Rental Agreement
Deposit / Payment Policy –
Bookings made outside of 30 days of arrival must pay a non-refundable $95 deposit plus travel insurance (if applicable) at the time of booking. The final balance is due 30 days prior to arrival.
Bookings made within 30 days of arrival must pay full balance at time of booking.
We accept Visa, MasterCard, Discover and personal checks. Please make checks payable to the Property Manager.
Cancellation Policy - The $95 reservation deposit is non-refundable at any time. Reservations cancelled or changed within 30 days of arrival forfeit the entire amount of the reservation. Holiday reservations cancelled at any time forfeit the total amount paid. If cancellations are made and you have purchased the Travel Insurance and qualify for reimbursement, you must go through the Travel Insurance Company.
Rental Rates – All rates, fees and taxes are subject to change without notice. All rentals of less than 30 nights are subject to state, county and city taxes unless a tax exemption notice is provided.
Minimum Night Stay Requirements – Each season has a minimum night stay requirement. In addition, some units have more restrictive minimum night requirements. If you book online and don’t meet the minimum night requirements, we may contact you and give you the option to extend or cancel the reservation with a full refund.
Occupancy – All rental units have a maximum occupancy which is stated in the unit description. Over occupancy will result in additional fees and penalties charged to the client’s credit card and may result in eviction.
Age Requirement - The client making the reservation and signing the rental agreement must be at least 21 years of age and must occupy the rental property during the term of the rental.
Travel Insurance - the Property Manager is pleased to offer optional Travel and Trip Cancellation Insurance through CSA Travel. It can protect you in the event of unforeseen circumstance, illness or weather related issues. For your convenience, it is automatically added to your reservation. You may decline this insurance by signing a waiver within 10 days of booking your trip.
Pet Policy – We have a limited number of pet friendly units available for rent. There is a minimum $200 pet deposit on pet friendly units. Your pet must be pre-approved. Bringing a pet into a non pet friendly unit will result in immediate eviction without refund in addition to possible damage fees and penalties being charged to the client’s credit card. Excessive barking and/or damage to a unit may result in eviction.
Property Availability - All rental units are individually owned and furnished. Should your rental unit become unavailable during the agreed timeframe, the Property Manager has the right to move you to another comparable or higher value unit. If we are unable to find comparable accommodations, the Property Manager shall be held harmless and the client agrees that its only remedy shall be a full refund of any monies paid.
Parking – Some properties have a maximum number of vehicles allowed. This is listed on the unit description or you may ask your reservation agent for details. Exceeding this maximum may result in towing of the vehicle. No boats, trailers or RV’s are allowed at any complexes.
Check In – You will be asked for a valid ID and credit card upon check in. Some complexes require a clubhouse key and/or parking pass deposit. If you are staying in a complex with this, you will be charged at check-in for the applicable deposit. The deposit will be refunded upon turning in of the key or pass.
Furnishings - All rental units are fully furnished including dishes, cooking utensils, linens, etc. However, the units are independently owned and therefore, individually furnished. This means that some units may have “extras” that another unit does not have. Please let us know if you have any special requests and we will attempt to find a unit that meets your needs. You will also be supplied with an initial supply of paper products, soap, dish detergent, etc. Once this supply is used, it is your responsibility to replenish them for your needs. All equipment in units should be in working order. In the event of malfunction, guest must notify the Property Manager so that a repair can be made. We will make every reasonable attempt to correct the malfunction in a timely manner. No refunds of rent will be made for equipment malfunction.
Damages - Upon check-in, guest is required to present a valid credit card for security purposes. Guest assumes full responsibility for any damages that occur during occupancy. Please report any damages found upon arrival immediately to the Property Manager to avoid possible liability.
Community Amenities - Many of the units are located among other residences. Please respect the property rights of others. The operation and maintenance of the common area facilities including pools, common hot tubs, recreational facilities, etc. is the responsibility of the on-site property management company. The Property Manager makes no guarantee as to the condition, operability or availability of such facilities. Furthermore, your use of this vacation rental is subject to observance and adherence to the rules, regulations and policies of the homeowner association in which the rental unit resides.
Safety and Care of the Property - Please remember that all of our properties are individually owned and made available for your use at our discretion. Your good care of their property is greatly appreciated. Please be responsible for your actions and those of your guests while occupying the unit. Please do not leave children or pets unattended in the unit. Minimum age of a responsible adult is 21 years old.
Accuracy of Information – Neither theProperty Manager nor any of its members, Agents or staff may be held liable for any damages arising out of the use of services. All information contained in our website(s) or any other on-line, paper, verbal, or other forms of materials describing the property are NOT part of this rental agreement and there is an acknowledgement that any representations those materials have made with respect to the property were for informational purposes only and have no bearing or obligation with respect to completeness or correctness regarding the property. However infrequent, it is possible that the latest information on a unit may not be available online. This may include décor, price, availability, etc. Please check with a reservation agent. Your reservations are subject to the Terms and Conditions stated herein. Furthermore, you agree that you are over 21 years of age, legally able to enter into this contract, and the information you provide to the Property Manager is truthful and accurate. The information that we collect is for use by and only by the Property Manager. You agree to pay all charges created by your use of this website (including rental fees, cleaning fees, surcharges, taxes, etc.). We reserve the right to modify our policies, information, rates and discounts at any time.
Force Majeure – We regret that we cannot accept liability or pay any compensation where the performance or prompt performance of contractual obligations is prevented or affected by “force majeure”. In these booking conditions, “force majeure” means any event which we or the supplier could not, even with due care, forsee or avoid. Such events may include, but are not limited to: war, threat of war, civil commotion or strife, hostilities, strikes or other industrial dispute, natural disaster, fire flood, acts of God, terrorist activities, technical problems with transportation, closures of ports, ferries or airports, quarantine, epidemics, weather conditions, government action, or any other event beyond our control. You may wish to take a travel insurance policy which provides coverage against some of these events. See the Travel Insurance section of this document for more information.

Aging condo needs work 1. One couple preferred the LR hide-a-bed to the double bed in the East BR...replace bed with a queen or king.<br/>2. Main floor bath lights and fan were often not<br/>working due to a faulty GFI upstairs in the Master Bath.<br/>3. Master Bedroom lacks black out shades so ambient<br/>light from nearby condos makes sleep difficult.<br/>4. TV and remotes are a confusing muddle...please simplify and remove excess remotes.<br/>5.Three of the aging lamps in upstairs bedrooms have faulty switches that often require unplugging the lamp to turn it off.

Creekside Beauty This was our first time in Frisco after renting on<br/>the mountainside in Wildernest before. Everyone <br/>loved the forest setting along a bubbling creek with<br/>snow covered banks. A few repairs are pending.

We had a wonderful time! Our original condo was in Silverthorne, but because of wildfire evacuations, we had to be moved. Josh was extremely accommodating and kind during that move and we absolutely loved where we ended up. Our family vacations in Summit County every summer and this was our favorite trip yet!

Staying in Frisco Great location and enjoyed the clubhouse. The unit could use some TLC; holes in the bed covers, terrible outside furniture (despite a gorgeous creek side back yard area) and very poorly stocked kitchen. But otherwise clean and suited our needs, it wouldn't take much to bring this unit up in standard!

Fun in frisco The unit was great. We had room for the whole family. The river runs behind the unit and it was not frozen solid. This unit has two levels and let&#x2019;s you have more quiet time when you go to bed. We loved it. The only problem we had was with Conner in the office. If you call the reserve a condo and you get Conner ask for another person. We called back and got Ashley and she was great. I also think Michelle is great. These two go above and beyond for you. Conner will not and needs to look for another job.He is rude and unwilling to help.

the Condo from **** Horrific - carpet was FILTHY; you didn't want to walk around it was so bad. No electricity in all bathrooms and garage - unsafe circuit. No fire starter equipment, etc., for the inefficient fireplace (you will spend ALOT of time tending fire), which was important because electric baseboard heat worked so poorly. No blankets on beds?! and, in general, condo was poorly furnished (cheap, uncomfortable couch, TINY T.V. with outdated DVD player) and stocked (minimal kitchen supplies). Doors & windows leaked alot of cold air and doors were very difficult to get open, making the tiny little decks unusable. The management group was not aware of all these problems?... Completely overpriced for what we thought was a higher end Condo; we will never return. Condos we've stayed in Breckenridge were much better cleaned, maintained and stocked for a similar price. So sad because Frisco & area are nice and this is pet friendly condo. Stay away from #206!!

2015 Christmas Vacation The rental was fair, but not worth the price we paid. Electric outlets kept tripping off for some unknown reason. The beds were not comfortable, the place was sparsely decorated and the carpet needs to be replaced. The location is good and convenient for snow skiing.

Cross Creek 206 I've been staying at Cross Creek condo's, various units since the summer 1999. Always enjoyed our stay, wonderful location, great units. However, unit 206 needs renovation badly. Carpets are very dirty, windows don't open or fully close. Kitchen is very dated. Not interested in staying at Cross Creek unit 206 again, until renovated. I'll be sure to inquire next time before we book a date.

Middlebury Ski Team Units were great. one unit was a little smaller than we thought. It said it sleeps 10, but one double bed was barely a double and the pullout couch was big enough to fit two children but not adults. The staff provided two cots that solved our problem. Disappointing! Property was in poor repair, furnishings outdated, missing screens on windows, broken windows, dirty carpeting. No air conditioning in unit & unable to open several windows. Front door would not lock properly. This is the worst property that we have stayed in for any of our vacation rentals.

Great location, Uncomfortable beds The condo had a great location backing up to the creek, however the bedding and bathrooms seemed dated and a bit grungy lookig for a gold unit. The mattresses were very uncomfortable. The condo sleeps 10, and there were exactly 10 pillows when we checked in. The pillows were thin, so that did not help with the comfort of the beds. In the morning, we went to the Wildernest office and asked for additional pillows, so that helped.

very nice just needs some upgrades Overall I really enjoyed my stay in your condo! However, I do believe that the furniture and fixtures needs updating. The bed was not comfortable and the thermostat was hard to control, it got very hot at night. It would also be nice if there were a few extras just for comfort, such as, bubble bath for the jetted tub, and staples in the kitchen for cooking. I found salt, but the pepper shaker was empty, and I really could have used some Pam spray for the pans! Just some suggestions to make it a little more special!

Our two night stay in a town home in Frisco near Breckenridge. We loved the location and size of the property. My family quickly made themselves at home with my two girls choosing the bedroom with the queen sized bed and bathroom and my two boys choosing the bedroom with the three bunk beds and TV! My wife and I choose the room with the adjoining bathroom complete with a large bathing tub with an overhead shower and a balcony overlooking a stream. The kitchen was well stocked with crockery etc and there was ample room for my family to eat either at the kitchen bar or large round table. We felt the items in the drawers needed cleaning before using them and the drawers themselves had crumbs left in them from the previous occupant. The town home overall had a feeling of needing to be updated for instance the toilet in one of the bathrooms flushed continuously as the flapper was worn out. We enjoyed our stay at Cross Creek 206 for the two nights we were there however next time I ski at Breckenridge I would probably request a more updated and cleaner accommodation.

Nice Family Getaway Wildernest Vacation Rentals management company are great to work with. The condo we stayed in was wonderful except the beds - they were very hard and uncomfortable so no one slept well. We enjoyed the fireplace and how close we were to the pool, hot tub, pool table etc. and used those amenities both days even though it snowed. The view was amazing and next time we hope the weather cooperates and we can hike and fish. We will definitely reserve again.

Cross Creek Visit The location to Frisco is ideal. We have stayed at Cross Creek in June, 2015 for the third time over the last 10 years. I must say that some of the units, including the one we stayed in, need some updating such as new carpeting, door and window adjustments, and restocking of the kitchens.

Dated and in ill repair Thank you for your time. RE: #206, Cross Creek: As you know from our dozens of previous rentals with you, we have never called with a complaint- nothing but positive comments for your company and rentals previously. Unit #206 however in Cross Creek is not anywhere up to your normal standards, nor should this unit fetch anywhere near what the other Cross Creek 3 bedroom units do for a rental home.<br/><br/>As you know, unit #206 is very dated and in ill repair. We will rent any other unit, but 206 at Cross Creek going forward until it is brought to the minimum standard of the other Cross Creek rentals. The cabinets are all worn, dated and the finish if off in many areas, many things in the unit do not operate correctly, light bulbs were out - and no any replacement bulbs in the home (under the kitchen sink was a water logged light bulb box with one burnt out bulb in it), paper towel dispenser is broken and looks to have been this way for some time.<br/><br/>A window is cracked, blinds do not work, some windows upstairs will not close or lock, we had a very hard time with the garage door- due to the old latch malfunctioning, a chair on the deck is broken, the face of the bathroom cabinet upstairs had fallen off and was on the floor, and so on. We took other photos in addition to what is attached, but if we include any more, it will exceed the MB limit.<br/><br/>As discussed, we have had two of our own, personal homes in Summit County in your rental program - and we always had to keep our homes for short term rental, up to a much higher standard or we were booted from the rental program until we updated and maintained the home to a good standard.<br/><br/>We also have dozens of rentals ourselves in Denver, so we understand this at all levels- as a renter, as home owners with short term rental unit ourselves, as professional property managers/landlords, and as real estate professionals.<br/><br/>

RELAX BY TEN MILE CREEK AT CROSS CREEK Location was great! Within walking distance to shopping, restaurants, and entertainment. Beautiful setting to relax with Ten Mile Creek in your backyard, convenient to pool and clubhouse. Confortable beds. Would stay here again and again!

Cross Creek 206 The whole area was prettier than I expected. I got lost and had missed an e-mail. The emergency helper (Elmer I believe) Gave me directions, kept calling back and finally came out on a friday night and guided me to the office to get my keys and instructions and made sure I was ok. I never would have gotten straightened out without him.<br/>All my guests loved the place and Frisco.<br/>The north upstairs bathroom had a broken sink handle and the drain plug was stuck closed. A fun July 4th! We enjoyed our stay very much. Our condo was clean and everything was working and usable. Our only complaint was that the carpets needed cleaning and the pool area shower rooms could have used a tidying up. Nothing major. We will hopefully return next year.

Cross Creek We all had a really good time in Frisco. The only drawback was the stairs. I told the rental agent that I had 2 handicapped people staying there and this place had narrow, steep stairs which in turn, my mother could not shower the whole weekend. We decided that we all enjoyed our stay at Tenderfoot more than this last place since everything is all on one level and the floor plan is more open and modern. <br/><br/>Thanks,<br/>Michelle LeDoux

Cross Creek 206 Frisco The condo was very noisy. All you could hear were the people on both sides going up and down the stairs non-stop, which made it very hard to sleep. You heard it until 2 in the morning and then again starting at 5am. The beds were extremely uncomfortable and made noise every time you turned over, all of our backs hurt the next day. The people next door partied all night making it even noisier. The toilet upstairs was constantly running unless you jiggled the handle and the toilet down stairs had a hard time flushing. I would never stay there again.

The mattresses in this unit are very hard and uncomfortable. Replacement suppies (paper towels dishwasher soap, trash bags, Etc) were non-existent)minimal furnishings.

Thank you for your time. RE: #206, Cross Creek: As you know from our dozens of previous rentals with you, we have never called with a complaint- nothing but positive comments for your company and rentals previously. Unit #206 however in Cross Creek is not anywhere up to your normal standards, nor should this unit fetch anywhere near what the other Cross Creek 3 bedroom units do for a rental home.<br/><br/>As you know, unit #206 is very dated and in ill repair. We will rent any other unit, but 206 at Cross Creek going forward until it is brought to the minimum standard of the other Cross Creek rentals. The cabinets are all worn, dated and the finish if off in many areas, many things in the unit do not operate correctly, light bulbs were out - and no any replacement bulbs in the home (under the kitchen sink was a water logged light bulb box with one burnt out bulb in it), paper towel dispenser is broken and looks to have been this way for some time.<br/><br/>A window is cracked, blinds do not work, some window

The location to Frisco is ideal. We have stayed at Cross Creek in June, 2015 for the third time over the last 10 years. I must say that some of the units, including the one we stayed in, need some updating such as new carpeting, door and window adjustments, and restocking of the kitchens.

Wildernest Vacation Rentals management company are great to work with. The condo we stayed in was wonderful except the beds - they were very hard and uncomfortable so no one slept well. We enjoyed the fireplace and how close we were to the pool, hot tub, pool table etc. and used those amenities both days even though it snowed. The view was amazing and next time we hope the weather cooperates and we can hike and fish. We will definitely reserve again.

We loved the location and size of the property. My family quickly made themselves at home with my two girls choosing the bedroom with the queen sized bed and bathroom and my two boys choosing the bedroom with the three bunk beds and TV! My wife and I choose the room with the adjoining bathroom complete with a large bathing tub with an overhead shower and a balcony overlooking a stream. The kitchen was well stocked with crockery etc and there was ample room for my family to eat either at the kitchen bar or large round table. We felt the items in the drawers needed cleaning before using them and the drawers themselves had crumbs left in them from the previous occupant. The town home overall had a feeling of needing to be updated for instance the toilet in one of the bathrooms flushed continuously as the flapper was worn out. We enjoyed our stay at Cross Creek 206 for the two nights we were there however next time I ski at Breckenridge I would probably request a more updated and cleaner accommodation.

Overall I really enjoyed my stay in your condo! However, I do believe that the furniture and fixtures needs updating. The bed was not comfortable and the thermostat was hard to control, it got very hot at night. It would also be nice if there were a few extras just for comfort, such as, bubble bath for the jetted tub, and staples in the kitchen for cooking. I found salt, but the pepper shaker was empty, and I really could have used some Pam spray for the pans! Just some suggestions to make it a little more special!

The condo had a great location backing up to the creek, however the bedding and bathrooms seemed dated and a bit grungy lookig for a gold unit. The mattresses were very uncomfortable. The condo sleeps 10, and there were exactly 10 pillows when we checked in. The pillows were thin, so that did not help with the comfort of the beds. In the morning, we went to the Wildernest office and asked for additional pillows, so that helped.

Good property, but all upstairs tv's hardly worked, tv in living room not too big.... Kitchen not well stocked.... just seemed old...but the hot tub area was good, although jets on outdoor hot tub did not. But it's right across from hot tub area.

Our family thoroughly enjoyed all the amenities and proximity to biking, hiking, downtown shopping and dining, but most of all listening to the awesome creek outside our window. Love this place and can't wait to return!

We enjoyed our stay very much. Our condo was clean and everything was working and usable. Our only complaint was that the carpets needed cleaning and the pool area shower rooms could have used a tidying up. Nothing major. We will hopefully return next year.

The condo was very noisy. All you could hear were the people on both sides going up and down the stairs non-stop, which made it very hard to sleep. You heard it until 2 in the morning and then again starting at 5am. The beds were extremely uncomfortable and made noise every time you turned over, all of our backs hurt the next day. The people next door partied all night making it even noisier. The toilet upstairs was constantly running unless you jiggled the handle and the toilet down stairs had a hard time flushing. I would never stay there again.

Very good location and the accomodations for 8 was fantastic. My only lesson learned is that I wish I would have asked to reserve ski passes for a 2nd day, was dissapointed didnt get those.

We all had a really good time in Frisco. The only drawback was the stairs. I told the rental agent that I had 2 handicapped people staying there and this place had narrow, steep stairs which in turn, my mother could not shower the whole weekend. We decided that we all enjoyed our stay at Tenderfoot more than this last place since everything is all on one level and the floor plan is more open and modern. <br/><br/>Thanks,<br/>Michelle LeDoux

The whole area was prettier than I expected. I got lost and had missed an e-mail. The emergency helper (Elmer I believe) Gave me directions, kept calling back and finally came out on a friday night and guided me to the office to get my keys and instructions and made sure I was ok. I never would have gotten straightened out without him.<br/>All my guests loved the place and Frisco.<br/>The north upstairs bathroom had a broken sink handle and the drain plug was stuck closed. I left a note about it for house keeping.<br/>The kitchen was better equipped than any condo I have stayed in.<br/>Thank you.<br/>Thom Bator

Location was great! Within walking distance to shopping, restaurants, and entertainment. Beautiful setting to relax with Ten Mile Creek in your backyard, convenient to pool and clubhouse. Confortable beds. Would stay here again and again!

Everthing was lovely. However, after returning to Cross Creek for many summer visits over the years, we thought the carpeting is starting to look stained and shabby. Windows were not easy to open and not always working.
