Prices, amenities,specials, seasons, minimum stay requirements, descriptions and locations may change from time to time without notice. Every effort has been made to assure that the printed descriptions are accurate. The Property Manager & our property owners make every effort to assure that all descriptions & representations in all media are accurate. However, we are not responsible for any errors or changes made by owners in the furnishings or amenities of the properties

The Property Manager has adopted the following Rules and Regulations pertaining to the use of the cabins in order to enable the guests to obtain the maximum enjoyment from the use, as well as securing the investment of the owner's property.



1. Management Notes:

Our office hours are 9 AM – 9PM, Mon-Fri, 9 AM – 6PM Sat-Sun.
We accept cash, cashier checks, traveler's checks, money orders and all major credit cards. NO PERSONAL CHECKS ACCEPTED WITHIN 30 DAYS PRIOR TO ARRIVAL. Cabins must be paid in full before keys/keycodes are given out or left out for late arrivals.


2. General Housekeeping Rules:

Check in is at 3 PM or after, Check out is by 10 AM. For keys taken from the cabin and not left inside a charge of $12.00 will be assessed for each unreturned or broken key. The lock box key must stay in the lock box at all times. If for any reason the key is removed a fine of $100.00 will be assessed. No exceptions. Anyone not approved, that checks out after 10 am will be charged a late fee which will be the cost of another day.
Dispose of all garbage in outside garbage receptacles or a housekeeping charge will apply. If your bins are full, please call and housekeeping will be glad to come by and pick it up. When checking out please turn off all lights, fans and set thermostat to 65 in winter and 75 in summer. It is not necessary to strip linens off beds or wash towels. Make sure all towels are left in the bathtubs and not on the floors when checking out.
Wash all dirty dishes and put back in the cabinets or a housekeeping charge of $35 will apply. Do not put plastic object (ex. Blender of coffee pot) in lower part of dishwasher. If you use the air mattress please put away before you leave. If you use the pull out couch make sure you put away before you leave. $50 if housekeeping has to put away extra bedding.
If mattress pads are missing you will be charged $100.
Do not MOVE OR REMOVE any furnishings, accessories or linens from your cabin for any reason, or you will be charged. TV, DVD, VCR or satellite are found disconnected a fee to you of $100.00 to reconnect.
Fireplaces are open October 1 – March 31, but firewood is not provided. All fireplaces, gas or wood are closed April 1 – September 30 (Fireplaces not to be used during these dates). Do not leave the cabin if there is a fire burning in the fireplace. Make sure the damper is fully open before building a fire and the firewood is dry. Keep the screen closed at all times. If your fireplace is gas, DO NOT PLACE ANYTHING IN THE FIREPLACE AND DO NOT MOVE LOG CONFIGURATION or there will be a replacement charge.
Housekeeping services will not be provided during your stay unless requested; there will be an additional charge for various services. If additional housekeeping services are needed, please request a price sheet prior to check in.
Use only toilet paper in commode to prevent stoppage. There will be a $25 charge by maintenance to unstop commodes.

The Property Manager will not be responsible for personal items left behind in the unit. If you request us to pick items up and mail to you, they will be mailed COD.
If needed, an iron may be checked out at the office and must be returned at check out. A deposit of $10.00 is required to check an iron out at the office. Irons are on a first come first serve basis.
Suggestions of items to bring: coffee filters, iron, paper towels, sponge, Kleenex, charcoal and lighter fluid if grill is charcoal, beach towels or extra towels, laundry detergent and fabric softener for washer and dryer in cabin, starter wood for wood burning fireplaces in season, extra toilet tissue, hair dryer, bars of soap, trash bags and dishwashing liquid or dishwasher tabs. YOU ARE PROVIDED A COURTESY SUPPLY OF SELECT ITEMS THAT WILL ASSIST YOU THROUGH THE FIRST DAY ONLY.


3. General Rules and Regulations:

Smoking is not permitted inside the cabins. Fireworks are prohibited at all times. No guests will be permitted to disturb the peaceful quiet of other guests; if you disrupt others, you will be evicted with no refund.
Each cabin has a maximum occupancy limit including children, which will be enforced. Prices are based on 2 people per bedroom. Each additional person is $12.50/night. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund. No house parties are allowed. Some minimum stay requirements during holidays, peak periods, etc.
N o pets may occupy the cabin unless you have registered your dog in a pet approved cabin. If smoking has occurred or a pet is in an unapproved cabin, a fine of $200.00 will be assessed and you will be required to vacate the cabin immediately without a refund. For a pet approved cabin, a non-refundable PER PET of $50.00 will be charged. Our cabins permit small dogs only in pet approved cabins !
Under no circumstances should any long distance calls or movies be charged to the cabin. Phones allow incoming and outgoing local calls.
We require 50% of the total amount due in order to make the reservation. The other half is due 30 days prior to arrival. All stays within 30 days will require full payment at the time of reservation. We require a Damage Security Hold if your stay is paid entirely in cash; if damage or extra cleaning charges apply you will be notified in writing. When you check in your cabin, you are required to inspect the cabin and report any damages within the first two hours. If there are unreported damages after you check out, your damage deposit may be forfeited. A housekeeping/linen fee is charged based on the size of the cabin. Trip insurance is available for 7% of your total stay through TravelGuard.
During winter months road conditions may require that you need a 4-wheel drive (if snow or ice is on the ground). No refunds will be given due to inability to get to cabin due to road conditions or grade of driveway.
Hot tubs and Jacuzzis should be entered at your own risk. Hot tubs have bromine tablets in them. We are not responsible for any jewelry or clothing damage if worn in the hot tubs. A shower should be taken before and after entering a hot tub per guide lines of Sevier County Health Department.
REFUNDS: No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of cabin, presence of insects, type of roadways or driveways leading to your cabin or in climate weather. No refunds will be made after you check in and/or take possession of the key code packet for any reason.
Liability: This rental program is under the management of the Property Manager who acts only as an agent for the owners. Under no circumstances will management be responsible for any loss, expense, damage, claim injury, direct or indirect, consequential or otherwise caused or incurred, as a result of any delays, substitutions, rescheduling, or changes in the provisions of accommodations by the Property Manager or by reason of acts of God, or by agents, employees, subcontractors, third parties, or as substitute. The Property Manager reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. All properties are privately owned: management will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. If the Property Manager must seek remedy in court for any reason, all attorney fees and court costs will be paid by the customer.
I have read and understand the rules and regulations. I certify that I am at least 21 years of age and that I will be held responsible for the care of the property being rented under my name. I accept full responsibility for the damage or extra cleaning charge assessed during or those discovered after departure from the above rental. I authorize these charges to be debited from my credit card or subtracted from my cash security deposit.

60 Birthday Celebration This was a wonderful cabin and everyone loved it. However, it was so not clean at all. A little sweeping would have been fine. Outside of the condition of the cabin, everything was great!!!!

Thanksgiving 2018 We made it work and our family enjoyed being there together. When we first arrived 2 of the TVs didn’t work but they were quickly fixed by the staff. However, I do have a few suggestions. Who ever is doing the cleaning isn’t doing a good job. The stools had something spilled all down several legs. The sink and stove could use a good cleaning. I have learned to bring some extra pots and pans but the wasn’t even enough forks for the 14 of us. This house certainly can sleep the 20 as advertised but does not accommodate 20. Usually larger groups do their own cooking and shouldn’t have to supply dishes and utensils. It was great having the extra refrigerator! 50th Anniversary Family Vacation The staff of Aunt Bug's were friendly, and very helpful in the rental process.<br/>The cabin location was great, quiet, and beautiful. Worked OK for a last minute choice Loved the deck - lots of chairs. We really needed a 9 bedroom because our chalet burned and we had to settle for 8. Only one large bowl for salad and one large skillet for breakfast. We suggest a gripper pad under the rug in front of the sink because it slips very easily. Please check remotes. Large and Clean, but not up to date! We were happy with the location and the size (8BR) but were not pleased with the furnishings, kitchen/appliances/dishes. Half of the window blinds didn't work. I've stayed in several of Aunt Bug's properties and this was one of their most expensive -- and it should not have been. Not anywhere close to as nice as other properties that are cheaper and better appliances/furnishings. Stove from the '60s. Refrigerator from the '80s. Limited glasses. No sharp knives. Rooms outdated.

Really great cabin with a few exceptions We loved the house and had a great time! Thanks for extending our check out time by an hour. cabin 12 This was a nice cabin with the 8 bedrooms we needed; however the whole cabin needs a thorough cleaning, and the stove should be replaced since burners cause problem and broiler doesn't work. Neighbors caused quite a noise issue on Saturday night, but that was not your fault.

Great Vacation We had a five day family get away for 19 people ages 10 months to 69 years. Everyone enjoyed themselves. The location of this cabin was perfect - 10 minutes to Gatlinburg (admittedly down very steep and winding roads, this is the mountains). Life of Luxury was very clean and had everything we needed. Strangely, there was one bedroom that had a key lock and, of course, one of the kids locked it. Someone was out within 20 minutes to unlock it. <br/>The free wifi rarely connected. It would have been nice if the meadow in front of the cabin had been mowed. Grass was too high for kids to play.<br/> The community pool was great, but the bathrooms there were totally out of order all during our stay. Review of property. Everything was fine except the cookware. Pans were small and in bad condition. Looka as if they were from a a junk store. We were a returning customer. Aunt Bug Life of Luxury #12 Cabin was overall clean and well maintained. The view was beautiful and we had a great weekend. The only problem we had was the front cover of the oven door fell off. We could not get it back on. There was a part missing but we could not find it. I advised the management company of this on the day we checked out. After several phone calls over a weeks time they finaly let me know that they would not charge me for the issue. I am not sure why they took so long to beleive me. Other than that the stay was great. Vacation The cabin was nice but the bathrooms were dirty,hair was in sink and tub.refridgater was very nasty. I did not get to the cabin til 3am and was very tired but had to clean before I could even unload my car. According to paperwork you must report any problems within two hours but the office was not open. Also the blinds in the kitchen area were broke also the front door on the top floor blinds were broke. When I talk to the office they just told me to write it down cause it was past the time. Family Reunion Overall the stay was satisfactory. The owner needs to update the kitchen. The kitchen utensils did not accommodate cooking for 20 people. Dishes were good, the kitchen itself could use a overall scrub cleaning and more counter space. There were bee's nest out on the upper and lower deck which we could not go sit outside, when we called maintance no one ever came to take care of the problem. We called 3 times for the garbage that the previous rental occupants left. It was picked up a day later. There was plenty of room for everyone, and lots of entertaining with the pool table and etc. There could be more seating out on the deck there were a few chairs on upper deck and a small table. I would recommend to check the area for other rental units first. virginia familly I Will not rent From Aunt Bug's Rental Cabin's AGAIN. I spoke to Aunt Bug's employee about the downstairs bathroom commode SMELLING RAW SEWAGE. Amelia We had an overall good experience. We were a little disappointed that the couches were not sleeper sofas as we had been led to believe would be there. Made it a little difficult to sleep the 20 people for which we had reserved the cabin. The lack of air conditioning vents in the downstairs bedrooms made sleeping uncomfortable for those in the bedrooms downstairs. Also the staircase inside not having a railing made it difficult for some of the older members of our party to get up and down. We did have one of the adults fall down the stairs and sustain a minor injury. The furniture in some of the bedrooms was dysfunctional-the drawers of the dressers would just fall out and could not be used. One of the bathtubs in one of the upstairs bathrooms was very slow to drain during showers. However, we did enjoy the views of the cabin and its location was PERFECT!

Horrible misrepresentation of the "handicap friendly" house We specifically asked for a handicap accessible house. We were told when booking it that it was. We got there and the electric wheelchair couldn't get into the house AT ALL. We built a make shift ramp to get the chair in the house. The person couldn't get into the bathtub and couldn't use the toilet. There was practically nothing to cook with and there were only 12 eating utensils and the house was to hold 20 (we had 15)We went and complained to the management and was first told they never said it was handicap "accessible"; only that it was handicap "friendly". To them, there is a difference. "Friendly" means there is a bedroom and bathroom on the first level. They did agree to build a better ramp to get the chair into the house and said they were "sorry" the bathroom couldn't be used. So in Aunt Bug's definition, A handicapped "friendly" house means there is a bedroom and bathroom on the first level that IF the person can get their chair into the house in the first place,they can only LOOK at the bathroom, but can't use it. We were given tickets to see the lamest show EVER as an "I'm sorry" as we made up the audience.I requested the manager of Aunt Bugs call me and the person called him and left him a message and he NEVER tried to contact us. VERY POOR customer service. We believe this is a violation of the ADA and WILL pursue it!

Disappointment Upon walking into the cabin, we were hit with a smell of cat urine. Going down to the lower level (where the foosball, air hockey, and pool table, as well as 4 additional bedrooms were located), the smell became overwhelming. You could see pee and poop stains on the carpet in the hallways and bedrooms on the lower level. In addition, the foosball, air hockey, and pool table were in poor condition making it difficult to utilize. The property was more secluded, close to a grocery store, and some good more out of the way restaurants. Youth Group Getaway We had a wonderful time at the cabin. Our check-in was a little stressful, but it was at no fault of Aunt Bugs. We were a late arrival and another party had taken our information from the box. The cabin was pristine, with a few minor inconveniences. We felt the property should be supplied with basic starters of some items, such as dish soap and pot holders. The key lock has some numbers that stick which made it difficult to retrieve the key when we arrived. The only other issue was the stove. We were cooking for a large crowd and discovered it does not heat evenly. An updated stove is highly recommended. Otherwise, the property was fabulous and we had a great time there! Piece of junk We had a pleasant stay in the beginning and overlooked all the issues that we ran into and then at the very end the company charges me $200 for leaving "ruts" in the yard from having to go around a utility truck working on power lines. A Great Family Reunion For the most part, our experience at the Life of Luxury cabin was good. Here are the positive points:<br/><br/>***It was a great location.<br/><br/>***It was a beautiful, spacious cabin with plenty of room for our 19 family members.<br/><br/>***We loved the downstairs with the pool table and all the other fun table games. It provided hours of fun and togetherness.<br/><br/>***We also loved the hot tub! It was big enough for about 8 people and many hours were spent in it. It was clean and well maintained.<br/><br/>***We were surprised by how private and quiet the cabin was. We really felt secluded and "in the middle of the woods."<br/><br/>Our main complaint about the cabin was its cleanliness. In general, it was clean.....the kitchen and bathrooms were OK. (with the exception of the hair in one of the tub drains) But, the windows were FILTHY. It looked like they hadn't been cleaned in years, especially the ones in the great room area. It was so bad that we bought window cleaner and 2 family members spent about an hour cleaning them.<br/><br/>In addition, when you opened windows the ledges were filthy as well. In one case, it was gross. I certainly would not blame the housekeepers, it was more like spring and fall cleanings were not being done.<br/><br/>One other note. We had several people who needed to sleep on either a pull out couch or air mattress. (We we're told these would be provided) None of the couches had pull out beds and none of the air mattresses could be blown up because there was no pump. And to add to that, there was only one set of extra sheets. Several of our guests weren't very comfortable. Misleading We liked the cabin, but was dissatisfied with the cleanliness of the hot tub. We paid to have it cleaned, and everyone showered before and after getting in it. It still looked very dirty. We were also unhappy with a yard that was in desperate need of mowing. The website said free wi-fi, but this very misleading since it was only meant for laptops, not iPhone and iPads.

2nd but best choice We had originally booked a cabin that unfortunately burned to the ground. So on my quest to find another 8 bedroom cabin I came across Aunt Bugs. The gentleman on the phone was very courteous and willing to help find us a place. We were very pleased with the cabin appearance and the unique setting. The only suggestion I could make is to let the people have the detailed directions before arrival. We were not informed that this location could not be guided by a GPS. I did not get the directions until check in. Therefore I had to call each guest staying with us and read the directions to them as they wrote them down. Surely we are not the first to have this concern. Once we got everyone there we had a great stay. Thank you Aunt Bugs! Life of Luxury - FILTHY The stay Horrible. I have never stayed in such deplorable conditions in my life (and I have traveled to many extensively). I will never do business with Aunt Bugs again. Family vacation The cabin is great for a large family. The game room is fun but dated. The fooseball table and air hockey table are in poor condition. The air for the downstairs did not work well and none of the rooms had celing fans in them. All the showers were slow to drain also. The kitchen is very nice with two huge tables also. All the rooms are fitted with t/vs and is a nice touch. The hot tub should b bigger for a house of that size also the hot tub was not properly cleaned and had an Oder to it. It's an aging cabin but was worth it for the space and price we paid for it.

Life of Luxury not very luxurious when dirty commodes dirty, floors not vacuumed[vac stopped up], grime on top of ref, half light bulbs burnt out, foil in stove top filthy,microwave did no turn, coffee pot made coffee but would not keep it hot,one bed had sheets that smelled we changed them, Overall cleanliness not up to standards of Redneck Ritz we stayed in two years ago. Loved the deck - lots of chairs. We really needed a 9 bedroom because our chalet burned and we had to settle for 8. Only one large bowl for salad and one large skillet for breakfast. We suggest a gripper pad under the rug in front of the sink because it slips very easily. Please check remotes. Many didn't work. <br/><br/><br/>

The staff of Aunt Bug's were friendly, and very helpful in the rental process.<br/>The cabin location was great, quiet, and beautiful. The cabin layout worked wonderfully for all 16 of us to each have individual space on the large decks, game room, and TV rooms. The kitchen was very well equipped. Overall the stay was satisfactory. The owner needs to update the kitchen. The kitchen utensils did not accommodate cooking for 20 people. Dishes were good, the kitchen itself could use a overall scrub cleaning and more counter space. There were bee's nest out on the upper and lower deck which we could not go sit outside, when we called maintance no one ever came to take care of the problem. We called 3 times for the garbage that the previous rental occupants left. It was picked up a day later. There was plenty of room for everyone, and lots of entertaining with the pool table and etc. There could be more seating out on the deck there were a few chairs on upper deck and a small table. I would recommend to check the area for other rental units first.

We had a five day family get away for 19 people ages 10 months to 69 years. Everyone enjoyed themselves. The location of this cabin was perfect - 10 minutes to Gatlinburg (admittedly down very steep and winding roads, this is the mountains). Life of Luxury was very clean and had everything we needed. Strangely, there was one bedroom that had a key lock and, of course, one of the kids locked it. Someone was out within 20 minutes to unlock it. <br/>The free wifi rarely connected. It would have been nice if the meadow in front of the cabin had been mowed. Grass was too high for kids to play.<br/> The community pool was great, but the bathrooms there were totally out of order all during our stay.

Cabin was overall clean and well maintained. The view was beautiful and we had a great weekend. The only problem we had was the front cover of the oven door fell off. We could not get it back on. There was a part missing but we could not find it. I advised the management company of this on the day we checked out. After several phone calls over a weeks time they finaly let me know that they would not charge me for the issue. I am not sure why they took so long to beleive me. Other than that the stay was great.

The cabin was nice but the bathrooms were dirty,hair was in sink and tub.refridgater was very nasty. I did not get to the cabin til 3am and was very tired but had to clean before I could even unload my car. According to paperwork you must report any problems within two hours but the office was not open. Also the blinds in the kitchen area were broke also the front door on the top floor blinds were broke. When I talk to the office they just told me to write it down cause it was past the time. There was also mold on the faucets in the bathrooms on the top floor.
