Terms

GENERAL RENTER INFORMATION: Primary Renter must be at least 25 years old to reserve a rental property and must occupy the unit for the duration of the lease. Renter must adhere to each property's maximum occupancy limit. Gatherings or parties that violate the maximum occupancy limit shall not be permitted, and may result in immediate eviction with no refund due. We only rent to responsible adults and ask that you be mindful of your neighbors while you’re on vacation. Any of the following violations may result in immediate eviction from the unit with no refund due: destruction of property, noise complaints, use of weapons (including BB/airsoft guns), use of fireworks, violation of parking policy, violation of condo association rules. Property manager may conduct periodic property checks during each stay.

INITIAL PAYMENT: One half of the total is due at the time of booking. The final payment is due 15 days prior to arrival.

TAXES: New Hampshire 9% lodging tax has been automatically be applied to your rent total.

CLEANING: A cleaning fee has been added to your rental rate. Please see the rate details for the specific rate.

LINENS: Sheets and towels are not included but can be provided for an additional fee. At least 2 weeks notice is required.

SMOKING is not allowed inside. If you smoke, please go outside, close the door and dispose of cigarette butts properly. If there is evidence that smoking occurred inside the unit, you will be charged a $250 cleaning and ionization fee. This policy is strictly enforced and is not covered by the Accidental Rental Damage Protection.

PETS are only allowed in pet-friendly properties. Violations to this policy will result in immediate termination of the Rental Agreement, and a $200 penalty fee plus any costs for damages, if any, will be charged to credit card on file.

ACCIDENTAL RENTAL DAMAGE PROTECTION: We offer Accidental Rental Damage Protection from Rental Guardian. The non-refundable cost is $45, provides coverage up to $1,500 and is valid for your entire stay. This fee has been automatically added.

We will need a credit card number to keep on file for any incidentals that may arise during your stay. Since you will have accidental damage insurance, you will NOT be billed for any accidental damage during your stay. Your credit card will ONLY be charged if there is intentional damage, theft or if special cleaning is needed as a result of unauthorized pets/smoking. Please call us to leave your credit card number. We will not provide access information until we have it for our file.

If this home becomes unavailable for your rental dates, for any reason, prior to your stay we will do our best to find a comparable rental. If we are unable to find a suitable rental property a full refund will be issued.

CHECK-IN starts at 3:00 PM. Directions and key exchange arrangements will be provided by email prior to arrival. We do not allow early check-ins. Please plan your vacation around this.

CHECK-OUT is 11AM on the day of departure. Sorry, no exceptions. Our cleaners have many homes to clean and are on a tight schedule. Please respect the check-out time. There is a $35 charge for lost or unreturned keys. The Property Manager is not responsible for articles lost, stolen or left behind in the rental property. Upon request of Renter, items found will be shipped, at the cost of the Renter.

RENTER MAY BE CHARGED UP TO AN ADDITIONAL ONE NIGHT RENTAL IF THE PROPERTY IS OCCUPIED AFTER CHECK-OUT.

IF THE RENTER REMAINS ON THE PROPERTY AFTER THE EXPIRATION OF THE LEASE WITHOUT THE WRITTEN PERMISSION OF THE OWNER OR RENTAL AGENT, THE RENTER MAY BE REMOVED FROM THE PREMISES BY A LAW ENFORCEMENT OFFICER WITHOUT ANY JUDICIAL PROCESS.

SUBLETTING is not permitted under any circumstances. Subletting of the premises shall void the lease agreement.

APPLIANCES & EQUIPMENT: The properties we represent are privately owned and any systems or mechanical items may be subject to failure or breakdown. The Property Manager cannot guarantee that breakdowns will not occur, however we will make every effort to ensure any necessary repairs will be made as quickly as possible. The property owners have provided us with contact information for tradesmen that may be called upon if the need arises. In the event a mechanical failure is not able to be repaired during your stay, there will be no refund due.

FURNISHINGS: All properties are furnished with basic supplies: glasses, dishes, silverware, pots/pans, cooking utensils, appliances, paper towels, dish soap, sponge, toilet paper, laundry detergent, kleenex and trash bags. You will need to bring your own bathroom supplies.

INCLEMENT WEATHER: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

This rental unit is for recreational or vacation use and such the terms Owner and Renter have been use throughout this agreement specifically to not create a Landlord/Tenant relationship as defined under NH RSA 540:1. The Renter(s) of this property are not “Tenants” and a “Tenancy” is not created pursuant to NH RSA 540:1-a nor do the provisions of NH RSA 540 apply.

Our officers, agents, employees and contractors shall be relieved of all liability, responsibility or obligation with respect to or arising out of the rental of the unit and any and all of its obligations arising there from and shall not have any further duties or responsibilities except those set forth herein. While its actions under this Agreement are being taken in good faith the Property Manager assumes no liability of any kind whatsoever for the condition of the premises prior to or after any rental period. Owner and Renter agree to hold harmless and indemnify the Property Manager, its officers, agents, employees and contractors from any liability, injury or property damage that is not intentionally caused by the Property Manager, its officers, agents, employees or contractors. Renter further agrees to hold harmless and indemnify Owner from any liability, injury or property damage that is not intentionally caused by Owner, his agents or his contractors.

Payment of money or taking possession of the property after receipt of this Agreement is evidence of acceptance of this Agreement.

Great place to stay for the 4th with friends! We (4 couples) rented the Oak St. house for the 4th weekend and it did not disappoint. The place is massive first off, more than enough room for 8 people. If you’re nervous it looks a little small from pictures, don’t be - you’ll be so pleasantly surprised when you arrive. The backyard in and of itself is the size of football field! We saw some reviews that complained about other units being on the property, don’t let that discourage you - it hardly felt that way. The house isn’t attached (no touching walls or anything) to other units and the entire backyard and back deck is yours. The only thing shared is the driveway, which is massive and had more than enough room for 4 of our cars to fit. The house is in a great location, very close to center of Conway. Rooms were comfortable, had plenty of space for 8 people, and that backyard/deck was just so perfect. Really couldn’t be happier about our stay. Pinkham was so great about communicating with me and every time I called or emailed; they’d get back if not immediately than always within the hour. There wasn’t much to contact Pinkham about though, as their check-in/property details were professionally laid out and helpful for answering most every question we came across. They also kept the place in tiptop shape so aside from some AC installations the first day we didn’t need much in the way of maintenance. We rented amidst the COVID pandemic and Pinkham followed all NH guidelines on residents entering as well as assured us the property had been professionally cleaned which was really heartening as we were a bit nervous around that. Overall this was a fantastic experience renting and I urge any and all to rent this property for whatever occasion. Obviously the skiing in the area is great, but if you’re looking for a place with a great yard & a BBQ over the summer this place is it. Great local spot We had a great time at the house! We were happy that we could walk to town easily. The backyard was big- great for our 4 year old. The house had enough space for us and the couple we went with. We enjoyed having a fire every night in the backyard. Would stay here again with family! Family It was a great place to be with my daugther and grand children, close to everything, Shopping, miniature golf, parks...... But the house was great and backward super cool for the children. Privacy Issues / Odor Issue in one part of property I'll start off with a positive note. The back yard on this property is very nice for kids to be able to play freely without worry and this property is in an excellent location. Now for the negatives, The second day we were here we came back and the front door was unlocked. I am OCD and checked it 5 times before leaving so I knew someone had been there. There was a man outside so I simply asked if he knew anything about someone coming inside while I was gone. He said he would check with another guy. A separate gentlemen soon rang the doorbell and said I work maintenance for the property and I had to check the "Heating Tape" or something to that effect and "it won't happen again". My wife had her personal belongings out thinking no one would see them and she no longer felt like we had privacy there since people can just go inside without us knowing while we were there. Also, we came back another time and a separate gentlemen was in the backyard. He said he was doing lawn maintenance but the chairs were moved like people were hanging out back there. The other issue we had is that on the first floor second kitchen area it smells like sewage. There was a Lysol spray can there so we sprayed it very well several times but it didn't hide the smell. We checked the bathroom near it and it's possible its coming from the shower drain or toilet. North Conway June 2018 Overall, a pretty good experience. Absolutely loved the location and the backyard was great. Certainly plenty of space. Only negative was the fire alarm batteries were dying and there were not sufficient replacements. SO first it scared the **** out of my kids and prevented naps because I couldn't get them to stop. Eventually I had to pull old batteries out of other stuff to put in the detectors. Second, for the price there should have been ample replacements. I looked everywhere and there definitely was not. For that price per night, shouldn't have to deal with that on vacay. However, overall, liked the property and everything else was as described. Great location, cozy house, huge backyard We loved our time spent at 22 oak street. The rooms were cozy and the house had everything we needed for our family of 4. With a 15 mos old and a 2 1/2 year old, the backyard was a great size. The swings and sand box were great for he kids to play and the fire pit and sitting area was perfect for mom and dad. <br/>Just a short walk to town, there was lots to do. Excellent Vacation Property 22 Oak St. was perfect for my family. We walked into downtown No. Conway twice everyday. My grandchildren enjoyed the playgrounds in the park. The backyard at 22 Oak St. was an oasis with the lush green lawn (thanks to Kevin), sandbox and fire pit. We enjoyed the outside lights at night. The house itself was very clean and was cool enough for us with air conditioners in every room. Robin at Pinkham Rentals is a great communicator. We will be back again sometime! 2 day getaway Great location and a fabulous back yard! Some cleaning issues as the floors and kitchen were not as clean as we like. The price was outrageous for two nights. When booking the house we thought the price would be about $500 total based on the nightly fee; however, after all of the FEES were added up, the price was around $800.00. A little too pricy for the amenities. The homeowners who utilize HomeAway should really protest the "travelers fee" it makes people angry and will deter my use of the website for rentals in the future. We were very pleased... The people at Pinkham were very pleasant to deal with. They worked with us through an unforeseen circumstance due to the "snow conditions" and we were satisfied with how it turned out. What was to be our whole family for a 5-night ski vacation turned out to just be a 2-night get-away for my husband and me. We found this property to be in a great location for ease-of-access to down town North Conway and Cranmore. Had our three children joined us, they would have appreciated the ability to walk into town too and have that freedom. There would have been plenty of room for the five of us too. The small bonus efficiency attached apartment space off the kitchen would have been a great additional hangout space...complete with it's own bathroom. Plenty of mudroom space. Kitchen had what we would have needed had I been cooking up a storm for everyone. My husband and I ate out every meal since the kids weren't there. In warmer months, the deck and yard would be great for extending the living space outside and utilizing the grill. <br/><br/>Of note: our showers weren't very hot, but that could be because this is a multi-unit building and perhaps they all share water from the same water heater. If not, the temp just needs to be turned up. I did have an issue with an odd smell during our stay and was able to pin-point the origin. I alerted the company but never heard anything back. <br/><br/>Overall, a great stay in a cozy place! I would stay again for sure.

Great vacation rental! We had such a wonderful rental experience at 22 Oak Street! The amenities, location, and layout exceeded our expectations. It was the perfect spot for two families to share and it was just minutes to Storyland! We hope to come back again and will certainly recommend to others!

Review of 22 Oak Street This was my first home rental and it did not disappoint. The pictures were very accurate and location was great as we could walk to main downtown area. We traveled with 2 small kids (2.5 yrs and 10 months)and my in-laws and there was more than enough room. The property had everything you could think of and more than enough space. I would highly recommend this property for rental.

This house is cute! Lots of character! Beautiful back yard!<br/>Plenty of things to do even if you don't go far! Games and outside toys, movies, and reading.<br/>Truly enjoyed our stay here. Thank you, this place is now added to our places to stay.<br/>

This was my first home rental and it did not disappoint. The pictures were very accurate and location was great as we could walk to main downtown area. We traveled with 2 small kids (2.5 yrs and 10 months)and my in-laws and there was more than enough room. The property had everything you could think of and more than enough space. I would highly recommend this property for rental.

We had such a wonderful rental experience at 22 Oak Street! The amenities, location, and layout exceeded our expectations. It was the perfect spot for two families to share and it was just minutes to Storyland! We hope to come back again and will certainly recommend to others!

The people at Pinkham were very pleasant to deal with. They worked with us through an unforeseen circumstance due to the "snow conditions" and we were satisfied with how it turned out. What was to be our whole family for a 5-night ski vacation turned out to just be a 2-night get-away for my husband and me. We found this property to be in a great location for ease-of-access to down town North Conway and Cranmore. Had our three children joined us, they would have appreciated the ability to walk into town too and have that freedom. There would have been plenty of room for the five of us too. The small bonus efficiency attached apartment space off the kitchen would have been a great additional hangout space...complete with it's own bathroom. Plenty of mudroom space. Kitchen had what we would have needed had I been cooking up a storm for everyone. My husband and I ate out every meal since the kids weren't there. In warmer months, the deck and yard would be great for extending the living space outside and utilizing
