PAYMENT METHOD: Discover, MasterCard, VISA are accepted only for the reservation deposit. The deposit is 20% of the base rental rate plus the $49.95 non refundable reservation fee.
Credit cards will not be accepted for final payment. Final payments are due 30 days prior to arrival for reservations less than 28 nights and due 60 days prior to arrival for reservations 28 nights or longer and/or $8000 or higher. Final payment is accepted by personal check, money order or wire transfer of funds IN U.S. DOLLARS ONLY. Any final payment that is not received by the due date may result in cancellation of the reservation.
CANCELLATION POLICY: If the property manager receives written notice 90 days PRIOR to arrival, all monies paid will be refunded, excluding the non-refundable reservation fee and a cancellation fee of $55.50. Should you need to revise or cancel your reservation WITHIN 90 days of your arrival, all prepaid monies are subject to forfeiture unless we are able to re-rent the unit for the same rate and dates.
TRAVEL PROTECTION INSURANCE: Travel Insurance is available through CSA Travel Protection. It is automatically calculated and added to your rental rate upon booking. The plan is optional, but we strongly recommend it. In case of any unforeseen events (INCLUDING HURRICANES), this insurance helps protect your vacation investment. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE, NO REFUNDS WILL BE GIVEN. You can decline the coverage by signing and initialing the confirmation page where indicated. Questions concerning CSA Travel Protection can be obtained by reviewing the certificate of insurance on their website or by calling.
CHECK-IN/CHECK-OUT: Check-in time is 3:00pm and Check-out time is 10:00am. The Property Manager cannot provide you a refund in the event that you have a late check-in or check-out early.
VACATION RENTAL DAMAGE PROTECTION: In addition to rent, a $49.95 damage protection plan is offered. This Vacation Rental Damage Protection Plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the property manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the property manager directly if you do not wish to participate in this plan or assignment. Should you decide to decline this offered coverage, you may do so, at the time of booking, provided that you place a $1000 additional security deposit on file. That traditional security deposit will be held until 4-6 weeks after your departure date, provided there are no damages or charges to the unit during your stay.
SPECIAL NOTICE TO GUEST: It is required that guests act responsibly with regard to the owner’s property. This includes minor repair items. Example: Guests are required to flip breakers to restore electric rather than request a repair person. If a repair or service person is requested by a guest for a simple issue, the guest will be charged for the service call.
FIRST RIGHT OF REFUSAL: You have the benefit of rebooking this rental property for the same dates the following year if you contact us within 72 hours of your arrival.
MAXIMUM OCCUPANCY: All units/houses have a maximum occupancy limit established by the condominium association or Sanibel Fire Department. In addition, the owner may also limit occupancy. The number of guests permitted to occupy the property you are renting is shown on the front page of the confirmation. If violated, the guest agrees to let the owner, owner’s agent or condominium association remove them from the unit, and all deposits and rents will be forfeited.
INTEREST BEARING ACCOUNT: All deposits, prepaid rates, and any other prepaid monies will be placed in an interest bearing account. The guest understands and agrees the interest earned on these funds will accrue to the benefit of the property manager.
TRAVEL AGENT RESERVATIONS: All reservations made by travel agents or owners are subject to the rules and regulations set by the property manager. We are not responsible for any inaccurate or misleading information given by such travel agents, or owners, if booked directly with owner.
AGENCY DISCLOSURE: The Property Manager acts as agent for the owner of the property and will be paid a fee by said owner.
UNITS FOR SALE: In the event that the unit you are renting is listed for sale, it may have to be shown during your stay. We will give reasonable notice to all showings, and attempt to schedule these showings as to not disturb your vacation.
SUBSTITUTION OF ACCOMMODATIONS: Circumstances may cause your confirmed unit to be unavailable. The property manager reserves the right to substitute comparable accommodations or refund your deposit as the situation may require.
FURNISHINGS: Each unit is individually owned and decorated according to each private owner’s taste. Each accommodation has a fully equipped kitchen, linens, cable TV and telephone. Beach chairs & beach towels are not provided in all properties.
TELEPHONE USAGE: Local calls are complimentary. A calling card or pre-paid telephone card may be used for long distance calls, or they may be charged to your credit card.
PETS: Properties that do accept pets usually limit the size of the pet and require an additional pet fee. In the event that a guest has a pet in a unit where it is not allowed, this will cause forfeiture of all payments and the guests will be asked to vacate the property immediately.
ASSOCIATION RULES: All accommodations are confirmed with the understanding that all guests will abide by all rules set forth by the individual owner and/or condo association.
PARKING RESTRICTIONS: Parking areas are reserved for automobiles only. Recreational vehicles, boat trailers, etc., are not permitted.
AMENITIES: Amenities vary at each rental property. The property manager cannot be held accountable for the malfunction or closure of any rental properties amenities (pools, tennis, spa, etc.). No credits and/or discounts will be granted for circumstances beyond our control. Please Note: the property manager does not control the maintenance of such amenities.
QUIET USE AND ENJOYMENT: The property manager does not guarantee quiet use or enjoyment of properties due to noise from other persons, neighboring properties, construction, maintenance, etc. the property manager will not grant a refund for circumstances originating outside the rental property.
POOL POLICY: The property manager includes pool heat, if available, with the rental rate paid. During winter months there may be an extra cost should gas pool heaters need to be re-filled. The extra heat expense would be at the guest’s expense and made with guest’s authorization. All pool heater temperatures are set by the homeowner or association and cannot be modified by the guest. Please note that each guest uses the pool at their own risk and will not hold the property manager responsible should an injury occur.
TOLLS: There is a $6.00 round-trip toll to cross the Sanibel Causeway.
STUDENT GROUPS ARE NOT PERMITTED: Anyone under the age of 25 unaccompanied by a parent will not be permitted to check in and all amounts prepaid will be forfeited.
NO SMOKING: All the property manager rental properties are non-smoking. Smoking is permitted outside only. Any guest that smokes inside a rental property will be asked to vacate the premises and all charges to restore the unit back to pre-smoking condition will be the tenant’s responsibility.
HURRICANE POLICY: Please note that hurricane season is between the months of June and November. Owners are not required to refund rent in the event of an evacuation, so we strongly advise you to purchase trip insurance to protect your investment. Should a storm threaten our area, we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the Mandatory Evacuation order is given, refunds will only be given by CSA Travel Protection if you have purchased coverage before the storm was named. Upon notice of a Mandatory Evacuation, the office will close and all guests will be required to leave the island. The property manager requires the guest to take all of their belongings with them and please dispose of all garbage in the on-site trash containers (dumpsters or trash cans). Please be sure to remove all food and beverage items from the refrigerator and freezer and take them with you or dispose of them in the proper on site trash containers outside of the condo unit or main living area if you are vacationing in a free –standing house or cottage.
