Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Airport Transfer Services & Fees
Chauffeured pickup and drop off at airport is included at no extra charge (one round trip per booking).
Cleaning on Departure
Cleaning on Departure is included in the rent Villa cleaning and change of bed linen and towels every 4 days is included in the rate

Cleaning During Stay
Cleaning/Maid service is included in the rent and occurs every 4 days during a stay. Additional maid service can be arranged for a fee of 800THB per day.

The quiet time is from 10:00 PM To 07:00 AM
Cancellation Policy
Cancellation 60 or more days prior to arrival, all payments (less a 100.00 USD cancellation fee) are refunded. Cancellation must be received by email at least 60 days prior to arrival date for full refund After 60 day period no refund will be offered but a change to your reservation will be offered, subject to availability Once your final 50% is paid there is no cancellation refund. However, if you are on your trip and within days of arrival and you choose to arrive earlier and the villa is available, we can move things around for you with no problem
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent.
Check In/ Out Times Policies - Property Access
Check IN: 03:00 PM Check OUT: 11:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Security or Damage Deposit
A refundable security/damage deposit of 700 USD is due on arrival.
Property Heat/ Elec/ Energy Fee
The metered rate for electricity is 6 THB per unit (based on consumption). The cost will be deducted from your security deposit upon your check-out.
