Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

Cancellation and Refunds. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Great place Very nice house (duplex). All the bedrooms had cable TV which we appreciated when people wanted to retreat to their own room. The kitchen had everything we needed although since we only cooked breakfasts there we didn't need much. The hot tub was nice after a day out hiking etc. although it seemed like the jet controls needed some work. Nevertheless it was very clean. I've owned a hot tub and it isn't easy to keep the water pristine. Everything about the house was very comfortable.

Fantastic Week in Frisco Me and some friends and family visited Frisco this past week and stayed at this wonderful home. It was conveniently located close to multiple resorts as well as stores in Frisco. No complaints, would stay here again!

great spot Our 4 night stay at Canny Lodge was great. We were two families with 7 people in total and had a ton of room to spare. The master bedroom and bathroom are fantastic. The hot tub is very spacious and well maintained. Indoor parking is available for two vehicles and the kitchen is very well equipped. Its a very short drive to the grocery store and other amenities in Frisco. Highly recommend this property. A couple of minor suggestions for further improvement:<br/>- the lock on the hottub was a bit tricky to unlock<br/>- the propane BBQ is nice and large but needs to be tuned/serviced a bit to ensure all burners are working properly.<br/>- the kitchen carving knives could use a sharpening but this is often the case with rental properties Response from Summit Mountain Rentals; Friday, March 10, 2017 Hi Stephen, we appreciate your feedback. Great Location for the Mountains This is a great location close to town and several ski/snowboarding mountains. The property was well kept albeit the Master Bath needed some maintenance. Close to town and stores - this property slept 8 guys for a weekend. A little tight upstairs in the bedrooms, it presented some interesting sleeping arrangements. Friends and family We loved the Canny lodge! It was perfect for our two families. We were surprised at how comfortably 12 people fit in this rental. The unit is clean. <br/> The radiant heated floors in the master bathroom worked wonderfully to dry wet ski boots after a day on the slopes. The kitchen is well appointed; we did lots of cooking for our crew. The gas fireplace was appreciated after a day of skiing or sledding. The location is fantastic-perfect for both Copper and Breck skiing. The furniture is comfortable, although maybe could use some freshening up. And Summit Rentals was great to work with! Would definitely consider renting again!

A Great Property and Amenities We enjoyed our stay at this house. In particular we appreciated that there were humidifiers available in every room (stored in the closet) and that 4 boxes of laundry detergent were provided in the laundry room. These little details are why we will consider renting from Summit again in the future.

Winter Wonderland We thoroughly enjoyed our stay at Canny Lodge. The accommodations were perfect for our family. The size, layout, and furnishings were all very nice. The hot tub ran perfectly and was a good size. We were surprised to find a ping pong table in one of the garages, which gave us added enjoyment. The location in the center of town was very convenient. And view out the back windows is very serene, especially when it snows!! We would definitely stay here again!!

We really enjoyed our stay at Canny Lodge. We planned on biking and kayaking, and with the garage for storage, we were able to have a full Summit County experience. I would suggest you check the plumbing in the "jack & jill" bath - leaking facet. Early November skiing at its best We had a wonderful time in Summit County and in the Canny Lodge. Everything worked out better than expected and the rental staff was very helpful and friendly. The garage was most welcome for spreading out our ski gear and for tuning our equipment daily. For our group size of 10 Canny Lodge was a perfect match.

Great escape! There was six of us ladies that enjoyed the home. Plenty of space for eating, playing games, cooking inside and outside. There was plenty of toilet paper and Kleenex around the house, which in past rentals we had to buy at the store. Two negatives, one cooking pan that was not cleaned, and no spices for cooking. This is a beautiful, well located, and maintained property We enjoyed our week stay at this property for some early season riding. It is centrally located. It is well stocked, clean and spacious. The spa was not well maintained, and was dirty and low on water when we arrived.

Rocky Mountian High County Experience The Canny Lodge allows guest to have the ultimate High Country Experience. Biking and kayaking at their door steps. Within walking distance to Main Street and Lake Dillon. Hot tub to relax your muscles after all the activities. Enjoyed for a 2nd year. Ready to return!

Perfect Getaway This property was exactly what I was hoping for. The property description set my expectations high and they were surpassed. I had to check in late and the management was helpful in providing easy directions for convenient check in at any time. The location was amazing- easy to get into town but nestled into the woods so you feel like you are really on an isolated vacation. I would highly recommend this property!

President's Day Ski Weekend Great location! Although not next to a ski slope, it is close to five of them, which makes getting there first thing in the morning a lot easier. Since we didn't have to rush in the morning or get up at the crack of dawn we always had a great breakfast and plenty of time to get to the mountain. Frisco is just as cute and nice as Breckenridge, which is also close, so you get the best of both towns. Would definitely consider staying here again. School Retreat The space was just what we needed for our school leadership team to plan for the upcoming school year. We thought the kitchen was going to be a bit larger, but in the end, it got the job done. We appreciated having the grill too!

Wonderful Experience Canny Lodge was a great place for the 12 of us to stay. It was super clean and modern. The hot tub was sparkling clean and a joy to sit in to watch the stars and Perseid meteor shower. Master bedroom and bath were great. Be aware that heating is indirect via the floor. It can only rise 1 degree per hour, so you need to set it and forget it. There is a gas fireplace in the bedroom and living room for additional heat. During the summer, open windows for cool night air. 2 car garage, but not deep enough to hold a Ford Expedition and just barely a Tahoe, so we parked in drive. Nice stove, fridge, and pantry. Bed was very comfy. Overall 5 stars. Location secluded but very close to Walmart and Safeway.

Great Place to Stay in Frisco, Co The Canny Lodge was great! We had 11 people and it never seemed crowded. We cooked all of our meals and the kitchen was stocked with everything we needed. You do not need to worry about being cold, the condo has radient floor heat so you are always warm. It seemed like home to us, cable, internet, large couches, nice rooms. The kids enjoyed playing in the snow outside, and we could easily watch them from the kitchen. We will stay again at Canny Lodge next year.

Loved Canny Lodge We loved everything about Canny Lodge from the radiant floors to the stocked kitchen! It was such a comfortable house for our family. My only suggestion would be to have the wireless internet running. The signal was not consistant or strong enough to use our computers. Amazing home in an amazing place! We visited with a group of friends and had the best time ever. We were so close to Copper, and the town of Frisco was really fun. The house was incredible. Very nice, very clean, and spacious. If it's available we all agreed this would be a great place to make an annual trip together with friends. I would recommend it without hesitation!

Best Condo for a ski trip! I'm definitely going back to this Condo again! It was great for a group who want to go skiing due to it's proximity to Cooper Mountain and other ski resorts. It's nestled the back of Frisco giving it that secluded feel. Best part was the big hot tub outside after a day's skiing.

Plumbing issue The house had a major sewer issue that basically rendered several of the toilets unusable with pooled toilet water on the floors and running down the hall. Thought management was very responsive and tried a temp fix (holiday weekend), that issue was a problem. Otherwise everything was very nice. Batka Veteren's Day weekend We are veteran renters in Summit County. We have stayed in many different places. This unit is a terrific location, size, and layout. Biggest gripe was the quality of the pans and flatware was so poor that cooking was difficult and unpleasant. The coffee maker was a Sunbeam but had a Black & Decker carafe making it almost unuseable. Thermostat in the master bath registered 60 degrees the whole weekend even though it felt very warm (at least 75.)Then the thermostat in the great room registered 70 degrees - but we needed blankets & sweatshirts out there because it felt so cool. The couch in the great room is very saggy. There was not enough light to use the hot tub after dark. The porch light appeared to be burned out.

Ski house in Frisco The house in Frisco was a perfect location for our ski trip. It accommodated our group of 8 adults pretty good, Another queen bed as opposed to two twin bed rooms would have served us better. The sofa sleepers do need replacement. We loved and used the hot tub a lot. The open floor plan was great!

Perfect for 2 families This was a great location. It was secluded by trees and still close to town. The coffee pot was new and the cook ware was great as we cooked Thanksgiving dinner. This was the perfect home for 2 families. Both sets of parents had a king size bed and the fouur kids got their own twins. The only negative for our stay was the ice maker was really slow in producing ice for drinks. It was a great 4 night stay and would stay here again.

Winter in Frisco A group of us stayed at the Canny Lodge in February of 2013. Nice place with a few minor exceptions. Not a sharp knife to be found in the kitchen, door locks were in need of attention and the microwave needed to be replaced. I would stay there again. Great duplex in Frisco We enjoyed our stay at Canny Lodge. The duplex was very nicely decorated. It has an awesome master bathroom. There is plenty of space and it worked well for 8 people. We also enjoyed the hot tub. The location is great with a private wooded backyard; but yet close to main street and restaurants.

Everything was great The home was clean and in the location we expected. We had one call to add water to the hot tub and the staff responded the next morning without a problem and even called later to ensure everything was ok. <br/><br/>We enjoyed our stay and would use Summit Mountain Rentals again. <br/>

Overall we had a very pleasureable experience. The house was in good condition, clean and had all the amenities you would hope for. Location in Frisco is always great for trips to various ski resorts. We would love to come back again. Check in/out process was easy and staff was more than accomodating.

Canny Lodge We were disappointed with the hot tub. It was not very warm and the water was low. We were not able to use it.
