RENTAL TERMS & CONDITIONS


Advance Payment Required Reservations

At the time of booking a credit card advance payment will be required in the amount of $200.00 to include a non-refundable reservations fee (see "Reservations Fee" below). Optional travel insurance, which protects you from unexpected events such as hurricanes (see "Vacation Insurance Protection" below) is available for a fee of 6.5% of the reservation total, and if taken is also due at the time of booking. Reservations for condominiums made less than 14 days prior to arrival require payment in full immediately. Monthly rentals will be required to make payment in full if booking within 30 days of arrival.

The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment and Emergency Assistance. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Stonebridge Casualty Insurance Company and the non-insurance assistance services are provided by CSA's designated provider. Please contact CSA at if you have any questions.

Reservation Fee

There will be a $50.00 reservation fee per unit booked plus tax. The reservation fee is automatically added to the reservation and will appear as a separate line item in the guest folio.

Cancellation Policy

Cancellations to any reservation results in forfeiture of $200.00 advance rent deposit. Changes to the booking have to be made Thirty (30) days prior to arrival for Short Term reservations. Sixty (60) days prior to arrival for Monthly reservations. Once final balance is paid there are NO REFUNDS due to cancellation. If you have purchased Travel Insurance with CSA you would need to contact them with questions regarding claims.

Full Payment Due

Full payment is due fourteen (14) prior to arrival for SHORT TERM reservations. Please make payments in the form of traveler's checks, bank money orders, cashier’s checks, or a personal check if not we will bill your credit card on file for these charges.
MONTHLY rentals must be paid by check or cash only Thirty (30) DAYS PRIOR TO ARRIVAL.

Family Rental Only and Age Requirements

Reservations made for teenagers or young single groups will not be honored without an accompanying adult couple staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age and must occupy the rental property the entire term of the reservation. Any violators will be evicted according to Florida Statute 509-141 with forfeiture of all monies.

Falsified Reservation

Any Reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.

Check-In Time

Check-in time is between 3:00 pm and 5:00 pm.; checkout time is 10:00 a.m. During Peak seasons, not all units will be ready for check-in promptly at 3:00 p.m. We ask for your patience and suggest that you have alternate plans available between 3:00 p.m. and 5:00 p.m. in case the unit is not yet ready. For late arrivals please contact office for instructions.

Damage Deposit

All guests are required to select one of the two following options:

A check in the amount of $500.00 is required as a damage deposit. This amount is returned to you after 10 business days if there are no damages other than normal wear and tear. In the event damage or loss occurs in your rented condo we will send you an invoice for the actual amount of ALL charges incurred, whether more or less than $500.00.
OR
Security Deposit Protection covers the cost of accidental damages to your rented condo. In lieu of tying up $500.00 on your credit card, we encourage you to take advantage of our damage waiver program. The damage waiver only costs $39.95 and covers up to $3,000.00 of unintentional damage. If an accident should occur your obligation is simply to report it to us immediately.
Please note any damage to the property upon your arrival and report it immediately to your rental manager to avoid possible liability. Please, notify us immediately if any loss or damage occurs during your stay.
This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 Limit will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. N the Certificate of Insurance or Insurance Policy The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly The Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact The Property Manager directly if you do not wish to participate in this plan or assignment.

Unit Assignments

We reserve the right to change unit assignments. We try to accommodate your request; however, a specific unit cannot be guaranteed.
Occupancy

The maximum number of guests per apartment is limited at most properties to four (4) persons in an efficiency, studio or one bedroom, six- eight (6-8) persons in a two bedroom and eight - ten (8-10) persons in a three bedroom depending upon sleeping set up in unit(s). Other restrictions may apply.

Monthly Reservations

Three (3) month rentals or longer will be given priority during the winter season. BEACH SERVICES AMENITY PACKAGES ARE NOT AVAILABLE FOR 30 DAY OR LONGER RENTALS. Credit card payments will not be accepted for monthly reservations.

Pet Policy

Pets are not permitted except for our pet friendly resorts. If evidence of a pet(s) is found in your unit or on the premises that are not in our pet friendly resort, you will be evicted immediately with no refund of rent or damage deposit.

No Daily Maid Service

Housekeeping fee includes departure clean only. Linens and bath towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels are to be provided by the guest. Upon departure we require that you remove all trash from the unit and all dishes be washed if not there will be an additional housekeeping charge of up to $50.00. Keys to be returned to office location.

Utilities

No compensation will be given for temporary outage of pool, electricity, elevator, gas, water, cable, weather conditions or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
The operation and maintenance of these utilities is out of the control of The Property Manager.

Rules and Regulations

All Guests, as well as Owners, are required to conform to all rules and regulations. Guests are subject to eviction, according to Florida Statue 509.141 with loss of all monies paid.

Smoking Restrictions

Smoking is prohibited in ALL units. Additional housekeeping charges of up to $250.00 will be applied for additional cleaning expenses if guest is found to be in violation of this policy.
Keys
Any after-hours service calls for lost keys or for locked-out guest will require a $50.00 charge. Emergency on call personnel will make every effort to arrive as quickly and safely as possible. You may incur a 30 minute to 1 hour wait. All keys are to be returned to office (lock box) at check out. Please DO NOT leave keys in the condo.

Units for Sale

The unit you have selected or one like it may be for sale. If you are interested in purchasing a property please call our office to speak to an agent.
In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.

Agency Disclosure

The Property Manager is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft or vandalism or for damages to the guest´s property or items left in the unit.

Refusal Of Service
The Property Manager retains the right to refuse service to anyone.

Hold Harmless

This rental agreement is made upon the express condition that The Property Manager, its agents and employees shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of the guest, their family, agents or employees or third parties, from any cause or causes whatsoever while in or upon said rental premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said rental premises or any activity carried on by the guest in connection herewith, and the guest hereby covenants and agrees to indemnify, defend, save and hold harmless The Property Manager, its agents and employees from all libilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits or losses however occuring or damages growing out of the same.

Great condo with bad air conditioner The condo is very spacious, it's was a lot bigger than we thought it would be. It has a great washer and dryer. The kitchen is stocked well with pots, pans, and utensils. It could use more baking sheets. All 3 beds are very comfortable. The pull out couch bed well that's a different story, but they are never really comfortable. It has a great patio with enough chairs and tables. We over all loved the condo except we burned up all week. The air conditioner SUCKS. We slept at night without covers and still woke up sweating. The condo has very small televisions in all 3 rooms. The pool was always clean and a very nice size. I never found the hot tub. I would recommend the condo if they could fix the air.

Great Location Ground floor unit that is very convenient. The beach was beautiful and a very short walk away. This unit has some updates but could use more. TVs for example are pitiful - small CRT units in bedrooms! Come on people, TVs are dirt cheap.

Best of the best!! This was my first experience using VRBO and I have to say I was more than presently surprised! The condo was spacious, clean and in great shape! Family Beach Time This was a family vacation with my husband, my adult son, my adult daughter, with her husband,11 month old, and 2 teenage sons. The condo was very spacious and we loved the ground floor! Not having to wait on elevators is always a plus. And being able to walk out the back a couple of steps to the boardwalk and right to the beach was wonderful! We would definitely stay here again. Nice But Disappointed! One of my priorities was to find a room on the first floor with a swimming pool. Although this room was on ground level, we still had to walk on spaced pavers, through sea oats, weeds, sand spurs, etc. to get to the boardwalk. Room was "nice" but I expected more for the price I was paying. Love seat in living room and bedroom need to be replaced! Pots and pans in kitchen need to also be replaced! You could also remove the big tree in the living room and add more seating. But, did love being able to park in the shade under the tennis courts!

Surf Dweller 104 July 2012 We thought the condo was very nice, however, the view of the beach was blocked by the dunes and the photo online didn't reflect that or we probably would have chosen another unit. Hopefully the screen door on the front door is fixed as it locked us in, but maintenance promptly came over and let us out!! A great stay, good price, and will probably visit Surf Dweller again.

Surf Dweller 104 review We had a wonderful time and the condo was great! We have never stayed on the bottom floor and wasn't sure we would like it but it was great. The beach was not packed in front of our condo and the complimentary chairs just added to how great everything was. If I HAD to say something that could be improved, the ice maker (not the one in the freezer) wouldn't make much ice and some of the rugs needed cleaning (in bathroom). But other than that, we would love to come back and stay!

Seaside heaven The apartment is on the ground floor and seaside. There is a small dune in front of the patio, disappointed at first, but I found I loved it! I could sit on the patio and view the beauty of the dune, it's grasses and oats, and have a beautiful view of the ocean over the dune without the view of sun bathers to detract from it. The location was really central to our activities.

Enjoyed our stay! The condo was very nice and clean. We loved being on the ground floor for easy access to the beach. The large porch was enjoyed by everyone. It was nice for the kids to be able to play in the sand at the edge of he porch when we didn't want to be on the beach. We had red flags for most of the week (the water was rough and wasn't as pretty as usual), and the kids were afraid to get in the Gulf, so they really enjoyed the pools. One thing I would ask the owners to think about doing would be to add a lock on the front door, high and out of reach of small kids. My 4 year old was able to unlock the deadbolt and open the door by himself. Overall, we had a wonderful vacation and would love to visit again!

Great place to stay! The condo was beautiful and met all our needs and then some! The only down side was on the evening of July 3 and 4 parking was unavailable (there were lots of cars without parking passes) We reported this to the real estate agent and he said he would look into this. Great Place! We have enjoyed our extended stay in the condo. It is in a great location and we enjoy first floor living. Yes, we have sandunes in front of the patio but they do not block the view; they add to it! The condo is spacious and comfortable. The linens and some of the outdoor furniture need some updating but other than that no complaints. Amanda at Alicia J. Hollis Realtor has been very helpful and friendly. We have enjoyed working with this company and will definitley tell our friends! Great family vacation place or somewhere to call home temporarily.

Look no further! Terrific condo right on the sandy white beach! We love that you can literally go out the back door, walk a few steps and then you are on the boardwalk & beach. Complimentary beach chairs(2) and an umbrella are available from beach attendants. Spacious and comfortable for our family of four-plenty of space for everyone(and then some). We had seen many condos along Okaloosa Island and this is one of the largest 2 bedroom units available. Master suite is exceptional and second bedroom is very roomy too. Large closets. A great place to vacation. I was very pleased with our condo. We have been staying at the Serf Dweller for many years in one of the other units. That unit was not available so we rented unit 104. It was a wonderful place. We were happy it was clean and on the beach. First floor. My group agreed it was a good experience.

Nice Location The condo was spacious and clean but the furniture was dated. The location was nice with a spacious patio but the view was a little obscured because it was on the first floor. AJ Hollis the realtor company was awesome and addressed all of my needs immediately.

Great for a girls getaway We really enjoyed our stay in this condo. The only complaint I have is that the thermostat would not cool below 73 degrees. It stayed closer to 75 most of the time, even when it was set lower. This was not a problem to me, but I can see it being an issue for someone who was hot natured. We enjoyed the large patio and being right on the beach. There is a dune between the patio and the water, so you do have to walk a few feet over to a bridge to get over that. We would definitely stay in this unit again.

great unit, great location, great value, smelly couches We arrived in Ft Walton about 3 hours before check in, but the folks at Alicia Hollis let us check in early since the condo was ready. Check in and check out were quick and simple. <br/><br/>Positives: We needed a condo big enough to house 6 adults and a 1 year old, so we chose this 2 bed 2 bath unit. The unit was very clean with plenty of room. The master bedroom is huge. The guest bedroom had 2 queens, but still had room for the pack and play for the 1 year old and an inflatable twin bed for one of the adults. Everyone slept well. The beds were quite comfortable with memory foam on the tops. Bathrooms worked very well. The appliances and utensils were modest but quite functional. There was a utility room that had a washer and dryer, which was a pleasant surprise. The patio level has many positives. With a small child, we could exit out the back of the unit and go directly to the beach and return easily. The patio had it's own hose to wash off when returning. A lot fewer steps than if staying on other floors. The patio area was quite large, approximately twice the size of the balconies above, with room for several deck chairs, two tables, a lounge chair, and plenty of room left on the concrete for beach supplies such as a canopy and other equipment. These didn't have to be trucked through the condo, saving a lot of sandy clean up. This location was very relaxed, but it was also quiet.<br/><br/>Negatives: the living room couches had a certain odor that resembled pet urine or mold or something. Febreeze couldn't mask it for long. This didn't cause problems, but it was unpleasant. The kitchen did not come with paper towels and coffee filters, which we thought would be there. The oven takes quite awhile to preheat, and may be on its last legs. One bathroom came with one roll of toilet paper, the other one with only two rolls. The front screen door wouldn't latch, although we didn't use it since the AC was on. The back sliding doors worked reasonab Response from Alicia J. Great Fall Break Getaway This was a great trip for our family of 5 for Fall Break. The condo was spacious and clean and we loved having the full kitchen. It was also great that we could just walk out our patio and walk just a few steps and be on the bridge leading to the beach. This location was perfect and would definitely stay in this unit again. Just a couple suggestions would be to have some air fresheners throughout the unit as there is an odor mainly in the living area. We never could really pinpoint what was causing the odor, but it smelled mildewy. We bought some air freshener and used it throughout our stay. The only other thing is the sliding door from the living room to the patio was very difficult to open. It did not slide very easily. None of these things,however, would deter us from coming back. Very clean. Large bedrooms. Plenty of sitting area. Nicely stocked kitchen. Can see condo from the beach which was good for grandchildren walking back and forth. Parking right outside of room. No elevator needed.

One of my priorities was to find a room on the first floor with a swimming pool. Although this room was on ground level, we still had to walk on spaced pavers, through sea oats, weeds, sand spurs, etc. to get to the boardwalk. Room was "nice" but I expected more for the price I was paying. Love seat in living room and bedroom need to be replaced! Pots and pans in kitchen need to also be replaced! You could also remove the big tree in the living room and add more seating. But, did love being able to park in the shade under the tennis courts!

This was a family vacation with my husband, my adult son, my adult daughter, with her husband,11 month old, and 2 teenage sons. The condo was very spacious and we loved the ground floor! Not having to wait on elevators is always a plus. And being able to walk out the back a couple of steps to the boardwalk and right to the beach was wonderful! We would definitely stay here again. The only problem we had was the sliding glass doors were hard to open and close.

This was a great trip for our family of 5 for Fall Break. The condo was spacious and clean and we loved having the full kitchen. It was also great that we could just walk out our patio and walk just a few steps and be on the bridge leading to the beach. This location was perfect and would definitely stay in this unit again. Just a couple suggestions would be to have some air fresheners throughout the unit as there is an odor mainly in the living area. We never could really pinpoint what was causing the odor, but it smelled mildewy. We bought some air freshener and used it throughout our stay. The only other thing is the sliding door from the living room to the patio was very difficult to open. It did not slide very easily. None of these things,however, would deter us from coming back. The condo was spacious and clean but the furniture was dated. The location was nice with a spacious patio but the view was a little obscured because it was on the first floor. AJ Hollis the realtor company was awesome and addressed all of my needs immediately.

We arrived in Ft Walton about 3 hours before check in, but the folks at Alicia Hollis let us check in early since the condo was ready. Check in and check out were quick and simple. <br/><br/>Positives: We needed a condo big enough to house 6 adults and a 1 year old, so we chose this 2 bed 2 bath unit. The unit was very clean with plenty of room. The master bedroom is huge. The guest bedroom had 2 queens, but still had room for the pack and play for the 1 year old and an inflatable twin bed for one of the adults. Everyone slept well. The beds were quite comfortable with memory foam on the tops. Bathrooms worked very well. The appliances and utensils were modest but quite functional. There was a utility room that had a washer and dryer, which was a pleasant surprise. The patio level has many positives. With a small child, we could exit out the back of the unit and go directly to the beach and return easily. The patio had it's own hose to wash off when returning. A lot fewer steps than if staying on

I was very disappointed in this condo. It was very rough, needs updating. There was a question if the linens were really clean. The cost was extremely high. Parking was terrible.

We really enjoyed our stay in this condo. The only complaint I have is that the thermostat would not cool below 73 degrees. It stayed closer to 75 most of the time, even when it was set lower. This was not a problem to me, but I can see it being an issue for someone who was hot natured. We enjoyed the large patio and being right on the beach. There is a dune between the patio and the water, so you do have to walk a few feet over to a bridge to get over that. We would definitely stay in this unit again.

I was very pleased with our condo. We have been staying at the Serf Dweller for many years in one of the other units. That unit was not available so we rented unit 104. It was a wonderful place. We were happy it was clean and on the beach. First floor. My group agreed it was a good experience.

We have enjoyed our extended stay in the condo. It is in a great location and we enjoy first floor living. Yes, we have sandunes in front of the patio but they do not block the view; they add to it! The condo is spacious and comfortable. The linens and some of the outdoor furniture need some updating but other than that no complaints. Amanda at Alicia J. Hollis Realtor has been very helpful and friendly. We have enjoyed working with this company and will definitley tell our friends! Great family vacation place or somewhere to call home temporarily.

Terrific condo right on the sandy white beach! We love that you can literally go out the back door, walk a few steps and then you are on the boardwalk & beach. Complimentary beach chairs(2) and an umbrella are available from beach attendants. Spacious and comfortable for our family of four-plenty of space for everyone(and then some). We had seen many condos along Okaloosa Island and this is one of the largest 2 bedroom units available. Master suite is exceptional and second bedroom is very roomy too. Large closets. Kitchen is nice and updated-fully stocked with dishes, utensils, coffee pot, etc. Large living area. You will not be disappointed! Thanks,Amanda, at Alicia Hollis Realty!

The condo was very nice and clean. We loved being on the ground floor for easy access to the beach. The large porch was enjoyed by everyone. It was nice for the kids to be able to play in the sand at the edge of he porch when we didn't want to be on the beach. We had red flags for most of the week (the water was rough and wasn't as pretty as usual), and the kids were afraid to get in the Gulf, so they really enjoyed the pools. One thing I would ask the owners to think about doing would be to add a lock on the front door, high and out of reach of small kids. My 4 year old was able to unlock the deadbolt and open the door by himself. Overall, we had a wonderful vacation and would love to visit again!

The condo was beautiful and met all our needs and then some! The only down side was on the evening of July 3 and 4 parking was unavailable (there were lots of cars without parking passes) We reported this to the real estate agent and he said he would look into this. We loved everything otherwise!<br/>

We thought the condo was very nice, however, the view of the beach was blocked by the dunes and the photo online didn't reflect that or we probably would have chosen another unit. Hopefully the screen door on the front door is fixed as it locked us in, but maintenance promptly came over and let us out!! A great stay, good price, and will probably visit Surf Dweller again.

The apartment is on the ground floor and seaside. There is a small dune in front of the patio, disappointed at first, but I found I loved it! I could sit on the patio and view the beauty of the dune, it's grasses and oats, and have a beautiful view of the ocean over the dune without the view of sun bathers to detract from it. The location was really central to our activities.

We had a wonderful time and the condo was great! We have never stayed on the bottom floor and wasn't sure we would like it but it was great. The beach was not packed in front of our condo and the complimentary chairs just added to how great everything was. If I HAD to say something that could be improved, the ice maker (not the one in the freezer) wouldn't make much ice and some of the rugs needed cleaning (in bathroom). But other than that, we would love to come back and stay!
