Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

Cancellation and Refunds. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Awesome Location in a beautiful space We took advantage of a 4 day school weekend over president's day and flew out for a guy's ski trip. Five of us (2 adults and 3 teenagers) found the condo perfect, particularly enjoying the open space of the kitchen and den, as well as relaxing in the hot tub looking directly at a snow covered mountain so close to the unit. The bedrooms each had their own bath, and accommodated our sleeping needs perfectly. It's apparent that the owners actually cook in the space as each morning's big breakfast was more than convenient with all the available cooking tools. The town of Frisco is a perfect snow covered Colorado mountain town, quaint, with all the amenities. We particularly enjoyed multiple trips to the golf simulation bar followed by dinner at Olivers. We could not have asked for a better stay, with such convenience to Breck and Vail. We will be back.

fantastic vacation rental We had a fantastic time. The house was clean, safe, and comfortable. The kitchen was stacked with spices, and condiments for our use. There was laundry detergent and household items for use. We were all very satisfied with our stay and would highly recommend it. The location was perfect accessible to restaurants, shopping, and ski resorts. Overall we give a big thumbs up and 5's all around!!!! MVLI Great!...except that the 3rd floor punch code door lock did not work many of the times we tried it. An SMR maintenance guy mentioned it was not functioning well, but it wasn't replaced in the time we were there. Also, there were a few exterior lights that were out. Thanks. Excellent property for adults on vacation Three couples stayed in this property, the place was very clean and modern with all of the things we needed. The only negatives of the place was the initial confusion of where to check-in at (the folks at the front were rather rude) and the late check-in / early check out times. Check in was at 4:00 PM and check out time as 10:00 am.<br/><br/>Aside from that, the place was very nice and furnished well. The hot tub was ready to use. We may stay at the property again in the future.

Frisco mini vacation My husband and I, along with our daughter, son in law, and two grandsons ages 2 and 4, had a great visit in Frisco at the Mt Victoria Lodge condo. The home was very clean, well furnished , tastefully decorated and well supplied. It was very convenient to Main Street shops and restaurants, and the Historic Park, so we used our cars only once, to visit a gold mine near Breckinridge. The rest of our stay, we walked or hiked on nearby trails. We were fortunate to stay during the height of the beautiful aspen leaf season. We are already planning a trip back to Frisco next summer.

Great space, great location, clean & new! Everything we could think of was taken care of at our stay at Mount Victoria Lodge Unit I. No complaints whatsoever other than we would have liked to stay longer. A block off Main St, yet quiet. Great views from the deck. A large hot tub. Plenty of space inside for a big family or several couples to enjoy. We'll definitely want to stay here again. Grad School Reunion See review on Unit J.<br/>One additional thing to note was that the door going outside to the stairwell suddenly stopped working the last day - when everyone needed to take their stuff out ofcourse. The same code worked for the 2nd and 1st floors, but for some reason jammed up. I called Summit County to let them know so it could be fixed, but we were unable to enter/exit that way during our departure. The instructions also say that this exit should be used for emergencies, so we were lucky that nothing happened to cause an emergency exit. Everyone was really put off by the front desk guy at the Main Street location, and the office in the Mt. Victoria building. Unfriendly, unprofessional, impatient when asked questions. Otherwise we loved the stay and had a great vacation. Wonderful Family Reunion Spot Two of our sons took jobs in Denver last fall and moved from Pennsylvania, so we thought this would be a good chance to come out to Colorado to see them and do some skiing (skiied at 4 different convenient resorts!). I needed a condo with plenty of room for 3 adult sons and my husband and me. I could not have found a more perfect place. The condo was immaculate, beautifully decorated, and the kitchen had every utensil, pot, pan and tableware, and appliance I could ask for. On Saturday night, 10 of us sat down for a huge home cooked family meal. We had the fire going and a game on TV and we felt like we were home. The private hot tub was used every night after skiing. What a treat. The beds were very comfortable- the pull out bed in the living room was even amazing. We plan on visiting again with 2 other couples. A block from Main St and the wonderful shops. Spring Break Ski Trip Excellent condo right in the heart of Frisco. Very quiet (never heard neighbors once we were inside the unit) and this one was particularly nice since it was on the top floor. Well furnished and comfortable beds. We used both the hot tub and the grill on the deck.

We enjoyed staying here a lot. Being so close to Main St. was awesome. The only bad things were the parking spots underground were very small, there were no extra garbage bags in the condo so we had to go to the Hotel to get more. The light on the ground level by the elevator burned out the first day we got there and when we left 5 days later it still wasn't replaced. Pretty dark in there while you are waiting. Over is was a pleasant place to stay.

Ski Trip 3-1-2009 Mt Victoria Lodge was everything we hoped it would be and even more. The furnishings, appliances, and everyday essentials are top of the line. The balcony with the grill and hot tub are a bonus. I especially enjoyed the hot tub after a long day skiing, and even some mornings! Nice heated parking garage. We stay in Friso because it is central to many ski areas and it's a quaint town within walking distance. All of the bedrooms had a tv except for mine but that's no big deal. This is the second season I've rented from Summit Rentals and found them through an owner on VRBO. They have been very helpful and nice. I hope everyone enjoys this unit as we did and respects and takes care of it. See you next year, or sooner!!!

GREAT STAY! Very nice and comfortable accomodations for my family of 5. Well-stocked kitchen and amenities throughout. Loved the Frisco main street area and the location - it was a short drive to Copper and Breckenridge ski areas - Safeway and Wal Mart close by. Covered garage was nice with so much snow during our stay.

MVL I review 2009 Please consider offering recycling rather than garbage only. Unit showing some wear and tear (we stayed here in August of 2008 too). Please consider renting as a 2 bedroom. Stayed 4 weeks The place was great. No complaints. Just a couple of very minor things. The touch pads to open the door from the garage to the elevator and from the outside to the 3rd floor were very touchy and difficult to use at times. If you are a music lover, there is no sound system except a small ipod player. Completely enjoyed my stay. Would rent it again if the opportunity arose.

There were some hiccups on arrival - relating to the refrigerator and LR cable box not working properly but all in all it was a great accomodation and we had a lovely holiday trip! Couldn't be any more convenient to get to ALL the slopes. So much better than staying in Breck ;+)

The only issue with the condo is the terrible location of the assigned garage spots. Both spaces are right now to the garage door which made it very very difficult to maneuver in and out.

Definately Would Stay Here Again The condo was super clean and comfortable. The internet wasn't working when we checked in and it took 2 1/2 days to get that resolved. Other than that everything was wonderful. We liked the location being 1 block off main. In addition to being able to walk to restaurants we could easily get to trailheads and the bike path without getting in the car. If we go back to Frisco next year we want to stay here again.

Really nice place! This place is really great. Anyone who rents this property will not be disappointed. However I would not recommend having more then 6-8 people stay there, we had 5 and it was very comfortable, but this place isn't a mansion. The hottub views are breath taking.

great town/condo The few items that need fixed were immediately corrected by Management/hot tub ckd while there and security was a plus in my book. It was too large for me but had hoped to have friends come by, but location was perfect for the slopes nearby since that was my reason to be there was to ski the week.The condo was perfectly supplied/loved the jacuzzi and had great neighbors who shared wine with me.

Beautiful Condo We loved our stay and the condo was beautiful and all day sun on the deck in March. The only concern was parking in the garage was difficult being both spots are on the end wall and by the garage door and large SUVs parked on the other side plus we have a large SUV too. It would be nice if you could have one spot in the middle as we were not able to utilize the spot at all times. Other than that it was fantastic.
