Vacation Property Rental Agreement

This Vacation Property Rental Agreement (hereinafter referred to as “Agreement) is for the property located in Whistler and noted at time of booking ONLINE at our Vacation Booking Partners Site. YOUR BOOKING WILL BE CONFIRMED UPON RECEIPT IN OUT OFFICES AND IS SUBJECT TO RECEIVING OUR CONFIRMATION YOU HAVE BEEN BOOKED IN.

Rental Rate and dates are AS PROVIDED IN THE BOOKING PROCESS ONLINE AND IN HISTORY OF SITE. RATE GUARANTEED UPON RECEIPT OF CONFIRMATION FROM OUR OFFICES. RATE ERRORS, ALTHOUGH RARE, CANNOT BE HONORED IF OFF BY MORE THAN 10% OF OUR ADVERTISED ACTUAL RATES

NAME OF GUESTS TO BE PROVIDED ONLINE AT THE BOOKING SITE. VALID IDENTIFICATION AND CREDIT CARD USED TO BE PRESENTED AT THE TIME OF CHECK IN OR WE WILL MAINTAIN THE RIGHT TO REFUSE ENTRY TO PREMISES SHOULD VALID CREDIT CARD NOT BE PRESENTED. ****Check in is required of preferably no one under age 25 unless accompanied by parents or guardians.


I. RESERVATION INFORMATION

ALL PROVIDED UPON THE PARTICIPATING ONLINE BOOKING SITE. BY ACCEPTANCE OF THE TERMS, THE TENANT HEREBY CONFIRMS AND ACKNOWLEDGES ALL INFORMATION PROVIDED ONLINE TO BE TRUE AND ANY CHANGES TO OCCUPANT SIZE OR RESERVATION DATES WILL BE REQUESTED ONLINE VIA EMAIL TO IMMEDIATELY. WE CANNOT GUARANTEE CHANGES BUT WILL MAKE EVERY EFFORT TO DO SO.

CANCELLATION – The deposit as shown for the property at the time of the online booking is non-refundable of $500. Cancellation of the booking must be received more than 30 days prior to arrival. No refund will be provided inside of thirty days prior to arrival regardless of the reason.



II. SECURITY/DAMAGE AGREEMENT

1. Security Deposit. A security deposit of CAD _500.00____ has been deposited with the Property Owner, or Property Owner’s designated agent (hereinafter referred to as “Owner”), in trust, as security for the performance by the Tenants of the terms under this rental agreement set forth following, and Further a damage deposit of $500 outside of the rental rate will be required by Check In for any damages caused by Tenants, Tenants’ family, agents and visitors (hereinafter collectively called “Tenants”) to the premises or furnishings during the rental period. Owner may use part or all of the security deposit to repair any damage to the Unit cause by Tenants. However, Owner is not limited to just the security deposit portion of any security deposit amount and Tenants remain liable for any balance.

2. Key Charge. $100 will be charged for LOST keys for replacement.

3. Cleaning. Tenants shall be responsible for any undue and/or unreasonable cleaning of the unit immediately subsequent to the Tenants’ departure. Please clean all dishes prior to departing. Fee for Standard Departure Cleaning is included on your online booking payment schedule. One Bedroom $85+tax, 2 bedroom $135+tax, 3 bedroom $165+ Tax, (3 bedroom deluxe with media or family area $200+ tax) 4 Bedroom $200+ tax. 5 bedroom $300 + tax In the event excessive cleaning is required, a standard rate of CAD $35.00_____ per hour plus taxes, with a one (1) hour service minimum will be assessed for extra cleaning which may be required. MID STAY CLEANING SERVICE IS AVAILABLE. PLEASE CONTACT US

4. Damage charge. Any damage charges incurred by the Tenants not covered by the security deposit listed above shall be assessed to the credit card used to hold the reservation. In the event of serious damages which may or may not require an insurance claim, the cardholder will be charged the full amount of deductible or damages as applicable and be held by the property owner. The charge does not limit further charges if applicable by the Insurance company themselves to the guest.

III. CHECK-IN/CHECK -OUT PROCEDURE

1. Check-In. Check-in time is 4pm on the day Tenant’s scheduled reservation begins. No early check-ins absent prior consent of Owners. Upon arrival, Tenants will be given their key(s) and gate access card(s) (if needed), as well as any special instructions or updates that may be applicable to the Unit.

2. Check-Out. Check-out time is 10am (SHARP) on the day Tenant’s scheduled reservation ends. Any delay in check-out, absent prior consent of Owners shall result in Tenants being charged for another night’s stay.

IV. USE AND ENJOYMENT OF UNIT AND PROPERTY

1. Use of Premises. Tenants shall only use the Premises as a residence. The premises shall not be used to carry on any type of business or trade, without prior written consent of Owner. Tenants will comply with all laws, rules, ordinances, statutes and orders regarding the use of the premises.

2. Quiet Enjoyment. Tenants shall be entitled to the quiet enjoyment of the premises, and Owner will not interfere with that right, as long as tenants do not interfere with those rights of other tenants. Any call outs for NOISE or other by the Strata Corporation, Security companies, and neighbors or any other will result in an additional charge to guest with minimum $200 fine applied to the credit card on file. Any additional charges received for any reason from outside parties in relation to the Tenants stay will be applied to the Credit card and tenant will be informed immediately upon receipt. NIGHT NOISE BYLAW IS IN PLACE BETWEEN THE HOURS OF 10pm and 8am. NO Excessive or noise is accepted. No talking on exterior balconies, etc.. to ensure the Enjoyment of your neighbors in the residential complex.

3. Smoking.
Smoking is not allowed on the premises. $500 SMOKING FEE will be applied to cover air cleansing, carpet or upholstery cleans and any additional fines which may be imposed by Strata corporation or Resort Municipality of Whistler. ALL BC LAWS to be adhered, which requires NO SMOKING within 6 meters of any open windows or doors of a residential complex.


4. Alcohol or Cannabis.
Alcohol is allowed anywhere on the premises and use to be observed by all applicable Municipal, Provincial and Federal Laws. Cannabis is not a legal substance in British Columbia for use and consumption. Those partaking do so at their own risk of prosecution.

5. Pets.
Pets are not allowed in the unit
Pets are allowed in the unit with PRIOR CONSENT.

If pets are allowed: PET FEE APPLIES OF CAD_$35 plus taxes________
Description of animals: ___NO MORE THAN TWO PETS (MID SIZE)___

6. Furnishings. The units are furnished and equipped by the Owner to owner’s taste. All units are set up for light housekeeping. A starter kit of supplies is provided at check in of toiletries, paper products, soaps and two presto logs. We make every effort to ensure all furnishings are in good working order. All items within may not be NEW but will be in good order. Contact our in resort contact to assist you with anything you may require assistance with in operation of WIFI, TV or any electronics or appliances. Please do not attempt repair or adjustments on your own while in house.

7. Use of Grills. Grilling is permitted and provided on the deck. Please report to us immediately should Propane be required.

8. Locked Areas. Areas that are locked, such as Owner’s personal storage spaces, for which Tenants are not provided a key, are off limits to the Tenants. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Tenants will be liable for any damage and/or missing items.
9. Occupancy – The property you have booked provides for a maximum number of occupants and must be adhered to. Any additional persons onsite after the hours of 10pm will respectfully be requested to depart should a report be made to us. Please refer to the online booking which will show the maximum allowable occupants overnight.


V. HOLD HARMLESS

1. Owner attempts to maintain the Units in the best of condition. Owner expresses no guarantees, express or implied, regarding suitability or fitness for any particular purpose. Owner does guarantee that appropriate repair and/or replacement will be performed as soon as possible under prevailing circumstances. It is Tenant’s responsibility to immediately notify Owner of any issues that they incur during their stay so that the repair and/or replacement may be promptly taken care of. Owner is not responsible for any inconveniences for which Owner has no immediate control. These inconveniences may include, but are not limited to, the following: (i) breakdown of VCR’s, hot tubs, saunas, and/or other recreational appliances or devices; (ii) power outages; (iii) adverse weather and/or road conditions; (iv) construction in the area; and (v) Units that are not decorated and/or accommodated to Tenant’s individual tastes. Owner shall not be held liable, or otherwise take any responsibility, for any injuries that may occur to Tenant, and/or Tenant’s invitee, that is caused or permitted to be caused by the intentional, unintentional, negligent, or careless acts of said Tenants, and/or invitees. By the written or electronic endorsement of this Agreement, Tenant agrees to forever hold-harmless and indemnify Owner from any liability and/or responsibility arising there from.

ENTIRE AGREEMENT. THIS AGREEMENT, COMBINED WITH ANY AND ALL COMMUNITY RULES AND REGULATIONS (IF APPLICABLE) SERVES AS THE ENTIRE AGREEMENT. NO ADDITIONAL PROVISIONS ARE EXPRESSED NOR IMPLIED. THIS AGREEMENT SUPERSEDES ANY AND ALL PREVIOUS ORAL AND/OR WRITTEN, EXPRESS AND/OR IMPLIED AGREEMENTS. UPON WRITTEN OR ELECTRONIC ENDORSEMENT, TENANTS AGREE THAT THEY HAVE READ AND UNDERSTOOD THIS AGREEMENT, AND ACCEPT ALL TERMS, CONDITIONS, COVENANTS AND RESTRICTIONS, WITHOUT EXCEPTION.

VI. SIGNATURES


__XX____By acceptance of the terms within online and going through the booking payment process of initial deposit – you hereby agree to all within. Mutual acceptance is made immediately by the company. In the event of unforeseen occurrence within the rental property, we reserve the right to relocate the booking to another property of similar stature and size and cover any upgrade costs or rate difference. Perfect Family Ski Vacation The location of this property was ideal for our family of older teens and adults. We loved parking our car in the underground garage and not driving again during our stay. Ability to walk to either mountain base was so nice. Crossing the road was the only obstacle, and you don't have to if you take a longer route around on the pedestrian path to Blackcomb (and crossing at Whistler village). The townhome was very cozy and we loved having 3 bedrooms and nice living area to spread out in. My favorite feature about the home was definitely the large mud room, where we could store all our gear. The heated tile floor quickly dried out our gloves, boots, etc. We would stay here again!

Perfect Whistler Location This unit is in a quiet development smack between Whistler and Blackcomb villages. Close to the local bike/snowshoe trails and an easy walk anywhere, it’s a comfortable place for families and friends.

Location, Location, Location I am looking forward to booking and staying at this property again. Gillian and Destination properties super easy to work with. Wish I could have given them a 6 our of 5. The location is perfect. Easy ski boot walk to either Whistler or Blackcolm lifts or villages. Pedestrian path access at end of driveway is really the cherry on top of awesome. This place is just sooo easy. Really enjoyed my stay. <br/><br/>My only criticism of the place is that the appliances need updating. But honestly, this is just a minor criticism. This place is great!!

Needs some updates Overall we had a fine experience but we expected a bit more from the unit itself. Gillian, who was our main contact was very helpful and responsive to all my questions leading up to the trip. The unit itself has its issues. The most notable of them were many power outlets not working. It made it very difficult to find places to put our infant son, pack and play along with his camera. Also some of the panels on the blinds were missing letting all the light in. Besides that, the rest of the things are just nitpicking. The unit needs an overall touch up. We would not stay here again.

Another Fabulous Time at Whistler There is no better location to stay in Whistler. The Gables is easy walking distance to all lifts, to the village and to the trail system. Destination Properties is very easy to work with. We've stayed at their Gables properties several times and always had a wonderful experience.

Very Nice Quiet Unit Very Close to Village and Lifts The unit is in a very quiet complex tucked away back from the road and not in the main village but is literally just across the road from Blackcomb and Whistler gondola's, the transit bus loop, and Whistler Village. Very convenient without being in the busy fray.<br/>The unit was clean and well maintained and exactly as advertised.

We love coming to Whistler and staying at the Gables We love staying at the Gables and have stayed in this complex previously. The location is great and the layout of unit 11 is also very good. Some of the appliances were not in the greatest of shape and did not work great. The washer and dryer were questionable, and very loud, but managed to do the job. The dishwasher did not seem of much use as it left the dishes dirty, but hand washing was not a big deal to us. The downstairs shower had some mildew in the tile that needed to be cleaned. Overall, we love coming here and would not hesitate to stay in unit 11 again, but would recommend a thorough cleaning and some updated appliances for this unit.

Perfect Location and Service Great location...right in between Blackcomb and Whistler Lifts...very easy walking distance in ski boots and carrying skis. Great Getaway Spot Last minute, our family decided to rent a place on a long weekend up in Whistler and did we ever luck out with this rental. Great Location, fire place makes the place so cozy!! Very nice Townhome, great location.. we barely used the car, everything is walking distance! Underground parking which is great for winter time! Loved the fire place at night while watching christmas movies. They accept dogs which is a ++. Little kitchen to prep your meals, pans/pots/plates/glasses included.

The Gables #11 We spent Spring Break in Whistler and stayed at the Gables #11. What can I say except Location! Location! Location!!! We walked to everything - including the base of Blackcomb which is literally across the street (less than 200 m away). We have 2 young children so proximity to everything is a MUST. The condo was great - enough room for 6 people easily. I highly recommend staying here :)

Another fab trip to Whistler We had a fantastic trip to Whistler. Wow - what a destination! The experience with Destination Properties Ltd and The Gables was exceptional. Location was perfect - quiet being just off of the village, but still so close to run home for lunch or to change. <br/>Property was clean and well maintained. Management company was quick to respond when we had a need; and they maintained great communication from booking through the end of our stay. <br/>I highly recommend this property for a vacation to Whistler any time of the year. <br/>We'll be back!

Skiing vacation at Whistler, BC Rather highly-priced accommodation that did not fully meet expectations. Unfortunately, upon our arrival, the bathrooms were not properly cleaned and carpets were not vacuum-cleaned. Also, the dish-washer was leaking and we had a problem with the fireplace (resulting in apartment filling with the smoke). Also, we have not found any basic information about the resort (which can usually be found at the European skiing resorts), which could have been a big plus. On the positive side, the contact person (Gillian) was very receptive, as she tried to react to our complaints in the most efficient and timely manner. Big credits to her!

Great Skiing Trip! We had a great time at The Gables in Whistler. We were 3 couples sharing the suite with our 3 year old lab and had plenty of space for everybody to be able to relax after a long day of skiing! Gillian, the property manager, was quick to respond to our feedback (eg. all pans were scratched and not usable and there were only 4 glasses for 6 people) and provided new supplies extremely quickly. She was easy to reach via phone or email and lovely to interact with. The condo is central, less than a 5 min walk to both mountains and close to many trails to walk the dog! Would definitely stay there again when the opportunity presents itself!

Splendid Christmas holidays ! The Gables locates across the street from the lift and yet is very quiet. We have stayed at the 2 BD& 3 BD condos and like them both. Gillian & Tanya have been very attentive, flexible and trustworthy. We've driven over 2000 miles each year to ski @ Whistler & have found our home away from home here.

Skiing in Whistler/Blackcomb The condo was is a great location and was as described. Gillian supplied us with dishwasher powder, bin bags, washing up liquid, loo roll etc which was wonderful and we were very thankful for particularly as we had travelled half way around the world for our trip. Gillian organised our ski passes for us again that was really helpful. We had a super holiday and would recommend a ski trip to Whistler staying at 11 The Gables. The Whistler kids ski school is great and the private lessons were good too, though quite expensive. A most enjoyable trip.

splendid vacation rental this was our 3rd year at the Gables. We are very grateful for Gillian's & Tanya's gracious hospitality, flexibility and generosity. The location is perfect - 100 meters from the ski lifts of Blackcomb & Whistler and from the village. Yet it is like being in forest -surrounded by trees and a stream. The home is lovely and comfortable. Due to our children's school schedule, we had to adjust our arrival a few times and yet Gillian has been most accommodating. This past year, we also received an unexpected but most welcoming discount. We look forward to many more Christmas holidays here. thank you so much!

Unit 11 Gablesd Review. The location was great for both Blackcomb and Whistler base. The heating set up was poor as only heat on the first floor and one upper bedroom was not the warmest. The other issue was that the small appliances were needing replacement as they were faulty or almost dead. The lighting was poor with at least 6 or 7 light bulbs burnt out and no spares around. Unit was for 6 and we had 4 adults and a small child and only 2 bowls in the kitchen. The dishwasher door was ready to fall off but it was working. The property contact person was very nice and efficient and the items mentioned above were not brought to her attention by us, to busy skiing and that was the main focus. The items above were just annoyances not major issues.

The Best Location in Whistler The Gables has to be the best location in Whistler in terms of convenience. It is very close to both Whistler Village Gondola and Blackcomb, only a couple of hundred meters to walk with your skis wearing your ski boots, fantastic! None of that weary staggering up and down The Village Stroll. It's quiet at night too if that's important to you and the parking is free unlike most places in Whistler. The unit itself is perfect too, really comfortable beds, pet friendly and the owner was really accommodating and helpful. We'll de3finitely be back, but this time I won't be getting my hire car impounded by the RCMP for 7 days for speeding on Highway 99. Don't do it!

Wonderful Whistler Weekend Our trip to Whistler was for Ironman Canada and this could not have been a better location. The condo was in a perfect spot, close enough to walk to the village while providing a bit of calm and quiet in the midst of race preparations. The space was comfortable and cozy and fit our five adults and one French Bulldog very well. We loved Whistler and will surely be back for a winter weekend and plan to stay here again!

Relaxation close to the action Went to Whistler with some friends to compete in the Tough Mudder. Got bumped from our original condo but am so glad we were. This place was perfect. Close to the village but far enough away that we didn't have to contend with noise or lots of foot traffic. The condo was on two levels which we preferred. The place was modern, fresh and very clean. We had a great stay and would strongly recommend.

COULD BE BETTER THE HOUSE WAS CLEAN, IT WAS CONFORTABLE, AND REALLY CLOSE TO THE LIFT, BUT IT DOESNT HAVE A OFFICE, OR CHECK IN DESK, THEY MAY WANT TO CHARGE YOU FOR A CLEANNER THAT WILL ONLY COME AFTER YOU ARE GONE, IT SHOULD BE INCLUDED ON THE PRICE. Rather highly-priced accommodation that did not fully meet expectations. Unfortunately, upon our arrival, the bathrooms were not properly cleaned and carpets were not vacuum-cleaned. Also, the dish-washer was leaking and we had a problem with the fireplace (resulting in apartment filling with the smoke). Also, we have not found any basic information about the resort (which can usually be found at the European skiing resorts), which could have been a big plus. On the positive side, the contact person (Gillian) was very receptive, as she tried to react to our complaints in the most efficient and timely manner. Big credits to her!

We had a great time at The Gables in Whistler. We were 3 couples sharing the suite with our 3 year old lab and had plenty of space for everybody to be able to relax after a long day of skiing! Gillian, the property manager, was quick to respond to our feedback (eg. all pans were scratched and not usable and there were only 4 glasses for 6 people) and provided new supplies extremely quickly. She was easy to reach via phone or email and lovely to interact with. The condo is central, less than a 5 min walk to both mountains and close to many trails to walk the dog! Would definitely stay there again when the opportunity presents itself!

Great. 3 bedroom condo was exactly what we were looking for for our kids first trip to the snow, close to the Village and Blackcomb Mountain base, able to eat in or easily dine out, good drying room.

THE HOUSE WAS CLEAN, IT WAS CONFORTABLE, AND REALLY CLOSE TO THE LIFT, BUT IT DOESNT HAVE A OFFICE, OR CHECK IN DESK, THEY MAY WANT TO CHARGE YOU FOR A CLEANNER THAT WILL ONLY COME AFTER YOU ARE GONE, IT SHOULD BE INCLUDED ON THE PRICE. We spent Spring Break in Whistler and stayed at the Gables #11. What can I say except Location! Location! Location!!! We walked to everything - including the base of Blackcomb which is literally across the street (less than 200 m away). We have 2 young children so proximity to everything is a MUST. The condo was great - enough room for 6 people easily. I highly recommend staying here :)

We had a fantastic trip to Whistler. Wow - what a destination! The experience with Destination Properties Ltd and The Gables was exceptional. Location was perfect - quiet being just off of the village, but still so close to run home for lunch or to change. <br/>Property was clean and well maintained. Management company was quick to respond when we had a need; and they maintained great communication from booking through the end of our stay. <br/>I highly recommend this property for a vacation to Whistler any time of the year. <br/>We'll be back!

The location was great for both Blackcomb and Whistler base. The heating set up was poor as only heat on the first floor and one upper bedroom was not the warmest. The other issue was that the small appliances were needing replacement as they were faulty or almost dead. The lighting was poor with at least 6 or 7 light bulbs burnt out and no spares around. Unit was for 6 and we had 4 adults and a small child and only 2 bowls in the kitchen. The dishwasher door was ready to fall off but it was working. The property contact person was very nice and efficient and the items mentioned above were not brought to her attention by us, to busy skiing and that was the main focus. The items above were just annoyances not major issues.

The Gables has to be the best location in Whistler in terms of convenience. It is very close to both Whistler Village Gondola and Blackcomb, only a couple of hundred meters to walk with your skis wearing your ski boots, fantastic! None of that weary staggering up and down The Village Stroll. It's quiet at night too if that's important to you and the parking is free unlike most places in Whistler. The unit itself is perfect too, really comfortable beds, pet friendly and the owner was really accommodating and helpful. We'll de3finitely be back, but this time I won't be getting my hire car impounded by the RCMP for 7 days for speeding on Highway 99. Don't do it!

Our trip to Whistler was for Ironman Canada and this could not have been a better location. The condo was in a perfect spot, close enough to walk to the village while providing a bit of calm and quiet in the midst of race preparations. The space was comfortable and cozy and fit our five adults and one French Bulldog very well. We loved Whistler and will surely be back for a winter weekend and plan to stay here again!

Went to Whistler with some friends to compete in the Tough Mudder. Got bumped from our original condo but am so glad we were. This place was perfect. Close to the village but far enough away that we didn't have to contend with noise or lots of foot traffic. The condo was on two levels which we preferred. The place was modern, fresh and very clean. We had a great stay and would strongly recommend.
