Terms

GENERAL RENTER INFORMATION: Primary Renter must be at least 25 years old to reserve a rental property and must occupy the unit for the duration of the lease. Renter must adhere to each property's maximum occupancy limit. Gatherings or parties that violate the maximum occupancy limit shall not be permitted, and may result in immediate eviction with no refund due. We only rent to responsible adults and ask that you be mindful of your neighbors while you’re on vacation. Any of the following violations may result in immediate eviction from the unit with no refund due: destruction of property, noise complaints, use of weapons (including BB/airsoft guns), use of fireworks, violation of parking policy, violation of condo association rules. Property manager may conduct periodic property checks during each stay.

INITIAL PAYMENT: One half of the total is due at the time of booking. The final payment is due 15 days prior to arrival.

TAXES: New Hampshire 9% lodging tax has been automatically be applied to your rent total.

CLEANING: A cleaning fee has been added to your rental rate. Please see the rate details for the specific rate.

LINENS: Sheets and towels are not included but can be provided for an additional fee. At least 2 weeks notice is required.

SMOKING is not allowed inside. If you smoke, please go outside, close the door and dispose of cigarette butts properly. If there is evidence that smoking occurred inside the unit, you will be charged a $250 cleaning and ionization fee. This policy is strictly enforced and is not covered by the Accidental Rental Damage Protection.

PETS are only allowed in pet-friendly properties. Violations to this policy will result in immediate termination of the Rental Agreement, and a $200 penalty fee plus any costs for damages, if any, will be charged to credit card on file.

ACCIDENTAL RENTAL DAMAGE PROTECTION: We offer Accidental Rental Damage Protection from Rental Guardian. The non-refundable cost is $45, provides coverage up to $1,500 and is valid for your entire stay. This fee has been automatically added.

We will need a credit card number to keep on file for any incidentals that may arise during your stay. Since you will have accidental damage insurance, you will NOT be billed for any accidental damage during your stay. Your credit card will ONLY be charged if there is intentional damage, theft or if special cleaning is needed as a result of unauthorized pets/smoking. Please call us to leave your credit card number. We will not provide access information until we have it for our file.

If this home becomes unavailable for your rental dates, for any reason, prior to your stay we will do our best to find a comparable rental. If we are unable to find a suitable rental property a full refund will be issued.

CHECK-IN starts at 3:00 PM. Directions and key exchange arrangements will be provided by email prior to arrival. We do not allow early check-ins. Please plan your vacation around this.

CHECK-OUT is 11AM on the day of departure. Sorry, no exceptions. Our cleaners have many homes to clean and are on a tight schedule. Please respect the check-out time. There is a $35 charge for lost or unreturned keys. The Property Manager is not responsible for articles lost, stolen or left behind in the rental property. Upon request of Renter, items found will be shipped, at the cost of the Renter.

RENTER MAY BE CHARGED UP TO AN ADDITIONAL ONE NIGHT RENTAL IF THE PROPERTY IS OCCUPIED AFTER CHECK-OUT.

IF THE RENTER REMAINS ON THE PROPERTY AFTER THE EXPIRATION OF THE LEASE WITHOUT THE WRITTEN PERMISSION OF THE OWNER OR RENTAL AGENT, THE RENTER MAY BE REMOVED FROM THE PREMISES BY A LAW ENFORCEMENT OFFICER WITHOUT ANY JUDICIAL PROCESS.

SUBLETTING is not permitted under any circumstances. Subletting of the premises shall void the lease agreement.

APPLIANCES & EQUIPMENT: The properties we represent are privately owned and any systems or mechanical items may be subject to failure or breakdown. The Property Manager cannot guarantee that breakdowns will not occur, however we will make every effort to ensure any necessary repairs will be made as quickly as possible. The property owners have provided us with contact information for tradesmen that may be called upon if the need arises. In the event a mechanical failure is not able to be repaired during your stay, there will be no refund due.

FURNISHINGS: All properties are furnished with basic supplies: glasses, dishes, silverware, pots/pans, cooking utensils, appliances, paper towels, dish soap, sponge, toilet paper, laundry detergent, kleenex and trash bags. You will need to bring your own bathroom supplies.

INCLEMENT WEATHER: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

This rental unit is for recreational or vacation use and such the terms Owner and Renter have been use throughout this agreement specifically to not create a Landlord/Tenant relationship as defined under NH RSA 540:1. The Renter(s) of this property are not “Tenants” and a “Tenancy” is not created pursuant to NH RSA 540:1-a nor do the provisions of NH RSA 540 apply.

Our officers, agents, employees and contractors shall be relieved of all liability, responsibility or obligation with respect to or arising out of the rental of the unit and any and all of its obligations arising there from and shall not have any further duties or responsibilities except those set forth herein. While its actions under this Agreement are being taken in good faith the Property Manager assumes no liability of any kind whatsoever for the condition of the premises prior to or after any rental period. Owner and Renter agree to hold harmless and indemnify the Property Manager, its officers, agents, employees and contractors from any liability, injury or property damage that is not intentionally caused by the Property Manager, its officers, agents, employees or contractors. Renter further agrees to hold harmless and indemnify Owner from any liability, injury or property damage that is not intentionally caused by Owner, his agents or his contractors.

Payment of money or taking possession of the property after receipt of this Agreement is evidence of acceptance of this Agreement.

Beautiful house and wonderful yard. It made for a great weekend to enjoy the downtown and the Saco river. We were able to barbecue and make a bonfire. Great sleeping arrangements for all.

There is plenty of room for our party of 6. We stayed here on the 4th of July weekend, had the stormy weather on the day arrived, it was very humid. <br/>There is no a/c at the house, and no fan in the living room (as the celling fan didn't work), we had to move one of the fans down from the upstairs bedroom, and it was okay. Only the master bedroom has ceiling fan, and each bedroom has 1 standing fan. Besides the first day we arrived, it was cool enough to use just the fans.<br/>We love the patio and the fire pit, it was nice to have a lot of wood already prepared for the fire pit. And we did BBQ at the fire pit twice during our stay. It was so peaceful looking around the big yard and we couldn't see any neighbor from the house. <br/>The location is awesome, close enough to downtown North Conway where we went shopping and quiet enough to sit back in the wood. We went strawberry picking at Schartner Farms and picnic at Echo Lake, both just minutes away from the house. <br/>Overall, it is a nice vacation home,

We stayed at the birch hill property for a weekend (8 of us) plenty of space nice little game room house was clean, and close to downtown. We skied bretton woods about a 40 min drive from the house, there are 3 other mountains all within that 40 min drive from the house. Would recommend to anyone will be booking again next year. Only negative thing I can say is the main living room with tv did not have enough seating there is benches along the wall for temp seating but not an exstended time

We stayed in this house the week of New Years Eve. We have rented many houses in the past and this was by far my favorite house. We are from Miami and our goal was to experience snow to the fullest. We arrived to a winter wonderland...everything covered in snow. The property is beautiful and the yard is very large. The house was very clean and well maintained. The kitchen was stocked fully with everything we needed to cook. The managent company was always available to answer any questions. A snow plow came on a regular basis to plow out our driveway. They even had our walkways from the door to the driveway shoveled. The house is located very near to many attractions. The kids had a blast at Cranmore Resort snow tubing. The best part of all was the backyard. There is a hill that we spent most of our time sledding down. This was definitely the best vacation ever.

We had never gone through VRBO before and while many of our friends had stated it was the best, we were a bit skeptical. Well we could not have been more happy with our stay and experience. The house was exactly what we were looking for, plenty of room for 4 young boys and 2 couples and close to all of Conway. There was a slight problem the first day, but Robin was terrific in taking care of if immediately. I would stay here again and again. Thank you for making our vacation trouble free and enjoyable.

We had planned a girls weekend away with lots of R&R on the agenda. The house was perfect for that! We were about 10 minutes from downtown where we got take out pizza from Flatbread the first night and enjoyed a private wine tasting at the White Mountain Winery on Saturday. The rest of the time we relaxed out on the back deck, listened to music from the sound system, and lounged around. Plenty of bathroom space for a house full of ladies and it was great having the "living space" separate from the bedrooms for those early risers in the group. Would absolutely go back with another group and definitely recommend to anyone! A big thank you to Pinkham Vacation Rentals!

This was a great property..tons of space. The lay out was spacious and homey. We had three adults three teens and three younger kids in our party and we all had plenty of room. We loved the big dining room table and eating together as a family. It made for a great gathering space. We will be back again!

We have visited the White Mountains many times before, and love the area, this was a great rental to stay in, near enough to town when you want/need it, but out of town enough to really feel like you're really in the mountains and forest! The house had everything we needed for our stay, although it would be nice if linen was included in the rental cost rather than an add on extra! House was clean and comfortable for the whole family. We loved our stay and made the most of the awesome area that is the White Mountains! Thank you!

We loved this house. Very close to town, but secluded. The house has plenty of space and everything you need for cooking, etc. The bedrooms were large and nice. The bathrooms clean and updated. There is a game room in the basement so the kids spent a lot of time there. Behind the house are hills so our kids were out there sledding most of the time. I bet in the summer the yard is great. Lots of parking. A big mud room of sorts to leave all your stuff. Washer and dryer right off kitchen to dry wet gloves, hats, etc. Big TV (watched the patriots playoff game) in main living room. Second living room right off that. All in all great place and good deal. We plan to rent again.

This house had everything we needed. Nice Kitchen, TV, Cable, Wifi, Pool table with a music system, fire pit (with lot of woods). <br/><br/>Was able to play some out door games on the Lawn. Over all had a wonderful time with our Family and Friends. <br/><br/>One thing we felt that needs to be fixed is, the railing at top floor has too much space between each wooden log. Toddlers can easy slip through the space on the railing.

Spacious 3 BR, 3 BA North Conway home with deck, fire pit and game room. Close to No Conway village and all Valley activities.. This spacious 3 bedroom home is in the perfect, private location to enjoy all of the great activities Mount Washington Valley has to offer. The main level has a 2 adjacent living areas, one with a cozy wood stove and large flat screen and the other with comfy carpet for the little ones to play, access to the large deck, washer/dryer, a full kitchen with Keurig and regular coffee makers, dining room, 1/2 bathroom and large foyer with another wood stove. Upstairs is a full bathroom and the 3 bedrooms: one with a queen bed, one with a queen with a twin trundle bed with attached full bathroom, and the 3rd has a queen futon, twin air mattress, 2 twin beds and tv with DVD player. There's something for everyone: cable, wifi, movies, books, games, large yard, outdoor fire pit, plenty of space to relax and game room with pool table and darts in the lowest level. Nearby attractions for all seasons: Storyland, North Conway Scenic Railway, Santa’s Village, Tax Free Outlet Shopping, horseback riding, hiking, rock climbing, biking, river fishing, swimming, golf, canoeing/kayaking, scenic drives, moose tours, ziplines, gondola rides, sightseeing, the scenic Kancamagus Highway, downhill skiing at one of the many nearby mountains, cross country skiing, snowmobiling, snowshoeing, tubing, ice skating and sleigh rides. Blankets and pillow are provided; you can either bring your own sheets and towels or rent them for a $75 fee. We will need at least 2 weeks notice if you would like to use our linen rental service. THIS HOME IS NOT AVAILABLE FOR A SEASONAL OR LONG TERM RENTAL. A $25 REFUNDABLE garbage fee will be added to your total. You will be provided with a pass to the local transfer station and there is also a dumpster available at our office. Guests are asked to dispose of their garbage. Should you choose to leave trash at the property, the cost is $5 per bag. At the end of your stay, your garbage fee will be refunded accordingly.
