*** Our Target Check-in time is at 3 pm, early check ins may be available but are not guaranteed and are unlikely unless the unit is available and ready. Your unit may not be ready until later in the evening given maintenance or housekeeping issues.

OCCUPANCY & HOUSEKEEPING
Please limit occupancy to the cabin maximum and adhere to pet and smoking preferences of the cabin (ALL CABINS ARE NON-SMOKING UNITS). You must be 21 or over to rent a cabin on our program, a driver's license is required at check-in from the adult responsible for the cabin. Each cabin has a maximum occupancy limit, which will be enforced. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund.In the event of damages or extra cleaning requirements, additional charges may be applied to the card on file. Linens and towels are provided based on the size of the cabin reserved, along with basic kitchenware and utensils. A starter supply only of soap, dishwashing detergent, toilet paper, trash bags, and paper towels will be provided. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. Please review the cabin binder and abide by hot tub procedures, rules, and precautions.

OCCUPANCY & AMENITIES
We will do everything we can to make sure your cabin is ready for your stay. It is our mission to provide you the cleanest cabin in the Smokies, so that you will become a guest for a lifetime. As mentioned above, due to our high standards for cleanliness, there is a chance that not all units will be ready for check-in promptly at 3 pm, especially during peak and holiday season. We ask for your patience and suggest that you have alternate plans for a couple of hours in case your unit is not ready. There is also a possibility on the day of check-in the hot tub may not be completely warm and ready for use until that evening, due to the cleaning process between guests. In addition, from time to time, appliances, hot tubs, satellite TV, water, telephone, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues that may be beyond our control, we will respond as quickly as we can to make repairs and restore amenities.

Depending on the circumstance, a move to a similar property may be necessary. On rare occasions, cabin investment properties are sold and management responsibilities transferred. Under these, and similar circumstances, reservations may be moved to a similar property. Gas fireplaces are seasonal amenities and may not be available for use during the spring, summer or fall.

The Property Manager acts only as rental agent for the owner of the property and assumes no liability or responsibility for injury damage, theft, loss or accident of property or persons, or for conditions beyond our control.
The renter and guests releases the owner or owners of the cabin and the Property Manager from any and all liability for damage to the renter’s person or property of any type, for any reason or cause whatsoever; and renter indemnifying, defending and holding harmless the owner or owners and the Property Manager from any loss, injury, liability, damage or costs incurred due to occupancy of the property.

The Property Manager makes every effort to assure that all descriptions and representations from our staff, in our brochure, and our internet site are accurate. However, we are not responsible for printing errors, computer errors, or changes made by the owners in furnishings or amenities. Prices, amenities, specials, and / or minimums are subject to change with or without notice.

INCLEMENT WEATHER POLICY
Please be aware of the possible weather and road conditions you may encounter, depending on what time of year you are traveling, as we do not offer refunds due to weather or early departure. From late November through early April the weather in the Smoky Mountains can be very unpredictable. To assist you in planning, there is a link on our Weather Page to provide you with the current weather and temperature for Pigeon Forge, Gatlinburg & The Great Smoky Mountains National Park. This page will also provide phone numbers for weather related road conditions and or closures.

PET FRIENDLY POLICY
Some of our rental units allow for dogs. Please keep in mind each rental unit is an individually owned investment property, so please be courteous and treat the unit as you would your own, and make sure your pets do as well. There is a $50 pet fee per animal staying in the rental unit. Dogs over 50 pounds are not permitted. The following breeds are not permitted in cabins or anywhere on the property at any time: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids.

Some guests have pet allergies and as such certain units are not authorzied for pets. Please be respectful of this policy. If it is found that you have an unapproved pet in your unit, you can be evicted without refund. There is a minimum of a $150 charge per unathorized pet in a unit.

MINIMUM STAYS
Some seasons will have minimum night requirements depending on availability. Exceptions will be made if nights rented fall between two other reservations and the minimum is not possible. An additional housekeeping fee may be added for reservations with two or less paid nights. Amounts vary depending on the size of the cabin. This type of reservation cannot be booked online, it must be booked by calling our office.

PAYMENTS
One night's rent plus the Administrative/Hot Tub fee with a major credit card (Visa, Mastercard, Discover) is required to confirm a reservation. Sorry, but no personal or business checks accepted unless received at least 30 days prior to your scheduled date of arrival. Church checks are permitted with approval and tax ID information.

NON-REFUNDABLE DAMAGE WAIVER
In lieu of a normal security deposit there will be a damage waiver fee applied to each reservation of $45. The damage waiver covers up to $1,500 in ACCIDENTAL damages, such as broken kitchenware, coffee pot, etc. This does not cover non-accidental damage to furniture and electronics (i.e. damaged television, broken VCR/DVD, broken bed frame, broken sleeper sofa, etc.) Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged. Guest also authorizes agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin clean (EX: heavy partying, trash, etc.), or theft of any property from the unit, to the credit card on file for that cabin.

The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage.

DAMAGES TO THE RENTAL UNIT
Guests accept responsibility for any non-incidental issues found by the management company upon departure not reported by Guest at check-in. The credit card on file will immediately be charged for any damage to the cabin noted on departure inspection.
Guest understands that the cabin must be left in proper condition upon departure (dirty dishes in dishwasher; garbage bagged; etc ) and that Guest will be billed for any additional housekeeping required for both inside the cabin and on the grounds surrounding and below the unit (please follow the garbage pick up schedule provided on the Guest Information Update or Guest Information Guide provided at check-in).

FEES
In accordance with our commitment to excellence and the Sevier County Health Department, all hot tubs are drained, cleaned and refilled prior to each check-in. Because of this, and all the processing involved with booking reservations, a $45 Administrative Fee will be added to each reservation.

We loved Diamond in the Rough! We were living our dream during our 6 night stay at the Elk Springs Resort. The property was wonderful and with 5 adults and 4 children, the 3 floors easily fit all of us and allowed everyone to do their own thing without crowding each other. The kids adored the game room and we all loved the theater room. The beds were comfortable with plenty of room and bathrooms for all. From morning coffee on the deck to cooking steaks on the grill, it just couldn't be any better. Our grandkids kept giving us hugs and saying "thank you, thank you!" We loved it and being so close to the Park, the Arts Community, shopping, was a big plus. The refrigerator was not working properly when we arrived and maintenance was out right away to bring us a substitute frig while they worked on ours. They had to replace the refrigerator, but kept calling to give us progress updates even when we were out exploring. Family Vacation 2019 Overall it was a nice cabin and we enjoyed our stay. It would have been nice to have Cable TV in the theater room and more garbage bags. The management staff were very attentive to our requests. The location was relatively quiet and private. Perfect family getaway for 10 Adults, 10 children (ages1-9) The cabin was in a great location. We were tucked into the woods with magnificent views, but 10 minutes away from downtown Gatlinburg. Dollywood, Anakeesta, Island at Pigeon Forge, is the many hiking trails, museums, aquarium all within 30 minutes. Cabin was 3 floors of fun for all. Theater room huge hit, pool and air hockey used a lot. We turned heat down on hot tub and that served as a &#x201C;swimming&#x201D; area for a couple of little ones. <br/>One negative...MILLEPEDES! They freaked out some of the children and they would not sleep in their rooms. My husband and I had at least 4 extra on our floor every night.:( Guess it was a tough year for them, management did come out every day to clean up, spray in and outside. Vacation / Sons Wedding Our son decided on a destination wedding in the Smokey Mountains. We needed a large enough cabin for 15 family members. This was perfect! Clean and cozy. Besides the picture perfect wedding, we enjoyed ice skating, snow tubing, shopping down town Gatlinburg, and especially enjoyed a few hikes in the Smokey Mountains National Park. It snowed the day we arrived- Gorgeous!!! We also enjoyed the view of the evening sun setting over the mountainside from our front deck and star gazing at night with a cup of hot chocolate. Amazing time!!! We will be back. Gatlinburg is beautiful!! Everything we hoped for and more Our rental was excellent and so spacious. Everything went smooth and we enjoyed our stay. There was however and issue with lady bug investation. Nice Cabin Overall, a nice cabin and a good location for a 'safe' stay in the winter in case it snows. The drive up to the cabin is pretty easy. The view wasn't bad and the grassy areas around the cabin were great for our dog. The beds were comfortable. The couch in the main room is definately showing wear and tear and the TVs in the common areas were really too small for the rooms. Better towels would be nice - they really felt like sand paper when drying off. And brighter lights in the kitchen would be nice - it was almost too dark to cook. But overall, we had a great time and the cabin fit our group of 6 very easily. Few flaws but very nice It was in a great place. Only things where the floors in the play room was in bad shape! Could use new pool sticks for sure. Other then that we loved it. Family vacation enjoyed by all! We were very pleased with the accommodations at Diamond in the rough with one exception. The refrigerator did not keep food as cold as it should and the ice maker did not work. Called maintenance out 3 times and every time he said it was fine. Thank goodness we had an ice chest for ice. Probably need to replace it. Our grandkids loved the media room and air hockey, pool table and hot tub. Hope to come again soon! Easter holiday 0verall we had a very good time our only suggestion is we strongly believe that the tv in the common room main floor needs to be replaced. Get together 2nd time in Elk Springs Resort, 1st time the cabin was much cleaner, this time a lot of dust and ladybugs that were not cleaned up from the floor. Birthday Trip Elk Springs Resort Cabin Diamond in the Rough was beautiful. We had 4 couples and there was plenty of room for everyone. The cabins are close to downtown Gatlinburg but also secluded so can enjoy the peaceful surroundings. You are supplied with essential amenities all you need is whatever food you like. We will definitely be returning for future trips. They only downside was the older model TV's. I think upgrades for flat-screens are needed given that it's 2018. Beyond expectations We are extremely positively surprised by Diamond in the Rough. Sometimes pictures can be deceiving but the cabin looked even better in reality. The house was very clean and very spacious. The beds were comfortable.The only minor comment that I would make is that there weren't enough plates for one meal for 13 people so we ended up having to buy paper plates which I don't find very environmental-friendly. Overall our stay was fantastic and we are planning to come back next year. Family Reunion Wonderful cabin full of room and opportunities for lots of fun. However, the pictures online do not show how close the cabins are to each other. No room for the children to play outside by this cabin. Parking was a huge headache. We had a problem with spiders. We reported having a huge black widow spider outside the front door area and many other spiders. Someone finally came and got rid of the black widow but did not spray or even sweep away all of the other spiders around the cabin. It was a huge concern with our young grandchildren. With the cabin located in the mountains and surrounded by trees, the spiders and webs can literally pop up overnight. We do make every effort to sweep these down at every cabin cleaning and we are sorry that they weren't completely eradicated prior to your stay. Cabin was Ok!! Me and my family stayed at this cabin and unlike the cabin my mom, grand mom and aunts stayed in itbhad a few things I had to call office about. I needed a few more towels that they texted me and told me I couldn&#x2019;t, lightbulbs were out. Knives were extremely dull, I didn&#x2019;t get in jacuzzi myself but my son did and said it was &#x201C;kind of slimy&#x201D;. The jacuzzi also has a very mildew smell that came off of those who DID get in and the smell stayed in their swim gear. The freezer did not seem to be programmed to a very high setting because it took a long time to freeze popsicles. Last but not least , we had a few issues getting the TVs working in 2 bedrooms maintenance was called and took quite a while to come back for that and simply replacing a bulb and s family member eventually got the TVs working correctly. I also do not like the fact that more garbage bags are not given and that our garbage did not get replaced one time during our 3 day stay and it was coming out of the cage. The family getaway itself was nice and the cabin was descent but sometimes it&#x2019;s the littlest things that can frustrate a trip and those are a few listed above. Your review certainly concerns us, as this is not our standard of service. We were able to review the issues you reported and would like to clarify on these, as this is not what we are showing. We provide enough towels prior to check in to accommodate the number of guests the cabin sleeps. We do not provide extras during the stay since each cabin has a washer and dryer, along with a starter pack of laundry detergent to launder the towels provided. The only light bulb that was reported as being out was the bulb over the kitchen sink, and we show that it was changed within 40 minutes of the time you reported it being out. We also see that the trash was removed within 30 minutes of your request. Our technicians are required to document each task with a photo, and both of these items show completed within that time frame. The issue with the TVs were reported on the night of your arrival. A technician arrived within an hour and was asked to come back later as the occupants were busy at that time. We can understand this, and respected your wishes. The technician went back out in an hour, as he informed you, and no one was at the cabin. When he returned for a third time that evening, he was told that they did not want it fixed that night. When the technician arrived the next morning, on the fourth attempt, he was told it was already fixed. It is our policy that each hot tub is drained, cleaned and refilled adding the proper amount of chemicals between each stay. We require our housekeepers to submit time and date stamped photos for each cabin. We do see this was submitted when the cabin was cleaned prior to your arrival. We sincerely apologize for your disappointment and hope you were able to enjoy your time spent in our area.

Last Fling Before the Ring We had a wonderful experience at the chalet. Clean and had everything we needed. Only downfall was tiny TV in large family room, need more chairs on deck upstairs. Media room never used only could watch DVD, disappointment that we couldn&#x2019;t watch a football on big screen. Purchased on Groupon and you really need to read fine print seriously way too many hidden fees. While this cabin does not seem to be the perfect fit for you, we do have over 140 cabins to choose from with a wide variety of amenities offered. Many of our cabins participate in this promotion, however, they do book quickly, so we would suggest booking early. There are fees included in this promotion. They are clearly outlined and itemized at the time of booking, prior to submitting any credit card information. We do this to ensure our guests are aware these fees are included. We believe in being upfront, our fees are not hidden in any way. We sincerely apologize for any inconvenience experienced and hope you enjoyed your time spent in our area.

Nice getaway We loved the cabin and amentites. The only complaints I have is the fridge didn't work properly at first we had to unplug so we lost food that we purchased. <br/>Also they only provide 1 roll of toilet paper per bathroom and 1 roll of paper towels. no dust pan or clears of any kind. So if you book bring toilet paper for sure. Other than that the layout was nice and offered privacy for each floor level. parking was crowded with neighbors but was workable. Beautiful View Staying in the cabin was a lot of fun, it was very spacious and the theater room was great for watching movies with my family. It was a little tricky getting to the cabin due to it's location and us not being used to small roads but after a few trips it was no problem at all. The location was perfect for going to the mountains and a grocery store was conveniently available close by. We had an amazing time, although the air hockey table was broken when we arrived the maintenance team did their best to quickly repair it. Diamond in the rough The house was great! Nice layout and plenty of space. The only issues we had with the cabin were the large amount of lady bugs(some dead some alive) in the sleeping rooms and the game room did not have any pieces for the poker table(we were told we had to bring our own) which we were not pre warned. Also it would have been nice to have updated televisions and a way to control the temperature. Downstairs was freezing cold while upstairs was hot! Overall it was a decent experience and we would possibly come back and visit again. Nice view Nice cabin with a nice view. The cabin interior was very dated. The TV's were the old large box type of long ago. The cabin was not particularly that clean. Blinds, baseboards etc. need a really good cleaning. The heat upstairs was programmed not to go past 68 degrees it appeared so on the night that is snowed the upstairs bedroom was pretty chilly. It would have been nice had it had a closet or armoire in that room if it is marketed as a bedroom. Great stay! It was my first time in Gatlinburg and first time in a cabin. I had a great time and enjoyed the cabin and the wonderful views for sure!! I was really bummed out to find out that there wasn't a Elk Springs Resort pool though. Also the railing on the 3rd floor balcony was extremely loose BUT I was able to send a texted late in the evening and management was at the cabin bright an early the next morning! Some of the roads before getting to the resort were scary but resort roads were fine! Can't wait to go back! Perfect in every way! Since this was our first visit to Pigeon Forge, we really had no idea where to stay. We hit the jackpot with the fabulous cabin a perfect location with the most picturesque mountain view we could wish for! There could be no hotel that would be more cozy , luxurious, clean and welcoming with the best quality of workmanship and furniture then diamond in the rough. A Great House Our group of 13, 4 adults and 9 children, fit well in this house. It was clean and comfortable with plenty of things to do and places to hang out. The theater room was a hit. The kitchen could use more plates, bowls, and utensils. There were only 13 plates, 9 bowls, and about 20 spoons, but a large number of pots and pans. The dining room table and island bar sat a total of 11 people. We used two game room chairs to accommodate our entire group for meals. Enjoyed Our Stay! We had a great time at Diamond in the Rough. We had a big extended family stay for a couple of nights, there were plenty of beds to accomodate our large group and the cabin was very clean and spacious. The only downfall is that the kitchen is not fully stocked so if you are planning on cooking you might want to check it out before planning on your meals and the coffee machine did not work for us.We had a lot of children with us and you can hear everything, the walls are thin, just an FYI but I think most cabins are that way. Other than that the cabin was great and it was the perfect location for going into Gatlinburg and the Great Smoky Mtns. We would definitely return! HORRIFIC EXPERIENCE, Don't waste your money The cabin was not well maintained! We stayed in a pet friendly cabin that had multiple urine stains, dog hair in the comforters, door that we scratched up, tears in the couch, tears in comforters, yellow stains flat pillows, dirty dishes. We asked for clean linens, a refund or to switch cabins. We were offered none of the above. We had to go buy pillows, blankets and one of the families would not stay at all. Diamond in the Rough Cabin was very nice, loved the location. Wish there was a better direct view of the mountains. We were only disappointed in the lack of furniture in the cabin. It sleeps 16 people, yet in the main area, there is only one sofa to seat 5. Very inconvenient. Same in theater room; seating only for 6. Staff was extremely helpful and attentive. Add some furniture and the cabin would be excellent! Amazing family get together The place was beautiful and roomy. The setting was perfect and the views were amazing. Unfortunately the advertised rocking chairs on the deck did not match so sitting out as a group was not an option. The game room was well utilized and there was plenty of sleeping space. Would have like update televisions to be able to use playstation but this was minor in relation to all of the amenities. Will definitely plan to return. Nice Stay But Management Not Accomodating. Will Not Stay Again We were very excited to spend our family weekend together due to me having to work Thanksgiving holiday. For a party of nine the space was perfect. The check-in was great, and communication up until that point was amazing. The problem that we had, was the fact that when we arrived there was no heat upstairs! No heat in the mountains especially at night is terrible. We realized the first night we stayed that it was out. The office called the next morning to find out how our stay was, which by the way was a nice touch. They sent 3 technicians out the same day, and no one was able to repair the heat. We received a final call around 7 pm, asking us to relocate to another cabin. This would have been fine if it was just 2 people. This however it was 9. Remember, I had worked Black Friday in addition to my other 2 jobs. After unpacking all of our items, Thanksgiving dinner included. We were to exhausted to move, and we were there for only 3 nights we didn't want to spend a couple of our hours packing and unpacking. Instead of spending our quality time together. When asked what other accommodations could be made. We we were told the only choice was to move. Considering this was not my 1st stay at this resort, as a family we were prepared to book our next trip, however after not being fairly accommodating we have decided to stay at another resort. Poor maintenance planning Overall stay was great however management scheduled a maintenance in the middle of our stay. The work lasted 3 hours which consisted of a lot of noise and them running in and out. Asked management for some type of compensation and was denied. Management stated it had to be done on that day and could not wait until we checked out. I hope future guest do not encounter such an ordeal. We did not feel that compensation was due, as this only affected the upper level and a fireplace was available to regulate the temperature on that level. We also made you aware of the time frame on the repair 3 days prior to the actual repair. We apologize for any inconvenience this caused, however, with repairs such as this they simply can not wait. Our temperatures are approaching freezing at night and we would not take a chance of straining the working system and risk any of our guests not having heat.

Family Reunion We were very excited to get a chance to stay at your resort. Everything was very clean and we had everything we needed for our weekend. It was a hit with the entire family. If I had anything at all to say negative, it would be we had a group of pretty noisy neighbors in the cabin right above us, Majestic View, I believe the name of the cabin was who were out plate at night, playing loud music and yelling. Being our first time there we didn't complain about them, and I am sure had we you all would have handled the situation. Other than that every thing was wonderful! Great Mountain Family Vacation The cabin lived up to the reviews and pictures on line. We had a great time and our extended family had plenty of room to spread out, play, and enjoy each others company and the beautiful surroundings. A few minor problems at the cabin were addressed very quickly and efficiently. All in all a great three night and four day vacation for our family ranging in ages from 7 years to 65 years.

Great Cabin Beautiful Cabin, BUT the floors are so thin. When someone is walking on a floor above you it sounds like a heard of cattle. Cabin was clean. The quality of towels and utensil were below average. When we arrived our code did not work. I called the maintenance line and he just magically appeared!! That was great because it was so cold. Unaccessible We have asked for accessible property the last 2 years booking and have had to be moved to cabins wasting one day of our 2 last trips ugh....moving on vacation is not my idea of vacation. Ending up in a cabin I did not choose to begin with. the cabins we were moved to were worse then the inaccessible ones we booked initially. As long as the grandparents are along we will select another resort it crucial staff have knowledge about the properties and are not looking a photoshopped pictures to help customers many miles away book a cabin. After several years of being a returning visitor I think I have had my limit. ....every year is something.....hot tubs on the porches with traffic that are noisy acme low water levels, bats with poop covered porches is just not my idea of a relaxing vacation.....point being we have stayed for several years and with each visit the issues are starting to affect our ability to enjoy our vacation. Poor Stay - Poor Customer Service - Poor Follow Up This is not my first rental of a cabin in the Gatlinburg - but unlike competitors Elk Springs lakes in product quality and customer service. Multiple maintenance issues and cleanliness at a low level. TVs are in desperate need of repair - old tube TVs. Carpeting is stained and generally dirty and in need of replacement. I have called multiple times to resolve - always having to contact Elk Springs to attempt to resolve - to date no resolution. Premium price paid for substandard product. I will never rent there again and My opinion is neither should anyone else.
