Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Little summer getaway This was our first annual family vacation. We had an amazing time in this beautiful beach house! The location was great and just steps from the water. That made it very convenient to take my two little boys to the beach anytime, including night time when we went hunting for crabs. We will definitely be back soon!

A new standard in beach house rentals! WOW! This place is well appointed, beautifully decorated, immaculate, and in the best location. Our family of four times two stayed at this lovely home over Fourth of July and had so much fun. Not only that, the level of customer service here went beyond what we imagined. The owner and TurnKey management was concerned about a broken garbage can and someone from TurnKey came to replace it. He was in and out and apologized for the garbage can! Also, I had made some recommendations in the guest book and I got a message from the owner saying they were taking care of it right away. Not only that, we left an item behind and the owner generously took care of getting it back to us. There are plenty of things for kids to do here. The beach is right in front, with great views from the porch. There are board games and boogie boards. We ate dinner outside on the porch and enjoyed ocean breezes and the sound of the waves. I know I'm starting to sound a bit corny but honestly, we had the best time! With the level of care we received and the amazing family time we had at this lovely home, we look forward to coming back to this beach house again!

June in Galveston This home is amazing! The beach is wonderful and not crowded. Galveston shopping and dining is about 25 minutes away (maybe a bit far), but so are the crowds! We loved the home. Turnkey was a bit challenging to work with - they did not return calls when I made the reservation and I their system sent conflicting messages about whether the place was actually reserved. It worked out, of course, but that should be much simpler. The home is great. I'd stay there again.

OUR OWN PARADISE! Our family of 8 came and stayed for 5 days at this beautiful house. We loved and enjoyed our stay, and would definitely recommend this house to anyone looking to stay in the Galveston area. When we arrived we were blown away at how nice and well decorated the house was. Then we went upstairs and saw our ocean view. The deck looks out to the beach, with a private walkway to access the beach. It was like we had the beach to ourselves. This area of the beach prohibits vehicles which is nice. The sand and the beach were clean, the water was pretty and I had to ask myself if I was really in Galveston, TX. With a family of 8, we had no issues with bathroom or living area space for all of us. I will say it is about a 15 minute drive down from the Galveston sea wall so if you want to be right by the Strand or Pleasure Pier, you may want to find somewhere closer. We didn't mind the drive because we wanted seclusion, however, there are plenty of gas stations and convenience stores along the way from the sea wall. The house does have beach toys, chairs, wagon, bbq grill, and kitchen utensils. It does have a keurig coffee machine as well. Overall the house had everything you need in to enjoy and relax on the Texas coast. We will definitely be back.

Great vacation spot! We had a wonderful time staying at Beachfront Bliss. The home and property are just beautiful and the location is perfect for a quiet getaway with family. My husband and I chose this place for the location and because we needed a space big enough to accommodate ourselves, our 3 children and our 3 granddaughters. The kitchen is fully stocked with pots/pans, small appliances, dishes, utensils, spices, etc. There are even extra "in case you forgot" items in the pantry. The large appliances are new and work perfectly. The beds are so comfy we wrote down the brand of mattress from the master bedroom so we could get one for our home. Our children had a blast playing the board and card games provided in the house. We hunted for crabs at night, made sandcastles and boogy-boarded during the day, ate lunch on the patio/balcony, and even saw dolphins in the water 3 days in a row. Perfect place for a perfect vacation.

Amazing Beach House in Perfect Location! Celebrated my Dad's retirement and birthday with family at the end of June. From the moment you walk in, you will be wowed! It's truly gorgeous on the inside and out. Not a single expense was spared in making this home a perfect get-a-way vacation! Super clean throughout with modern and high-end décor. The patio overlooking the beach was my favorite part, especially in the mornings while kids slept in! The kids loved the easy access back and forth to the beach and it was never that crowded during our stay. If you need to venture into town, it's a quick trip. Cant say enough nice things about this property. My family and I will definitely be returning!

The Perfect Galveston Getaway Wonderful! Best location! Most beautiful house! Did not want to leave! We had never rented a beach house and didn't know what to expect. This rental exceeded every desire we had in terms of the house, décor, location, beach and more! Very clean, immaculate, and extremely well-maintained. We will be always look to rent this home. Will never use Turnkey again When we got to the rental the key code wouldn't work so after trying for 15 to 20 minutes we called turnkey and they said this was high priority and that someone would call me back in a couple of minutes, after 45 minutes someone finally called, luckily after an hour we figured it out and got in the house. Not a good way to start, considering my mom has cancer and having her sit in the heat for an hour was not ok. Had problems with the key code to the garage as well and parental control's on one tv and the tv in our room wouldn't work cause there was already 2 tv's on. Not sure why there's so many tv's if only 2 can be on at the same time. Sadly we forgot my mom's watch, called turnkey as soon as we got home, they told me someone would get back with me the next day after they talked to the cleaning crew and the people currently staying there. They didn't call back, so I called them again on Friday, was told there was nothing on file to report and they would look into it and call me back, waited 2 days, called back on Monday, this person told me I had to pay $50.00 to make it high priority and I told her no one ever mentioned that to me, and that the only cost was the shipping to send it back if they found it and I said of course. Any way, finally got a call a week later saying they can't find it. I can't help but wonder if they would of looked into this the first day I called like they said they would, I wonder if they would have found it. I will never stay at a property represented by turnkey again, they don't respond to problems in a timely manner and it seems like they don't quite have a system down yet for dealing with multiple customers. Lastly, we would like to sincerely apologize for being unable to find your mother’s watch. Please be assured measures have been put in place to ensure that moving forward, our local Field Operations Teams are following up on any lost item cases in a timely manner. We would also like to note that the only associated fee for lost and found items is the cost of shipping the item back to the guest. This information has been reiterated in a company-wide message so guests are not misinformed in regards to this policy. BEAUTIFUL! We stayed here for a very close family friend's wedding and it was PERFECT! We haven't had a "family" vacation in some time so getting everyone together in such a homey setting was amazing. The entire house is beautifully decorated while still feeling comfortable. My favorite time we had was when we all were gathered in the open kitchen area cooking and laughing or just sitting on the deck drinking coffee in the early morning hours watching the waves on the beach. Beautiful Vacation Rental!!! This vacation rental was immaculate and the pictures don't do it justice. The only issue we had was the television in the first guest room to the right could not get any of the channels. Other than that it was perfect!! As far as amenities, the owners thought of everything!!! I highly recommend this rental!! Love, love, love this exquisite home on the beach! We rented this exquisite home over Father's Day weekend. The pictures do not do it justice. It is beautifully decorated and no cost was spared on anything. Almost too beautiful to be a beach home. My daughter is an interior designer and fell in love with this home as well. All 4 bedrooms are very spacious and the bedding was luxurious. The master bath is too beautiful to describe. The view was amazing and having private access to it was perfect. The home was spotless when we arrived and James and his crew saved the day when we left our daughters wedding rings at the home and he called to say he found them and drove them to us. He went above and beyond. All in all, one of the best places we've rented in Galveston. We will be back!! Hopefully soon.

This vacation rental was immaculate and the pictures don't do it justice. The only issue we had was the television in the first guest room to the right could not get any of the channels. Other than that it was perfect!! As far as amenities, the owners thought of everything!!! I highly recommend this rental!!

Wonderful! Best location! Most beautiful house! Did not want to leave! We had never rented a beach house and didn't know what to expect. This rental exceeded every desire we had in terms of the house, décor, location, beach and more! Very clean, immaculate, and extremely well-maintained. We will be always look to rent this home. We will be back!

When we got to the rental the key code wouldn't work so after trying for 15 to 20 minutes we called turnkey and they said this was high priority and that someone would call me back in a couple of minutes, after 45 minutes someone finally called, luckily after an hour we figured it out and got in the house. Not a good way to start, considering my mom has cancer and having her sit in the heat for an hour was not ok. Had problems with the key code to the garage as well and parental control's on one tv and the tv in our room wouldn't work cause there was already 2 tv's on. Not sure why there's so many tv's if only 2 can be on at the same time. Sadly we forgot my mom's watch, called turnkey as soon as we got home, they told me someone would get back with me the next day after they talked to the cleaning crew and the people currently staying there. They didn't call back, so I called them again on Friday, was told there was nothing on file to report and they would look into it and call me back, waited 2 days, called

Celebrated my Dad's retirement and birthday with family at the end of June. From the moment you walk in, you will be wowed! It's truly gorgeous on the inside and out. Not a single expense was spared in making this home a perfect get-a-way vacation! Super clean throughout with modern and high-end décor. The patio overlooking the beach was my favorite part, especially in the mornings while kids slept in! The kids loved the easy access back and forth to the beach and it was never that crowded during our stay. If you need to venture into town, it's a quick trip. Cant say enough nice things about this property. My family and I will definitely be returning!

The four-person dining table sits in front of several windows overlooking the sea. The adjacent high-top table seats two more guests. Pour yourself a glass of wine and head out to the front balcony, where you can listen to the waves crash and enjoy the ocean breezes.

The home sleeps eight in four bedrooms. The master bedroom has a king bed, water views, a 47” flat screen TV and gas fireplace. Pamper yourself in the stunning en-suite bathroom with dual vanity, spacious walk-in shower, and large walk-in closet.

Decorated with black and white bedding, the second bedroom has a plush king-size bed. The third bedroom comes with a queen bed, while the fourth bedroom has a king bed and 47” flat screen TV. These rooms share a full bath with subway-tiled tub/shower combination and a powder room.
