 1 infant, worked out well for our stay. Good location on east side of Waikiki with easy access to Kapahulu where there are local restaurants and shops. 2 blocks from zoo and 2 blocks from beach. If you are a visiting local easy access to H1 to get away from it all. The room has all the amenities is small and a bit outdated and be aware of 2 flights of stairs. 2 security gates 1for parking and an additional gate before the stairway. Overall great bargain for what we paid for and will recommend.

I was very happy with the location of the condo & it was clean & comfortable. The biggest drawback was parking the first few days of our trip, it was very difficult. I feel parking should have been made available for the duration of our stay. The only other drawback was dragging luggage up the stairs .. Elevators would have been nice . Other than that, it's smaller than it looks in pictures but a fantastic location. I would stay again if I was able to get parking for my entire stay.

The two most important features for us were a comfortable bed and the location just 2 blocks from the most beautiful beach! The condo is simple but all you would need. Nice kitchen utensils etc to cook if you want. A grill would have been nice but not necessary. The microwave needs to be replaced but we were able to make use of it. The frig is nice size. The parking was a little tricky since it is a tight spot and other folks had difficulty parking across from us. Having plenty of towels was really nice too. But overall I would stay there again tomorrow if I could! I would definately recommend. If you just want to stay in Waikiki it is ideal. If you want to explore the island it is great to have parking for a car. Very pleased overall!

The Cabana at Waikiki is a great place to stay. location is perfect. It's near the beach, 3 minutes by walking really slow, but far away from the main road for car noise! However if you are allergic to pets, this is a place you would stay away from. The property is supposed to be pet free but since there's no lobby or people to check you in, people can bring their pets without notifying to rental companies. It's clean and they provide everything that you need.

You should make the parking first come first serve with paid reservations per day and get rid of the numbered spots, it seems to me that you could make more money off the spots by "oversubscribing" them to guests that are staying in the building (just don't start getting too greedy and start selling spots to the public), just put in a disclaimer that tells your customers that you're not guaranteed a spot even if you paid for it for that day. <br/><br/>The fact is, there were almost always 2-3 spots open *all the time*, 8AM, Noon, 5PM, 1AM, 3AM. It seems that not everyone who stays here parks here all the time so spots can be shared by multiple folks going in and out throughout the day. The worst was on Saturday night where nearly every parking garage in Waikiki was full. and by full I mean they would only allow guests/residents to park and not the public. Unfortunately, I couldn't park in the Cabana lot that night even though there were 3 open spots because I wasn't sold a reservation for that night since it

Our rental experience has been excellent. It's a very good location and 2 blocks from the beach. The unit even has floaties, snorkel gear, beach mat, beach towels, and boogie boards to use. With all the amenities such as cook wear, refridgerator, excellent wifi (very fast!), washer dryer, iron & ironing board, and much more, we definitely saved lots of money and would definitely recommend to others!<br/><br/>BTW: For those who have rental cars and know you'll be gone all day, there is free street parking at night after 6pm and even parking in the day is $1/hr at the Zoo parking lot (around the corner)<br/>Property Management was friendly and very responsive.

So many pluses for this cozy, off the main street location starting with the beach which is less than 2 blocks, the variety of shops, restaurants, and even the bus stops, made this an ideal spot for us. Walking was our mode of transportation and we saw and did plenty.<br/>If you have lots of $$$ and want to eat every meal out, don't stay here. The kitchen is ideal for breakfasts, packing a lunch to take to the beach or fixing a basic dinner. Laundry facilities were an added bonus; inexpensive compared to others. Furnishings in the unit were just right and made us feel like we were at home; not too fancy but comfortable. Though we are not TV watchers, but the TV system allowed us to enjoy many music options.<br/>Overall, I would highly recommend this place to vacationing couples. <br/><br/>Side note: The staff at Alii rentals were always available and supportive. Thanks Susie, Lehua, Shannon and Shelly for helping me make the arrangements stress free.

Me and two girlfriends stayed at the Cabana at Waikiki at 305 and had a very pleasant stay. The location is perfect for someone who is not renting a car and wants to stay close to Waikiki. I feel like most of Honolulu is slightly ghetto anyways, but never felt unsafe. The cabana is in a somewhat alley way and you come across some interesting characters but never do they do harm. With a couple blocks between you and the beach, around the corner from an ANC store, a short walk to great restaurants and bars, and a clean place to stay the cabana is definitely for you!

The Cabana at Waikiki is a great value apartment building just a couple of blocks from Waikiki Beach. The rental company was very responsive when I had a problem with the tv. The unit (#305) is very cute and just the right amount of space for me, traveling solo.

I stayed at Cabana at Wakiki February 2013 and was please with the rental. The location was extremely close to the beach and anything I needed (grocery stores, ABC stores and other hotels for easy to find pick up and drop off locations for tours). There is a nearby hostel that could get rowdy at night, but with the air conditioning on and being a heavy sleeper I heard nothing too late. The kitchen had everything I needed (except condiments or spices so if you are planning on making your own meals and like these kinds of things bring your own or plan on buying them). Washroom had two hair dryers which was a bonus and a large balcony complete with mini fridge which was a nice touch.

Cabana 305 was nice. it was smaller than i thought but served us well. It is very nice to be able to cook while on vacation. we left s few amenities. Olive oil cooking spray, sandwich bags, toilet papet, large cold storage bag to pack lunches. we parked a block away whuch wad nice the paining of the rails was in process but did not interfere with our stay. would recommend.

We stayed at 305 for four nights. Overall we were fine with it and recognize that you get what you pay for. The unit is in an excellent location and very close to the Beach. It is tucked in between a couple of newer high rises so it gets lost a bit with no views to speak of. The room was fine for two people but the day bed/couch was uncomfortable and not something to lounge on for very long. They were painting while we were there so obviously the owners are trying to spruce things up. The caulking around the tub is moldy and disgusting so needs to be replaced. Bottom line is that everything that was stated in the ad is accurate but this is a bargain hunters until so don't go in with high expectations. We would go back because of the value as really, there is so much going on in Waikiki that you don't spend a lot of time here anyway. Shelly was excellent to deal with so no complaints there at all. Again this is a bargain and worth what you pay. Not sure we would be happy with $300 per night anywhere else!!

Overall our experience was pretty good, with the situation just as expected from the advance pictures of the place. <br/>The view was mostly of other buildings with a few palm trees in between. The kitchen was spartan but adequate with only salt and pepper left for us to use. Some more staples like that would have been very helpful.<br/> The balcony was very small, with a tall table and tall wooden chairs - not comfy for sitting on for more than a short while.<br/>The king size bed was very comfortable!<br/> The literature left by the condo people said that the property was non-smoking but someone next door in 304 smoked on the balcony. OK by me except the smoke came directly over to our balcony and sometimes into our room - yuck! Serious drawback for me as I hate cigarette smoke, and had to go inside and close the door if she was smoking next door.<br/><br/> It was a fairly noisy place also, as there are a number of large busy hotels surrounding you. We travelled with 2 children, so the kitchen and the daybed with trundle worked out really well. Be aware that there is no door between the living area and the bedroom - more like a studio suite. Close enough to Waikiki activities that some noise from late evening revelers is unavoidable. Convenient and affordable laundry. If you need parking, try to get a spot on site, it's very handy.

The air conditioner was leaking water badly throughout our stay. Property management came twice attempting to fix but it continued ot leak, we had to put towels on the floor to prevent slip and falls. Then came the weekend, we left another message for the maintenance but nobody showed up on Saturday and Sunday. We thought that he will come on Monday-no luck. We checked out on Tuesday at 10.30am -still nobody inquired about the leakage. Seems like they did not general, unit # 305 was clean but very dark, felt like a cave or a dungeon. Being in Hawaii, you want to get all the sun you can-but not in this corner unit. I will not rent in this building again. No front desk,hard to reach anybody over the phone in case you lockout yourself or if you forget the magnetic key in your room. So I would not recommend this property to anybody else.

Our condo was the perfect place to stay for our week long vacation. The condo's location was off of a side street, a very short walk from Kalakaua st (the main drag on shopping in Waikiki). Very convenient to be surrounded by ABC stores in case you forgot something or need to pick up something quick. The condo had everything you would need though for a vacation in Hawaii. There are enough towels for 4 people as well as beach towels. They even provide an iron, blow dryer, and vacuum if needed. The A/C worked great and having the DVD player and nice flat screen tv was a plus. Everything you would need to have in a kitchen is provided too, even a rice cooker! <br/>My only complaint would be about parking. If you don't make prior arrangements, parking can be a pain to find and pay for. We only had parking at the Cabana for one night and for the other nights we parked just 2 blocks away in another parking structure. It would have just been nice to walk from the car right up to the condo after doing a lot of shoppi

Had a great time in Cabana 305 and would go back but there are some things that can be improved upon. The TV was not audible, we had the volume all the way up and couldn't hear it while in bed. This was very annoying as we expect to watch TV as we wind down from our busy vacation days. A simple speaker will fix this problem... Also, we never saw the e-mail with the instructions so were scrambling when we arrived in HOnolulu. It would be nice if there was a way for you to confirm if people have their reservation. Other than those two things we thought the place was super clean and convenient. And very well stocked! I was so happy that you had the basic kitchen supplies like salt and pepper so I didn't have to go out and buy some for just a use or two. A good supply for you to add to the rental would be a beach umbrella. I got scorched and there were no umbrellas available for rent.

Had a great stay at Cabana Waikiki 305!!! Location was PERFECT! little to no noise. ABC store around the corner. Walking distance to Zoo and Beach. Will re-book when returning to Hawaii. The only negative was no drying rack for dishes.

We stayed at the Cabana Waikiki for 7 days, flew to the outer islands and came back to the Cabana Waikiki for another week. LOVE LOVE LOVE the location..all attractions,beach, Ala Moana Shopping Ctr, Intl Mkt Place, Zoo, Diamond Head, Koko Head all nearby. Shannon, Shelly and everyone at Alii Rentals are AWESOME! Will definetly come back on our next trip to Hawaii. WE LOVE ALII RENTALS!!!!!!

Staying here was definitely better than staying in a hotel. The room was very clean and just the right size for two people to stay. It was very convenient to have a fridge as we picked up some food so we didn't have to go out to eat all the time...especially breakfast. Other than sleeping we didn't really spend much time in the room because we were out enjoying the sites!<br/>My only complaint is that at night time it was very loud outside. The noise was coming from another building next door but we couldn't quite figure out where. With the windows closed and the A/C on it wasn't too bad though.

Okay, so my only issue was that there was supposed to be 3 rolls of toilet paper and there was only one. Anyway, no big deal. We had a great time. But, my very best friend who stayed in room 303, had an issue with bed bugs, where he and his family had to move out for a couple of days and had to pay for their stay in an expensive hotel, because by this time everything else was booked. Anyway, Alii Beach Rentals didn't pay for that at all. That wasn't a good move. That would be the only reason why I'd hesitate to recommend this place. Plus the bed bugs.

Wonderful apartment with all the amenities you could need. Only 5 minutes away from the beach, bars and restaurants. Nicely decorated with a little balcony, great wifi, nice big tv and comfy sofa. Fully equipped kitchen which was handy but can be cheaper to eat out as we found. Waikiki is beautiful but you must get out and see the rest of Oahu.

We stayed 3 nights and the place was immaculate! Perfect for a couple like us who wanted to do our own cooking. Handy little beach mats and towels and even chairs that we used and appreciated.<br/><br/>Half a block walk to Waikiki Beach, which is important if you are LAZY like me and don't want to walk far! Right near park and you can see Diamond Head from the alley entrance. There is no view from patio, do not expect one.<br/><br/>Bed is super comfortable and linens are high quality. Shower water pressure is great. <br/><br/>There *is* noise from the surrounding properties, but that's a given for anywhere you stay on Waikiki--just get some earplugs at ABC store like I did!<br/><br/>Kitchen is fully stocked with all cooking utensils and TV, DVD, free Wi-Fi, all worked perfectly.<br/><br/>My only tiny comment would be, if I'm paying $100 for cleanup after I leave, it's kind of a bummer to have to wash my own dishes on my vacation. :(<br/><br/>Shelly is super helpful and responsive when booking.<br/><br/>P

Location was great. Booking experience was also great. Would have preffered if onsite parking was available, but was able to find one next hotel building for $15/day. Towels were all new, which is nice, but have never been washed. They left tons of lint+++ all over your face/body and throughout the unit. We all ended up breaking out with our skins pores clogged with lint. All of the towels were in the same condition. Would have expected to have the towels washed before hand. Extra set of sheets for the bed would have also been nice. On our last night, neighbours above us had a violent and loud domestic fight that involved breaking of windows and furniture in the middle of the night. Very frightening experience to say the least. Glass and blood left all over the common walkway in the morning. Not a very good experience with regards to this. Don't know if the unit upstairs was rental or privately owned.<br/><br/>Otherwise, good value for room and location.

My sons enjoyed the convenience of being soooo close to the beach and a favorite ABC store for their ice cream and slurpee (icee). It was nice to have most meals at the Cabana the exception of an odd meal out as our treat. The beds in this unit was quite comfortable an exchange for public noise and construction around the building. (just the time of the year I guess) Small things<br/>needed to be improved but overall we wished we could have stayed there for our <br/>15 nights instead of 10 and had to move somewhere else for the other 5 nights.<br/>The company should try harder to keep them in the unit for their stay or closer<br/>for the convenience and business of both parties. I must say Shannon should be<br/>Commended for all her help to make our stay memorable.

Cabana is in a great location for the beach and we would stay there again. We did feel that for the cleaning fee that guests are required to pay that the unit would have been cleaner and it would have been nice to have a broom with a dust pan to clean up the sand that gets tracked in.

We couldn't sleep at night since there were somuch noise from next door bldg. We wanted to have a late checkout and that wasn't allowed. We rented a car and didn't get a parking spot event though we were willing to pay for it. Also one neighbor in 301 was very threatening when we parked outside the property asking us "was that our parking space"? Overall we didn't have a good experience at this location. Only positive thing was the manager responded quickly when we had plumbing problems on the first day, it got fixed fast. Other than that no,I wouldn't recommend this to any of my friends

Great location at a reasonable price. The ability to cook and not have to deal with hotel staff is priceless, and given that it was even cheaper than most hotels, I'd say it was a good deal all the way around. The unit was clean upon arrival, and had everything as advertised. I would definitely stay here again.
