Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Nice condo and good locatoon from town. We stayed at Mountain Side condos and were very happy with the location. The condo was clean and everything that we needed for cooking amd eating was there. We will stay in these condos again when we return to ski at Copper. My kids loved the bunkbeds and the loft above. Nice place to stay. Staff was also very friendly.

Nice stay at Mountainside I really like the property. The unit was very clean The sheets and towels were nice and the staff was easy to work with. I will say that there were various things not working in the unit that Summit was quick to fix. The hike up to the third floor unit could be difficult for some people.

Nice apartment This was a nice apartment with a well stocked kitchen. The apartment deco was nicer in person than it appears in the photos. Location was quiet. Make sure you can manage walking the three flights of stairs though! I would recommend staying here! Frisco Vacation Rental We stayed at this rental between Christmas and New Years. The unit was clean and beds were comfortable. There were 5 adults and that was the perfect number- I would not recommend any more adults. The second bedroom has a twin over full bunk. The loft has a twin bed with extra mattress. The unit is managed by a rental company rather than an individual owner. Overall it fit our needs and was close to downtown Frisco's restaurants and shops and you can get to Breckenridge, Copper or Keystone in 15-25 minutes. Some of the cons are:the unit does not have a washer/dryer, and it is on the third floor of the condo complex. The kitchen could be more well equipped with pots/pans and cooking utensils. The wifi internet was sometimes slow and spotty. The unit is outdated- looks like 70's or 80's- but was clean. Functional but outdated Unit was not close to Main Street. Unit was on 3rd floor, not ideal for elder guests or those with physical limitations, no elevators. Unit had outdated appliances and features, however nothing was broken and everything was functional. We enjoyed the fireplace and the mountain view while having meals. Great location Stayed in Frisco for a long weekend over the 4th of July holiday. Amazing little town with plenty to do. The property was clean. This condo is on the 3rd floor - so the stairs each day were challenging for some of our guests. But the condo was very clean and in good condition. The only thing we found difficult was cooking with the pans that are in the kitchen (old and need replaced). Other than that - our party of 8 people were all very comfortable and had a great time. Summer Vacation The property was clean and well taken care off. The club house was a nice added bonus for the kids when we had down time. The only negative was it was on the third floor and by the end of the week we were tired of making the grip up and down on the stairs. It was a slight walk to Main Street. March rental with family of 6 The experience was pretty flawless. The condo is a little dated. My biggest problem was they programmed the thermostat to be 60 degrees. We froze at night and in the morning.

Ski Weekend with friends. A really great place to stay. We had 7 people and were comfortable with an extra air mattress on the living room floor. The hot tubs and sauna were just across the parking lot and were really nice to use after a day of skiing. I think it would be a nice walk to town in any other season but winter! We had one parking spot underground and were allowed to park in any open spaces outside. This was hard to arrange before arrival I had called the management company ahead of time to be sure we could park multiple cars as we were all coming from different places. They informed us we would be given two parking spots and would have to leave extra cars in the city's free parking lot. When I arrived I noticed there was plenty of available parking and called agian to ask if we could have extra parking. It was easily resolved, I only wish we would have known before arriving as I was trying to organize ahead of time. My only other complaint was that there was not a coffee grinder as advertised. Otherwise the place was wonderful we had a great time.

All very good The property and everything was very nice.<br/>The only negative comment is that for condos in Frisco, the Summit Rentals people in Breckenridge say they don't know all the details of the Frisco properties, yet the check-in people at the Frisco hotel claim to know even less. Hotel Frisco clerk appeared to not have cared less. <br/>Also, the printed directions in the condo packet given to us at Hotel Frisco are WRONG (6th street does not go through)

Easy, clean and comfortable retreat We loved staying in this condo. Nice place and easy to get to town. Kids enjoyed the pool and walking around main street. Very comfortable bedding, even the pullout and futon. Twin beds a little hard but functional. We would definitely come back and rent this place.
