GENERAL RENTER INFORMATION: Primary Renter must be at least 25 years old to reserve a rental property and must occupy the unit for the duration of the lease. Renter must adhere to each property's maximum occupancy limit. Gatherings or parties that violate the maximum occupancy limit shall not be permitted, and may result in immediate eviction with no refund due. We only rent to responsible adults and ask that you be mindful of your neighbors while you’re on vacation. Any of the following violations may result in immediate eviction from the unit with no refund due: destruction of property, noise complaints, use of weapons (including BB/airsoft guns), use of fireworks, violation of parking policy, violation of condo association rules. Property manager may conduct periodic property checks during each stay.

INITIAL PAYMENT: One half of the total is due at the time of booking. The final payment is due 15 days prior to arrival.

TAXES: New Hampshire 9% lodging tax has been automatically be applied to your rent total.

CLEANING: A cleaning fee has been added to your rental rate. Please see the rate details for the specific rate.

LINENS: Sheets and towels are not included but can be provided for an additional fee. At least 2 weeks notice is required.

SMOKING is not allowed inside. If you smoke, please go outside, close the door and dispose of cigarette butts properly. If there is evidence that smoking occurred inside the unit, you will be charged a $250 cleaning and ionization fee. This policy is strictly enforced and is not covered by the Accidental Rental Damage Protection.

PETS are only allowed in pet-friendly properties. Violations to this policy will result in immediate termination of the Rental Agreement, and a $200 penalty fee plus any costs for damages, if any, will be charged to credit card on file.

ACCIDENTAL RENTAL DAMAGE PROTECTION: We offer Accidental Rental Damage Protection from Rental Guardian. The non-refundable cost is $45, provides coverage up to $1,500 and is valid for your entire stay. This fee has been automatically added.

We will need a credit card number to keep on file for any incidentals that may arise during your stay. Since you will have accidental damage insurance, you will NOT be billed for any accidental damage during your stay. Your credit card will ONLY be charged if there is intentional damage, theft or if special cleaning is needed as a result of unauthorized pets/smoking. Please call us to leave your credit card number. We will not provide access information until we have it for our file.

If this home becomes unavailable for your rental dates, for any reason, prior to your stay we will do our best to find a comparable rental. If we are unable to find a suitable rental property a full refund will be issued.

CHECK-IN starts at 3:00 PM. Directions and key exchange arrangements will be provided by email prior to arrival. We do not allow early check-ins. Please plan your vacation around this.

CHECK-OUT is 11AM on the day of departure. Sorry, no exceptions. Our cleaners have many homes to clean and are on a tight schedule. Please respect the check-out time. There is a $35 charge for lost or unreturned keys. The Property Manager is not responsible for articles lost, stolen or left behind in the rental property. Upon request of Renter, items found will be shipped, at the cost of the Renter.



SUBLETTING is not permitted under any circumstances. Subletting of the premises shall void the lease agreement.

APPLIANCES & EQUIPMENT: The properties we represent are privately owned and any systems or mechanical items may be subject to failure or breakdown. The Property Manager cannot guarantee that breakdowns will not occur, however we will make every effort to ensure any necessary repairs will be made as quickly as possible. The property owners have provided us with contact information for tradesmen that may be called upon if the need arises. In the event a mechanical failure is not able to be repaired during your stay, there will be no refund due.

FURNISHINGS: All properties are furnished with basic supplies: glasses, dishes, silverware, pots/pans, cooking utensils, appliances, paper towels, dish soap, sponge, toilet paper, laundry detergent, kleenex and trash bags. You will need to bring your own bathroom supplies.

INCLEMENT WEATHER: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

This rental unit is for recreational or vacation use and such the terms Owner and Renter have been use throughout this agreement specifically to not create a Landlord/Tenant relationship as defined under NH RSA 540:1. The Renter(s) of this property are not “Tenants” and a “Tenancy” is not created pursuant to NH RSA 540:1-a nor do the provisions of NH RSA 540 apply.

Our officers, agents, employees and contractors shall be relieved of all liability, responsibility or obligation with respect to or arising out of the rental of the unit and any and all of its obligations arising there from and shall not have any further duties or responsibilities except those set forth herein. While its actions under this Agreement are being taken in good faith the Property Manager assumes no liability of any kind whatsoever for the condition of the premises prior to or after any rental period. Owner and Renter agree to hold harmless and indemnify the Property Manager, its officers, agents, employees and contractors from any liability, injury or property damage that is not intentionally caused by the Property Manager, its officers, agents, employees or contractors. Renter further agrees to hold harmless and indemnify Owner from any liability, injury or property damage that is not intentionally caused by Owner, his agents or his contractors.

Payment of money or taking possession of the property after receipt of this Agreement is evidence of acceptance of this Agreement.

The unit was very nice; well-decorated and plenty of housewares, utensils, etc. We have 2 complaints - our first night there we lost power for 1/2 hr, which wasn't bad, except no flashlights, only a couple of tapered candles, etc. Also, the day we left there was construction and a scaffold placed across our front door so we couldn't use that exit. A heads-up to construction would have been nice.

The condo was clean and up to date. Anything we needed was right at our finger tips. The pool was great. They had games to play right at the condo and it was the best view right from the condo.

My wife, 2 little girls and I just spent a weekend at 2 Northface Circle. Upon entering the building and getting situated we noticed stains on some of the sheets. No big deal we threw them in the wash. That night we went and enjoyed the pool on the property which was excellent. The next morning we got up to get ready for a day at Story Land. The water pressure was terrible and it took a quick shower from me and a quick tub for the girls to leave my wife no hot water to shower. Overall we had a great time. Just a few minor issues here and there.

This condo is in a magnificent location.Beautiful mountain views. Quietly tucked away behind the busy scene of N. Conway, and so close to everything. Very comfortable living quarters just as pictured.

Love staying here at Northface. The view is beautiful. It is so close to everything, yet tucked quietly back enough from the hustle and bustle of busy North Conway. Very peaceful.

Location and actual space was perfect for our mountain weekend of 4 (2 adults and two grown children). Largest issue was condo is first level unit with another unit above. The people who reside above have young children and it is incredibly loud until around 930pm and starting again around 8:00am. We were up early anyways but would not stay here if you plan on sleeping in or are easily bothered by noise and loud thumping above you most of the time.

It was great! The condo was in great shape, it was clean and stocked with everything we needed for our stay. The staff at Pinkham Rental was wonderful - very patient in helping us when we messed up the TV!

Everything about this rental was great! It had everything you needed and was very relaxing! The one and only issue we had was that the couch was old and uncomfortable to get cozy on. It really could use replacing. Other than that, this condo was clean and beautiful! Can't wait to come back!

This was our second time staying here and we really enjoyed it. It's very clean and it is perfect having the two bathrooms. Each couple gets their own bathroom. It's minutes away from all shopping and restaurants and the price is just right!

Great place close to everything yet tucked far enough back to enjoy the quiet. Unit has everything needed. Bringing your own linens is great except I didn't know I had to bring dish towels.

We stayed at Northface Circle in July 2016 and loved it. We've been coming up to the White Mountains for years but this was our first time staying at Northface Circle. The condo was well laid out for our family of four (2nd bedroom had a king and set of bunks). The location was so convenient to North Conway Village. But the best part was the mountain view. We loved sitting out on the covered porch watching the sunset or following the rain storms over the mountains. The property was well maintained, clean and quiet. Perfect for vacationing.

My stay was pretty good overall. The facility was in a good location, the place was stocked with appropriate appliances and dishware. My biggest concern was that the place was not very clean at all. There were several bugs under the beds, behind the beds and under the beds was extremely dusty. The floor of the condo looked like it had not been vacuumed in a long time and I had to find a broom and sweep it upon our arrival. Additionally, the advertisement did not say that there was no air condition in the unit and it was very hot and humid.

Place was dirty and dated. Sheets supplied were stained . No air conditioning so had to open windows. The sills were filth. Probably not cleaned in years. No smoking condo with cigarette burns on carpets. TV remotes didn't work or were broken. Like a cheap motel in a poor town

We truly enjoyed our stay. We stayed in the same complex last year, just in a different unit. It is nice to have some space especially when putting a toddler to bed in one room and being able to stay up and relax which we can't do in a hotel room. Only issue we had was that since this is a first floor unit there was a family that was in the unit above us which were very loud, yelling, running around etc. Obviously this isn't something that can be controlled and won't always be the case.

We were very pleased with the Pinkham rental! It was very clean and spacious. It was perfect that both couples had their own bathrooms and the king sized beds were great. There was even a place to put the baby's Moses basket so that it was right next to the bed! Great views from the back patio, too.

We came in later (8pm) on Friday to check in, keys were picked up at the office. When we arrived the heaters were not working. We called and emailed Robin with management, but no call back or email until the next day. We finally figured it out breakers were shut off, but would have been nice to know that. There was a wood pellet stove, but no directions on how to work it (it's not as easy as put wood in and light flame) since it was automated. Finally figured that out too with no help from management or directions in the welcome binder. Rocky start, but wasn't going to let that ruin our long weekend of relaxing from noise of the city. Think again! Bright and early at 8am we were woken up by construction going on next door! Hammering, sawing, and other construction noises woke my newborn, tired wife and mother in law up. I contacted management (Pinkham) and they said sometimes they work Saturdays, but that should be it. This happened every morning for the rest of the weekend. It sounds like manageme
