Terms & Use - Rental Contract

This vacation rental contract is a legal agreement between The Property Manager (also referred to as “Landlord”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted. The Property Manager will notify the Renters by email when their reservation is accepted. The Property Manager reserves the right to refuse service to anyone.


Rental Agreement:

We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:

1) PAYMENT DUE: All rental monies are due sixty (60) days prior to arrival with a down payment of 30% or 1/3 the rental amount due upon reservation acceptance.

In order to book and hold your reservation, we must receive the 50% deposit and signed rental contract. If less than sixty days to reservation, the deposit of 100% of the rental total is due on acceptance of this contract by owner. The guest authorizes the Property Manager to process the credit/debit card provided at the time of booking for charges included in the reservation.

2) CANCELATION: 30 DAYS or LESS before check-in, Renters will forfeit the total rental. The total rental includes all charges on the paid-in-full invoice. Renter may mitigate this loss by purchasing optional Travel Insurance Policy at the following web link below:

CANCELLATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a cancellation processing fee of $300 or 6.5% of the reservation. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE.

Bookings for Monthly or Seasonal Stays of twenty-two (22) or more days: are required to give a minimum of 90 day notice for cancellation with refund. CANCELLATION 91 DAYS or MORE before Monthly or Seasonal check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a cancellation processing fee of $300.00 or 6.5% of the reservation. Cancellations LESS than 90 days will be offered full credit and an opportunity to rebook the reservation for another time OR receive half refund.

3) HURRICANES & TROPICAL STORMS: There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).

4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". The cleaning staff will have cleaned it before occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When Guests arrive, if the house has not been cleaned to normal standards, please notify the Owner's Representative immediately. The Property Manager will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Maintenance issues created due to circumstances beyond the Owner or Owner Representative's control, such as water leaks, plumbing or electrical issues, air conditioning or major repair items may necessitate moving the reservation to another property. Owner's Representative, The Property Manager reserves the right to move any reservation booking to an alternate unit when issues arise limiting the use of the property rented. Under no circumstances will any of the rental money be refunded or returned because of the condition of the property, when alternate accommodations are provided or repairs have been begun. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Please Note: Florida is a tropical state where insects such as ants and the like are inevitable and not cause for complaint. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

5) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner/Manager shall have the option, upon written notice or as the Law may hereinafter provide, Manager may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner/Manager harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the Florida Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner/Manager is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby.

6) CLEANING & REPAIRS: All condo units have been cleaned, sanitized, linens changed and provided “check-in ready” condition. The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. Renters are only responsible for cleaning the fireplace (if applicable) and BBQ grill (if applicable- if you use them). You are responsible for disposing of all debris, rubbish and discards by placing in plastic bags and transporting to the large trashcans by the curb or in the designated dumpsters, trash chute and recycling area. Soiled dishes and cooking utensils must be placed in the dishwasher and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds (except sleeper sofa or air mattress) to be made for Guests arrival as part of the linen and cleaning service. The Property Manager asks Guest to strip sheets and pillow cases from used beds. (Any unused beds may be left as found.) Leave used beds unmade with comforter in a heap on top of the bed. Guest is asked to launder used towels & washclothes throughout your stay to avoid mold/mildew growth. Failure to clean used BBQ grill or remove all garbage/trash will result in at least $50 fee charged to your credit card for items left dirty. Additional hauling fee may be assessed for garbage collection.

The home is provided with a starter set (limited supply) of toilet paper, bar or dish soap, laundry or dishwasher detergent and trash bags. The Property Manager does not guarantee that these extra items will always be available. Guests with a party of more than two people are strongly urged to be prepared to provide their own paper goods, paper towels, personal toiletries & laundry detergent, etc.
PLEASE NOTE: The cleaning fee collected at reservation does not include the following items; dishes, cooking utensils,or BBQ's. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep home, furniture and furnishings in good order, to keep walkways, patios swept and free of debris. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. A minimum $50 fee will be assessed for breaching this agreement. Guest is responsible for cost of replacement, rearrangement or any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach with the exception of those items specifically mentioned in paragraph 7.

7) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.

8) USE OF EXTRAS: The Property Manager may furnish a standard number of beach towels according to occupancy, a minimum of two beach chairs and one small cooler. If renters use any of these beach accessory items, they are required to wash, dry and return them to their prior location. Please launder used towels throughout your stay to avoid mold/mildew growth. There is a $50 cleaning fee for failure to clean these items after use.

9) ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using any amenity feature or equipment including but not limited to; the ocean, pool, pool toys, umbrellas, chairs, bicycles, surf boards, boogie boards, flotation devices, pack-n-play, highchair, stroller, sleeper sofa, air bed, roll-away bed, furniture, cookware, utensils, knives, kitchenware, small appliances, BBQ grills, charcoal, lighters, cleaning supplies, hairspray and any items left by owners or prior renters, do so at the RENTER’S OWN RISK and neither the owner nor the Property Manager assume any responsibility for accident or injury. No one should swim alone. Renters will hold the Owners & Property Manager harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.

10) CHILD PROOFING and ADA Ratings: Guest understands that no special efforts have been made to “childproof” this rental property, and accept the risk of harm to any adult, children or pet contractually allowed on the property. These risks are not limited to, but include access or misuse of the pool, ocean, streets, driveway, parking lot, stairways, elevators, balcony, railings, gates, windows, electrical sockets, small appliances, cleaning supplies, house plants, BBQ grill, and drip pans, located inside, outside or around the home. Furniture and appliances have not been fastened to the walls to prevent tipping when climbed upon. The Property Manager units may be wheelchair accessible or friendly. However, units are not ADA compliant.

11) FURNITURE: All furniture must be returned to its original location upon Guest's departure or an additional $50 will be charged. Assessment of damages, if noted upon property management checkout inspection, will be itemized in email and charged to guest credit card.

12) MISSING ITEMS: Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Property Manager of any missing items. The Renter will notify the Property Manager in the event that items were accidentally broken and will not be charged if the report is made promptly to prevent guest interruption. Upon departure, the Property Manager will notify the Guest if items were inadvertently taken and provide guests the opportunity to return or replace the missing items at cost.

13) USE OF SECURITY CAMERAS: Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

14) PERSONAL PROPERTY: The Property Manager is NOT responsible for items left behind in the condo after check out! Guest understands that any personal property of and used by Guest is not insured by the Property Manager and the Property Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out. The Property Manager will make every effort to return lost items to the Guest upon request for a fee of postage and $10 handling charge.

15) KEYS: Most condo units are equipped with keyless entry pads. Lost parking pass replacement is $25.00. Lost pool/door keys will incur replacement costs of $65.00. Lost Garage Door Opener, if applicable, is $95.00. We ask that these items be returned to our office promptly, if taken by accident and we will refund the charge.
16) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency. Weather is not within the Owner’s or property manager’s control and as such, not a cause for complaint or refund.

17) NO PARTIES: This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions, funeral/wake, or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties, kid birthday/pool parties, wedding or funeral receptions and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. IF in the event this occurs, the Renter will be in breach of contract and asked to leave immediately without refund or monetary compensation.

18) NON-SMOKING: This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of cleanup is expensive and Renter is Liable for the deep cleaning Costs incurred. The cost for Smoke Remediation is $500.

19) PET POLICY: The Property Manager has a standard $250 Pet Fee (per pet) for our Pet Friendly Properties with proper authorization. Certain duty of care is expected for Guests with Pets. Please complete a Pet Authorization Addendum, if applicable. Regardless of Pet Friendly Property designation or not: If a Renter or his/her Guest brings a pet(s) without completing the Pet authorization process, this rental agreement will be forfeited, terminated and deposits will be retained in addition to a deep cleaning fee of $350 will be charged.

20) MAXIMUM OCCUPANCY: Maximum Occupancy is not to exceed Individual Property Standards as required by Fire Marshall per property. Please see our website Property Description for maximum occupancy allotment.

21) ADDITIONAL SLEEPING ACCOMMODATIONS: For an additional fee, the Property Manager Concierge offers portable sleeping accommodations for rent at our Local Office location. Pack and plays, airbeds, sleeper sofas and ottomans must be stripped of linens and returned to their original condition before departure. Failure to do so may amount in a charge of $50.

22) SWIMMING POOL USE: City of Cocoa Beach and Town of Cape Canaveral both have local noise ordinances in place to prevent loud man-made noises from disturbing other local residences. Therefore, guests are expected to comply with ALL posted regulations and condominium association rules for the duration of their stay. Pool use should be limited after 10:00pm for noise control. Use of water resistant suntan lotion is recommended. Suntan OILS are prohibited in and around the pool.

23) ELEVATOR USE: Renters provided access accept full responsibility and liability for any injuries incurred as a result of improper operation or supervision of children and adults. The Property Manager does not refund Guests for any malfunction or disrepair of elevators where applicable.

24) PARKING: Parking is limited. Where applicable, one parking pass is included in the rental. Additional parking passes are available for a fee and must be requested and picked up at the Property Manager office location. Vehicles are to be parked in designated parking areas only (driveways & carports). Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Additional parking passes where applicable are available for an additional fee.

25) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner/Property Manager.

26) CHECK-IN & CHECKOUT: Check-in is at 5:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly. Cleaning crews have a very short time window to prepare the unit for new guests.

27) CHECK-OUT PROCEDURES: Renters are responsible to complete the check-out procedures in the provided guest package that includes a check out list and to insure that the property is left locked. Most of our Properties have electronic door codes. If, main entry keys are provided, please place those keys back in the lock box per the instruction. If in the case of electronic door code, please make certain the door is locked and shut upon departure and the home is left locked including windows and sliders with curtains or blinds closed. Return pool keys and garage door openers, where applicable, to the entry table as instructed.

28) HOLDING OVER: Because of the nature of the Property Manager business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize the Property Manager business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force the Property Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, the Property Manager may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle the Property Manager to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage. In addition, we will charge $100.00 per hour past 10:30 a.m. on the day of check out.

29) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of Florida landlord/tenant Law.

30) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including fraud, default, non- payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.

31) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner and the Property Manager for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.

32) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.

33) FORUM SELECTION, JURISDICTION, LAW AND VENUE:
The parties agree to the exclusive jurisdiction and venue of the District Court of the State of Florida for Brevard County and/or Municipal court for the city of Cocoa Beach/Cape Canaveral for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the county of Brevard. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of Florida only, irrespective of the state of residency of Guest.

Disclaimer:
Renters understand that the neither the Property Manager nor the Homeowners are responsible for any personal injury or reimbursement caused by bike, boogie board or surf board injury or slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, air conditioners, accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.

Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.

This agreement and disclaimer applies to Renters and all guests in the Renters’ party.

Even better than expected We spent 5 days and 4 nights at the condo. Rooms were cleaned and well furnished. Great spot on the beach with restaurants and bars very close. Cozy Condo Right on the Beach Overall, it was a pleasant experience. The property description was as described in the advertisement, but the location was not. It is located near some shops, but not within walking distances. There's a few restaurants/bars right next to the property, which entertains with live bands until 2 AM in the mornings. Sucks if you are an early sleeper or trying to get an afternoon snooze. The condo itself was spacious. The towels had to be re-washed, but overall the condo was worth it! Great communication from property management company.

Fantastic! First, my only disclaimer is that if your looking for a quiet, down beat getaway spot, this is not it. It is right on top of and next to Cocoa Beach’s hot spots. There is music all the time and long into the night. Which is why we LOVED IT! The balcony is situated overlooking the ocean. Perfect! The place is spacious, neat, clean and homey. The full functioning kitchen was pure bonus. We have already booked this place again for next year. Loved everything about it. Also, washer and dryer was great. 2 bedroom unit with indoor parking on the beach 5tg floor unit overlooking the beach with extra large terrace facing the ocean is a bright, airy well kept place! The terrace is as wide as the living room and the master bedroom which is next to it. There are 6 chairs and 2 small tables in the terrace and tons of room! The master bedroom is very well decorated and very large with a private bath-shower, no tub. HUGE walk in closet...practically a changing roil 2nd bedroom sleeps 4: it has a closet, 2 twin beds and a twin high riser. The living room/dining room combo is more than 20’ Long. The couch has a pull out bed. There are plenty of chairs & seating as there is an additional shelf in the dining room with stools facing the opening to the kitchen. The kitchen is fully equipped with a dishwasher & detergent, refrigerator, stove, microwave, blender, toaster, Keurig, washer, enough kitchen towels, a sponge and dishwashing liquid. There’s plenty of towels for both bathrooms in the linen closet located inside the master bath. The unit has central air and there are fans in each room. The parking garage is under the building and has an elevator. There are carts available fir you to put your shopping into so that you can easily bring everything up to the unit in one trip without carrying a single thing!!! It’s also great to get into a cool car. This unit is next to Coconuts on the Beach which has live music nightly. It’s great to sit on the terrace and enjoy if you do not want to go out. You cannot hear the music from inside if you shut the doors! There are turtle nesting grounds on the beach. This is a great place to enjoy a vacation with adults or family. Great Location! The location was perfect! The view was amazing from the 5th floor, one day we got to see dolphins! The only thing missing from the condo was a cooler to take down to the beach, we purchased a Styrofoam one and left it in the garage area for the next guests. Our two weeks in BW505 We kept a list ongoing while we were there as so many small items just seem to be neglected.<br/>1. Broiler element did not work- hard to "grill" the fish we bought.<br/>2. Only 1/2 of the kitchen ceiling lights worked on any given night. Sometimes they were on and others we were in nearly the dark.<br/>3. The stove top light on the MW is burned out. <br/>4. Basin drain in 2nd bath super slow.<br/>5. Something wrong with dryer vent as it blows hot steamy linty air into the condo.<br/>6. Twin bed mattresses "worn out"<br/>7.Light in balcony burned out.<br/>8. No drawers in 2nd bedroom and only 4 hangars. We purchased some.<br/>9. Kitchen faucet leaks<br/>10. Curtain rod in living room kept separating.<br/>11.Micro Ants. The traps are probably worn out<br/>12. Upon arrival, the cleaning gal had just washed the floors but they were slimmy.<br/>13. No vacuum or mop in unit. Needed!<br/>We did like the location in Downtown Cocoa Beach. So many excellent restaurants and neat little shops in walking distance. Did not enjoy the super loud bands Thurs-Fri in the Master bedroom!! Hope we can come back to Cocoa Beach again and be back closer to the Pier. <br/>

Cocoa Beach condo We picked this location based on price and location. We stayed here in April. The condo was very clean and was right on the beach with amazing beach and ocean views! We wanted to be close to the action and this was perfect! I do have a few suggestions. The foam topper on the master bed is strange though It slept good but was definitely an after thought. The kitchen is dated with a bit of a dated smell but everything worked good, maybe just hadn’t been used in a while. We had a couple of really good sunny days and a couple of windy days. The heavy winds caused the gutter above the deck to rattle. This was pretty annoying through the night but I’m sure can easily be fixed and wouldn’t stop me from staying again. It would also be nice to have a second beach gate/garage access key. Coconuts is a fun place that is right next door as well as another bar literally right next to the condo accessed around the corner. We loved all of the downtown food and shopping! The kids loved the Little Z’s pizza shop next door while the wife and I had an adult evening very close and ended the night at Heidi’s Jazz and wine bar. In my mind a must visit! Would definitely recommend and stay again.

cocoa beach Overall this was a very nice condo with fantastic views. If there are any complaints whatsoever it was that we did not received the second parking pass for the other couple with us. We were told you don't need one but we were very nervous with all of the towing signs in the parking lot.

Amazong! My husband and I rented this condo for a week with our 3 boys (16,16,7) the condo was everything we were expecting and more! We were so pleased with our stay and the condo was stocked with everything that we needed! Including beach chairs, sand toys, boogie boards! The view was amazing and in the evening had such a good breeze! Also located right below to the right is coconuts on the beach which had live entertainment nightly that we could enjoy from the balcony! We enjoyed our stay and can't wait to book this same condo next year! Our first time to cocoa beach, we usually visit the gulf and stay in Destin but we fell in love with cocoa beach! So laid back! Seems like an authentic little beach town not like a resort town concerned with status and loaded with pretensious people!I feel like we have discovered Florida's best kept secret on the space coast! <br/>The only thing we missed was a toaster! There is a blender, keurig ect. Just missing a toaster in our opinion!

What a view!!! The condo is well located on the beach, close to shopping and restaurants. Everything you need is located at the condo including beach chairs, boogie boards, umbrellas and towels. I have absolutely nothing negative to say. Best vacation experience at a reasonable price. Definitely would book it again.

A Stunning View The location of this condo is perfect for walking to restaurants, ice crean,bike rental and the beach is right out your door. The balcony is large to accommodate 6-8 people and the view is stunning. The condo is spacious but the living room sofa, chair and master bed mattress is in dire need of replacement. We stayed 6 weeks and did not spend a lot of time in the condo but when we did the sofa and bed were uncomfortable. There were some other minor items like hair dryer did not work, the metal broom was cut in half so it was very sharp and unusable, and the down comforter had a hole in it so using it meant feathers all over. We had guests but no parking passes but it worked out. We booked the unit for 6 weeks so having these improvements would have made our stay more comfortable. The management was not responsive to our request for a few simple things.

Fantastic The view is amazing! The condo was fantastic for the most part, however there was one thing worth mentioning.. When we arrived the elevators were down which typically isn't a big deal considering we are pretty young and capable of climbing stairs; but it wasn't exactly a fun time carrying all our luggage & groceries for the week up 5 flights of stairs. They did have the elevator fixed by the next morning so again no big deal. Other than that everything was perfect. Would absolutely without a second thought rent again! :)

Pretty but noisy on weekends Right next door to bar/restaurant Coconuts on the beach. My 20 month and I were “emergency relocated” to this rental on the day of our arrival to the condo I picked in Cape Canaveral . I did not get upset and gave benefit of the doubt until the live band started playing Thursday or Friday night. It’s a live band outside you can not rid yourself of the loudness in this unit, wish they had considered this since I was traveling alone with toddler. Very loud sleepless nights we’ll past midnight. Wrote email last night I laid awake still have yet to receive a call.

Wonderful Getaway! This home was perfect in every way. The view was gorgeous, the condo was immaculate, and we had plenty of room for our family of 6. We would definitely rent this again. I would mention that it is right next to Coconuts on the Beach, a local night club. So if you don't mind getting a free live band on the week end no problem. They quit around 11 so not really a big deal. <br/>

Very Nice Condo The condo is more spacious than I thought from the pictures, so that was a plus. The balcony view is great, just as stated and extends from the living room to the master bedroom. The beach is very close, an easy walk. Very clean - had a slight issue on arrival, as the cleaning people hadn't come yet, but it was due to the previous people not checking out in time. I read the reviews about the loud music, and it's true, but my husband actually enjoyed it. It comes from the live band at Coconuts on the Beach restaurant, and usually lasted from 8 pm - 11 pm during our Friday & Saturday night stay, but not on Sunday. It is an older unit, with slow elevators, like I read in one review, but it wasn't a big deal, since it wasn't crowded. I would definitely stay again.

Cocoa Beach 214 The condo was nice and roomy for a family vacation. The only negative thing I can say is that there should be 2 keys to the pool and beach area just as you would get two keys to a room in a motel. The ONE key was an issue if some wanted to be at the pool while others were at the beach.

ROCK MUSIC AND SURFING FESTIVAL AT THE BEACH The unit we rented from Cocoa Beach Best was immediately adjacent to the Beach Shack, a bar with amplified rock music every night. And, our first weekend coincided with a Spring Break surfing festival which featured an amplified rock group on the beach itself and a crowd of hundreds of young people. The noise level every night -- even with the sliders closed -- drowned out conversation or TV, and was too distracting even for reading.

Boardwalk Rental 505 We enjoyed our stay. Very clean and plenty of room. There were some issues upon arriving. The master bath toilet had no water pressure and the kitchen sink had a constant water leak. These were reported and fixed mid week thankfully. There were no screens on the patio doors or windows like the other units. We closed up most of the time. All in all, we loved the visit. Property management was attentive. Hoping to return again.

Has potential, but needs a little TLC Overall, the condo was comfortable, spacious, and relatively clean and those are the big things. But there were a lot of little things that could use improvement. We've rented beach condos many times, and this is the first time there weren't some starter items - paper towels, toilet paper, trashbags. Only the bare minimum was provided. The "beach chairs" provided were about 50 years old and rusted. The chairs on the deck in the photo were nowhere to be found. The railing on the deck (on the 5th floor) was unstable and literally seemed to be made of PVC pipe. We wouldn't let our 5-year-old go out there. There were no screens so we couldn't enjoy the ocean breeze as tiny, bitey bugs got inside. The Master bath towel rack was replaced by a nail and a flimsy hook which fell off every time you tried to hang a towel on it. The towels and washcloths all looked like they came from the back of someone's linen closet circa 1980. Invest in some quality, matching towels. The shower door had been replaced by a dowel-type rod. I couldn't find bed linens to fit the futon. The "spacious walk-in closet" consisted of about 5 comforters on wire racks, half of which had been pulled out of the wall. The closet in the smaller bedroom had no doors. All the clothes I put in the dresser drawers smelled like vinegar by the end of the week. What's up with that? The dining chairs were mismatched, but not in that shabby-chic I-did-this-on-purpose way . . . more like the I-found-these-2-chairs-at-a-roadside-yard-sale kinda way. The beach-front location is great, although we went north about a 1/2 mile to get our young kids away from the drunk 20-somethings hanging out outside Coconuts on the Beach. Like I said, it definitely has potential, but a little love would go a long way in making it feel like a nice vacation instead of a showcase for someone's leftovers.

Great location with great view Family reunion trip. We have stayed at Boardwalk condo for 2 years in different units and love the location. There are a couple of things that I have to point out that could greatly improve this unit: the trundle was very uncomfortable in the 2nd bedroom and there was no dresser and very few hangers so I had to use the master bedroom to store ALL of the clothes. There are very few hangers and the can opener was barely useable, also there was a TINY bar of soap in each bathroom. These things might sound minor but when you stay in a place for almost a week it matters. We loved the view and the Master bedroom was very comfortable (although once again) very few hangers. All in all we still had a great time and if these minor fixes are addressed then it would be even more preferable.

Excellent place to vacation! We were excited about our trip to cocoa beach ! When we got to the condo BW 505...we were not disappointed! Plenty of room and beds. A well equipped kitchen and the washer and dryer was an excellent bonus! The view was wonderful. The master bedroom with its on bathroom was a plus! Keeps the kids out! :-) only thing that was a SMALL problem was just having 1 key to the beach gate. You have to plan abead for that one, but being able to walk out to the beach, and having on outdoor shower when you came back was worth it! We will be back!!

BW505 - Downtown Cocoa Beach LIKES: Very Clean Condo, Kitchen well stocked with all dinnerware, glasses and cookware you will need. Appliances up-to-date. Very new washer/dryer in the unit. The downtown location... many good restaurants within walking distance..not chains but locally owned establishments. We really liked Pineapple Point.<br/>DISLIKES: No screens on the balcony doors...we opened anyway to get fresh air (was not overly hot when we were there), just had to sweep more often. Slippery tiles in the master bath shower...needs a mat...danger for us older folks.<br/>VERY LOAD MUSIC from "Beach Shack" and "Coconuts on the beach" restaurants/bars. Cocoa Beach Best Inc. cannot do anything about this, but you need to be aware of this in making your decision. On Sat & Sun from 2-6 pm very very loud music so beach goers can hear. We could not use the balcony during this time...even with the doors closed and AC on the TV was hard to hear over the music. Sun & Mon were quiet evenings with no music. Tues thru Thurs music would start around 8 pm and finish between 11-11:30 pm. Fri & Sat night the music played until 1-1:30 am. We could hear it, but it wasn't so bad that it kept us from sleeping.<br/><br/>Overall we had a great time.

Great ocean view and location Pros: We were treated every morning with a great ocean view sunrise and ocean sound from master bdr balcony. The double balcony gave the 4 of us lots of space to sit and enjoy great view. Location close to many restaurants that we could walk to. We used under building parking and chairs/coolers. Cons: Ants in master bathroom every evening but not in kitchen. Master bath shower curtain was very moldy - cleaning people had to be ignoring this for months. Every time A/C turned on there was a loud boom noise. Made it hard to fall asleep in bedroom across from unit and even master bedroom. Leather couches need major reconditioning. We would recommend place for great view and location but would caution about a/c noise.

Ultimate sunrise We had an awesome time. The Property is located in a perfect location, beach was not overly occupied. Entertainment/bar/eating establishments right there ....perfect view! A fantastic experience for our family of five Our family could not have been happier with our experience at BW505. The managers of the property were very easy to work with and booking our stay was a breeze. We arrived at the property and were thrilled with our view of the beach and all of the activities going on below our balcony. Note that this property is very close to a few bars that love to party on weekends! This was a bonus for us, but if you are looking for full time serenity on the beach this place is not it. We loved the vibrant music, people watching, pelican watching, and the outstanding view of the ocean. The master bedroom is huge and we could watch the sunrise from our bed. The back bedroom was perfect for our 3 kids (ages 6 - 11) who needed naps after swimming all morning and to sleep despite the fiesta below! The ocean access is private and the surf is literally steps away. The kitchen is well stocked with everything you would need for cooking. I was so glad to find a full freezer of ice! Coolers, towels, beach toys, and chairs are all available at the property. Parking is secure underground. Many shops and restaurants are within walking distance. There were a few minor details with the condition of the property, like a few loose screws holding up the curtains and a slow flushing toilet in the master. These things were seriously the least of our concerns. This place is awesome and I recommend it!

Great Rental! We loved our stay on Cocoa Beach in this rental. There are 2 bars that are close and we enjoyed opening the glass doors and listening to live music on the weekends without having to go to the bar. The only bad thing was we left a couple of items there and when we tried to contact the management company, it took multiple tries and the last time, I have gotten no response. But, the property itself was wonderful!!

BW505 The condo itself was just as described. However, there were a couple of issues:<br/>1) When we arrived the temperature in the condo was 86 but was set to 78. Even though we changed the setting to 70 it only got hotter overnight so I submitted an electronic form on Sunday & I left a voicemail - both contained my cell phone number. However, I never received a phone call (an email was sent but since I was on vacation I was not checking emails). Someone did show up to work on the air while we were away and we just happened to stop back by while they were there or we would not have known our concern was being addressed. <br/>2) The knob on the dryer was broken but the dryer was locked at a working position so all we had to do was push start (the only issue with that was it would run until we opened it to stop it). <br/>3) There was some type of bugs that several of us were constantly bitten by while in the condo - may need to have an exterminator come to address the issue and have all towels, linens, throw pillows, curtains washed as well.

Beautiful scenery and perfectly located Accommodating us from a Thursday thru Thursday was definitely the added bonus. We had no problem when we arrived late that night. Management was very thorough how to access everything. The ONLY thing was needing alittle more details on location of the remote for the garage. Other than that the view was gorgeous, our rooms and the rest of the condo was definitely warm and welcoming and of course very clean. I would recommend this property and will look into coming back here soon.

BW505, direct ocean view, 15 N Atlantic Ave. This unit is indeed right on the beach. A huge balcony can be accessed from both the living room and the master bedroom. Views trully are breathtaking. The location of this property could not be better! Close to restaurants, private access to the beach and swimming pool, just perfect in my opinion. The unit itself could use a little updating, especially the furniture. Also the bedding, sheets, pillows definitely need to be replaced, they look and smell bad. <br/>Access to the building and the unit itself is by security codes, which makes it very convinient, you don't have to meet anyone to get a key. Overall, a great experience and would probably stay there again.

Beautiful Condo This condo is one of the most fully equipped condos we have stayed at. It had so many kitchen, bath, and beach towels. The kitchen was also very well stocked with tuberware and cooking utensils. They even had a supply of toilet paper, dish washing soap, hand soap, and laundry soap. I love that the garage has a spot for all your sandy toys, and a spot to wash them. I hate brining sandy toys into the condo. The pool was okay, very simple, but my kids loved it! I just wish it would have been beach side. The maintenance guy was awesome. So friendly! The location is really nice, right next to restaurants, surf shops, and grocery stores. We did have an issue with our condo but I was okay with the way the complaint was handled by Jennifer of Cocoa Beach Best. I would definitely recommend this condo. The views are amazing!!!!

Location the only plus Condo is marketed as " updated " but is not in any way so. Baseboards and walls were filthy. The refrigerator was rusty. The dishwasher was coming away from cabinet and was rusty as well. Shower was old and had moldy curtain. The ceiling had large chinks missing that were patched using cardboard box pieces! Dead bugs were found in living room and master bedroom. Bedding was worn and taterd.Several small apliances did not work. Attempted to reach rental company in regards to but no response was made on their part. <br/>The location in regards to proximity to beach was great, but otherwise area was older and dated as well. <br/>View from balcony is the only thing this place has going for it!

Great oceanfront view Great oceanfront condo, steps to the beach. Condo is cute and comfortable, really happy it had a King size bed in the master. The condo was extremely clean. Nice clean space and beautiful view! This is a 'don't judge a book by its cover' kind of place to stay! This is not a resort; many folks actually live here (which makes it even more attractive to stay at), and it's down a bit from the main hub-up (although there is a busy bar next door). It has many very nice amenities and the on-site mgr as well as prop mgmt were wonderful! We loved having our coffee on the balcony and listening to the ocean! Only thing I would have appreciated is having a starter roll of paper towels and salt/pepper shakers. But, those are both nit-picky things.

Great property. I really enjoyed staying in the condo, The only draw back was the public beach access very close to our room. But, i did enjoy being close to the restaurants and band every night. Also, there was a lot of broken things in condo, a couple chairs were unsafe for a grown (in shape) man to sit in and one of the doors that hung in front of washer/dryer fell down and hit me over the head we had to go to er just to make sure I didn't have a concussion. With all of that said, overall it was great.

New year vacation 2013 The condo was nice and perfectly located on the beach. As we had teenagers with us we found it nice to hear the music from the bars. If we had been on another type of vacation that could have been annoying. <br/>It was perfect that the house and the condo was keyless. You used a code to get in. Also perfect as we all had different hours of entry during nights and days. <br/>What led to frustration though was that there was only one key to the beach area and the pool area. That key was always somewhere else and the whole company's activities was to find the key. Who has the key? Where is the key? <br/>But over all we were pleased with our week. Thank you! Awesome location on the beach My daughter and I really enjoyed our week of relaxation. It was perfect weather and a comfortable condo. We had the balcony doors open all day and night to hear the ocean waves and feel the breeze. Coconuts restaurant/bar is next door and there was live music every night. It didn't bother us, but if you want quiet evenings this might not be the location for you.

Amazing Location!!! Upon arrival we were 100% pleased, but the more we looked around the happier we were with the decor, view, space and ammenities. This rental unit had everything that we needed for our stay. The location makes it convenient for those with children that love to swim because it's right on the beach and a pool on the property. There are also many great restaurants within walking distance. We will definitely be staying here again.

However this unit is listed as sleeping 7 <br/><br/>and it did not comfortably. The futon was simply not<br/>usable and the hide a bed atrocious. One from our <br/>group (we had 4 adults and 2 children) slept at his cousins. It would be wonderful if the second bedroom had a full size bed and bunks....then there would be room for a dresser. Avoid if you want a vacation... I can not recommend these unit or location for those who expect a quiet respite and the beauty of the ocean.<br/>Live bands precluded sleep - even afternoon napping! No screen on the living room slider. It was broken out. The one in the MBR had a huge tear in it so bus got in.<br/>We found the advertised "perfect for families" deliberately misleading since the management company is located in Cocoa Beach and must be familiar with the Beach Shack, Coconuts on the Beach, bars whose websites boast rockin' and shakin' live music and with the fact that during spring break season, the beach is wall to wall college-style partying. It would have been nice to know that so we could have gone elsewhere. We left after two days and of course lost most of our money. I was refunded $300 "in good faith," which hardly seemed right in the light of having forfeited $1000 on our unused nights. As far as the condo, let's just say we found by God's grace a wonderful place much bigger, much more private, and much cleaner and classier down the beach a couple of miles. Buyer beware. I got an education on this trip!

My husband and I rented this condo for a week with our 3 boys (16,16,7) the condo was everything we were expecting and more! We were so pleased with our stay and the condo was stocked with everything that we needed! Including beach chairs, sand toys, boogie boards! The view was amazing and in the evening had such a good breeze! Also located right below to the right is coconuts on the beach which had live entertainment nightly that we could enjoy from the balcony! We enjoyed our stay and can't wait to book this same condo next year! Our first time to cocoa beach, we usually visit the gulf and stay in Destin but we fell in love with cocoa beach! So laid back! Seems like an authentic little beach town not like a resort town concerned with status and loaded with pretensious people!I feel like we have discovered Florida's best kept secret on the space coast! <br/>The only thing we missed was a toaster! There is a blender, keurig ect. Just missing a toaster in our opinion!

This condo is one of the most fully equipped condos we have stayed at. It had so many kitchen, bath, and beach towels. The kitchen was also very well stocked with tuberware and cooking utensils. They even had a supply of toilet paper, dish washing soap, hand soap, and laundry soap. I love that the garage has a spot for all your sandy toys, and a spot to wash them. I hate brining sandy toys into the condo. The pool was okay, very simple, but my kids loved it! I just wish it would have been beach side. The maintenance guy was awesome. So friendly! The location is really nice, right next to restaurants, surf shops, and grocery stores. We did have an issue with our condo but I was okay with the way the complaint was handled by Jennifer of Cocoa Beach Best. I would definitely recommend this condo. The views are amazing!!!!

The condo itself was just as described. However, there were a couple of issues:<br/>1) When we arrived the temperature in the condo was 86 but was set to 78. Even though we changed the setting to 70 it only got hotter overnight so I submitted an electronic form on Sunday & I left a voicemail - both contained my cell phone number. However, I never received a phone call (an email was sent but since I was on vacation I was not checking emails). Someone did show up to work on the air while we were away and we just happened to stop back by while they were there or we would not have known our concern was being addressed. <br/>2) The knob on the dryer was broken but the dryer was locked at a working position so all we had to do was push start (the only issue with that was it would run until we opened it to stop it). <br/>3) There was some type of bugs that several of us were constantly bitten by while in the condo - may need to have an exterminator come to address the issue and have all towels, linens, throw pillow

This unit is indeed right on the beach. A huge balcony can be accessed from both the living room and the master bedroom. Views trully are breathtaking. The location of this property could not be better! Close to restaurants, private access to the beach and swimming pool, just perfect in my opinion. The unit itself could use a little updating, especially the furniture. Also the bedding, sheets, pillows definitely need to be replaced, they look and smell bad. <br/>Access to the building and the unit itself is by security codes, which makes it very convinient, you don't have to meet anyone to get a key. Overall, a great experience and would probably stay there again.

Accommodating us from a Thursday thru Thursday was definitely the added bonus. We had no problem when we arrived late that night. Management was very thorough how to access everything. The ONLY thing was needing alittle more details on location of the remote for the garage. Other than that the view was gorgeous, our rooms and the rest of the condo was definitely warm and welcoming and of course very clean. I would recommend this property and will look into coming back here soon.

Our family could not have been happier with our experience at BW505. The managers of the property were very easy to work with and booking our stay was a breeze. We arrived at the property and were thrilled with our view of the beach and all of the activities going on below our balcony. Note that this property is very close to a few bars that love to party on weekends! This was a bonus for us, but if you are looking for full time serenity on the beach this place is not it. We loved the vibrant music, people watching, pelican watching, and the outstanding view of the ocean. The master bedroom is huge and we could watch the sunrise from our bed. The back bedroom was perfect for our 3 kids (ages 6 - 11) who needed naps after swimming all morning and to sleep despite the fiesta below! We loved our stay on Cocoa Beach in this rental. There are 2 bars that are close and we enjoyed opening the glass doors and listening to live music on the weekends without having to go to the bar. The only bad thing was we left a couple of items there and when we tried to contact the management company, it took multiple tries and the last time, I have gotten no response. LIKES: Very Clean Condo, Kitchen well stocked with all dinnerware, glasses and cookware you will need. Appliances up-to-date. Very new washer/dryer in the unit. The downtown location... many good restaurants within walking distance..not chains but locally owned establishments. We really liked Pineapple Point.<br/>DISLIKES: No screens on the balcony doors...we opened anyway to get fresh air (was not overly hot when we were there), just had to sweep more often. Slippery tiles in the master bath shower...needs a mat...danger for us older folks.<br/>VERY LOAD MUSIC from "Beach Shack" and "Coconuts on the beach" restaurants/bars. Pros: We were treated every morning with a great ocean view sunrise and ocean sound from master bdr balcony. The double balcony gave the 4 of us lots of space to sit and enjoy great view. Location close to many restaurants that we could walk to. We used under building parking and chairs/coolers. Cons: Ants in master bathroom every evening but not in kitchen. Master bath shower curtain was very moldy - cleaning people had to be ignoring this for months. Every time A/C turned on there was a loud boom noise. Made it hard to fall asleep in bedroom across from unit and even master bedroom. Leather couches need major reconditioning. We would recommend place for great view and location but would caution about a/c noise.

Family reunion trip. We have stayed at Boardwalk condo for 2 years in different units and love the location. There are a couple of things that I have to point out that could greatly improve this unit: the trundle was very uncomfortable in the 2nd bedroom and there was no dresser and very few hangers so I had to use the master bedroom to store ALL of the clothes. There are very few hangers and the can opener was barely useable, also there was a TINY bar of soap in each bathroom. These things might sound minor but when you stay in a place for almost a week it matters. We loved the view and the Master bedroom was very comfortable (although once again) very few hangers. All in all we still had a great time and if these minor fixes are addressed then it would be even more preferable.

We were excited about our trip to cocoa beach ! When we got to the condo BW 505...we were not disappointed! Plenty of room and beds. A well equipped kitchen and the washer and dryer was an excellent bonus! The view was wonderful. The master bedroom with its on bathroom was a plus! Keeps the kids out! :-) only thing that was a SMALL problem was just having 1 key to the beach gate. You have to plan abead for that one, but being able to walk out to the beach, and having on outdoor shower when you came back was worth it! We will be back!!

Overall, the condo was comfortable, spacious, and relatively clean and those are the big things. But there were a lot of little things that could use improvement. We've rented beach condos many times, and this is the first time there weren't some starter items - paper towels, toilet paper, trashbags. Only the bare minimum was provided. The "beach chairs" provided were about 50 years old and rusted. The chairs on the deck in the photo were nowhere to be found. The railing on the deck (on the 5th floor) was unstable and literally seemed to be made of PVC pipe. We wouldn't let our 5-year-old go out there. There were no screens so we couldn't enjoy the ocean breeze as tiny, bitey bugs got inside. The Master bath towel rack was replaced by a nail and a flimsy hook which fell off every time you tried to hang a towel on it. The unit we rented from Cocoa Beach Best was immediately adjacent to the Beach Shack, a bar with amplified rock music every night. And, our first weekend coincided with a Spring Break surfing festival which featured an amplified rock group on the beach itself and a crowd of hundreds of young people. The noise level every night -- even with the sliders closed -- drowned out conversation or TV, and was too distracting even for reading.

Upon arrival we were 100% pleased, but the more we looked around the happier we were with the decor, view, space and ammenities. This rental unit had everything that we needed for our stay. The location makes it convenient for those with children that love to swim because it's right on the beach and a pool on the property. There are also many great restaurants within walking distance. We will definitely be staying here again.

This unit was such a beautiful space to be able to stay in while visiting the space coast. Furniture is awesome! The views breathtaking! Live music can be heard every night! And very private! Definitely coming back someday and bringing more people with! The master suite is like something from the movies!!!thanks Cocoa Beach Best for an awesome week!

My daughter and I really enjoyed our week of relaxation. It was perfect weather and a comfortable condo. We had the balcony doors open all day and night to hear the ocean waves and feel the breeze. Coconuts restaurant/bar is next door and there was live music every night. It didn't bother us, but if you want quiet evenings this might not be the location for you.

a couple miner things wrong but nothing we could live with toilet running light over table did not work air conditioner very loud but overall nice

I really enjoyed staying in the condo, The only draw back was the public beach access very close to our room. But, i did enjoy being close to the restaurants and band every night. Also, there was a lot of broken things in condo, a couple chairs were unsafe for a grown (in shape) man to sit in and one of the doors that hung in front of washer/dryer fell down and hit me over the head we had to go to er just to make sure I didn't have a concussion. With all of that said, overall it was great.

We were promise a money credit becauus we did not have cable TV or WIFI service for three days and other interruptions because the unit was sold during our stay.
