Rental Policy

**the Property Manager highly recommends purchasing Travel Insurance to protect your vacation plans.

The Guest agrees to the following terms for the use of the Accommodations between the Check-In and Check-Out Dates:

Check-In/Check-Out. The Accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 10:00am on the Check-Out Date. A fee equal to 100% of one nights stay will be charged if unit is not vacated by above specified time.

Damage Deposit. The Guest authorizes a damage deposit of $350 for studio, 1 and 2 bedroom units; $500 for 3 and 4 bedroom units; and $1,000 for 5 and more bedroom units. The Guest authorizes the Manager to use the deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the guest authorizes the manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused Damage Deposits are mailed out within 14 days of check-out.

Location/Maximum Occupancy. The location and description of the Accommodations are shown at the top of this Agreement. The Guest will permit no more than the Maximum Occupancy listed. The Guest agrees to pay $100 per night for each additional occupant.

Payment Terms. A non-refundable credit card charge of 25% at the time of booking. The balance including damage deposit is due by check 45 days prior to arrival. If the booking is within 55 days of arrival, then the entire balance including damage deposit is due within 10 days of booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by renter at the time of booking. The renter also authorizes the Manager to charge the balance due at 45 days prior to arrival with no notification to renter.

Advance Deposits. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

Cancellation and Refunds. All advance deposits are non-refundable. If total payment has been received and cancellation is made within 45 days of arrival, all funds will be retained by the manager excluding the damage deposit.

House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest's tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations.

Trash Removal. The Guest agrees to deposit accumulated household trash in either the complex trash dumpster located on site or a trash container for a home in or outside the garage.
Utilities and Phone Service. The rent includes utilities (water, heat, electricity, cable or satellite TV, and local telephone usage), weekly cleaning and linen changes. The Guest is responsible for all long distance phone charges.

Pets and Smoking. No pets are permitted without prior written approval from the Manager. A separate pet deposit may be required. No smoking is permitted in the Accommodations. Smoking and unauthorized pets will each result in a $500 additional charge.

Unavailability of Accommodations. In the event that the Accommodations are unavailable for any reason beyond the control of the Manager (including, without limitation, acts of God such as fire, water damage or natural disaster), and if the Manager cannot secure comparable accommodations for the Guest, the Manager shall refund the Total Rent and the Advance Deposit to the Guest, and this Agreement will thereupon be deemed terminated. In no event shall the Manager be liable to the Guest beyond the return of the Advance Deposit and the Total Rent.
Holdovers. If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 150% of the daily rental fee.

Notices. Notice to either party shall be in writing to the mailing or e-mail addresses shown at the top of this Agreement. Notice to the Guest during the occupancy period shall be by personal delivery to the Guest at the Accommodations.

Disputes. Any sums due from the Guest to the Manager shall accrue interest at the rate of 1.5% per month until paid. Any dispute relating to this Agreement shall be subject to the exclusive jurisdiction of the courts of Summit County, State of Colorado, and shall be governed by Colorado law. If the Manager hires legal counsel to enforce the terms of this Agreement or to resolve any dispute under this Agreement, the Guest shall be liable for all attorney’s fees and costs incurred by the Manager.

Great trip and condo My family spend a wonderful week in Frisco at Royal Glen 33 and would highly recommend -- plenty of comfy beds and baths. You are minutes from bike/walking paths and downtown - this place was very clean/ well stocked with towels, ect and a quite place - good neighbors.

Comfortable and Convenient We were a group of women on a biking weekend. The townhouse was clean and nicely decorated. The kitchen had everything we needed to cook two dinners. Beds were comfortable - bathrooms immaculate. The shared hot-tub was a bit funky looking, so we did not use it.

50th College Buddy Reunion Everything happened as expected. Condo works perfect for the four of us. Even cost less than last year. Location to services on Main Street very nice. Even weather cooperated. Will return again in 2019.

Perfect Weekend Getaway Our family of ten came and went throughout the long weekend - some raced their sailboat on Dillon, some shopped, some enjoyed Leadville Days, but all had a wonderful time. Plenty of bedrooms, beds, bathrooms, and the kitchen was fully equipped. We were challenged with the 2-car parking limit because we had to drive 4 cars, but got it figured out after a couple of days.

Family vacation Very pleasant facility, with plenty of room and accommodation. Property was clean with plenty of cookware, dinner ware and amenities. Lovely location right next to national forest and within easy walking distance of downtown Frisco.

Great Family Vacation Location The property was well kept and worked great for three couples and two kids. One of the best parts was being able to walk to main street with ease, or hit the bike path right out the door to bike to Copper! The staff was friendly, helpful and available if we needed anything. I hope we can come back to this spot at some point, it was great!

Spacious Home for a group of nine This is a beautiful house in a great location. The house could have been just a bit more clean as there was hair in the corners of the bathrooms. The kitchen faucet was very hard to turn off and was possibly malfunctioning. The beds were very comfortable and the furniture was nice. I liked having a code to the garage because it made entering and exiting for a larger number of people easy. If you are not out by 10:00 a.m. there are additional charges. We were out by 9:30 a.m. but when I returned the keys to the Rental Office the sign said they would be back at 2:00 p.m. This was a Friday morning and I found that odd. The key drop is not well positioned and I didn't see it on my way in, so I just left the keys and parking permit on the floor. Weird. It was expensive because it is bigger, but very nice. Summer vacation in Frisco Based on the pictures the rental looked a little more kept up. It wasn't a bad experience but we were a little disappointed in the rental. The garage was really small and our vehicle didn't fit. The kitchen faucet had a turn off issue. The windows could not be opened in the living room because the screen on the window was to small or bent. This property needs a little love and attention. We would not rent this property again. Townhome Convenient for Walking to Town We had a family gathering at this townhome. It worked well for us. The location is excellent, providing easy access to Frisco's Main Street as well as to hiking and biking trails. The house is also well-equipped. Two caveats are that the inside stairs are steep, and parking is limited to two cars. I would not recommend the townhome for anyone who has difficulty climbing stairs. With regard to parking, Frisco does offer alternative overnight parking elsewhere in town, but it does require thinking about logistics. Otherwise, we found the rental most satisfactory. Good place for a family This was a nice property in a good location. Great fireplace. The furniture was ok - beds were a little firm for my taste. The one thing I found very odd is the property has a large living room but it only has 1 small couch. So if you have a group of people everyone has to sit at the kitchen table. My only other complaint would be there's only parking for 2 cars, one spot being in the garage and the garage is SMALL. My Subaru Legacy managed to fit, but if you show up with 2 SUVs you're not going to have a place to park one of them.

Very comfortable We felt the place had everything you would need. Was very comfortable for 8 adults. The only issues we had was 8 people taking showers could not happen without running out of hot water. The outside hot tub is ancient and was not working most of the time. Garage was small but we fit a minivan in it. Had several 6'5" guys who had to duck coming up the stairs from the bottom floor, but they said that was pretty normal. The kitchen had everything you would need we have never had a rental with enough stuff before this one. Overall we felt like we got a great deal for what we paid.

Great for the location and price. We would go back again! We were in Frisco over the 4th of July after my brother's wedding. The location was great. Everything was accessible. The condo was great for the price and location. Very nice. A little outdated upstairs but that really doesn't matter to me but it does to others, I'm sure. Nice layout. Beds were pretty uncomfortable except in the master. We had 3 couples and 3 kids (7,8,9). Kids took over the basement and it was a perfect layout. They had a bathroom and a large quiet place to sleep while the adults could hang up stairs. We had a repair needed in the kitchen and they were there the same day to fix it. The grill is in need of some updating. Overall, the price was great for such a centrally located condo. It was comfortable and practical. We had a great time. My only slightly negative comments are the beds (very hard), the grill (maybe not an issue for people but EASY to fix) and that it's outdated upstairs (doesn't bother me but may bother others) but very functional. We would rent this again in a heartbeat. Thanks!

Nice townhouse right off of Main Street We stayed at the Royal Glen townhouse on Mount Royal drive, one block up off of Main Street. The place was in a great spot, easy walking distance to downtown Frisco, with adequate parking and some space in the yard. Only concerns were some plumbing issues, one pipe leaked downstairs and turning the faucet off in the kitchen was difficult because it was loose. The hot tub was just ok, set a little too hot and it wasn't in operating condition the day we arrived but management got it going by day 2 after we called. Overall, excellent spot and I would definitely stay here again.

nice but sneezy Nice place but something in the house aggravated my allergies and it was very hard to sleep or relax inside; I had no problems on the lake or around town, only in the condo. There is a nice deck upstairs to get fresh air and you can leave the deck door open all night which helps, and walking around downtown is right out the door. We did see cat-theme decorations and trinkets, slightly scratched/frayed rug and items in the house as if they came from a cat residence, and I am very allergic to cats could be the reason for the difficulties. Older shag carpeting upstairs may have contributed too. Otherwise a decent rental property. Great Location!!! This was a great rental for our summer vacation with 2 families (downstairs room was perfect for the kids!!!) Location is great, walk to anything in Frisco, short drive to Breckenridge and Keystone.

A perfect winter stay This is our second time renting this unit. The first time was in summer, and this (the 2nd) was in winter. Loved it both times. The property is clean, neat, well equipped and the location is excellent. As we need pet-friendly then this is not the nicest we've ever stayed in with SMR but it has all that you need. The downstairs bedroom/bath setup makes it nice for separating two families or in our case we put our babysitter down there the first time. SMR is always professional and wonderful to work with. The property is walking distance to town and to the shuttle. We stored bikes in summer and skis in winter in the garage. Only complaint is hot tub (for all units) was dirty and people leave litter there so I didn't want to stay long. However, the big tub in the upstairs master did just fine for my young son. Love the windows and spacious living room/dining area. Highly recommend this pet-friendly unit for any time of year. NOT WORTH IT Not as well kept as i thought. Porches and stairs were not shoveled and driveway was icy creating a hazard for the kids. Grill had not been cleaned in quites some time and did not work. BBQ Challenge The condo wasn't cleaned well at all. I have a picture of the master bathroom 4 gang light switch. Don't believe it has been cleaned in months maybe much longer. Also the half bath sink faucet was very loose and the kitchen faucet didn't work correctly. The outside was weathered very badly and both decks are in need of a lot of work. SPACIOUS THREE LEVEL TOWN HOME OFF OF MAIN STREET Very spacious, clean and comfortable home for our group of nine adults. Good location in walking distance to Main Street. Well equipped with everything we needed. <br/><br/>Although garage is small, we were able to get a Honda Pilot in there. A van or larger vehicle will not fit. Driveway is small and third car had to park in overflow lot.<br/><br/>We were very satisfied and would rent this unit again.

Royal Glen 33 We spent a week in the Royal Glen townhouse. We had ten people including 4 young ones and the facility worked out well. The kitchen is small but sufficient and the sleeping arrangements were perfect for our group. Parking was a bit of a challenge since we had three cars almost every day. An amazing location and a gorgeous condo! thank you for making our trip to summit so memorable! Added bonus: everyone loved the heated floors in the bathroom! We also loved the appliances in the kitchen! Our only complaint was that we wished the shared hot tub had been free of snow on the deck. A very cold exit and entry. Aside from that, it was a beautiful place and we hope to rent it every time we return to colorado! See you later this winter!

Affordable townhome in a great location The doors could use some WD40 and I wish there were more couches and a full/queen sized sofa sleeper in the basement but otherwise it was a great place to stay and would consider staying here again. The front stairs were unuseable because of ice. The garage is dirty and uninviting. You have to be very careful not to bang your head on the protrusion near the door in the garage. The unit is comfortable and well urnished.
