Please respect our cabins and leave them in the same condition as you found them. Observe the "NO PETS" and "NO SMOKING" rules.
To maintain the cabins in a safe and comfortable condition, we MUST limit the number of guests per cabin. MAXIMUM OCCUPANCY IS BASED ON HOW MANY THE CABIN SLEEPS. If you are found in violation, eviction will occur. The number of vehicles per cabin is limited to ONE vehicle per bedroom.

Responsible party must be 21 years of age or older and provide a valid credit card and drivers license.

4 night weekend minimum
3 night mid-week minimum
Memorial Day, Labor Day, Thanksgiving and Easter - 3 night minimum

DEPOSITS
One night deposit is required and must be paid and received within 10 days of the date reservation is made. 60 days prior to your arrival date the balance of your reservation must be paid in full. If a reservation is made within 60 days or arrival date, full payment is due at time reservation is made unless otherwise discussed.

Frio River Family Get Away I booked this rental for a family get away in late August 2019 being a 1st time at this location. This particular cabin included a loft which was great due to 3 couples going on this trip. When we arrived, and were cheerfully greeted by office clerk we directed ourselves to our assigned cabin #3. The outside of cabin was as expected. The inside of cabin was not what we expected...Unfortunately, the interior floor appeared soiled and visible dirt grime on tile. Bathrooms followed this same pattern...The loft was where my girlfriend and I stayed and is absolutely not intended for any adults or tall children. The ceiling of this loft has two light fixtures which is dangerous because they are made of glass...Not a good idea!!! The duration of my 3 night stay included continuous head bumps against the ceilings and ceiling beam. I am 6' tall while my girlfriend is 5'4" and we both could not stand straight in loft. I did not read anything on site about the low ceiling in loft. I wouldn't even consider having small children up there! Also, this cabin is in need of pest control. Cabin is infested with small to medium roaches, spiders and flying insects. I understand this is expected to have some bugs from outdoors..but, really? My family and were disappointed about the cabin. The outdoors was pleasant and enjoyed ourselves very much! Thank goodness we were outside most of the time. Hopefully, management will resolve this issue so that guest could enjoy the cabin stay...

Frio Country #03 The cabin description was accurate and the property was very well maintained. Being able to walk down to the river was a plus. The customer service staff while checking in was very helpful. It noticed when some of the staff had some idle time they were on the property and river banks picking up trash, this is why the property was so clean and well kept. There were no restaurants near by but your cabin will have a full functional kitchen. Be sure and drive into town (5 minutes) and buy a pie from the gentleman that bakes them fresh daily. I enjoyed my stay.

Memorable Cabin #3 We stayed in #3 back when it was first built in the 1980s. It is wonderful to always come back and enjoy the memories of our children growing up here. Now, our grandchildren are all being introduced to this very special vacation spot. The cabin's canopy of shade is terrific, so we always bring birdseed. A person can see the Frio River while sitting under the trees. After a short walk, we are swimming or floating in our fabulous Frio. My parents introduce me to the Frio in the late 1950s. It is a special family tradition!

New Years delight We've gotten into the habit of taking a 3 to 4 day trip to Frio County Campground at New years. Get away from all the craziness surrounding New Years and do something we all enjoy. Their cabins are great. Less expensive during the off season too. Not the crush of people as in the summer. The campground is majestic during the winter. Just quiet and beauty. We had a great time playing board games at night, yard games during the day and we rested and relaxed a lot. We needed a break from our hectic lives. The river was gorgeous. Too cold for swimming but just right for skipping rocks and walks. Try it, you'll like it.

We Will Be Back!! Our experience we fantastic! Our cabin was very clean and comfortable! Could see the river from our front porch. The entire staff was super friendly and helpful. We will definitely recommend Frio Country Resort to friends and family. We look forward coming back next year!!

We Introduced Our 4th Generation to the Frio River We are always thrilled to be near the Frio River. Some years "Mother Nature" blesses us with a high river and other years, "She" presents us with a low river. Whatever the case may be, we are never disappointed! Way back in the 1980s we discovered 6 cabins being constructed by the Kenneth Arthur Family. These were their very first cabins. We reserved ALL 6 cabins for the following summer. The Frio Country Resort is our #1 destination every summer. Access to our wonderful river is the easiest and quickest compared to any other resorts. We would not stay anywhere else!<br/><br/>My parents first took their four children to Garner State Park in the late 1950s. I was about 6. Now, we prefer Frio Country Resort. The management tries to protect the River and its banks. The crowd control has improved each and every year. You can give your children a lot of freedom to explore and appreciate the outdoors! Thank you!

Cabin #03 The cabin and area was perfect! Very spacious. Our cabin sleeps 12 but we only had 8 and it would have been crowded if we had 12 people. Loved that it had everything we needed. Very clean and tidy!

Love # 3 We always have a great stay. We love Frio country! I do wish you would have maid service every few days since we spend the same amount as a nice hotel. This is our 20th year. Our kids still love it like they were still 5.

Frio River #3 Floating the river and being with family is something we look forward to every year. Unfortunately this year the overall condition of our cabin didn't add to our enjoyment. We found spider webs hanging everywhere. The loft ceiling had visible evidence of mold. The floors have so much built up dirt I'm glad the younger children in our family weren't able to join us. I can't believe I paid what I paid to actually stay in something so disgusting.

FC3-EJP Great except too many people are being allowed access to Frio Country yet they are not cabin or camp ground registered. These people are trashing river banks and the river. Creating problems for people that are floating.<br/>

Frio cabin privacy Cabins should be cleaned more than once in 10 days. We would like more privacy from day campers . A security guard was not at his assigned place the first week. Which allowed cars driving down to end of the road for drop off and day camping. This is suppose to be for Frio country cabin renters only . We always enjoy our time at Frio country but needs tweaking. Day parking can have loud music.

Frio river fun We absolutely loved our experience here. Everyone was so friendly and helpful. The cabin was awesome and exceeded our expectations. The river was a short walk from cabin. We tubed all day our second day and loved it. We are definitely planning to return but next time will stay longer.

Wonderful experience! Cabin was very clean and was decorated nicely. Very short walk to the river. Entire property was clean, and the staff was extremely friendly. Frio Country takes pride in their campgrounds, and it shows. We have stayed many times here & will stay many more.

comments on frio country #3 enjoyed the location - very pretty. didn't like that it doesn't have a washer & dryer. cabin was infested with tiny roaches everywhere - had to call to get it sprayed. there were dirty dishes in the cabinets - weren't clean at all. Place needs a good scrubbing but overall it was nice stay and we enjoyed our vacation at the Frio - like always.

Good cabin, great location, however.. Great location, the cabin was simple yet cozy and workable. Love the fact they had bbq pit just for it self. found deer eating right next to it every morning. Property management were friendly and attentive. The other side of their office which is where the store is wasn't very friendly and almost seem bothered that you were there to shop and rent tubes. The one thing that has me rethinking about not coming back is the fact that I found roaches in the kitchen.

Frio River Escape Overall, we were happy with the location and layout of the cabin, especially in relation to river. It only has one neighbor which was nice for our boys to play. We did have two issues: (1) the floor cleanliness was less than expected - in need of deep cleaning and (2) we did experience some roach critters in kitchen. Both are straightforward to address and we're definitely considering stay at this location again next year.

Girl weekend A beautiful place had a great float.Only problem was the cabin had a roach problem. Had to throw food away.They did offer to move us but we would had to stay in two different cabins.That wouldn't work.

Sad policy change Do not like your new sheet policy- if you are providing sheets and charging us that much extra, why aren't they made for us? We have been going to Frio Country for over 20 yrs and have a FC box with sheets for all beds in Cabin 3. Understand you are trying to make it easier for guests, but again, why can't you make the beds for the amount you are charging? We have a cabin that sleeps 12, but only two chairs to sit on outside on that beautiful porch to view the river? You use to provide more chairs. We know FC is a out to make money, but the flags outside the store look cheap/tacky. Is this the look you are striving for first time guests and returning guests? Simple is best. We very much enjoyed Frio Country 15 years ago when it was more family friendly and not obviously trying to get as much money as you can. Daytime guests and drop offs have really put a damper on everything. Can you do anything about the Wifi, please?

Frio Country Campgroud My family enjoyed our spring break vacation at this campground. The property is very well maintained which included daily trash pickup. Our cabin had an outdoor grill and fire pit. It is located right on the Frio River where my family enjoyed some fishing. It is close to Garner State Park where we also hung out a lot. I would recommend this campground.

Great stay Our stay this year was very good. Only 1 issue- since we have a cabin that sleeps 12, not everyone rides together so it would be nice to get additional free parking passes instead of having to purchase extras. You get 1 per bedroom but we had 5 separate families and had to purchase additional passes. Everything else was great. Also the guys that picked up garbage and cleaned BBQ pits were very, very nice and accommodating.

Preston/Belcher Family Frio Vacation Rental at Frio Country has been going on since facility has been established. We look forward to this event each year. This year was the first time in seven years that the float down the river was accomplished without the need to walk over half the trip from Seven Bluffs to Frio Country because of the high level of water. This made our stay much more enjoyable. The entire family was there except for one member group. We even had family members from England visiting for this special occasion. Overall a fantastic 5 day event. Thank you Frio Country!

loyal Frio Country renters This was our first time in #3 cabin. The location was perfect. It sleeps 12 but only has 2 baths and we missed having a washer & dryer. In the other cabins we have stayed in they had those accommodations. The layout of the outside of the cabin was perfect. The sidewalk leading to the BQ grill and sitting area around it was quite nice. We were very disappointed in the towels and sheets that we rented from Frio Country. It's hard to sleep on beds with 2 flat sheets. This was the first year we decided to try that service and we will bring our own next year. The river was the best it's been in years! Had a simply wonderful time with family!

Wonderful Cabin It was a really nice and quiet place to stay with family. We were unfortunately caught by a horrific flooding event and did not get to experience the water in our stay. other than that I would definitely go back.
