Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Great Time, Nice Location, We would Stay again! Our Stay at Cross Creek Penthouse was great! We could walk to restaurants and everything was within a short driving distance. The condo was Clean, Well furnished, more than enough room and the amenities were nice. Great service from Summit Mountain Rentals very professional and I would definitely call them first when we need another rental.

Great Family Vacation Place A very spacious penthouse style unit. We had our entire family of 9 for the Thanksgiving holiday and no one felt crowded. Well stocked and well kept! The pool is a bit small, but it was winter!

Great Condo! Our stay was fantastic! I would only suggest that you add 1 more pull out mattress in the bunk room to accommodate 2 families with 2 kids each. The TV also wasn't working. However, the living space was perfect! Very relaxing after long days of skiing!

Wonderful accommodations! The condo was very clean and spacious! We loved being able to make our own meals and sit around the large table! The balcony has beautiful views of a stream and woods. The location is also very good as it is an easy walk to town and is right across from the pool and hot tub. We went to three different ski hills and this condo was a great take off point for all of them! Thank you!

Great space and location Perfect space for our vacation. Big open living area. Bedrooms separated from living area. Loved the balcony and the creek running behind the building. The water flowing sounds was great For sleeping and waking. Nice to have garage space as parking spaces can fill up. Nice to have basic supplies to start the stay too. As stated this is on the top floor and there are many stairs to climb after a. Walk or hike but the condo was worth the climb.

spacious & well equipped. Plenty of room, great location tucked away off of main street, very clean, and very well equipped form kitchen utensils to humidifiers.<br/>This was an awesome rental for our family. <br/>We have rented many times from Summit Mountain and this is the best within our price range so far. We really loved this condo. Even the beds were comfortable. <br/>If I had to come up with a negative it would be that all 3 bedrooms were together at one end of place.<br/>You have to hike steps to get to unit but once there you can relax because everything is on the same level which we like. If not for the bedroom layout it would be my first 5 star rating. I give it a solid 4.5 stars.

Cross Creek Penthouse The house is very comfortable and in a nice location. It is well furnished and the kitchen is well supplied. It is in need of a new mattress in the master bedroom and the carpet needs to be professionally cleaned. I would not hesitate to stay here again, especially if they get a new mattress.

Frisco Ski Vacation The Cross Creek Penthouse was awesome. The property is beautiful . My family of five stayed there and it was great. Plenty of room. The bed configuration was very comfortable for our family. The location is great. We skied Loveland, Breckenridge and Vail. All less than a 30 minute drive. I highly recommend this property.

Great location, nice condo This condo really is nicely located for several ski slopes (10 minutes from Copper), plus having 15 minute walk to the town. The condo layout really worked well for 3 adult couples, with a big gathering room for eating, gathering, TV, etc. The indoor & outdoor hot tubs was a big plus. Summit Mtn was quick in/out and accommodating.

Will come back and stay here again. We really liked this unit. Yes there are four short flights of stairs, but they're not that bad. It was well stocked with spices which I appreciated. Really understocked with glasses (tall), and especially casserole dishes and bigger serving bowls. Also had no dishwasher detergent. I would make sure those things are rectified before staying there again. Fun Location! Great condo, easy walk to 'town', 30 minutes from all the ski resorts...the kitchen even had an avocado slicer! Everything had been thought of...note - getting to the penthouse requires climbing 3 flights of stairs...if that makes you nervous stay home - this place is AWESOME! Spacious, comfortable 3 Bedroom This was our second time renting this unit. We like the large, open floor plan. The location served us well, close, but not too close, to the activity on Main St. The garage is very useful, though hauling luggage up to the third floor is a bit tough. Cross creek penthouse in Frisco PERFECT for a family getaway. We got together for a ski trip and had an excellent time at the condo. 7 adults in our party and we had plenty of space and comfort. large living room allowed us to spend time together every night which is sometimes more difficult in smaller condos.VERY clean which is always key. It was in town but VERY quiet which we loved and also, we imagined would be difficult to find during peak season. The stove was not working and a repairman came out within a couple hrs from our call and fixed it. The only issue was temperature. One of the rooms was freezing cold every night and the other was very warm but you can always pile on or kick off blankets. And the guy who checked us in was rude and uninterested but he was an exception. Definitely an excellent experience and we'll be back. Spacious Condo in a Great Location! This was our fourth ski trip staying with SMR in as many years. Cross Creek Penthouse is our favorite condo to date (the other SMR condos have been great, but this one was perfect). <br/><br/>If you plan on visiting multiple ski resorts (We ski&#x2019;d Breck, Keystone, and Vail), you couldn&#x2019;t ask for a better location. This condo has easy access to I-70 and is walking distance to the shops and restaurants on Frisco&#x2019;s Main Street. <br/><br/>The kitchen/dining/living room area is much larger area than the photos suggest, It&#x2019;s great for unwinding with your group after a long ski day. The three bedrooms are very spacious and having a bathroom in each of the bedrooms makes getting ready for the day a breeze. <br/><br/>The one minor drawback to this unit are the stairs (this unit is on the third floor). But, with the garage and separate closet for your ski&#x2019;s/poles/boots on the ground floor, the only thing you have to lug upstairs are your legs, not your gear.<br/><br/>When we return next year, this condo will be the first place we check for availability. Nice, roomy, lots of stairs If you don't mind stairs this is a great unit. Good deal too, because of the stairs. Tasteful decor, roomy. Please replace the can opener! (I've asked for two years). More dishes and glasses would be nice. Nice that there are spices, salt, pepper, etc. Some kind of vent ran in a locked closet that was pretty annoying, but I didn't mention it until we left so that's my fault, I'm sure they would have fixed it. Beautiful Place for a Peaceful Weekend We loved our stay. The location is great- close to down town Frisco but also far enough away for a quiet peaceful stay. The condo is gorgeous and perfect for a big group. Could do with a few more items in the kitchen but otherwise no complaints. Spacious, comfortable 3 Bedroom We have stayed in this unit several times before. We love the large, open space for kitchen/dining/living. There have been a few upgrades since our last visit - new furniture & new TV. Downsides - it is on the 3rd floor, with only stairs...and the mattress in the MBR is getting soft / sagging. Excellent location for skiing Summit County! The Cross Creek Condo is good value for money. Spacious, good location, close to town but still quiet. All amenities included which allows for a longer vacation, ie washer, dryer, towels etc. The rental management is seamless; a few emails, confirmation ok, no hassle on key-pickup. Good parking facilities for two cars, ski locker included. This is definetly a recommendation for skiing summit county, as we did Copper, Vail, Beaver Creek, Aspen and Silverton in 17 days in February. Props!

Superb Condo Very pleased we rented this condo for the week. Nicely appointed, spacious unit. The living room/dining room and kitchen open space was fabulous for staying connected to everyone. The ensuite bathrooms in each bedroom was very convenient for everyone! Easy access to Keystone, Breckenridge and Copper, as well as the quaint Frisco downtown within easy walking distance. Highly recommend renting this unit. Will return next year!

Frisco Ski Family Ski Trip Very pleased with location and condition of condo....very convenient to skiing, dining, and shopping. Only dissapointment was that we found propane bottle on grill empty when we went to grill our steaks....... This beautiful 3-bedroom, 3.5-bathroom premium penthouse condo is a perfect mountain escape for families or groups of up to 9 people. Located just off Main Street in Frisco, it’s right in the heart of Summit County. You can easily walk to all the shopping and dining on Main Street, and you’re three blocks to the shuttle to all of the world-class resorts surrounding Frisco. This condo is next a fork of the Ten Mile Creek, making it a perfect spot to wake up to the soothing sounds of the creek while taking in the fresh mountain air!

The spacious, open living room has a floor-to-ceiling gas fireplace and plenty of seating to enjoy the large LCD TV after a long day on the mountain. The fully equipped kitchen has been remodeled with granite countertops; there’s seating for eight at the dining table and another three at the center island. Step out onto the balcony overlooking the creek and enjoy mountain views while cooking on the gas grill.

Other amenities include an in-unit washer & dryer, complimentary Wi-Fi, parking for 2 vehicles, and a ski locker. Guests also have access to the on-site clubhouse with indoor and outdoor hot tubs as well as a pool, sauna, pool table and a conference room.
