Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Poor management communication, and don't get in the hot tub The property itself was gorgeous and conveniently located. The pre-trip communications were fantastic, and the unit was in good working order.<br/><br/>Despite much of the trip being excellent, after several days we did begin to have concerns about the hot tub's cleanliness. The tub had a faint odor, and after several days four people in our party began to develop what would ultimately be diagnosed as 'hot tub folliculitis', which is a skin condition that occurs when hot tubs aren't regularly cleaned. Four separate people were treated for the skin condition (it features many small, red abrasion-like all over the body). I've been contacting the management company for the last week but have received a pathetic response: the co. blames local management and insists they will contact me (they haven't). This has been extremely disappointing given the nature of what occurred - it doesn't feel as if they're taking this serious.<br/><br/>Until the management team improves (i.e. starts) communication and ensures the hot tub is maintained to it's stated weekly standard, I can't in good conscience recommend anyone stay here.

Disappointed Good location, but family ski trip would have been better if hot tub was in good condition, well maintained, and accessible (not via master bedroom). Hot tub experience was a real bummer! Water was 91 degrees and smelled less than fresh. My daughter and her friend waited hours for hot tube to make it to 93 degrees. Water intake is also not safe. Pulled a chunk of hair out of daughters head. And to top the cake, access to hot tub is through master bedroom. Totally inappropriate if you have friends with kids. Master shower is a glass "fish bowl" open for everyone to view as they navigate their way through master bedroom to hot tub, bathroom, and sleeping area for four. Probably okay for consenting adults who are comfortable being on full display and sharing master bedroom with their guests, but definitely not kid friendly property.

Spectacular Views from every Window This is our second stay at this condo. We stayed here five years ago and loved the property and our experience. I would have given this condo five stars except for a few things. As I said, the views from every window is incredible. The hot tub off the master bedroom is amazing! The lay out of the condo was great for our family. We loved how we could just walk anywhere in Frisco and it was an easy drive to other places in Summit County. We also enjoyed how close it was to the bike trails and parks. The reason we could not give the condo a five star rating was mainly the beds are not very comfortable. We all had trouble getting good sleep on this trip. We also thought many of the towels were not even hotel quality and that was disappointing considering the type of condo and the price point for renting it. The master bedroom shower needs some work. Only one of the shower heads can be used because the second one shoots water out and around the fittings. When we stayed here five years ago it was a steam shower and that was amazing, but that does not work any more. We were able to find everything we needed to cook most of our meals in the condo. Downtown Frisco Wonderful views, cozy, appealing sun room. The unit is built on 4 levels - got use to the stairs after a few days. The unit is also in a good location one block off downtown Main St - not on the other side of Route 9 as the name Marina Park had me to believe. There were some motor noises from the hot water heating system that were annoying initially but seemed less annoying during our two week stay. <br/>We had one surprise: we were not told the hot tub is serviced weekly. We were out at in town at lunch during the servicing. I felt our private use of the unit was compromised. It made me feel less secure in the unit. Told management - many apologies. Great location and set up! This was such a nice place with bedrooms spread out. Everything was very clean and we had plenty of what we needed. The location was within walking distance to so many neat shops and wonderful restaurants! We would definitely stay there again. Frisco Family Get-together This property was amazing. One block from Main Street shops and restaurants. Bike rentals were close enough to not drive and paths around Lake Dillon were scenic as well as challenging. Unseasonably hot temps during day caused rooms to heat up by night-time. Excellent overall experience This is a very nice, beautiful, large condo in a great location in Frisco, but it has 50 steps to 4 floors. The views from every room & balcony are exceptional. It has very nice upscale finishes & furnishings but could use some better kitchen equipment/utensils to match its overall style. Everything was clean & in generally good shape although some maintenance issues exist which need attention - i.e. some broken window turns, a sticking screen door, dirty carpet, floors need cleaning. The TurnKey vacation rental staff was excellent - friendly & helpful - in resolving a couple of issues quickly. Overall we loved it! Great house - great location This house has the perfect location - you can walk into downtown Frisco easily and drive easily to all the area ski resorts. We would definitely stay here again. We had a couple issues with cleanliness and maintenance, but had great service overall. Better than advertised!!!! We visit CO about twice a year and have for many years now. This was, by far, our best trip yet! The location of this rental, the spacious comfort, thiughtful touches and front door access the the Frisco Pathway made for a 5-star experience. We also greatly appreciated the child saftey gates in the closet ( we brought our 18-month-old son).

Great location, beautiful mountain views Great location, beautiful mountain views. Comfortable bedrooms and living room. Well-stocked kitchen. We brought a toddler, even had 2 baby gates to protect the stairs. Also had sleds I garage, perfect for pulling a little one around the neighborhood. Mountain bus stops within walking distance. Grocery and Walmart nearby. Outer Range Brewery off the exit. I contacted the property manager a couple times via text before and during the stay, company was very responsive. Would absolutely recommend

Great Frisco downtown location. Very comfortable condo, lots of space, plenty of beds (and pullout sofas). Big kitchen area and family room, nice for large groups. Used hot tub every evening (wasn't totally ready for us, needed chemicals), but odd location outside deck off 4th fl master bedroom. Having 2 garage spaces was also very nice. Luxury Accommodations, Great Location This condo is perfectly located to have a true mountain town experience - without "roughing it." Frisco's Main Street is quaint and fun - and it's all within walking distance of this condo. The condo itself if luxuriously appointed - from the private, roof-top hot tub to the heated, two car garage. There are windows everywhere - and the view? Well, let's just say it's hard to pull yourself away from just gazing outside. The one thing to be aware of is all the stairs - if you're new to altitude, it might take a day or so to get used to climbing stairs. The condo is set up with great separation of sleeping areas, making it perfect for two or more families (two bedrooms also have sleeper sofas IN the bedroom), or a group of people who also want to be able to have some quiet away from the main living areas. Great place to stay! This was a great place to stay! The kitchen and dining area was spacious as well as the bedrooms. We had plenty of room for two families. There are plenty of stairs since the rooms are on multiple levels, but that just helped us burn off all the restaurant food we had been eating. The condo is just 1 block off of Frisco's main street, so the location is perfect. The only downside is that we felt the wood floors needed a good scrubbing instead of the sweeping they probably just get from the cleaning crew, but other than that, things were very clean. Perfect location The six of us loved this condo. There was room to gather comfortably and three bedrooms/bathrooms so that people could retreat to nap or read. I think there were TVs in just about every room, and the kitchen was equipped with high end appliances. There were also three balconies, so that the view of the mountains was always available. Everything in Frisco was just a short walk away, and the free bus into Breckinridge comes through every thirty minutes. I would not hesitate to book this condo again! Turnkey Management answered all our questions and were always available for advice.

Great place to stay! The condo was in a great location, had great amenities, and was clean and spacious. The only issue was the water in the shower would turn hot, then cold; not very relaxing! Amazing condo! We absolutely loved this condo. We had two families and had more than enough room for everyone. The kitchen is huge and great to cook in. The kids had a blast in the pool and the living room was very comfortable to relax in at the end of the day. I would definitely stay here again.

All that you can ask for Very large, upscale, comfortable accomodations. 2 car garage keeps your vehicles out of the weather. Large bedrooms with bathrooms. We had a group of 5 and everybody had enough space, could have had a few more folks.. Den is large and comfortable. Kitchen is well equipped, great for staying in. Just a wonderful place to stay. Very close to Breckenridge and Keystone. Frisco has a lot to offer with shopping and restaurants just across the street. Couldn't have been better.

Awesome spot close to everything! This is the best condo in the heart of downtown Frisco. It was super cozy with plenty of room. Fireplaces in almost every room, bathrooms in every bedroom, and the hot tub was such a perfect bonus!

Perfect Family Vacation The condo is in a great location, walkable to all restaurants and shops. The floor plan was great for a family, lots of room to gather for dinners, but plenty of privacy if you wanted alone time. The hot tub was amazing and the views from here were spectacular. We loved everything about our stay in Frisco, will definitely recommend.

Great place, issues were taken care of promptly!!! The house is amazing, although we had an issue when we first checked in it was resolved promptly. Perfect location, walking distance to the Main Street with a bunch of restaurants and stores not to mention close to several ski resorts.

The pool will be closed on Monday 4/18/16 and remain closed until 6/15/16. It will be re-opened on 6/15 until 9/15 and then closed again until 11/15/16.
