Terms & Use - Rental Contract

This vacation rental contract is a legal agreement between The Property Manager (also referred to as “Landlord”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted. The Property Manager will notify the Renters by email when their reservation is accepted. The Property Manager reserves the right to refuse service to anyone.


Rental Agreement:

We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:

1) PAYMENT DUE: All rental monies are due sixty (60) days prior to arrival with a down payment of 30% or 1/3 the rental amount due upon reservation acceptance.

In order to book and hold your reservation, we must receive the 50% deposit and signed rental contract. If less than sixty days to reservation, the deposit of 100% of the rental total is due on acceptance of this contract by owner. The guest authorizes the Property Manager to process the credit/debit card provided at the time of booking for charges included in the reservation.

2) CANCELATION: 30 DAYS or LESS before check-in, Renters will forfeit the total rental. The total rental includes all charges on the paid-in-full invoice. Renter may mitigate this loss by purchasing optional Travel Insurance Policy at the following web link below:

CANCELLATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a cancellation processing fee of $300 or 6.5% of the reservation. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE.

Bookings for Monthly or Seasonal Stays of twenty-two (22) or more days: are required to give a minimum of 90 day notice for cancellation with refund. CANCELLATION 91 DAYS or MORE before Monthly or Seasonal check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a cancellation processing fee of $300.00 or 6.5% of the reservation. Cancellations LESS than 90 days will be offered full credit and an opportunity to rebook the reservation for another time OR receive half refund.

3) HURRICANES & TROPICAL STORMS: There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).

4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". The cleaning staff will have cleaned it before occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When Guests arrive, if the house has not been cleaned to normal standards, please notify the Owner's Representative immediately. The Property Manager will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Maintenance issues created due to circumstances beyond the Owner or Owner Representative's control, such as water leaks, plumbing or electrical issues, air conditioning or major repair items may necessitate moving the reservation to another property. Owner's Representative, The Property Manager reserves the right to move any reservation booking to an alternate unit when issues arise limiting the use of the property rented. Under no circumstances will any of the rental money be refunded or returned because of the condition of the property, when alternate accommodations are provided or repairs have been begun. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Please Note: Florida is a tropical state where insects such as ants and the like are inevitable and not cause for complaint. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

5) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner/Manager shall have the option, upon written notice or as the Law may hereinafter provide, Manager may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner/Manager harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the Florida Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner/Manager is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby.

6) CLEANING & REPAIRS: All condo units have been cleaned, sanitized, linens changed and provided “check-in ready” condition. The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. Renters are only responsible for cleaning the fireplace (if applicable) and BBQ grill (if applicable- if you use them). You are responsible for disposing of all debris, rubbish and discards by placing in plastic bags and transporting to the large trashcans by the curb or in the designated dumpsters, trash chute and recycling area. Soiled dishes and cooking utensils must be placed in the dishwasher and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds (except sleeper sofa or air mattress) to be made for Guests arrival as part of the linen and cleaning service. The Property Manager asks Guest to strip sheets and pillow cases from used beds. (Any unused beds may be left as found.) Leave used beds unmade with comforter in a heap on top of the bed. Guest is asked to launder used towels & washclothes throughout your stay to avoid mold/mildew growth. Failure to clean used BBQ grill or remove all garbage/trash will result in at least $50 fee charged to your credit card for items left dirty. Additional hauling fee may be assessed for garbage collection.

The home is provided with a starter set (limited supply) of toilet paper, bar or dish soap, laundry or dishwasher detergent and trash bags. The Property Manager does not guarantee that these extra items will always be available. Guests with a party of more than two people are strongly urged to be prepared to provide their own paper goods, paper towels, personal toiletries & laundry detergent, etc.
PLEASE NOTE: The cleaning fee collected at reservation does not include the following items; dishes, cooking utensils,or BBQ's. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep home, furniture and furnishings in good order, to keep walkways, patios swept and free of debris. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. A minimum $50 fee will be assessed for breaching this agreement. Guest is responsible for cost of replacement, rearrangement or any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach with the exception of those items specifically mentioned in paragraph 7.

7) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.

8) USE OF EXTRAS: The Property Manager may furnish a standard number of beach towels according to occupancy, a minimum of two beach chairs and one small cooler. If renters use any of these beach accessory items, they are required to wash, dry and return them to their prior location. Please launder used towels throughout your stay to avoid mold/mildew growth. There is a $50 cleaning fee for failure to clean these items after use.

9) ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using any amenity feature or equipment including but not limited to; the ocean, pool, pool toys, umbrellas, chairs, bicycles, surf boards, boogie boards, flotation devices, pack-n-play, highchair, stroller, sleeper sofa, air bed, roll-away bed, furniture, cookware, utensils, knives, kitchenware, small appliances, BBQ grills, charcoal, lighters, cleaning supplies, hairspray and any items left by owners or prior renters, do so at the RENTER’S OWN RISK and neither the owner nor the Property Manager assume any responsibility for accident or injury. No one should swim alone. Renters will hold the Owners & Property Manager harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.

10) CHILD PROOFING and ADA Ratings: Guest understands that no special efforts have been made to “childproof” this rental property, and accept the risk of harm to any adult, children or pet contractually allowed on the property. These risks are not limited to, but include access or misuse of the pool, ocean, streets, driveway, parking lot, stairways, elevators, balcony, railings, gates, windows, electrical sockets, small appliances, cleaning supplies, house plants, BBQ grill, and drip pans, located inside, outside or around the home. Furniture and appliances have not been fastened to the walls to prevent tipping when climbed upon. The Property Manager units may be wheelchair accessible or friendly. However, units are not ADA compliant.

11) FURNITURE: All furniture must be returned to its original location upon Guest's departure or an additional $50 will be charged. Assessment of damages, if noted upon property management checkout inspection, will be itemized in email and charged to guest credit card.

12) MISSING ITEMS: Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Property Manager of any missing items. The Renter will notify the Property Manager in the event that items were accidentally broken and will not be charged if the report is made promptly to prevent guest interruption. Upon departure, the Property Manager will notify the Guest if items were inadvertently taken and provide guests the opportunity to return or replace the missing items at cost.

13) USE OF SECURITY CAMERAS: Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

14) PERSONAL PROPERTY: The Property Manager is NOT responsible for items left behind in the condo after check out! Guest understands that any personal property of and used by Guest is not insured by the Property Manager and the Property Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out. The Property Manager will make every effort to return lost items to the Guest upon request for a fee of postage and $10 handling charge.

15) KEYS: Most condo units are equipped with keyless entry pads. Lost parking pass replacement is $25.00. Lost pool/door keys will incur replacement costs of $65.00. Lost Garage Door Opener, if applicable, is $95.00. We ask that these items be returned to our office promptly, if taken by accident and we will refund the charge.
16) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency. Weather is not within the Owner’s or property manager’s control and as such, not a cause for complaint or refund.

17) NO PARTIES: This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions, funeral/wake, or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties, kid birthday/pool parties, wedding or funeral receptions and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. IF in the event this occurs, the Renter will be in breach of contract and asked to leave immediately without refund or monetary compensation.

18) NON-SMOKING: This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of cleanup is expensive and Renter is Liable for the deep cleaning Costs incurred. The cost for Smoke Remediation is $500.

19) PET POLICY: The Property Manager has a standard $250 Pet Fee (per pet) for our Pet Friendly Properties with proper authorization. Certain duty of care is expected for Guests with Pets. Please complete a Pet Authorization Addendum, if applicable. Regardless of Pet Friendly Property designation or not: If a Renter or his/her Guest brings a pet(s) without completing the Pet authorization process, this rental agreement will be forfeited, terminated and deposits will be retained in addition to a deep cleaning fee of $350 will be charged.

20) MAXIMUM OCCUPANCY: Maximum Occupancy is not to exceed Individual Property Standards as required by Fire Marshall per property. Please see our website Property Description for maximum occupancy allotment.

21) ADDITIONAL SLEEPING ACCOMMODATIONS: For an additional fee, the Property Manager Concierge offers portable sleeping accommodations for rent at our Local Office location. Pack and plays, airbeds, sleeper sofas and ottomans must be stripped of linens and returned to their original condition before departure. Failure to do so may amount in a charge of $50.

22) SWIMMING POOL USE: City of Cocoa Beach and Town of Cape Canaveral both have local noise ordinances in place to prevent loud man-made noises from disturbing other local residences. Therefore, guests are expected to comply with ALL posted regulations and condominium association rules for the duration of their stay. Pool use should be limited after 10:00pm for noise control. Use of water resistant suntan lotion is recommended. Suntan OILS are prohibited in and around the pool.

23) ELEVATOR USE: Renters provided access accept full responsibility and liability for any injuries incurred as a result of improper operation or supervision of children and adults. The Property Manager does not refund Guests for any malfunction or disrepair of elevators where applicable.

24) PARKING: Parking is limited. Where applicable, one parking pass is included in the rental. Additional parking passes are available for a fee and must be requested and picked up at the Property Manager office location. Vehicles are to be parked in designated parking areas only (driveways & carports). Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Additional parking passes where applicable are available for an additional fee.

25) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner/Property Manager.

26) CHECK-IN & CHECKOUT: Check-in is at 5:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly. Cleaning crews have a very short time window to prepare the unit for new guests.

27) CHECK-OUT PROCEDURES: Renters are responsible to complete the check-out procedures in the provided guest package that includes a check out list and to insure that the property is left locked. Most of our Properties have electronic door codes. If, main entry keys are provided, please place those keys back in the lock box per the instruction. If in the case of electronic door code, please make certain the door is locked and shut upon departure and the home is left locked including windows and sliders with curtains or blinds closed. Return pool keys and garage door openers, where applicable, to the entry table as instructed.

28) HOLDING OVER: Because of the nature of the Property Manager business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize the Property Manager business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force the Property Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, the Property Manager may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle the Property Manager to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage. In addition, we will charge $100.00 per hour past 10:30 a.m. on the day of check out.

29) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of Florida landlord/tenant Law.

30) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including fraud, default, non- payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.

31) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner and the Property Manager for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.

32) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.

33) FORUM SELECTION, JURISDICTION, LAW AND VENUE:
The parties agree to the exclusive jurisdiction and venue of the District Court of the State of Florida for Brevard County and/or Municipal court for the city of Cocoa Beach/Cape Canaveral for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the county of Brevard. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of Florida only, irrespective of the state of residency of Guest.

Disclaimer:
Renters understand that the neither the Property Manager nor the Homeowners are responsible for any personal injury or reimbursement caused by bike, boogie board or surf board injury or slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, air conditioners, accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.

Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.

This agreement and disclaimer applies to Renters and all guests in the Renters’ party.

Further, I authorize the Property Manager to charge my credit card before arrival or after departure, for the costs related to the Rent, taxes, fees and/or for any damages resulting from our stay.

WONDERFUL CONDO 4 adults and 1 child - more than enough room! Location directly on the Atlantic Ocean! Beautiful sliding glass doors open to balcony and ocean breezes!

Great location ..... I did call the management property company and left two messages, I never received a call back. We had issues getting the internet, the password that was left for us wasn’t working correctly. There were also multiple electric cercuits that did. It work at all. The biggest disappointment was that no one called me back.

5:00 CHECK IN! We were trying to beat an upcoming storm and arrived at 4:45; entry is on a timer so that wasn't possible. This is much nicer than a motel room as it is very spacious. Dryer knob problem was fixed within a few hours. Food was left in the freezer from previous guests. There were a lot of confusing remote controls.

Great family vaca Close to bars and restaurants. Well kept property, super friendly property manager, clean condo with well stocked kitchen. Wifi went out and coffee maker want functional, but we didn't call, not important to us. Clean pool and restrooms, easy access to beach. LOTS of beach chairs, toys, umbrellas, boogie boards. My recent stay Good ocean view, short walk to the beach.<br/><br/>The unit was clean.<br/><br/>There is an indoor garage parking that is convenient.<br/><br/>It was generally peaceful and quiet in the unit and surrounding area.<br/><br/>You enter an access code on a keypad to enter the unit. One concern is that the front door has no deadbolt lock or lock chain. Oceanfront! We enjoyed our stay at this oceanfront condo! The condo was very comfortable, roomy and clean throughout. The web site pictures were a true representation of the property. It's located in a nice area at the South end of Cocoa Beach within walking distance to restaurants, bars and coffee shops. Although we didn't use it, there are plenty of beach chairs and toys available to take to the beach but we just enjoyed the view from our ocean front balcony and the sound of the waves from there! The lower level secured parking garage was a plus and there is an elevator if needed. The management of Cocoa Beach Best was easy to work with, provided good information prior to check in and I would book this unit again on our return to Cocoa Beach! Not the deal we expected We were disappointed in this experience for a number of reasons. First of all, it’s under remodel or repair. The ceiling and the top of the walls look very bad. They appear to have been scraped and then poorly painted. The unit advertises that it sleeps 8 people. To use the trundle bed, it takes several people to rearrange the room to get it out. The sofa bed is not sleepable. The toilet is temperamental and the air con freezes up if it is set below 75. Overall, not a pleasant experience.

Fantastic Vacation Place The condo is excellent! There is lots of room inside and the huge deck outside was glorious! We were so excited to see the rocket launch from the balcony. The outside pool is very nice and since we stayed in October the beach was not crowded. If you like to fish the pier is a great place to go. The guys caught and released 28 different fish and saw dolphins. We will most definitely stay at this condo again! Super Fun Time! Great Condo! Great location! The condo is pretty much as seen in the photos. It was clean and comfortable.<br/>There were a few minor things that needed fixing but they were seen to promptly when we notified Brenna at the office. Reme was great at the repairs needed and getting some things the unit needed..<br/>The ocean veiw and access was great.<br/>There are several very good restaurants within a very short walk of the condo.<br/>The condo could use a few things to make my stay more comfortable. A mat at the front door, bath mats, new kitchen and bath towels and a complete set of flatwear. The stuff that is there is adequate but could greatly improved with little outlay. The screens on the patio doors had been blown off in the recent hurricane and the unit will be great when they are back on.<br/>We really enjoyed our stay and we would come back.

Disgusting and unsafe! From unpainted, unfinished walls to dirty floors... I wouldn't recommend this place to anyone! The toilet paper roll was held in with nails that fell out and my husband had a nail go into his foot! They don't supply a broom or vacuum and there was sand everywhere when we arrived! The second bedroom is listed as a "king" but it's really just 2 twins pushed together! There is no where to put your luggage or unpack your clothes! The tv was so small and had no cable... they provided a DVD player but no dvds! Overall, bad condo and we would never return! The Atrium is filthy and smells terrible!!

Beautiful Close to everything we wanted to do. It was the perfect size for our family. There were small issues, like the elevator not working, but the location of our room made it an easy walk to the beach an pool anyway. The beach was not very clean, but I assumed it was due to the hurricane not that long ago. Would have been nice to sit in sand, not seaweed piles. Overall, We would definitely stay here again!

a problem condo BoardWalk 102 I would be more than happy to tell you how our week and stay was at this condo! To start off with if we saw the real pictures of this condo which was in the process of being painted, ceiling were scraped etc., we would have NEVER booked this condo!I called the first night we checked in with complaints! Lightbulbs out in both bathrooms and some were missing! Curtains and furniture had many stains on them!The so called tv in the first bedroom was nothing less than a computer monitor that you could only watch movies and didnt work! The dirty pillow cases I found on our bed we turned down the bed to go to bed!That makes you want to sleep here! AND the outlet in our bathroom didnt work! Cocoa Beach Best did send a lady after emailing and me calling! She brought a new set of pillow cases and a new monitor for the first bedroom...we turned it still did not work! She got the outlet to work one time in the master bath, I had to dry my hair in the bedroom. Very expensive week of vacation at the beach for us to have to spend it with all these issues! We have booked with Cocoa Beach Best once before...we wont EVER AGAIN!

Bw-102 Cocoa Beach I have been doing business with Cocoa Beach Best for theveryone past 8 or 9 years as we travel down every year for the Daytona 500. We normally have a 5 star experience with our rental, but I gotta say, this particular property had several faults. Although the location was great (we prefer closer to the pier though), the unit was so-so. There were damages easily visible or shoddily fixed. The screen on the balcony (the only screen in the whole unit, compromising a nice fresh ocean air flow, was bent and could not be moved or used. And the kitchen amenities were miniscule which was sad for us, being that my wife is a chef and loves to cook. I'm not blaming the rental company and I hope to do business next year with better results. But the owner or maintenance people in that particular building need to take more responsibility for the money they are earning from renters.

Great location Loved the condo, perfect view and location, walking distance to bars and places to eat. The master bedroom had access to the balcony, which we loved , made it possible to sleep and hear the ocean. Two small issues, our garage door opener did not work, and a small infestation of ants, other than that we had a great time, and recommend this condo.

Nice condo! The only problem is there is no cable in 2nd bedroom, rather inconvenient and the sliding glass door to balcony needs replaced it is extremely difficult to slide. And the furniture is kind of dated. If they would fix the door I would go back!

The Beach Loved the location and view. Parking garage was a nice feature, other than the opener did not work. Plenty of room in the rental, spacious. Great balcony. Rug was stained/dirty. Bed in the master had seen its best days quite some time ago. Beach umbrella was broke. The Pool was great. Hurricane Matthew made us leave 2 days early. CBB staff were great.

Great place! The place was as expected in the pictures. Right on the beach and easy parking. Lots of towels and beach equipment. I would have liked to see more paper products (toilet paper and paper towels). We had to buy them. We didn't realize there was more beach equipment in the garage until the last day., and the pool wasn't heated as we thought it was so we were unable to use. Overall very nice and quiet.

After the Storm Beautiful Hurricane Matthew ruined most of my time but the unit was absolutely beautiful. I was supposed to check in on Saturday but because of the hurricane could not get in until Sunday they offered me two extra days although I could not use them. our stay at 102 property description was accurate. When it rained water came in the enclosed porch roof leaking along west side of building under glass. In 2nd bedroom faucet in bathroom was so hard to turn off and on that it took 2 hands to operate. Ants were crawling on top of kitchen cabinet. Three light bulbs were out which we replaced. Bedroom had one table lamp and was very dim then. Could not see to read. Lock on patio door was broke and had to use the stick to hold door shut. Broken chair on patio. The manager was very helpful. I would not recommend this to a friend or relative. Enjoyed the area and restaurants.

Great place for the family WOW!!! My family of five have stayed at several rentals for our vacations. This by far was my favorite condo. Great location to restaurants, local shops and the beach. Loved being able to watch the beautiful sunrise from our private balcony. The kitchen was well stocked with plates, pots, utensils and serving platters. I loved the fact that some of the cabinets were left empty to stow away our groceries for the week. Plenty of linens for my entire family. The cleaning crew left us towel sculptures on our bed and bathrooms when we checked into the condo. My entire family was able to surf right outside of our location. With a family of five we felt that the condo was very spacious. I would give this condo five stars if it was not for the key for the beach gate. I understand the need for a locked gate on such a crowded beach but it was such an inconvenience for my family. With only one key it was a hassle when some of my children wanted to go to the pool and others wanted to stay at the beach. Then we needed that same key to get into the pool and the restrooms at the pool. I think that this system could be modernized. I hated taking a key to the beach.

Vacation Vacation was a success. House location was very nice. The leak in the bathroom was very nasty and uncomfortable for my family. The ceiling had cracks in the paint. Nice place, but several flaws The property was very nice, but it was under construction during our stay, and we weren't made aware of that prior to our stay. The ceiling was being scraped (popcorn texture removed), and it was all unfinished. We also found small holes in the walls and stains on the bed sheets. Finally, the entry door was slamming shut and caught my daughter's finger, leaving us in the ER for one of our vacation nights.

Tommy Bahama The check-in information was unclear. I had to call the rental company multiple time in order to get the needed information/answer questions. The company was quick to answer and I appreciated that. Overall the place was decent. However the second king bed was actually two twins pushed together. The ceiling was in the process of being renovated (I think?) which was a little disappointing. Those were the two major complaints. We had easy access to the beach, parking was never an issue, the building was quiet. There is a shower to hose off your beach supplies before entering the building. There was plenty of restaurants within walking distance and a grocery store close by. Overall, we enjoyed our stay. R & R thats not too far, from anything!! We had the best stay with "Tommy Bahama" Very close to everything we needed. Enjoyed or evenings on the veranda, listening to the surf, a cool breeze blew every night. Often fell asleep out there.<br/>We knew this was an older condo, and it was very clean. My wife said that, so you know it's clean!<br/>Our boyz enjoyed the beach and the golf course just minutes away. And my wife enjoyed the close shopping.<br/>Everything we needed was on hand, even beach towels & chairs. That was a plus! We look forward to coming back again for a longer stretch. Cocoa Beach 8/25/17-8/31/17-Location has easy access to restaurants & shopping within walking distance, but we can imagine how busy/noisy the area is during peak season. Property is old but well maintained, condo needs some aesthetic updates, foam over the mattresses, towels thin, décor needs a facelift, ceilings obviously under repair during our visit but we were still charged full price, condo needs a small vacuum or a large brush & dustpan, hard to keep the sand out with a small hand brush, dryer vents all of the lint into the hallway right above the condo front door which is in an enclosed area so it looks like its snowing every day...Was relaxing to be at the beach but will definitely look for a better place to stay next time. Very clean but definitely worn & torn & below average based on our other (many) "Home Away" rental experiences. Would recommend this property if it had a facelift or two.

Great location - BUT mold in the shower, bedroom very dusty, blender and toaster did not work, no pot holders, no cutting board, plexiglass ceiling tile fell on Sunday morning and it still was not replaced by the time we left the next Saturday, only two wine glasses, no paper towels, contract said there should be enough supplies for two people for the length of our stay--WRONG! Manager(s) did not return phone calls promptly.

Great location This rental is in a really great location. We were able to walk almost everywhere. Wonderful view of the sunrise and the beach. Loved how the first floor was built up so that we could see over the dune. On the whole, the condo is very spacious and nicely furnished. It's great to have garage parking to keep the salt off the car. I felt the kitchen was a little sparsely furnished as far as cookware, but we managed to do all the cooking we wanted to do. Would definitely consider returning to this rental.

whatta place! <br/>That pic does show the view from the L.R. & 1 of the bedrooms. Great for sunrise photos & hanging out.The outside parking is easy + you have a dedicated spot in the garage with an elevator from the gar (perfect for packing & unpacking (supermarket cart in the basement too so I carried nothing). The unit is beautiful & well cared for. W&D in unit- brilliant. miss the beds! Located in the most "happening" part of C.B. very good restaurants, coffee shops, & my favorite ladies shop & shell shop right here but building is very quiet. lifeguards at this location of beach. not crazy abt pool location at front of building- best pool is at cocoa beach towers, but this location is best. b4 I forget, I have been using Cocoa Beach Best for quite a number of rentals- they are the most responsive of any agency to HELP you find the perfect place for you, and if there is any problem, they take care of it, fast.<br/>

Boardwalk Condo Rental The condo is pretty, clean, and had everything we needed to stay and enjoy on the beach. It is close to Disney, shopping, and food. The beach access is great. We also liked the added security feature to access the building. The only issue we incurred was the condo door keypad started sticking and we were locked out. The management team was quick to respond and had us taken care of! This was our third stay in this condo and will continue to stay when we visit Cocoa Beach! Labor Day Weekend This condo is in a great location. The balcony overlooking the ocean was very inviting with nice patio furniture. The condo was tastefully decorated with a nice color scheme. There were some problems--an opening in the wall in the living room had exposed pipes, and wallpaper in the guest bathroom was torn. The description of the condo said there were new memory foam pads on the beds, but the pads were very thin and didn't make up for the condition of the mattresses. If there were newer mattresses or thicker memory foam, I would give this condo a perfect score. We enjoyed our stay very much and would recommend it to our friends. We hope to be able to come again.

Great location and surfing When we drove up to the condo, we were a little taken back by the looks of the place. The pool was in the front of the building right off the street, which was a little odd. I knew right then and there we would not be using the pool because we love the beach and would love to view the ocean from poolside. Our rental was clean and nicely decorated, but dated. There were ants on the kitchen counters and bathroom counters, but when I called the property management company, they came right out and resolved the problem. Also, the air conditioner was broken the four days we were there even though the condo handyman was there each day trying to fix it. We loved the view from our balcony though....right on the beach. My 2 kids love to surf, so we walked to a local board rental shop and they surfed everyday right outside our condo. That was the beauty of this place. We are beach people and that is where we spent our time. I only wished we could have had workable beach chairs instead of sitting on a towel on the beach. The two beach chairs that were stored on the balcony were broken. Lastly, the owners need to leave directions as to how to use the TV. The manager had to to come over and try to figure out the TVs also. There were 3 remotes with one that turned it on, one was for the volume, and one was for the channels. How are guests supposed to figure that out? The place was very quiet which was kids running around. If we ever return to Cocoa Beach again, we would stay here because of the beauty of the beach outside our door. We did rent a car which I would recommend to drive to Ron Jon's and the grocery store and other restaurants.

Cocoa Beach Summer 2015 We really enjoyed our stay at the condo on Cocoa Beach this last week. Direct access to the beach, nice pool and lots if food options nearby made our week perfect. There was just enough room for our family of 6 to sleep. The condo was ideal and the kids loved being there. We spent half the week in Orlando at theme parks. Good time at Cocoa Beach!! Our experience was good and overall the condo was good as well. The location was very near the public beach and Cocoa Beach village area with easy access to the beach, shops and restaurants making for a lively area. If you prefer a more quiet area (though it was not a loud and rowdy area) this would not be the spot for you. We liked the convenience to nearby grocery stores too. The condo building itself was well-kept and clean.

Definately would not stay here again! Old and outdated! The condo is old and out dated. It was not cleaned well and had a smell in it. The 2nd bathroom vents full of dust/dirt, couldn't even make myself check master bath. In the living area of condo clumps of dust everywhere on floor. The departure "to do" list was a little over the top as far as having all of your towels washed and folded and put away..Isn't that what cleaning people do? A HUGE concern was it had a NON FUNCTIONING deadbolt, you couldn't even lock it.

Quiet , Small Complex! The complex itself is very small in comparison to most high rise condo buildings. It is located on a divided one way street. We enjoyed the quiet location and the closeness of the beach. The site and sound of the ocean was relaxing. The unit itself was cleaner than a lot of your name brand hotels. Although it was dated as far as construction goes, this unit was immaculate . Having a leather couch was nice, in most rentals the couch cushions are so worn u sink to the bottom. I have no complaints ....only one suggestion.....I would recommend the master bedroom mattress be replaced as well as the mattress cover and sheets. Other wise, very happy with unit and will recommend to friends and family.

It pretty much had everything we needed, the only complaint I would have is that the ad stated 3 tv with cable and DVDs but the 2nd bedroom had no cable so that disappointed my daughter. Also having one key for pool or beach gate is kind of a pain when part of family want to go to pool and other half want to go to beach plus you need the key to get out of pool but Overall really liked the complex. Very nice place. Stayed a week at this location and would spend the rest of my life there! Excellent views. King bed in master needs better support and there are some minor cosmetic type issues throughout but nothing that would ever stop us from staying again. Very close to two nightclubs so noise is louder Thurs-Sat nights, but it never bothered us. Overall, spacious, clean, well furnished with excellent amenities and a near perfect location!

Cocoa Beach Rental It was obvious that this was a business rental only. The location was right on the beach but we didn't realize that it was right next door to a very popular beach Tiki bar which means crowds of people on your door step - not a quiet beach rental. The overall condition of the unit was shabby - the sliding glass doors were very difficult to open and close due to all the dirt and debris in the runners. Cabinets in the kitchen and baths were literally falling apart - pieces of the cheap veneer trim were missing. Three of the four chairs on the outside patio were broken. We reported this to the management company as soon as we could - Sunday morning - and they were replaced by Monday afternoon but by this time we only had two more days left. Location was fine, right on the beach but having only one key (for 4 adults) for both the beach and the pool was inconvenient. Minimally there should be at least two keys so that parties can do their own thing. The part time grounds manager, Rodney was terrific. There is a fantastic Thai restaurant up the road, wish we had discovered it earlier.

We had an OK experience...could have been great if the "little things" had been done to the unit...adequate paper products/kleenex/toilet tissue/paper towels...numerous maintenance issues/main slider wouldn't roll/light in bedroom had no switch/plug on balcony missing housing... here me on this: it is the landowners job to identify and maintain,not the customer...the old "you should have said something" is a cop-out...folks pay good money for these units...maintain them!

Noisy Location The unit it self was nice and right on the beach. However the location is in downtown Cocoa Beach. It is on a busy section of the beach right beside 2 bars that play music. Very noisy at night. There are people drinking and the beach and being rowdy, not family friendly.

A Healing Time My husband of forty years passed away in July from ALS. We used a one time benefit allowance to pay for our family(seven members) to spend Thanksgiving with his only sister. My husband loved the ocean and our rental was a perfect healing place for each of us. Thank you.

Vacation 2014 We really enjoyed our stay in this condo. It is decorated beautifully and well stocked. It had everything we needed. The condo was spotless when we arrived. The view and location(first floor) were perfect for us. The only suggestion we would make would be a 2nd key for the beach access. Only having one key made it inconvenient since we had a toddler in our group. We really appreciated the underground parking.

I could sit on that balcony all day! I was very pleasantly surprised. The view from the balcony was amazing, I felt like I was on the beach. Gorgeous sunrises that you can watch from bed. The condo was spacious with comfortable furnishings and lots of nice extras like plenty of beach towels, umbrella, chairs, even coolers. Lots of great restaurants within a few blocks! I would definitely stay there again. <br/>Truly nique things to do here:<br/>Check the launch schedule from NASA. Is is supposed to be a great view from the balcony or beach. <br/>My son and I took surfing lessons from School of Surf. Todd is wonderful and we both got up and had lots of good runs. Not bad for a mom pushing 50:-) you won't regret trying it! And school of surf is right around the corner near a great ice cream shop. <br/>Dinner on the pier was so cool. Get a table on the right side because you sit right above the water and watch the surfers. There was an amazing kite surfer, i like dinner and a show?<br/>Some cautions... <br/>We were there, with our teenage kids, during Spring break. Sunday was crazy on the beach with a ridiculously loud band playing at the bar and college kids playing beer pong and other drinking games right on the beach. Luckily this only lasted one day and otherwise it was wonderful. <br/>Also the gate to the beach requires a key to get both on and off the beach. Having only one key made coordinating 4 people tricky and we often ended up walking around the building and down the street to get to the beach. <br/>

From unpainted, unfinished walls to dirty floors... I wouldn't recommend this place to anyone! The toilet paper roll was held in with nails that fell out and my husband had a nail go into his foot! They don't supply a broom or vacuum and there was sand everywhere when we arrived! The second bedroom is listed as a "king" but it's really just 2 twins pushed together! There is no where to put your luggage or unpack your clothes! The tv was so small and had no cable... they provided a DVD player but no dvds! Overall, bad condo and we would never return! The Atrium is filthy and smells terrible!!

8/25/17-8/31/17-Location has easy access to restaurants & shopping within walking distance, but we can imagine how busy/noisy the area is during peak season. Property is old but well maintained, condo needs some aesthetic updates, foam over the mattresses, towels thin, décor needs a facelift, ceilings obviously under repair during our visit but we were still charged full price, condo needs a small vacuum or a large brush & dustpan, hard to keep the sand out with a small hand brush, dryer vents all of the lint into the hallway right above the condo front door which is in an enclosed area so it looks like its snowing every day...Was relaxing to be at the beach but will definitely look for a better place to stay next time. Very clean but definitely worn & torn & below average based on our other (many) "Home Away" rental experiences. Would recommend this property if it had a facelift or two.

Vacation was a success. House location was very nice. The leak in the bathroom was very nasty and uncomfortable for my family. The ceiling had cracks in the paint. Thanks for the garage but spaces are too small. I will come back again. Im sure you all will update the conditions for the amount of money.

WOW!!! My family of five have stayed at several rentals for our vacations. This by far was my favorite condo. Great location to restaurants, local shops and the beach. Loved being able to watch the beautiful sunrise from our private balcony. The kitchen was well stocked with plates, pots, utensils and serving platters. I loved the fact that some of the cabinets were left empty to stow away our groceries for the week. Plenty of linens for my entire family. The cleaning crew left us towel sculptures on our bed and bathrooms when we checked into the condo. My entire family was able to surf right outside of our location. With a family of five we felt that the condo was very spacious. I would give this condo five stars if it was not for the key for the beach gate. I understand the need for a locked gate on such a crowded beach but it was such an inconvenience for my family. We had the best stay with "Tommy Bahama" Very close to everything we needed. Enjoyed or evenings on the veranda, listening to the surf, a cool breeze blew every night. Often fell asleep out there.<br/>We knew this was an older condo, and it was very clean. My wife said that, so you know it's clean!<br/>Our boyz enjoyed the beach and the golf course just minutes away. And my wife enjoyed the close shopping.<br/>Everything we needed was on hand, even beach towels & chairs. That was a plus! We look forward to coming back again for a longer stretch.

The check-in information was unclear. I had to call the rental company multiple time in order to get the needed information/answer questions. The company was quick to answer and I appreciated that. Overall the place was decent. However the second king bed was actually two twins pushed together. The ceiling was in the process of being renovated (I think?) which was a little disappointing. Those were the two major complaints. We had easy access to the beach, parking was never an issue, the building was quiet. There is a shower to hose off your beach supplies before entering the building. There was plenty of restaurants within walking distance and a grocery store close by. Overall, we enjoyed our stay.

The property was very nice, but it was under construction during our stay, and we weren't made aware of that prior to our stay. The ceiling was being scraped (popcorn texture removed), and it was all unfinished. We also found small holes in the walls and stains on the bed sheets. Finally, the entry door was slamming shut and caught my daughter's finger, leaving us in the ER for one of our vacation nights.

I have been doing business with Cocoa Beach Best for theveryone past 8 or 9 years as we travel down every year for the Daytona 500. We normally have a 5 star experience with our rental, but I gotta say, this particular property had several faults. Although the location was great (we prefer closer to the pier though), the unit was so-so. There were damages easily visible or shoddily fixed. The screen on the balcony (the only screen in the whole unit, compromising a nice fresh ocean air flow, was bent and could not be moved or used. And the kitchen amenities were miniscule which was sad for us, being that my wife is a chef and loves to cook. I'm not blaming the rental company and I hope to do business next year with better results. But the owner or maintenance people in that particular building need to take more responsibility for the money they are earning from renters.

property description was accurate. When it rained water came in the enclosed porch roof leaking along west side of building under glass. In 2nd bedroom faucet in bathroom was so hard to turn off and on that it took 2 hands to operate. Ants were crawling on top of kitchen cabinet. Three light bulbs were out which we replaced. Bedroom had one table lamp and was very dim then. Could not see to read. Lock on patio door was broke and had to use the stick to hold door shut. Broken chair on patio. The manager was very helpful. I would not recommend this to a friend or relative. Enjoyed the area and restaurants.

Loved the condo, perfect view and location, walking distance to bars and places to eat. The master bedroom had access to the balcony, which we loved , made it possible to sleep and hear the ocean. Two small issues, our garage door opener did not work, and a small infestation of ants, other than that we had a great time, and recommend this condo.

The place was as expected in the pictures. Right on the beach and easy parking. Lots of towels and beach equipment. I would have liked to see more paper products (toilet paper and paper towels). We had to buy them. We didn't realize there was more beach equipment in the garage until the last day., and the pool wasn't heated as we thought it was so we were unable to use. Overall very nice and quiet.

Hurricane Matthew ruined most of my time but the unit was absolutely beautiful. I was supposed to check in on Saturday but because of the hurricane could not get in until Sunday they offered me two extra days although I could not use them. The only problem is there is no cable in 2nd bedroom, rather inconvenient and the sliding glass door to balcony needs replaced it is extremely difficult to slide. And the furniture is kind of dated. If they would fix the door I would go back!

We had an OK experience...could have been great if the "little things" had been done to the unit...adequate paper products/kleenex/toilet tissue/paper towels...numerous maintenance issues/main slider wouldn't roll/light in bedroom had no switch/plug on balcony missing housing... here me on this: it is the landowners job to identify and maintain,not the customer...the old "you should have said something" is a cop-out...folks pay good money for these units...maintain them!

It was obvious that this was a business rental only. The location was right on the beach but we didn't realize that it was right next door to a very popular beach Tiki bar which means crowds of people on your door step - not a quiet beach rental. The overall condition of the unit was shabby - the sliding glass doors were very difficult to open and close due to all the dirt and debris in the runners. Cabinets in the kitchen and baths were literally falling apart - pieces of the cheap veneer trim were missing. Three of the four chairs on the outside patio were broken. We reported this to the management company as soon as we could - Sunday morning - and they were replaced by Monday afternoon but by this time we only had two more days left. Location was fine, right on the beach but having only one key (for 4 adults) for both the beach and the pool was inconvenient. Stayed a week at this location and would spend the rest of my life there! Excellent views. King bed in master needs better support and there are some minor cosmetic type issues throughout but nothing that would ever stop us from staying again. Very close to two nightclubs so noise is louder Thurs-Sat nights, but it never bothered us. Overall, spacious, clean, well furnished with excellent amenities and a near perfect location!

We really loved the condo. It pretty much had everything we needed, the only complaint I would have is that the ad stated 3 tv with cable and DVDs but the 2nd bedroom had no cable so that disappointed my daughter. Also having one key for pool or beach gate is kind of a pain when part of family want to go to pool and other half want to go to beach plus you need the key to get out of pool but Overall really liked the complex. There was just enough room for our family of 6 to sleep. The condo was ideal and the kids loved being there. We spent half the week in Orlando at theme parks. The complex itself is very small in comparison to most high rise condo buildings. It is located on a divided one way street. We enjoyed the quiet location and the closeness of the beach. The site and sound of the ocean was relaxing. The unit itself was cleaner than a lot of your name brand hotels. Although it was dated as far as construction goes, this unit was immaculate . Having a leather couch was nice, in most rentals the couch cushions are so worn u sink to the bottom. I have no complaints ....only one suggestion.....I would recommend the master bedroom mattress be replaced as well as the mattress cover and sheets. Other wise, very happy with unit and will recommend to friends and family.

The condo is old and out dated. It was not cleaned well and had a smell in it. The 2nd bathroom vents full of dust/dirt, couldn't even make myself check master bath. In the living area of condo clumps of dust everywhere on floor. The departure "to do" list was a little over the top as far as having all of your towels washed and folded and put away..Isn't that what cleaning people do? A HUGE concern was it had a NON FUNCTIONING deadbolt, you couldn't even lock it.

This rental is in a really great location. We were able to walk almost everywhere. Wonderful view of the sunrise and the beach. Loved how the first floor was built up so that we could see over the dune. On the whole, the condo is very spacious and nicely furnished. It's great to have garage parking to keep the salt off the car. I felt the kitchen was a little sparsely furnished as far as cookware, but we managed to do all the cooking we wanted to do. Would definitely consider returning to this rental.

Our experience was good and overall the condo was good as well. The location was very near the public beach and Cocoa Beach village area with easy access to the beach, shops and restaurants making for a lively area. If you prefer a more quiet area (though it was not a loud and rowdy area) this would not be the spot for you. We liked the convenience to nearby grocery stores too. mold in the shower, bedroom very dusty, blender and toaster did not work, no pot holders, no cutting board, plexiglass ceiling tile fell on Sunday morning and it still was not replaced by the time we left the next Saturday, only two wine glasses, no paper towels, contract said there should be enough supplies for two people for the length of our stay--WRONG! When we drove up to the condo, we were a little taken back by the looks of the place. The pool was in the front of the building right off the street, which was a little odd. I knew right then and there we would not be using the pool because we love the beach and would love to view the ocean from poolside. Our rental was clean and nicely decorated, but dated. There were ants on the kitchen counters and bathroom counters, but when I called the property management company, they came right out and resolved the problem. Also, the air conditioner was broken the four days we were there even though the condo handyman was there each day trying to fix it. We loved the view from our balcony though....right on the beach. My 2 kids love to surf, so we walked to a local board rental shop and they surfed everyday right outside our condo. That was the beauty of this place. We are beach people and that is where we spent our time. I only wished we could have had workable beach chairs instead of sitting on a towel on the beach.

The condo is pretty, clean, and had everything we needed to stay and enjoy on the beach. It is close to Disney, shopping, and food. The beach access is great. We also liked the added security feature to access the building. The only issue we incurred was the condo door keypad started sticking and we were locked out. The management team was quick to respond and had us taken care of! This was our third stay in this condo and will continue to stay when we visit Cocoa Beach!

This condo is in a great location. The balcony overlooking the ocean was very inviting with nice patio furniture. The condo was tastefully decorated with a nice color scheme. There were some problems--an opening in the wall in the living room had exposed pipes, and wallpaper in the guest bathroom was torn. The description of the condo said there were new memory foam pads on the beds, but the pads were very thin and didn't make up for the condition of the mattresses. If there were newer mattresses or thicker memory foam, I would give this condo a perfect score. We enjoyed our stay very much and would recommend it to our friends. We hope to be able to come again.

Located in the most "happening" part of C.B. very good restaurants, coffee shops, & my favorite ladies shop & shell shop right here but building is very quiet. lifeguards at this location of beach. not crazy abt pool location at front of building- best pool is at cocoa beach towers, but this location is best. b4 I forget, I have been using Cocoa Beach Best for quite a number of rentals- they are the most responsive of any agency to HELP you find the perfect place for you, and if there is any problem, they take care of it, fast.<br/>
