Terms

This rental agreement constitutes a contractual agreement between the guest and the Property Manager. In consideration of this mutual agreement, the Property Manager will provide use of property and guest will pay rent in the amount of _______________ p/n for the period from _________________ to_______________________.

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to your arrival.

CHECK-IN/OUT: You may check-in after 4PM inour office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50 per hour. _________________ This is the code to access your rental. If this space is blank, you will use the key given to you at checkin.

CANCELLATION POLICY: Cancellations made more than 14 days before arrival will result in a $50 administrative fee and the return of the deposit. Cancellations made less than 14 days before arrival will result in full forfeiture of payment. On monthly reservations the cancellation policy increases to 30 days. We require 25% down at the time the reservation is made. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, checks and cash are accepted. A valid credit card is required if paying by cash or check. Rates quoted do not include applicable lodging tax of 13% (if the rental is over 30 days in length taxes are not applied), Service Charge, pet fees, cleaning fees, trip insurance or early arrival fees or late departure fees.

AGE LIMITS: Guest making the reservation with the Property Manager must be 25 years of age or older. The guest must have a State Driver’s License or other acceptable ID at check-in and remain at the property for the duration of the stay. The Property Manager reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night or $100 per month, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund. If a pet is found to be staying at a non-pet friendly property a charge of $250 will be assessed and the guests will be asked to leave. If there is excessive pet hair in the property, you will be billed extra for cleaning.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No motor homes, RV's or pop up campers are allowed at any of our properties.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund. The maximum occupancy for the unit is .

NEIGHBORS: No loud music or parties outside of the property after 10PM. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction. Please observe speed limits at all times. Quiet hours are from 10PM to 8AM.

MISC. FEES: Cleaning fees vary by property and are based on square footage. There will be a $25 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to you for a $25 charge plus postage. A $500 fine and immediate eviction for smoking in a non-smoking property will be charged, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged an additional $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The Property Manager is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the Property Manager and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the Property Manager.

RENTER agrees to accept responsibility for all damage caused by negligence or willful disregard by renter or renter’s guests. The Property Manager is not responsible for renter's or renter’s guest’s personal property or damage in excess of the covered amount.

Representatives for the Property Manager have the expressed right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The Property Manager will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Comal County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the Property Manager, including costs and expenses.

Amazing, like always Second time we've stayed here and we love it. I Have rented out other homes in the area before, but have not liked those homes as much as this one. I love the spacious house,the out side porch and flat grassy area that is perfect for my small kiddos to run around. The lake is close by and the area is very private and quite. Which is perfect for my older kiddos to walk around and explore on their own. Will definitely stay here again.

Perfect rental for a weekend at the lake! We had a wonderful experience staying at this rental property. The location was perfect and the house was very roomy and comfortable with lots of nice amenities. The property was clean and well-maintained, and everything was just as described online. I would definitely recommend this property to anyone looking to spend a relaxing vacation at the lake. Thank you!

I normally don't do reviews but.. IGNORE previous negative review Me and 9 other guests LOVED our stay. What a great property and house. This was perfect for a bunch of early 30-year-olds looking for some R&R, river tubing and like life. IGNORE the previous post, I became concerned when I read the post but at the same time could tell that the "Anonymous" 1-time reviewer was at minimum embellishing his negative comments. House was clean, not dirty and smelled good everywhere. The garage smelled like a garage and not foul. That person complained about showers being too small and toilets being too low. lol not true and if it was true, that's so laughable that would be something you'd complain about. Anonymous Reviewer from Driftwood, TX.... stay there and don't reproduce.<br/>The pictures accurately describe this rental. The only thing I would say is the walk from the house to the lake is a little further than it looks but all the houses are that far up. <br/><br/>I have one gripe about in that all the fees (3 of them) and tax are added during checkout so the nightly price is very misleading.<br/><br/>House and property management were FANTASTIC

Great Water Access! One of the best water access locations at Canyon! House was great...clean and comfortable with more than enough kitchen appliances. Thanksgiving Weekend Family Fun This property was perfect for our family get together! We enjoyed our views of the lake, especially the mornings and sunsets! The location was perfect. We rented a pontoon boat from Canyon Lake Marina and spent an afternoon on the lake one day and then took a short drive to Guadalupe River State park for some hiking the next day.

Wonderful place to gather the family Overlooking the sunrise on Canyon Lake, deer and ducks to feed, quiet walks along the shore, and family time together all made this a wonderful family gathering spot. I don't think the TV came on all 5 days. Its proximity to Austin made it easy for my working children and others to come when they were able.Since it was cold, the pool table was also a hit, as well as several board games. Could not have asked for a better spot for my family to just be together.

Canyon Lake Retreat This place was perfect for two families. It is situated on a nice little cove so that we could float in the water and not have to worry about boat traffic. The house was a little dated, but amazingly clean with a nice patio and some updates throughout. And the price was perfect. We rented a boat one day and jet skis the next from the nearby marina. If you're looking for a good location and a great time on the lake - this is the place for you!

Pictures do not smell. Pictures do not deteriorate like a house. This house smells horribly. The rental agent said the owners like to do the maintenance. They need professional help. This house has chemical smell coming from the junky garage that spreads throughout. Carpets, drapes, furniture, inside and outside paint etc. are dirty. We were greated with a full driveway trash can from the last renters. Showers are too small, toilets are too low, kitchen utensils are old. The laundry in the garage is dirty and unplanned. This rental rates a 3 on a 10 scale. We signed the contract before seeing the property. That was a BIG mistake.
