PARTIES. The parties to this lease are: Property Manager representing Property Owner, as LESSOR; and , as LESSEE (Guest).

Lessee's family and invited guests consists of adults over the age of 25 and children and adults under the age of 25.

PREMISES. Lessor hereby leases to Lessee the following property (the premises):

TERM. This lease begins on , and ends on , unless sooner terminated (the term). Lessee shall vacate the premises by 09:00am on . In the event Lessee fails to vacate the premises at the end of the lease, Lessee is liable for liquidated damages in the amount of $200. This is because this vacation rental may not be available past your check out time.


RENT. Lessee agrees to pay Lessor the following: This amount is nonrefundable. Trip Cancellation Insurance is highly recommended. It is purchased on your behalf through CSA Travel Insurance. Please sign here if declined:______________________________. Trip Cancellation Insurance can be added with the 2nd payment but must be paid at the time of reservation if within 30 days of arrival.


Payment Schedule: 2nd payments will be charged automatically unless we hear from you otherwise.



Security Deposit - Unless otherwise requested, the credit card taken at the time of reservation will be used for the security deposit. A security deposit is required for your rental. Security deposits must be paid by a credit or debit card. Your card will be charged with the 2nd payment and refunded after departure as long as there is no damage, missing items during your stay, or extra cleaning charges. If you leave the rental excessively dirty, extra charges may apply. You hereby authorize more charges should they be necessary to cover repair or replacement costs above and beyond the security deposit. You consent to the use of your card without original signature. Any damage is to be reported immediately.


All rent and fees must be paid in United States currency without demand, setoff, or deduction to Lessor. Published rental rates are subject to change without notice.


All fees must be paid in full on or before 30 days prior to the beginning date of this lease, subject to cancellation policy. Upon departure of the Lessee, Lessor will inspect the premises and, if there is willful damage or other damage over $2000 to the vacation rental, in the sole discretion of the Lessor, your card will be charged accordingly. Please be courteous and leave your vacation rental in good shape.


ASSIGNMENT. Lessee will not assign this lease or sublet the premises or permit guests who are not identified in this lease to remain on the premises.


COMPLIANCE WITH REGULATIONS. Lessee must abide by and comply with all governmental laws, ordinances, rules, and orders that apply to tenants of dwelling units. Lessee shall observe all rules and regulations set forth on Exhibit “A” which is attached hereto and incorporated herein referenced, as may be established and/or amended by Lessor and/or Owner, from time to time. Failure to observe all rules and regulations shall result in immediate termination of this lease and forfeiture of all deposits and rent as liquidated damages. This property is part of a “Homeowner’s Association.” Guests must abide by certain rules in order to stay here. If a Homeowner Association complains about Guests’ behavior, Guests may be evicted and may forfeit all monies paid. PAYMENT OF MONEY OR MONIES, IN ANY FORM OR AMOUNT, CONSTITUTES AUTOMATIC ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. THESE POLICIES CAN ALSO BE FOUND ON OUR WEB SITE AT TRAILERS ARE NOT PERMITTED IN ANY OF OUR NEIGHBORHOODS. IF YOU BRING A TRAILER, YOU MUST MAKE ARRANGEMENTS FOR PARKING IT ELSEWHERE.


RIGHT OF ENTRY. The Owner of the premises (and Lessor as Owner’s agent) is permitted, under Florida law, to enter the vacation home at any time if Owner/Lessor suspects an action or behavior in violation of this lease. Lessor/Owner may also enter the vacation home at any time if the Owner/Lessor deems access is necessary to maintain the home, security and/or comfort of the tenants. In the event the premises are listed for sale, the Lessee agrees to cooperate with the realtor and/or Owner/Lessor to arrange a convenient time to show the premises. In the event the vacation home is under improvement or repair, Lessee will be informed upon arrival and agrees to allow said improvements, maintenance and/or repair to continue during their stay.


Lessor will provide Lessee with reasonable notice before entering the premises.


WASTE. Lessee will not commit or permit any waste of the premises, and on termination of this lease Lessee must immediately surrender the premises in good order and condition and return all keys to Lessor.


DEFAULT. Time is of the essence in the performance of this lease, and Lessee will be considered in default if Lessee fails to pay any rent or deposit as set forth herein; or Lessee fails to perform or observe any of Lessee's agreements or conditions under this lease to be performed or observed by Lessee, other than the payment of rent.


ABANDONMENT OR SURRENDER. BY SIGNING THIS RENTAL AGREEMENT, LESSEE AGREES THAT, ON SURRENDER OR ABANDONMENT AS DEFINED BY FLORIDA STATUTES, LESSOR SHALL NOT BE LIABLE OR RESPONSIBLE FOR STORAGE OR DISPOSITION OF LESSEE'S PERSONAL PROPERTY.


REMEDIES. If Lessee defaults, Lessor may exercise any of the following remedies in addition to all other remedies provided by law: Perform any act or do anything required under this lease to be performed by Lessee. Accelerate the maturity of all rent due and to become due during the remainder of the term.


GENERAL PROVISIONS. The parties agree to waive trial by jury in any action between them arising out of or in any way connected with this lease or Lessee's use or occupancy of the premises. This lease contains the entire agreement between the parties, and any agreement to amend or modify this lease will be ineffective unless it is in writing and signed by Lessee. Lessee's obligation to observe or perform the covenants will survive the termination of this lease.


PROPERTY ASSIGNMENT - Every attempt will be made to keep the property reserved assigned to Lessee. In the event, circumstances cause the need to move the Lessee and their party, a similar unit may be substituted, if available, or all money refunded.


HOLD HARMLESS Lessee acknowledges that management, property owners, and employees do not carry personal liability insurance and cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the Lessee, members of their party or any other guests which the Lessee or their party have allowed access to the property, regardless if said loss is a result directly or indirectly from acts of god, danger incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission of any airline. Furthermore, the Lessee will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death. Use the pool and other amenities at your own risk. Parents should be present with children at the pool at all times.


PROPANE GRILLS – Some properties may have propane barbeque grills. Propane exchanges are not the responsibility of the Management Company or the owner. Guests are responsible for propane exchanges should it be necessary during their stay.


No pets are permitted on the premises at any time unless prior arrangements have been made and you are staying in a pet friendly rental. No smoking is permitted inside the vacation home at any time.




If smoking is evident or pets are discovered on the property, Lessee may be evicted and be charged an extra cleaning fee and pet fee.

Exhibit A: Reservation Policies



PAYMENT AND CANCELLATION POLICIES

Payment may be made by personal check or credit card and is due 30 days in advance of arrival. For reservations made within 30 days, full payment is due at time of reservation and must be paid by credit card. For reservations made more than 30 days in advance, a nonrefundable deposit, in an amount equal to fifty percent (50%) of the total due is required at the time of reservation or within 2 days if paid by check, subject to the cancellation policy set forth below.

All fees are nonrefundable unless the time you have reserved can be rented again at the same rate. There will also be a $100 fee. It is highly recommended that guests purchase trip insurance. Cancellation or early departure due to inclement weather does not warrant a refund of rent or deposit paid. Interruption of utility services, for any reason, will not relieve Lessee from any obligations under this lease.

If you are forced to cancel your trip, you may forfeit up to 100% of your rental payment. The property manager strongly recommends you protect your vacation rental investment by purchasing our Vacation Rental Insurance Plan underwritten by CSA Travel Insurance for only 6.5% of your total cost.



USE OF THE PREMISES.

A. The premises is a vacation home intended for use as a family vacation rental only. Persons under the age of twenty-five (25) must be accompanied, by a responsible party who must be staying in the unit. The premises is monitored for violation of this policy. Violators will be evicted and the balance of any unused rental payments and security deposits will be forfeited as liquidated damages. Reservations made under the false pretense that the responsible party of persons under age 25 will be present at all times will void this agreement and result in automatic cancellation of the reservation, without refund. One responsible party over the age of twenty-five (25) must be present and staying on the premises at all times, for each four (4) persons under the age of 25.

B. Quoted rental rates include the maximum number of persons permitted in the Property Description. Guests who exceed the maximum occupancy are subject to immediate eviction and forfeiture of the balance of all rental payments and security deposit as liquidated damages.

C. Lessee will not store vehicles, boats, machinery, or building materials; engage in breeding or raising of animals or birds; or conduct any commercial enterprise on the premises. No pets are permitted on the premises at any time. No smoking is permitted inside the vacation home at any time. If smoking is evident or pets are discovered on the property, Lessee shall be evicted and extra charges may apply.

D. Lessor and/or Owner are not responsible for any damage or acts of theft or vandalism, or any other damages, to vehicles or personal property maintained on the premises. No trailers are permitted on the property. Parking is limited at most properties. Please bring as few cars as possible.

E. Please remember you are staying in someone else’s home during your vacation. Please treat it with the utmost care and leave it in as good condition upon check-out as when you arrived.

CHECK-IN/CHECK-OUT POLICIES AND PROCEDURES.

A. Check-in time is 4:00 pm, CST, on the beginning date of this lease, and check-out time is 9:00 am, CST, on the ending date of this lease. Lessees remaining on the premises after the 09:00 am, CST, check-out time on the ending date of this lease shall be charged for and shall pay additional rent for each 24 hour period they remain on the premises. There will be no discount or abatement of rent for late check-in. Guests arriving after 5:00 pm, CST should make arrangements for late arrival via telephone prior to arriving at the vacation home. Early check-ins may be available.

B. The vacation home will be equipped with a fully functional kitchen and all bedding, and may have its own washer and dryer. A complimentary set of toiletries toilet paper, trash liner, etc.) are usually provided upon arrival for your convenience. You are expected to obtain such additional items as may be required for your entire stay. Telephone service with free local calls may be provided as well. Incoming long distance calls are free, however, in order to place an outgoing long distance call you must use a calling card or credit card. Free high speed Internet access may also be available, but is not guaranteed.

C. Lessee shall observe all rules and regulations set forth herein or attached to and incorporated herein by referenced as may be established by Lessor and/or Owner, and/or HOA, from time to time. Failure to observe all rules and regulations shall result in immediate termination of this lease and forfeiture of all rent as liquidated damages.

D. Key Policy: Upon checkout, please place keys on kitchen counter and lock the front door from the inside. Any lost key will result in a key charge withheld from your deposit. In the event you are locked out, please call the phone numbers provided and we will meet you at the property. A lock out fee of $25 will be charged to you.

REPAIRS AND MAINTENANCE

A. Lessee will keep and maintain the premises, fixtures, appliances and appurtenances in good sanitary condition during the term of this lease.

B. Lessee will use the premises with due care and will pay for any repairs that are necessitated by any lack of care by Lessee or Lessee's family, guests, or invitees.

MISCELLANEOUS.

A. During your stay, promptly report any maintenance problems to Lessor at,, or. Lessor/Owners may enter the property at any time during your stay in order to respond to any maintenance and/or housekeeping issues reported by you during your stay.

B. Please do not leave doors or windows open while the air conditioning or heater is operating.

C. Lessee will make no changes, alterations, or additions in or about the premises

D. Rent and all deposits may be paid by credit card by phone or by check.

DESTINS DESTINITY it was so great didn't want to ever leave. Actually stayed 2 extra nights just because it was so awesome. The weather the water and most of all the place was perfect. Very nice! This was the perfect place for my husband and I. This was so close to the ocean and beach. The walk was literally right across the street. The view from the balcony was awesome no matter the time of the day or night. Everything was clean and fresh.

Trip to Destin We thoroughly enjoyed our stay in Destin the condo was great. It was clean and furnished with everything we needed for our stay. We slso loved the view of the water from the condo and the short trip to the beach. The rental company was great to work with and very helpful and prompt in answering our questions. Last minute booking Very GOOD. clean and bright. very comfortable. well stocked kitchen needs. Everything covered our needs. <br/>Changes needed. upgrade the coffee pot to a KEURIG.<br/>NO elevators!! my guest had a bit of a issue climbing stairs , but made it, registration does say no elevators, so if you need an elevator book the ground floor. definitely will use this CONDO again. you do need a car, taxi service is non-existent!!!!!!

Grand Caribbean East 210 2017 We have visited Destin many times and this was our first time staying at the Grand Caribbean East. We delighted with our unit. It was well maintained and very clean. Our only issue was the unit above us. They were running, jumping, and slamming doors from early in the morning to late in the evening. Calls to the management company did not seem to help. Great place, great staff! Beautiful condo with lots of extras like huge porch, great views of ocean and plenty of thoughtful touches. Staff, especially Tyler, was very helpful when we had a scheduling mess up...our fault. Only thing I would change is adding a chair in the living area. Always Perfect This was our second time at this condo and its still our favorite. We didn't have the best weather during our last trip but managed to still hit the beach every morning and enjoy the beautiful pool in the afternoons. The condo is fully equipped and has a washer/dryer which is a plus with two little kiddos. This is our happy place and plan on coming back again soon.

Nice View The rental was nice, spacious and had nice decorations. It was right across from the beach and in front of the pool. It was a bit pricey but the neighborhood was very quiet. The bed comforters seemed like they had not been washed, but we took our own blankets and you can hear the people upstairs running around. They probably just need someone on site to manage the people making noise or the ones that can't control their kids in the pool. Grand Caribbean 210 Very friendly staff at check in, very easy to check in. Condo was well maintained. Very clean, except for pots and pans. Skillet was covered with meat debris that was not washed off in the dishwasher and was just put away. It needed to be scrubbed before we could use it. Only two burners were working when we arrived, we found the other two were not plugged back in properly. The worst thing was the bed. It was miserable to sleep on. You really need to get another mattress. I ended up sleeping on the couch. Everything else was great, parking was excellent, beach was close, other renters/owners were very considerate. Pool and hot tub was as clean as could be expected being that close to the beach and the amount of activity of children in pool. We were very satisfied and happy with the condo. I would love to rent again, but not unless there is a new mattress. It was like a rock. I would like to say it was exceptionally clean which I was quite thankful for. It is hard renting something not knowing how good the clean staff is. Excellent Couple's Getaway! My wife and I had a wonderful time celebrating our 6th anniversary at the Grand Caribbean East. Destin Dream Grand Carribean East is a hop, skip and a jump to the beach. The Condo was extremely well kept and overall very pleasant. The unit we had #210 had a large balcony overlooking the pool. Destin 16 Ou unit was great! Updated kitchen, larger balcony, bed was comfy!! Check in was easy, they call you with a code for door!!! Perfect Perfect location. With two little ones the pool was a huge hit and having the beach just a walk away was amazing! One of our best stays yet in Destin. The condo was spotless, this was our first condo that was in perfect shape! We all loved it! We would go back in a heartbeat! Our stay The bath tub didn't drain while taking a shower, it was clogged. The extra blankets in the chest weren't clean, they smelled sweaty. The pillows in the top of the closet still had used pillow cases on them. The home was nice but the bedding could have been better with freshness. The neighbors upstairs had very rowdy kids and sounded like they were going to fall through the the ceiling they woke up at 5am everyday. We had a huge leak in the ceiling about the bunk bed that soaked both mattresses so we had to go buy an air mattress for our kids to sleep on. <br/> Response from Crystal Waters Realty; Sunday, July 17, 2016 So sorry about the issues you encountered. If you had only told us, we could have made an effort to make it more enjoyable for you. We did not know about the slow drain. We could have cleared the clog for you. As for the blankets, you could have washed them in the condo with our washer and dryer or we could have exchanged them for you. Most people take advantage of the washer and dryer in our condo! The leak above was from an AC issue. That condo is owned by someone else and the problem was accidental and well beyond our control, however, we did come over at 10pm on Sunday night to investigate it and report it to the appropriate owner and maintenance staff.

Great weekend The place was great. We were pleasantly surprised since we rented on such short notice, we were skeptical but it turned out to be perfect. My only suggestion would be that if adults plan to sleep on the sleeper sofa you would need a mattress topper. The sofa mattress is not suitable for adults. No complaints with this property, everyone was super nice, the property was kept clean daily, our condo was clean and sufficiently stocked with anything we needed, we would return! This was the perfect place for my husband and I. This was so close to the ocean and beach. The walk was literally right across the street. The view from the balcony was awesome no matter the time of the day or night. Everything was clean and fresh.

This was our second time at this condo and its still our favorite. We didn't have the best weather during our last trip but managed to still hit the beach every morning and enjoy the beautiful pool in the afternoons. The condo is fully equipped and has a washer/dryer which is a plus with two little kiddos. This is our happy place and plan on coming back again soon.

Beautiful condo with lots of extras like huge porch, great views of ocean and plenty of thoughtful touches. Staff, especially Tyler, was very helpful when we had a scheduling mess up...our fault. Only thing I would change is adding a chair in the living area. I think there were 2 in pics, but only 1 there when we were there. Clean, beautiful place!

We have visited Destin many times and this was our first time staying at the Grand Caribbean East. We delighted with our unit. It was well maintained and very clean. Our only issue was the unit above us. They were running, jumping, and slamming doors from early in the morning to late in the evening. Calls to the management company did not seem to help. I would stay there again but would most likely choose an upper level unit.

Grand Carribean East is a hop, skip and a jump to the beach. The Condo was extremely well kept and overall very pleasant. The unit we had #210 had a large balcony overlooking the pool. I will definately come again.

The rental was nice, spacious and had nice decorations. It was right across from the beach and in front of the pool. It was a bit pricey but the neighborhood was very quiet. The bed comforters seemed like they had not been washed, but we took our own blankets and you can hear the people upstairs running around. They probably just need someone on site to manage the people making noise or the ones that can't control their kids in the pool.

Very friendly staff at check in, very easy to check in. Condo was well maintained. Very clean, except for pots and pans. Skillet was covered with meat debris that was not washed off in the dishwasher and was just put away. It needed to be scrubbed before we could use it. Only two burners were working when we arrived, we found the other two were not plugged back in properly. The worst thing was the bed. It was miserable to sleep on. You really need to get another mattress. I ended up sleeping on the couch. Everything else was great, parking was excellent, beach was close, other renters/owners were very considerate. Pool and hot tub was as clean as could be expected being that close to the beach and the amount of activity of children in pool. We were very satisfied and happy with the condo. I would love to rent again, but not unless there is a new mattress. It was like a rock. I would like to say it was exceptionally clean which I was quite thankful for. My wife and I had a wonderful time celebrating our 6th anniversary at the Grand Caribbean East. We were right across the street from the beach, and within walking distance of several great places to eat. I would definitely recommend this place!

Best value in Crystal Beach. Nicely upgraded condo with granite, High Def TV, and New Cabinets Fall 2014. Queen bed in bedroom, bunks in the hall, and a sleeper sofa. Hot tub, pool, BBQ grills, and beach access 25 yards away!. Destin condo unit 210 in Grand Caribbean East is located across Scenic Gulf Boulevard in Crystal Beach on the Gulf of Mexico. The public beach access is in front of the condo across Scenic Gulf Boulevard.

This unit has recently been updated with new furniture two flat screen TVs and Blue Ray DVD, kitchen cabinets, granite counters and well-appointed kitchen accessories and its own washer/dryer and free high speed wireless access. There are bunk beds in the hall and one queen bed in the bedroom. The sofa is a queen pull out bed in the living room.

The unit offers an expanded patio/porch on the second floor. This provides a Gulf view and a pool view. In the winter months the sunrises are spectacular for your morning coffee on the porch. This also provides shade in the summertime. Including the pool there is an in-ground spa with two BBQ areas with seating and an outdoor shower area.

There are many attractions including 500 holes of golf within a 50 mile radius there is the Harbor walk, Destin Commons, Baytown Wharf, Sandestin, Grand Boulevard, and more great restaurants than can be named in a short description. Also is the Silver Sands Outlet mall and shops, two water parks, several movie theaters, and many more attractions. You will not be bored in the Destin area.

If you are lucky to be here from April through October lookup the Blue Angels Flight Demonstration Team Practice sessions. Usually held every Tuesday and Wednesday Morning at 1100 hours behind the Navel Air Museum at the Naval Air Station in Pensacola. It is free and a great event.
