Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Clean, well thought out space It is a small condo but utilizes the space well. Cleaning company does a great job. The condo is a bit dated (tile kitchen and showers etc) but doesnt have an old "dirty" feel in need of repair. Everything is in good shape. The view out the back porch is amazing. I would recommend some work to make the back deck updated and fresh because it's the "money shot" for me. Example: composite decking or at very least powerwash and re-paint or stain.

Fun getaway We rent 126G during spring break and enjoyed the fact it was walking distance to downtown and was very clean. It feels a bit dated, but that didn’t effect much for us. The access to pool and hot tubs were awesome! I do wish the Mountainside HOA would have scraped the parking lot as it was difficult to park with all the ice.

Cozy lodging with a great view This unit was very nice and has plenty of pots and pans for dining in the unit. Nice gas grill on the deck. Nice view of the ten mile range from the back deck. Only 150 yard walk to the clubhouse with indoor pool and outdoor hot tubs. The upstairs loft has its own bathroom. This unit is great for a family of up to 6 people.

Great ski rental We enjoyed coming back to the condo after a day on the slopes! The beds were very comfortable, the fireplace and T.V. were great and there was plenty of seating. Thank you!

Good location and Pretty View Overall the place is nice, has a pretty view, and is how it is described/pictured. The staff at summit are great to work with. Two things to note, there is another unit above this so there may be some stomping, and the pool was not very clean. Over all we enjoyed our stay. Frisco - July 4th Anytime someone travels, you not always sure about the property. Pictures can tell a story, especially about the condition or state of the rental. This mountainside property was in great shape and didn't require walking up 3 flights to get a loft. Would highly recommend this unit.<br/><br/>The only drawback: the loft was warm to hot not matter what time of day and it was a challenge when trying to sleep. Opened window and deck door to try to pull in cool (47'F) air, but just didn't help. It's Colorado.. so many of the mountain rentals do not have A/C. Comfy convenient retreat We stayed in this lovely condo on the edge of Frisco for a three-week ski vacation. The location is perfect for accessing a number of ski areas and is only a few minutes away from Frisco's Main Street while on the quiet edge of town with a mountain viewith. The unit is well equipped and though it's not new everything was generally in good working order.

Cozy & comfortable Very clean and cozy. Perfect for our family of 3!!! The loft was perfect for our teenage daughter to have her own space and bathroom. Only downfall laundry facilities in other building. Could use extra towels for hot tub. Overall great location and price.

August Trip to Frisco Great vacation rental and great time of year to be in the Rockies. The unit was updated and well kept with easy access to local trails and bike path. Love the Frisco community with it's quaint shops and restaurants. Our only regret is that we didn't have more time to stay longer. Would highly recommend this vacation rental.

Just Perfect! Everything we needed was here in this beautiful package! The location was excellent, backing up to a wonderful hike to Rainbow Lake. After thoroughly enjoying the beauty of the Frisco area, walking, biking and hiking, the huge hot tubs and pools were just perfect! The kitchen was so well equipped and we enjoyed cooking two complete dinners, lacking nothing, while there. Summit Mountain Rentals and their staff were extremely professional, and fun! Can't think of anything to improve the experience except never having to leave. <br/>

Amazing condo backing up to the mountains Honeymooned here and it was absolutely perfect. The whole place was very cozy and the loft made it fun and open. Great underground parking, great balcony, great furniture, great appliances, great bathrooms, it was all great! Not a single complaint, we'll be back again!

Great location! Very clean! Condo was nice and decor was updated and clean. The mattress in the loft was a little too firm for my liking but after a day oif skiing, who cares! Everything looks exactly as does in the photos. Downstairs is a little small but the high ceilings made it feel larger. We had three people and had plenty of space. Location was great. Neighborhood very atttactive. Having covered parking was wonderful after a night of snowfall. The town is really nice with shops and several restaurants. We liked Frisco b/c we got to ski a different mountain everyday. Great shopping just 10 mins away! Our state is Arkansas, not Alaska!

Mountainside G126 and the Cornells 8/2015 a good stay, overall; the condo itself had a number of small electrical issues = cable TV in living room would not work; WiFi was offline and the modem was not located where it was supposed to be; and the hair dryers would often NOT work; A BIGGER complaint = only 1 of the 3 outdoor hot-tubs was fully functional; the indoor hot-tub was also out of service; very little outside furniture near the hot-tubs; and the sauna temperature could not be adjusted....thus the ON-SITE facility management was poor to fair, at best Response from Summit Mountain Rentals; Tuesday, August 11, 2015 Thank you for your feedback Winton. The TV, wifi, and hair dryers have been fixed. Thank you for calling and letting us know about those. I have contacted the On-Site Managers as well to address the hot tubs and sauna. Great location and well stocked Condo Very nice well stocked condo. Great view off the deck , and very quiet and relaxing. Condo had everything we needed and beds were comfortable. The club house hot tubs were very nice and close to the unit. We would definitely stay there again .
