RENTAL TERMS & CONDITIONS


Advance Payment Required Reservations

At the time of booking a credit card advance payment will be required in the amount of $200.00 to include a non-refundable reservations fee (see "Reservations Fee" below). Optional travel insurance, which protects you from unexpected events such as hurricanes (see "Vacation Insurance Protection" below) is available for a fee of 6.5% of the reservation total, and if taken is also due at the time of booking. Reservations for condominiums made less than 14 days prior to arrival require payment in full immediately. Monthly rentals will be required to make payment in full if booking within 30 days of arrival.

The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment and Emergency Assistance. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Stonebridge Casualty Insurance Company and the non-insurance assistance services are provided by CSA's designated provider. Please contact CSA at if you have any questions.

Reservation Fee

There will be a $50.00 reservation fee per unit booked plus tax. The reservation fee is automatically added to the reservation and will appear as a separate line item in the guest folio.

Cancellation Policy

Cancellations to any reservation results in forfeiture of $200.00 advance rent deposit. Changes to the booking have to be made Thirty (30) days prior to arrival for Short Term reservations. Sixty (60) days prior to arrival for Monthly reservations. Once final balance is paid there are NO REFUNDS due to cancellation. If you have purchased Travel Insurance with CSA you would need to contact them with questions regarding claims.

Full Payment Due

Full payment is due fourteen (14) prior to arrival for SHORT TERM reservations. Please make payments in the form of traveler's checks, bank money orders, cashier’s checks, or a personal check if not we will bill your credit card on file for these charges.
MONTHLY rentals must be paid by check or cash only Thirty (30) DAYS PRIOR TO ARRIVAL.

Family Rental Only and Age Requirements

Reservations made for teenagers or young single groups will not be honored without an accompanying adult couple staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age and must occupy the rental property the entire term of the reservation. Any violators will be evicted according to Florida Statute 509-141 with forfeiture of all monies.

Falsified Reservation

Any Reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.

Check-In Time

Check-in time is between 3:00 pm and 5:00 pm.; checkout time is 10:00 a.m. During Peak seasons, not all units will be ready for check-in promptly at 3:00 p.m. We ask for your patience and suggest that you have alternate plans available between 3:00 p.m. and 5:00 p.m. in case the unit is not yet ready. For late arrivals please contact office for instructions.

Damage Deposit

All guests are required to select one of the two following options:

A check in the amount of $500.00 is required as a damage deposit. This amount is returned to you after 10 business days if there are no damages other than normal wear and tear. In the event damage or loss occurs in your rented condo we will send you an invoice for the actual amount of ALL charges incurred, whether more or less than $500.00.
OR
Security Deposit Protection covers the cost of accidental damages to your rented condo. In lieu of tying up $500.00 on your credit card, we encourage you to take advantage of our damage waiver program. The damage waiver only costs $39.95 and covers up to $3,000.00 of unintentional damage. If an accident should occur your obligation is simply to report it to us immediately.
Please note any damage to the property upon your arrival and report it immediately to your rental manager to avoid possible liability. Please, notify us immediately if any loss or damage occurs during your stay.
This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 Limit will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. N the Certificate of Insurance or Insurance Policy The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly The Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact The Property Manager directly if you do not wish to participate in this plan or assignment.

Unit Assignments

We reserve the right to change unit assignments. We try to accommodate your request; however, a specific unit cannot be guaranteed.
Occupancy

The maximum number of guests per apartment is limited at most properties to four (4) persons in an efficiency, studio or one bedroom, six- eight (6-8) persons in a two bedroom and eight - ten (8-10) persons in a three bedroom depending upon sleeping set up in unit(s). Other restrictions may apply.

Monthly Reservations

Three (3) month rentals or longer will be given priority during the winter season. BEACH SERVICES AMENITY PACKAGES ARE NOT AVAILABLE FOR 30 DAY OR LONGER RENTALS. Credit card payments will not be accepted for monthly reservations.

Pet Policy

Pets are not permitted except for our pet friendly resorts. If evidence of a pet(s) is found in your unit or on the premises that are not in our pet friendly resort, you will be evicted immediately with no refund of rent or damage deposit.

No Daily Maid Service

Housekeeping fee includes departure clean only. Linens and bath towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels are to be provided by the guest. Upon departure we require that you remove all trash from the unit and all dishes be washed if not there will be an additional housekeeping charge of up to $50.00. Keys to be returned to office location.

Utilities

No compensation will be given for temporary outage of pool, electricity, elevator, gas, water, cable, weather conditions or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
The operation and maintenance of these utilities is out of the control of The Property Manager.

Rules and Regulations

All Guests, as well as Owners, are required to conform to all rules and regulations. Guests are subject to eviction, according to Florida Statue 509.141 with loss of all monies paid.

Smoking Restrictions

Smoking is prohibited in ALL units. Additional housekeeping charges of up to $250.00 will be applied for additional cleaning expenses if guest is found to be in violation of this policy.
Keys
Any after-hours service calls for lost keys or for locked-out guest will require a $50.00 charge. Emergency on call personnel will make every effort to arrive as quickly and safely as possible. You may incur a 30 minute to 1 hour wait. All keys are to be returned to office (lock box) at check out. Please DO NOT leave keys in the condo.

Units for Sale

The unit you have selected or one like it may be for sale. If you are interested in purchasing a property please call our office to speak to an agent.
In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.

Agency Disclosure

The Property Manager is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft or vandalism or for damages to the guest´s property or items left in the unit.

Refusal Of Service
The Property Manager retains the right to refuse service to anyone.

Hold Harmless

This rental agreement is made upon the express condition that The Property Manager, its agents and employees shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of the guest, their family, agents or employees or third parties, from any cause or causes whatsoever while in or upon said rental premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said rental premises or any activity carried on by the guest in connection herewith, and the guest hereby covenants and agrees to indemnify, defend, save and hold harmless The Property Manager, its agents and employees from all libilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits or losses however occuring or damages growing out of the same.

What a BEAUTIFUL view! We love this particular unit. Great Gulf view, pool view, fabulous sunsets & beautiful star & moon gazing. Couldn't ask for a more beautiful place. Grounds very well kept. Because it is at a dead-end, it is a very quiet place which is appealing for us. The condo is always neat & clean. Furnishings are wonderful. Stocked kitchen with anything you would need for meal preparations. Beds & pillows are comfy. A great home away from home!

El Matador 330 Two Thumbs Up! This unit was EVERYTHING we expected and hoped for. The pictures give a very accurate picture of what you are going to get. The corner unit doesn't disappoint. Being the last condo on Okaloosa Island was a bonus! It was quiet and plenty of room for everyone. The only negative I can say is that the master bath is the only drawback. It is time to give it an upgrade like the rest of the unit has gotten. However don't let this keep you from staying here. It really was a super place and I'd highly recommend anyone staying here! It was convenient to everything in the area but a home away from the tourist traps.

Winter 2017 marks my 16th consecutive year to visit Okaloosa Island for the winter, my 14th year to stay at El Matador and the 6th in this condo. I love everything about making this place my home for three months......location on the Emerald Coast, location of this specific condo.....(water's edge), the light coming into the space, the all day sunny balcony as well as the comfy living space inside. A week in room 330 We have been coming to El Matador for over 30 years. We have always loved it, (obviously), and we particularly enjoyed room 330 this year. Five Star Unit Been staying at El Matador for over 25 years and this condo was top notch! Loved the newly designed kitchen and updated appliances! Only addition needed is a sleeper sofa. The unit has a fantastic guest bedroom with queen and double bed but could have used a sleeper sofa for the teenage boys!! Ft. Walton October Break Very nice condo with incredible location and view - you can watch sunrise and sunset from the balcony. Only minor negative is that the bathrooms are due for an update.

Great view for a spectacular price. I have stayed at the El Matador several times and my husband and I even got married on the beach there. This time, my sister and a couple of our friends went and we had unit 303. It has one of the best views if you want to see the sun rise and sun set (although, it gets a little warm in the afternoon, so a table umbrella would be nice). First the pros. This unit has an updated kitchen, nice new living room furniture, everything you need for cooking, and all TV's are flat screens. The unit is at the end, so it was convenient to the stairs and garbage disposal. The cons are that the bedrooms and especially the bathrooms need updating to match the rest of the unit, but that is minor. Also, the kitchen and bathroom floors had a lot of sand on them (I guess the cleaning person forgot that part). Lastly, there were only 2 tall chairs on the balcony that could be used with the tall table (there were 4 of us). There were 2 plastic chairs and a couple of taller wooden chairs, but they still were not high enough. The management company was helpful and prompt. We had to call them twice - once to help unlock the door (the deadbolt was stuck and wasn't supposed to be locked anyway)and the second time was because our coffee pot clonked out. El Matador 330 The best unit in the complex!! Best floor, best view, & spacious! Response from Alicia J. 10th anniversary trip We have been to the El Matador several times in the past 10 years and this was our best experience. From the decor of the condo to the inclusion of beach chairs, we had no complaints. We hope to be back soon.

330 Survey A little disappointed with the room, we had ants & had to call 2 times to get rid of them, we also had mold in the room-hope that was not what was causing our coughs. The kitchen was not clean, stuff in the fridge and in the drawers that I had to clean. The porch could use a cleaning. Stayed in this unit numerous times, wish it was updated. New tvs were nice and new carpet was nice-tile would be better. Staying in another unit next yr. May come back ot 330 if things change. Great location and enjoy working with Hollis realty. Had a great time.

Rooms with a View I will spend the winter (Dec. 31, 2012-Mar. 30, 2013)in this condo. I love my view of the coastline and ever-changing sky. The condo itself is super-comfortable, full of light and decorated with just the right combination of original art and soft calming colors. I find the Karma here to suit me perfectly.

A Condo with a View!!! I loved spending the winter living in EM 330 and there are only a few things that could improve my satisfaction when I return next winter. First, I found the kitchen drawers and shelves crowded with duplications and too much stuff. A good decluttering is needed. I also would enjoy having wireless internet service as a major convenience for me, as well as any guests I entertain while living there. A lounge chair and two extra bistro chairs would add to the balcony experience. An extra set of sheets for the beds would be appreciated and would avoid me having to strip/wash/remake beds all at the same time. The view is fantastic, a never ending joy for me......the condo is comfortable and the decore relaxing, with lots of original art lending to the overal uniqueness of the property. I am drawn to El Matador because of its nearness to the open beach to the west. The Emerald Coast with its sugar white sands, magnificent sunrises and sunsets and everchanging gulf waters is a powerful magnet pulling me back each winter to soak up its beauty.

El Matador 330 Needs Updating! El Matador 330 Needs some serious furniture updates and renovations -especially for the price! The chairs in the Living room were thread-bare and dirty and some of the other wood furniture looked 20 years old. The kitchen and baths were very oldy/moldy. The view and the beach were outstanding. The other problem with El Matador is no on-site managment to talk to about problems etc.. Its just not convienent to have to rely on calling someone from Alicia Hollis if you have problems or questions about the room.

Great family vacation - right on the ocean! We really enjoyed our stay at El Matador Condos at Fort Walton Beach. The location is the last complex next to the Airforce base so you have a wide open view of white sand and the ocean. Our unit was a corner unit so we had views of the ocean from all windows. Our condo was very comfortable and clean. We have already booked another vacation at this location!

A Hollis 330 el matador--stay away!!! Our condo was so dirty upon our arrival that our dtr preferred to use the public toilets at the pool. Ours had not even been swished and swiped clean. The soap dishes were filthy and the dishes had been put away dirty. The utensil holder in drawer was full of crumbs and even dried up cheese pieces. Condo was seriously out of date with dirty carpet and furniture. Chair in corner propped up on broken leg, we were later accused of this. We had reported the bulk of the disrepair (hard to report it all!) and sent pics to A Hollis realtor and also asked for ex room code, they never responded so we didn't report chair as didn't notice it til days later; figured they didn't care. There was a giant roach bug crawling on our headboard, someone else's dirty panties under the bed, hairy and sandy sheets on beds, vanities with visible dirt (removed easily when we cleaned them!) and someone's crab claw from dinner left in guest bedroom. Not sure why we paid $85 cleaning fee. Definitely not cleaned!!<br/>As for beach, ok but lots of rude of rednecks. We had 3 pairs of new flip flops stolen on different days & never returned. Bad seaweed during our stay, meanwhile Destin and Pensacola were both clear.<br/>Somewhat of a family atmosphere as no high rises but multiple gentleman's clubs & liquor stores on path made it trashy. Complex gated but wall surrounding complex is only knee high! <br/>I have never left a negative review, but this place & this realtor were both horrible!!! Definitely would not recommend either!!!

Great view and relaxing time This was our first experience renting a condo on our own and this unit did not disappoint in fitting our wants and needs. The layout was great and the view of the gulf is just what we wanted. It is very well kept and though the unit is the last on the road, it's not very far from anything. Great view and location, but the inside is a mess! We stayed the week of 4th of July 2015, and have stayed at this unit for over 18 years when we come to Ft. Walton. The view is the best, the location of unit is great, parking in great, the grounds are immaculate, and the beach is one of the best. This unit is really starting to show age. Both of the bathrooms need to be gutted. The master bath shower doors were broke and dark black mildew was in every corner or crevice in the shower. Both bathrooms smelled strongly like urine upon arrival, which made parts of master bedroom smell like urine. The kitchen is dated-refrigerator has rust all over the front of it, the tile and grouting in bad shape. Old appliances. But the bathrooms were the worst of anyplace I've ever stayed! Really disappointing. Check in and out went flawlessly, and had a great time out of the room. After 18 years, we might be looking for someplace new to go, at $2100.00 for a week, I'm sure there has to be someplace cleaner, with better bath and kitchen out there.

The unit, had some new furniture replaced last year, especially the bedding and I am so glad that you have enjoyed them too. This unit was EVERYTHING we expected and hoped for. The pictures give a very accurate picture of what you are going to get. The corner unit doesn't disappoint. Being the last condo on Okaloosa Island was a bonus! It was quiet and plenty of room for everyone. The only negative I can say is that the master bath is the only drawback. It is time to give it an upgrade like the rest of the unit has gotten. However don't let this keep you from staying here. It really was a super place and I'd highly recommend anyone staying here! It was convenient to everything in the area but a home away from the tourist traps.

2017 marks my 16th consecutive year to visit Okaloosa Island for the winter, my 14th year to stay at El Matador and the 6th in this condo. I love everything about making this place my home for three months......location on the Emerald Coast, location of this specific condo.....(water's edge), the light coming into the space, the all day sunny balcony as well as the comfy living space inside. My family and friends like coming here to visit me....... It is ALL good!!!

I have stayed at the El Matador several times and my husband and I even got married on the beach there. This time, my sister and a couple of our friends went and we had unit 303. It has one of the best views if you want to see the sun rise and sun set (although, it gets a little warm in the afternoon, so a table umbrella would be nice). First the pros. This unit has an updated kitchen, nice new living room furniture, everything you need for cooking, and all TV's are flat screens. The unit is at the end, so it was convenient to the stairs and garbage disposal. The cons are that the bedrooms and especially the bathrooms need updating to match the rest of the unit, but that is minor. Also, the kitchen and bathroom floors had a lot of sand on them (I guess the cleaning person forgot that part). Lastly, there were only 2 tall chairs on the balcony that could be used with the tall table (there were 4 of us). There were 2 plastic chairs and a couple of taller wooden chairs, but they still were not high enoug

We have been coming to El Matador for over 30 years. We have always loved it, (obviously), and we particularly enjoyed room 330 this year. I would suggest they add two more tall chairs to the balcony.

Been staying at El Matador for over 25 years and this condo was top notch! Loved the newly designed kitchen and updated appliances! Only addition needed is a sleeper sofa. The unit has a fantastic guest bedroom with queen and double bed but could have used a sleeper sofa for the teenage boys!! We did have the Ac worked on since it wasn't cooking properly but was fixed promptly.

We stayed the week of 4th of July 2015, and have stayed at this unit for over 18 years when we come to Ft. Walton. The view is the best, the location of unit is great, parking in great, the grounds are immaculate, and the beach is one of the best. This unit is really starting to show age. Both of the bathrooms need to be gutted. The master bath shower doors were broke and dark black mildew was in every corner or crevice in the shower. Both bathrooms smelled strongly like urine upon arrival, which made parts of master bedroom smell like urine. The kitchen is dated-refrigerator has rust all over the front of it, the tile and grouting in bad shape. Old appliances. But the bathrooms were the worst of anyplace I've ever stayed! Really disappointing. Check in and out went flawlessly, and had a great time out of the room. After 18 years, we might be looking for someplace new to go, at $2100.00 for a week, I'm sure there has to be someplace cleaner, with better bath and kitchen out there.

Unit 330 has a beautiful view of beach and water which is one of the main reasons we choose this unit each year.Furniture is comfortable and unit decorated with light colors and nice artwork.

This was our first experience renting a condo on our own and this unit did not disappoint in fitting our wants and needs. The layout was great and the view of the gulf is just what we wanted. It is very well kept and though the unit is the last on the road, it's not very far from anything. We will definitely be coming back again.

We really enjoyed our stay at El Matador Condos at Fort Walton Beach. The location is the last complex next to the Airforce base so you have a wide open view of white sand and the ocean. Our unit was a corner unit so we had views of the ocean from all windows. Our condo was very comfortable and clean. We have already booked another vacation at this location!

Our condo was so dirty upon our arrival that our dtr preferred to use the public toilets at the pool. Ours had not even been swished and swiped clean. The soap dishes were filthy and the dishes had been put away dirty. The utensil holder in drawer was full of crumbs and even dried up cheese pieces. Condo was seriously out of date with dirty carpet and furniture. Chair in corner propped up on broken leg, we were later accused of this. We had reported the bulk of the disrepair (hard to report it all!) and sent pics to A Hollis realtor and also asked for ex room code, they never responded so we didn't report chair as didn't notice it til days later; figured they didn't care. There was a giant roach bug crawling on our headboard, someone else's dirty panties under the bed, hairy and sandy sheets on beds, vanities with visible dirt (removed easily when we cleaned them!) and someone's crab claw from dinner left in guest bedroom. Not sure why we paid $85 cleaning fee. Definitely not cleaned!!<br/>As for beach, ok

I loved spending the winter living in EM 330 and there are only a few things that could improve my satisfaction when I return next winter. First, I found the kitchen drawers and shelves crowded with duplications and too much stuff. A good decluttering is needed. I also would enjoy having wireless internet service as a major convenience for me, as well as any guests I entertain while living there. A lounge chair and two extra bistro chairs would add to the balcony experience. An extra set of sheets for the beds would be appreciated and would avoid me having to strip/wash/remake beds all at the same time. The view is fantastic, a never ending joy for me......the condo is comfortable and the decore relaxing, with lots of original art lending to the overal uniqueness of the property. I am drawn to El Matador because of its nearness to the open beach to the west. The Emerald Coast with its sugar white sands, magnificent sunrises and sunsets and everchanging gulf waters is a powerful magnet pulling me back eac

I will spend the winter (Dec. 31, 2012-Mar. 30, 2013)in this condo. I love my view of the coastline and ever-changing sky. The condo itself is super-comfortable, full of light and decorated with just the right combination of original art and soft calming colors. I find the Karma here to suit me perfectly.

A little disappointed with the room, we had ants & had to call 2 times to get rid of them, we also had mold in the room-hope that was not what was causing our coughs. The kitchen was not clean, stuff in the fridge and in the drawers that I had to clean. The porch could use a cleaning. Stayed in this unit numerous times, wish it was updated. New tvs were nice and new carpet was nice-tile would be better. Staying in another unit next yr. May come back ot 330 if things change. Great location and enjoy working with Hollis realty. Had a great time.

El Matador 330 Needs some serious furniture updates and renovations -especially for the price! The chairs in the Living room were thread-bare and dirty and some of the other wood furniture looked 20 years old. The kitchen and baths were very oldy/moldy. The view and the beach were outstanding. The other problem with El Matador is no on-site managment to talk to about problems etc.. Its just not convienent to have to rely on calling someone from Alicia Hollis if you have problems or questions about the room.
